<strong>Report</strong> by URBED with AGDObjectives■■■■To restructure and rationalize industrial uses withinthe area and free up land for redevelopment,especially land adjacent to the canal.To relocate and support businesses into new sitesand premises in the Salford City Council areawhere possible.To retain an employment role and function in thearea through consolidation of premises and sitesand internal relocations where possible.To enhance the <strong>Bridge</strong>water Mill as a mixedemployment site, and explore possibility forintroducing new uses such as residential, retail andleisure through conversion and extension.To explore a new role for Liverpool Road and the canalin this location, focusing on leisure, recreation, tourist,heritage and community uses.HousingThe site is identified as a growth point site to assist inmeeting the increased housing requirement for Salford.There is limited housing in the study area , however thesurrounding Barton area has the largest concentration ofterraced housing in West Salford as well as the highestlevels of households renting from housing associations.Barton also has a lower than average house price for allhouse types.Various housing market reports have identified a lackof family housing in the area. This housing supply doesnot meet the needs of all residents forcing them torelocate elsewhere to find appropriate housing choices.The housing market needs strengthening to create amore balanced market with a range of house types andtenures. The neighbourhood has the potential to attractnew workers at mediacity uk and the regional centre ofthe housing offer is right.Objectives■■■■To provide new housing with a focus on familyhousing to retain and attract familiesTo ensure affordable housing is provided in mixedtenure developmentsTo create new sites for residential development.To provide high quality housing in terms of urbandesign, energy efficiency and sustainability.CommunityThe Salford West Regeneration Framework promotescreating links between neighbourhood centres, schoolsand local community services as this will supportcommunities. Creating schools fit for the 21st centurywill ensure that educational attainment is raised.The planning and regeneration of <strong>Patricroft</strong> <strong>Bridge</strong>,an existing largely industrial area, will need to ensurethe integration of the area into existing and proposedcommunity facilities. Creating functional and physicallinkages and integration with the Lewis Street PrimarySchool will be essential. This development will emergeas a new community hub for the area. Linkages acrossthe masterplan area to the Ivy Street Park and the<strong>Patricroft</strong> Recreation Ground are also important.Objectives■■To ensure integration with existing and proposedcommunity facilities such as the new primaryschool at Lewis StreetTo provide good quality linkages to existing greenspaces and play facilities at Ivy Street and <strong>Patricroft</strong>Recreation Ground.Green SpaceThere is a limited amount of green space within thestudy area. Greenspace presents an opportunity toimprove the local quality of life in the neighbourhood.The <strong>Bridge</strong>water Canal is a designated semi-naturalgreenspace in the area (a type of greenspace lackingin Eccles).The canal offers great potential to act as a green spinelinking other green corridors and greenspaces in theneighborhoods across Salford West providing a multifunctionalrole for recreation, ecology, and amenity. Thequality of the canal, including its towpaths and adjacentspaces and routes, need upgrading. Liverpool Roadlacks landscaping, greenery and quality public realm.56
