Leased Properties 1. The 1 ngan and 96 4/10 -square-wah land and the 98 2/10 -squarewah land under the title deeds no. 3147 and no. 43104, located at Tambon Silom (Sathorn), Amphoe Bangrak, Bangkok Lease Term Rent 2. The six-story Glow Trinity Silom Building, located at No. 150 Soi Pipat 2, Silom Road, Bangrak District, Bangkok on the land plot in Item 1 with an approximate area of 3,428 square meters 3. Public utilities system; and 4. Relevant furniture, fixtures and equipment installed and used in Glow Trinity Silom Building (Collectively, the Leased Properties) 3 years from the effective date of the Lease Agreement, and after the expiration, the Fund may allow the Lessee to renew the term for successive period(s) of 3 years each Rent consists of:- 1. Fixed Rent Fixed Rent : Baht 37,345,597 per year (Annual Fixed Rent) from the commencement date of the lease term, payable on a monthly basis in the approximate amount of Baht 3,112,133 (Monthly Fixed Rent). The Annual Fixed Rent will be calculated from January 1 to December 31 of each year, except for the first and last years that will be calculated proportionately from the commencement date to December 31 of such year 1.1 In relation to the payment of Fixed Rent in any month, the Lessee may pay to the Fund the Fixed Rent in the amount less than the Monthly Fixed Rent without default In each quarter from the commencement date of the lease term, if the Lessee pays to the Fund the Fixed Rent in the amount less than the required amount due in such quarter, it shall be deemed that the Lessee defaults on payment 1.2 The remaining amount of the Fixed Rent that the Fund has not received in such period shall be deemed the Accrued Unpaid Amount and the Lessee shall repay the same to the Fund in the following order (a) Fixed Rent (b) Accrued Unpaid Amount (c) Variable Rent Information Memorandum of Trinity Property Fund 19
