Tampere<br />
Location: 170 km north of Helsinki; the biggest inland<br />
city in the Nordic countries<br />

Tampere region in total: 350,000<br />
Tampere is the largest inland city in the Nordic countries.<br />
Tampere is an old industrial city that has recently attracted<br />
high technology businesses as well as service companies.<br />
Technology expertise areas in the Tampere region include<br />
information technology, machinery and automation, as well<br />
as healthcare technology. <strong>The</strong> muncipalities in the Tampere<br />
region pursue active co-operation in developing the business<br />
environment in the area.<br />
Tampere is the most active property market area outside<br />
the Helsinki region, which has attracted both domestic and<br />
international real estate investors. <strong>The</strong> investment market<br />
was, however, very quiet in 2011, with only a few transactions<br />
reported in the entire year. In all of the acquisitions, the<br />
buyer was a domestic player. One new office building was<br />
completed in the city centre in 2011. Retail supply was<br />
extended by two redevelopment projects in the centre, as<br />
well as by the completion of a new hypermarket property in<br />
Lielahti and a retail centre in Nokia. <strong>The</strong>re are currently four<br />
office projects under construction in different parts of the<br />
city, as well as two new hotel projects in the city centre.<br />
In addition to the city centre, modern office space is found<br />
in the areas of Hatanpää, Tulli and Kauppi. In the best office<br />
premises, rental levels exceed €20 per sqm. Office supply in<br />
the Tulli area has been extended recently by the construction<br />
of the Tulli Business Park. Tampere is also known for its<br />
redeveloped industrial properties, both for office and<br />
residential use, in the city centre and the immediate vicinity.<br />
<strong>The</strong> amount of vacant space has remained moderate despite<br />
of new supply.<br />
Hervanta is a developing area in the neighbourhood<br />
of the Technical University of Tampere located at some<br />
distance from the city centre. Technopolis is the main<br />
investor in the area, where it is currently developing another<br />
office property.<br />

<strong>The</strong> most expensive retail space in Tampere is situated<br />
along the main street, Hämeenkatu, and in the Koskikeskus<br />
shopping centre next to the main street. In Koskikeskus,<br />
there is currently a redevelopment and extension project<br />
underway, where the retail space will be increased by<br />
1,500 sqm. In the Ratina area, next to Koskikeskus, Sponda<br />
