Location: 104 km north-east of Helsinki<br />
Population: Lahti: 102,000<br />
Lahti region in total: 200,000<br />
Lahti is a traditional industrial city that is home to metal,<br />
woodworking, furniture and plastics industries. Recently,<br />
more jobs have been transferred to professional services,<br />
and the region emphasises its competence in environmental<br />
issues, where there also is plenty of small businesses. <strong>The</strong><br />
region’s favourable location has attracted logistics operators<br />
in the region. Services and trade occupations currently<br />
represent some 60% of the jobs in the region, while industry’s<br />
share has decreased to 30%.<br />
<strong>The</strong> attractiveness of the city centre has increased as<br />
a result of redevelopment efforts that have transferred old<br />
industrial buildings into modern offices. Additionally, a<br />
former hotel has been redeveloped into a mix-use retail and<br />
office building. Office vacancy rate is higher than in most<br />
other cities. In the office market, there are no ongoing or<br />
planned new development projects.<br />
Retail supply in the city centre concentrates around Trio<br />
shopping centre and in the main street. In the Karisto area,<br />
a major shopping centre with a gross area of ca. 69,000 sqm,<br />
and leasable area of ca. 34,000 sqm, was completed in late<br />
2011.<br />
<strong>The</strong> most significant ongoing development projects<br />
in the region include Itella’s 77,000 sqm logistics centre in<br />
Pennala area in Orimattila, as well as L-Fashion’s new 13,000<br />
sqm head office and retail property in Renkomäki.<br />
Kuopio<br />
Location: 400 km north-east of Helsinki<br />
Population: Kuopio: 97,000<br />
Kuopio region in total: 121,000<br />
Kuopio, a university city and the capital of the province<br />
of Savo, is situated in eastern Finland. Traditional industry<br />
areas are mostly related to wood. As in most major cities at<br />
the moment, the service sector is the biggest employer in<br />
the area. Of the ca. 46,000 jobs in the region, some 11% is<br />
in industries.<br />
<strong>The</strong> property investor base in the Kuopio property<br />
market is dominated by domestic players consisting of both<br />
national and local investors.<br />

<strong>The</strong> Kuopio office stock grew significantly in 2010,<br />
when four new development projects were completed. In<br />
2011, no new projects were completed or started. In addition<br />
to the city centre, modern offices are found in Technopolis<br />
Kuopio’s two areas, close to the university and hospital<br />
areas. <strong>The</strong> company is currently planning to continue the<br />
development of its Viestikatu centre. <strong>The</strong> amount of vacant<br />
space increased during 2011.<br />
Kuopio’s retail space supply increased in 2011 through<br />
the completion of the first phases of Herman retail centre,<br />
as well as by Leväsen kauppapuisto, both located in the<br />
Levänen area. <strong>The</strong>re are currently two major retail projects<br />
underway: Ikea and Ikano Retail Center, both due for<br />
completion in late <strong>2012</strong>, with gross areas of 36,000 and<br />
54,000 sqm, respectively.<br />
