Walls and CeilingsGENERAL PRINCIPLESAll stairways required for means of escape should be separated from theremainder of the building by fire resisting constructionIt should not be assumed that all floors and ceilings will automatically provide30 minutes of fire resistance. Some constructions may give substantially lessand will require upgrading to achieve the 30 minute standard.Care should be taken to ensure that where a room with no inherent fire riskopens onto a stairway and so no fire door is provided e.g. toilets, the roomitself must be separated by fire resisting construction from the remainder ofthe accommodation.Partitions should fully extend flush to floors and ceilings without gaps, voids orcavities which will prejudice the fire separation.GlazingFire resisting glass may be incorporated into a wall requiring a degree of fireresistance provided that the glass in its framework satisfies the fire resistanceperformance criteria for British Standard 476: Parts 20-23.The insulation criterion of the British Standard may be waived where theglazed portion is limited to the area at least 1.1 metres above floor level.Ceilings beneath roof spaces/loftsParticular attention should be given to any common roof space aboveindividual tenancies and to the need to provide fire-resisting ceilings or, ifpracticable, to extend the dividing walls up to the underside of the roof.Soffits and spandrelsRegard should be given to the soffit and spandrel of any stairway which formspart of a protected lobby which encroaches into accommodation.Escape routes over flat roofsWhere a flat roof forms the floor of an escape route or part of a route, the roof[or part of it sufficient to persons using the escape route] should beconstructed to an appropriate standard of fire resistance given for floors.Regard should also be given to the structure supporting the roof deck.Separation of commercial premisesResidential accommodation within a building also comprising a commercialuse should be structurally separated from it by imperforate construction whichaffords a fire resistance of not less than 60 minutes. made for independent and protected escape routes.
