TOWN OF AMHERST BICENTENNIAL COMPREHENSIVE PLAN<br />

Evergreen <strong>L<strong>and</strong></strong>ing: As proposed in the Joint Local Waterfront<br />

Revitalization Program (JLWRP), the Evergreen <strong>L<strong>and</strong></strong>ing mixeduse<br />

area, located adjacent to the Erie Canal <strong>and</strong> Niagara Falls<br />

Boulevard, is envisioned as a new pedestrian-friendly<br />

neighborhood providing enhanced access to open space along the<br />

waterfront. It is proposed to have a village setting, enabling<br />

residents to live close to the waterfront, with opportunities for<br />

shopping <strong>and</strong> working within walking distance <strong>of</strong> their homes.<br />

Along the canal waterfront, a combination <strong>of</strong> waterfront-related<br />

mixed-use development, open space, <strong>and</strong> housing would be<br />

provided. Along Niagara Falls Boulevard, it is proposed that<br />

there be neighborhood commercial development. The remainder<br />

<strong>of</strong> the area would include a mix <strong>of</strong> apartments, patio homes, <strong>and</strong><br />

single-family homes. In addition, an enhanced circulation system<br />

would be provided to facilitate all modes <strong>of</strong> travel.<br />

Highway/Intersection Centers<br />

Highway/intersection centers include the following three<br />

community commercial centers intended to serve retail <strong>and</strong> <strong>of</strong>fice<br />

needs in the central part <strong>of</strong> the <strong>Town</strong>:<br />

• Sheridan Drive/Hopkins Road/Centerpointe<br />

• Maple Road/North Forest Road<br />

• Millersport Highway/North French Road<br />

Sheridan Drive/Hopkins Road/Centerpointe: This<br />

intersection supports automobile-oriented commercial uses<br />

surrounded by higher density residential <strong>and</strong> <strong>of</strong>fice development,<br />

<strong>and</strong> the Mill Middle School. Future policy for this center should<br />

reinforce its role as a community commercial center; promote<br />

better design, connections between uses, <strong>and</strong> access management;<br />

<strong>and</strong> prevent expansion <strong>of</strong> commercial uses into adjacent<br />

residential areas. This center provides essential services to the<br />

Centerpointe Corporate Park. New development <strong>and</strong><br />

redevelopment efforts should focus on strengthening the physical<br />

relationship between the commercial center <strong>and</strong> the Corporate<br />

Park.<br />

Maple Road/North Forest Road: This mixed-use center is<br />

bounded on the west by Ellicott Creek <strong>and</strong> extends east along<br />

Maple Road just beyond the power line right-<strong>of</strong>-way. It contains<br />

commercial, <strong>of</strong>fice, higher density residential <strong>and</strong> institutional<br />

uses, including Maple West Elementary School. The objectives for<br />

this center are similar to those described above for the Sheridan<br />

Drive/Hopkins Road center. It should capture the dem<strong>and</strong> for<br />

commercial retail needs along Maple Road in the center <strong>of</strong> the<br />

<strong>Town</strong>, with further commercial development along Maple Road<br />

to the east prohibited. Connections should be sought between<br />

non-residential uses <strong>and</strong> a connection should be established from<br />

this center to the greenway along Ellicott Creek.<br />
