Despite this, development on the site is unlikely to have a detrimental impact on the widerl<strong>and</strong>scape as it is surrounded by development on three sides. The hedgerows <strong>and</strong> trees on the field boundariesshould be retained as they provide a valuable contribution to the local l<strong>and</strong>scape character.2.51 Any phasing of the site will be addressed as part of negotiations in the grant of planning permission.This negotiation will also include any provision for the delivery of key infrastructure <strong>and</strong> services, including theprovision of open space <strong>and</strong> affordable housing in accordance with the <strong>Development</strong> <strong>Plan</strong>.24
