encroachment of a large, multi-story office building into the neighborhood. Resultsfrom the NAS forums and the Satisfaction Surveys indicate that Arlington Park does notwant to become a mixed-use urban village as seen west of US 41 and in otherneighborhoods close to downtown. Citizens feel amenities are already convenientenough to access by car; to bring them into the neighborhood would threaten theneighborhood’s identity. Above all else, residents wish to preserve the exclusivelyresidential character of the neighborhood. It was recommended, in order to maintainthe single-family residential ”feel” of the neighborhood, that the area between US 41and East Avenue (from Bahia Vista Street to Hyde Park Street) be a transitional areafor land uses, i.e. low-intensity office/commercial/multi-family to single-familyresidential. Residents do not want to see density increases of existing office,commercial, and multi-family uses in this area. While some neighbors viewdevelopment of non-single family uses in this area and the overall periphery of theneighborhood as inevitable, there was consensus that height limits and designtechniques be thoroughly studied to promote compatibility of all future non single-familyresidential development with the existing character of the Arlington Park neighborhood.In fact, residents are willing to work with developers to establish sound design bycreating a “brochure” of suggested design guidelines/preferences for all types ofdevelopment that may occur in the Arlington Park neighborhood.Another developmentthreat comes from “teardowns”and new “mcmansions”being built.Residents generallyapprove of increasingproperty values, butmany are concerned ofproperty owners tearingdown existing homes andreplacing them withlarge, multi-story homes.They view the new “minimansions”as imposingand disrupting to thelandscape of establishedsingle-family homes.The original homes arevalued for theirExample of new residential construction in Arlington Parkquaintness and character, and many residents consider them an asset worthpreserving. Some residents are concerned that too many tear-downs will make itdifficult to attract middle-class families with young children because of affordability.While more acceptable than commercial development, replacing the old housing stockmakes many residents wary. The residents recommended studying methods to discourage mega-houses inthe Arlington Park neighborhood and exploring design standard incentives for newsingle-family residential housing in order to maintain the existing character ofneighborhood.Arlington Park stakeholders are not averse to economic development and revitalizationas long as it does not significantly change the physical appearance of theneighborhood or its residential character.
