Croatia offers its visitors dreamy is-<br />

l<strong>and</strong>s, idyllic bays <strong>and</strong> crystal clear<br />

waters. It stretches along the Adriatic<br />

from the <strong>Istria</strong> pen<strong>in</strong>sula to the entrance<br />

to Kotor’s Montenegr<strong>in</strong> bay.<br />

On a coastal strip of 1,800 km <strong>and</strong><br />

approx. 1,200 isl<strong>and</strong>s, this country<br />

has developed <strong>in</strong>to a new touristic<br />

dest<strong>in</strong>ation <strong>in</strong> the Mediterranean. It<br />

is especially charm<strong>in</strong>g, because <strong>in</strong><br />

addition to unspoilt nature, famous<br />

sites <strong>and</strong> historic cities, it is also<br />

considerably more economical when<br />

compared with other dest<strong>in</strong>ations <strong>in</strong><br />

Mediterranean. Croatia has recorded<br />

boom<strong>in</strong>g touristic development<br />

over the past few years, whereby<br />

this source of <strong>in</strong>come provides a lot<br />

of revenue to the Croatian economy.<br />

The change <strong>in</strong> government, which<br />

took place four years ago, led to it<br />

to today becom<strong>in</strong>g one of Europe’s<br />

top dest<strong>in</strong>ations. Particularly important<br />

towards this development was<br />

the admission to the WTO <strong>and</strong> the<br />

sign<strong>in</strong>g of the Stability Pact with the<br />

European Union. Their next hope is<br />

to beg<strong>in</strong> negotiations on EU membership.<br />

With<strong>in</strong> the next few years numerous<br />

Hotel & Resorts will develop<br />

along this wonderful coast, <strong>and</strong> will<br />

characterize the touristic market <strong>in</strong><br />

a susta<strong>in</strong>able way. In this special<br />

edition we will <strong>in</strong>troduce you to 7<br />

projects, one of which has already<br />

been implemented. The other six are<br />

still <strong>in</strong> their start<strong>in</strong>g phases. In part,<br />

these projects consist of Resorts,<br />

which have the same bed capacity<br />

of a small village <strong>and</strong> which also<br />

offer apartments, villas, leisure <strong>in</strong>frastructure,<br />

shops, restaurants <strong>and</strong><br />

much more, <strong>in</strong> addition to hotels<br />

with <strong>in</strong>frastructures like Wellness &<br />

SPA to the highest levels, <strong>and</strong> also<br />

convention centres. In this way they<br />

are able to offer a unique holiday<br />

adventure to their guests. All seven<br />

projects are realised with the participation<br />

of Michaeler & Partner.<br />

A top-class<br />

4-star Resort<br />

<strong>Tourism</strong> has always been one of the most important<br />

economic sectors <strong>in</strong> Croatia. The change of government<br />

<strong>and</strong> the associated road to European has led<br />

to positive development of this renowned holiday<br />

dest<strong>in</strong>ation, which is why the Falkenste<strong>in</strong>er Bus<strong>in</strong>ess<br />

Group decided to <strong>in</strong>vest <strong>in</strong>to this boom<strong>in</strong>g region.<br />

The already restructured <strong>and</strong> newly<br />

conceived Borik Resort with its 100<br />

acres (40 ha) is located <strong>in</strong> the vic<strong>in</strong>ity<br />

of Zadar on the Dalmatian coast<br />

<strong>and</strong> offers its guests a varied offer<br />

for the most <strong>in</strong>dividual of holiday<br />

needs. The dreamily positioned<br />

hotel facility has been extensively<br />

restructured from 2001 to 2004. It<br />

consists of the already f<strong>in</strong>ished 4*<br />

Hotel Adriana <strong>and</strong> the Club Hotel<br />

Funimation. The 3* Hotels Puntamika<br />

<strong>and</strong> Hotel Donat <strong>and</strong> the 2* Hotel<br />

Zadar are to be further restructured<br />

<strong>and</strong> extended <strong>in</strong> the near future.<br />

lax<strong>in</strong>g walks, which offers wonder-<br />

ful views of the bay <strong>and</strong> the beach<br />

promenade. Another highlight is<br />

the excellent <strong>and</strong> unique pool area:<br />

on approx. 700 m 2 water area the<br />

guests can enjoy bubble benches,<br />

Jacuzzis, relaxation grotto, wild wa-<br />

ter track <strong>and</strong> a separate children’s<br />

pool. The Wellness <strong>and</strong> Thalasso<br />

Centre is still <strong>in</strong> the realiz<strong>in</strong>g phase.<br />

A comprehensive offer on approx.<br />

1,500 m 2 will make a stay <strong>in</strong> the<br />

Borik Hotel facility even more at-<br />

tractive, especially dur<strong>in</strong>g low seasons.<br />

The Adriana Hotel <strong>and</strong> the hotels<br />

Novipark <strong>and</strong> Barbara are now con-<br />

nected under the name of Funimation<br />

Hotel. The first build<strong>in</strong>g phase<br />

took place <strong>in</strong> the autumn of 2001<br />

<strong>and</strong> early <strong>in</strong> the summer of 2002<br />

when they were converted from 2*<br />

quality <strong>in</strong>to <strong>in</strong>ternational 4* hotels.<br />

Vorreiter, a Munich plann<strong>in</strong>g office,<br />

was responsible for the redevelopment<br />

<strong>and</strong> design of the hotel rooms<br />

<strong>in</strong> both hotels. The second construction<br />

stage was f<strong>in</strong>ished <strong>in</strong> the<br />

summer of 2004 <strong>and</strong> covered the<br />

conceptual <strong>and</strong> architectonic plann<strong>in</strong>g<br />

of extensions <strong>and</strong> the completion<br />

of outdoor <strong>and</strong> pool facilities<br />

by the Ralf Dejaco Architects Office<br />

from Bressanone, as well as the fur-<br />

nish<strong>in</strong>g plann<strong>in</strong>g of all public areas<br />

<strong>and</strong> of the four suites <strong>in</strong> the Funima-<br />

tion Hotel by the RaBe Interior Design<br />

This club facility was created<br />

through the comb<strong>in</strong>ation of the No-<br />

vipark <strong>and</strong> the Barbara Hotel <strong>and</strong> is<br />

equipped with everyth<strong>in</strong>g needed <strong>in</strong><br />

order to provide families with chil-<br />

dren with an excit<strong>in</strong>g yet relax<strong>in</strong>g<br />

holiday. A newly conceived, gener-<br />

ously glazed connection tract con-<br />

In addition, the ground floor <strong>in</strong><br />

the Barbara Hotel also holds an<br />

<strong>in</strong>door pool with relaxation area<br />

<strong>and</strong> a small fitness centre, which<br />

provide a sporty compensation <strong>in</strong><br />

bad weather. The Thalasso Centre<br />

The outdoor stage with a stair-like<br />

rostrum, <strong>in</strong>tegrated <strong>in</strong> the pool area<br />

offers <strong>in</strong>terest<strong>in</strong>g shows, but thanks<br />

to its position<strong>in</strong>g, also caters for<br />

an <strong>in</strong>comparable atmosphere <strong>in</strong> the<br />

even<strong>in</strong>g.<br />

Of course children play a special<br />

role <strong>in</strong> the Funimation Club Hotel.<br />

Besides a comprehensive frame-<br />

work <strong>and</strong> care programme, they<br />

can play, read or watch movies <strong>in</strong><br />

the spaciously arranged children<br />

area. For this purpose, a gigantic<br />

jump<strong>in</strong>g castle, a small c<strong>in</strong>ema <strong>and</strong><br />

a cosy cuddle corner were estab-<br />

lished for children. All-round care<br />

by professionals is offered <strong>in</strong> the<br />

children area, so parents can un-<br />

hesitat<strong>in</strong>gly leave their off-spr<strong>in</strong>g for<br />

a few hours <strong>and</strong> relax themselves,<br />

or participate <strong>in</strong> one of the many<br />

<strong>in</strong>terest<strong>in</strong>g excursions. The lov<strong>in</strong>gly<br />

designed children’s restaurant is<br />

further proof of the great attention<br />

that is given to kids <strong>in</strong> the Funima-<br />

tion Hotel. Positioned adjacent <strong>and</strong><br />

<strong>in</strong> good view of the ord<strong>in</strong>ary d<strong>in</strong><strong>in</strong>g<br />

room, everyth<strong>in</strong>g <strong>in</strong> this restaurant<br />

is tailored towards kids. The “Af-<br />

rica” design theme stretches con-<br />

sequently through the entirely re-<br />

markable room. It is equipped with<br />

group tables, which are not only<br />

funny to look at, because of their<br />

surface <strong>in</strong> fur design, but which<br />

also promote the <strong>in</strong>ter-m<strong>in</strong>gl<strong>in</strong>g of<br />

children. Especially designed, tex-<br />

tile wall covers with funny steppe<br />

animals <strong>in</strong> comic design round off<br />

the picture.<br />

The Funimation Club Hotel also<br />

offers a well-tended <strong>and</strong> Mediter-<br />

ranean atmosphere, which eas-<br />

ily manages the bridg<strong>in</strong>g between<br />

family hotel <strong>and</strong> excellent design<br />

with a love for details. The entrance<br />

hall is an adventure <strong>in</strong> itself. The<br />

hall is characterized by an impos-<br />

<strong>in</strong>g mosaic floor from local natural<br />

stone <strong>in</strong> black <strong>and</strong> beige. Tuned to<br />

the floor are the wall designs from<br />

rough natural stone walls <strong>and</strong> mag-<br />

nificent bamboo coat<strong>in</strong>gs; a mate-<br />

rial which consequently stretches<br />

through the entire hotel facility <strong>and</strong><br />

leaves an <strong>in</strong>comparable impression.<br />

The reception for example, is cov-<br />

ered <strong>in</strong> thick bamboo canes <strong>and</strong> the<br />

seal<strong>in</strong>g of hall <strong>and</strong> connection tract<br />

is also decorated with bamboo <strong>in</strong><br />

an <strong>in</strong>terest<strong>in</strong>g way. In connection<br />

with light objects made from rice<br />

paper, seat<strong>in</strong>g corners made from<br />

dark wickerwork with bright covers<br />

tree roots, this provides an idyllic<br />

mix between natural elegance <strong>and</strong><br />

ethno style. This impression also<br />

cont<strong>in</strong>ues <strong>in</strong> the Cigar Bar <strong>and</strong> <strong>in</strong><br />

the Tramontana Bar. The latter is<br />

also furnished with an impos<strong>in</strong>g<br />

mosaic floor, while the Cigar Bar is<br />

furnished with a dark wooden floor,<br />

which matches the dark wickerwork<br />

furniture with bright covers, the<br />

niche-provid<strong>in</strong>g airy fabrics <strong>in</strong> the<br />

side seat<strong>in</strong>g corners <strong>and</strong> the bar<br />

<strong>in</strong> dark wooden tones. This quiet<br />

<strong>and</strong> relax<strong>in</strong>g atmosphere sprays<br />

an almost Caribbean flair <strong>and</strong> <strong>in</strong>-<br />

vites one to l<strong>in</strong>ger. The Tramontana<br />

Bar is somewhat livelier, but also<br />

here , the many <strong>in</strong>timate seat<strong>in</strong>g<br />

corners offer an opportunity to<br />

retreat. From there you reach the<br />

spacious terrace with a beautiful<br />

view of the pool area, the garden<br />

<strong>and</strong> the open sea <strong>and</strong> the large hotel<br />

hall with many <strong>in</strong>vit<strong>in</strong>g seats. All<br />

the restaurants <strong>in</strong> the Funimation<br />

Club Hotel are grouped around a<br />

spacious greened <strong>in</strong>ner courtyard,<br />

which is also used for food serv-<br />

ices <strong>and</strong> which conv<strong>in</strong>ces by way<br />

of a well thought-out design. The<br />

restaurants are arranged <strong>in</strong> front<br />

of <strong>and</strong> beh<strong>in</strong>d the large buffet area<br />

<strong>and</strong> vary <strong>in</strong> size <strong>and</strong> <strong>in</strong>terior design.<br />

In one part rather warm tones, dark<br />

wood <strong>and</strong> rough natural stone walls<br />

<strong>and</strong> impressive large tailored lights<br />

prevail, while the other areas are<br />

pa<strong>in</strong>ted <strong>in</strong> green tones <strong>and</strong> com-<br />

b<strong>in</strong>ed with bright wood types. The<br />

furthest corner <strong>in</strong> the restaurant fa-<br />

cility is even designed with Japa-<br />

nese Zen tones. All restaurants are<br />

however designed with local materi-<br />

als like natural stone floors, make<br />

favourable use of fabrics for room<br />

design <strong>and</strong> are characterized by an<br />

where every guest can f<strong>in</strong>d a seat<br />

to suit his taste. The central buffet<br />

area is not only <strong>in</strong>credibly spacious,<br />

impression thanks to dark yellow<br />

<strong>and</strong> ochre walls, bright couches<br />

<strong>and</strong> tailored side furniture made<br />

from bright, rough wood <strong>in</strong> archaic<br />

shapes, the Funimation Hotel also<br />

offers the absolute highlight of four<br />

penthouse-luxury-class suites <strong>in</strong><br />

the attic storey. These suites are<br />

somewhat different <strong>in</strong> design <strong>and</strong><br />

thereby unique <strong>and</strong> provide a top<br />

class holiday adventure. The spatial<br />

While the Funimation Club Hotel is<br />

primarily tailored for families with<br />

children, the Adriana Hotel is pri-<br />

marily tailored for couples travel-<br />

From a touristic po<strong>in</strong>t of view Novi V<strong>in</strong>odolski is a dest<strong>in</strong>ation<br />

suitable for a season comprehensive hotel product.<br />

For this reason, the “Novi Thalasso & SPA Resort” will be<br />

developed as an all-year holiday resort for sportily active<br />

<strong>and</strong> enjoyable recovery, based upon a Thalasso & SPA<br />

concept connected to the sea. The aim is to establish the<br />

resort <strong>in</strong> a medium to highly segmented market.


Novi V<strong>in</strong>odolski is a picturesque<br />

town with an old tradition <strong>in</strong> the<br />

tourism sector southern Rijeka on<br />

the Kvarner Bay, which consists of<br />

an older, compacter district on the<br />

hill <strong>and</strong> a newer district at the coast.<br />

The latter disposes of a harbour, a<br />

beach promenade, hotels <strong>and</strong> numerous<br />

villas. Thanks to the mild<br />

climate <strong>and</strong> the good touristic offer,<br />

Novi V<strong>in</strong>odolski received the official<br />

The Punta Skala Resort <strong>in</strong> the North of Zadar City is located on a site of approx<br />

217 acres (88 ha). Currently, this ground is declared as a touristic area; further<br />

detailed development plan regulations are described below. On part of the site,<br />

on approx. 62 acres (25 ha,) a first-class holiday resort to be realised <strong>in</strong> several<br />

construction phases, will be developed dur<strong>in</strong>g the 1st construction phase. The<br />

the south. 54,000 m 2 are currently<br />

cocktail bar/pub <strong>and</strong> a discotheque/<br />

nightclub. Further planned are vari-<br />

ous shops <strong>and</strong> boutiques, souvenir<br />

shops, arts <strong>and</strong> crafts shop (pa<strong>in</strong>t-<br />

<strong>in</strong>gs, pots, sculptures, ceramics) <strong>and</strong><br />

a M<strong>in</strong>i Market with food, tobacco <strong>and</strong><br />

To the south of the exist<strong>in</strong>g tennis<br />

courts <strong>and</strong> therefore only 100 metres<br />

from the ma<strong>in</strong> entrance to the “Skiper<br />

Resort”, an area of approx. 217 acres<br />

(88 ha) will be converted <strong>in</strong>to a 27-hole<br />

championship golf course, which will<br />

be the first of its type <strong>in</strong> <strong>Istria</strong>. The<br />

The project location is positioned on the West coast of<br />

the <strong>Istria</strong> pen<strong>in</strong>sula opposite Brioni Isl<strong>and</strong> (national park<br />

<strong>and</strong> Tito’s ancient summer residence). Pula, <strong>Istria</strong>s capital,<br />

is 10 km from the Resort.<br />

The project location is part of the community of Vodnjan.<br />

The area to be developed comprises of 92 acres (37.4<br />

ha). The zon<strong>in</strong>g plan bears <strong>in</strong> m<strong>in</strong>d the realisation of variedly<br />

structured touristic urbanisation, which is compatible<br />

with the l<strong>and</strong>scape <strong>and</strong> shall be established at the higher<br />

quality end. For this reason, an architectural competition<br />

with 8 participants will take place <strong>in</strong> spr<strong>in</strong>g 2005. A total<br />

of approximately 3,000 beds will be realised on the pen<strong>in</strong>sula.


Basic Idea<br />

Tak<strong>in</strong>g possible construction phases<br />

<strong>in</strong>to consideration, the facility was<br />

divided <strong>in</strong>to <strong>in</strong>dividual units/zones,<br />

whereby the s<strong>in</strong>gle units vary with<br />

regard to development type <strong>and</strong><br />

density. With regard to <strong>in</strong>frastructure,<br />

connection to the exist<strong>in</strong>g water<br />

supply, the electrical system <strong>and</strong><br />

the telephone system, as well as to<br />

the wastewater treatment plant is<br />

planned. Furthermore, the zon<strong>in</strong>g<br />

plan <strong>in</strong>cludes an <strong>in</strong>ternal transport<br />

<strong>and</strong> development concept.<br />

The entire architectural concept <strong>and</strong><br />

the design implementation have to be<br />

based upon traditional elements <strong>and</strong><br />

<strong>in</strong> typical architecture for <strong>Istria</strong>’s l<strong>and</strong>scape.<br />

With regard to scale, shape<br />

<strong>and</strong> size of build<strong>in</strong>gs <strong>and</strong> the choice<br />

of materials, it is to provide the entire<br />

resort with a unique character, which<br />

still rema<strong>in</strong>s, however, typical for this<br />

The fenced-<strong>in</strong> terra<strong>in</strong> will be developed<br />

via the current ma<strong>in</strong> road,<br />

which will be implemented as a beautiful<br />

two-lane avenue with sidewalks,<br />

Project Description<br />

The exist<strong>in</strong>g Punat Park Hotel is cur-<br />

rently be<strong>in</strong>g operated as a 3* hotel<br />

<strong>and</strong> has been <strong>in</strong>tegrated <strong>in</strong>to the<br />

adjacent annex <strong>in</strong> 2002. The hotel<br />

currently has 87 rooms <strong>and</strong> the annex<br />

has 183 rooms.<br />

The <strong>in</strong>tention now is to extend the<br />

3* hotel by way of comprehensive<br />

<strong>in</strong>vestment <strong>and</strong> convert it <strong>in</strong>to an <strong>in</strong>ternational<br />

4* st<strong>and</strong>ard. The plann<strong>in</strong>g<br />

<strong>in</strong>tends to connect the two exist<strong>in</strong>g<br />

build<strong>in</strong>gs, the hotel <strong>and</strong> the annex,<br />

with a multi-storeyed build<strong>in</strong>g section<br />

<strong>and</strong> further extend the room<br />

tracts <strong>in</strong> a later construction phase.<br />

Furthermore, an additional floor is to<br />

be added to the exist<strong>in</strong>g hotel <strong>and</strong><br />

the rema<strong>in</strong><strong>in</strong>g rooms, which have not<br />

been modified, are to be brought up<br />

to 4* st<strong>and</strong>ard.<br />

After completion of this measure, the<br />

entire project will have a total of 325<br />

rooms. With<strong>in</strong> the framework of the<br />

rebuild<strong>in</strong>g <strong>in</strong> 2006, the hotel development<br />

<strong>and</strong> the <strong>in</strong>ternal functions will<br />

also be changed completely. The development<br />

will take place across the<br />

northern section between the two<br />

exist<strong>in</strong>g build<strong>in</strong>gs, where the hotel


entrance will be. Across an attractive<br />

lobby with reception, offices, lobby<br />

bar with panoramic café terrace,<br />

from where the guests will be spread<br />

out <strong>in</strong>to the <strong>in</strong>dividual areas, rooms<br />

or suites with a wonderful sea view<br />

will be arranged across this planned<br />

development area. The basement<br />

floor with a newly conceived restau-<br />

rant, which also <strong>in</strong>cludes spacious<br />

terraces <strong>and</strong> free areas, can also be<br />

reached from the lobby area.<br />

A generous central buffet, <strong>and</strong> a<br />

new highly modern large kitchen with<br />

delivery below ground are planned.<br />

On the same level, a spacious <strong>and</strong><br />

attractive wellness area with <strong>in</strong>door<br />

<strong>and</strong> outdoor pool which is connect-<br />

able <strong>in</strong> summer time is also planned.<br />

From there, the sauna facility, beauty<br />

department <strong>and</strong> numerous treatment<br />

rooms as well as a cardio fitness<br />

room will be developed through a<br />

wellness reception.<br />

An attractive park will limit the pool<br />

areas with baby’s pool, children’s<br />

playground, barbeque area, lawn<br />

<strong>and</strong> terrace area, from the beach<br />

promenade.<br />

In a further construction phase, the<br />

construction of two adjacent build-<br />

<strong>in</strong>gs with attractive rooms fac<strong>in</strong>g the<br />

park or the sea is planned. Further-<br />

more, at a later stage, a spacious<br />

convention <strong>and</strong> sem<strong>in</strong>ar area is<br />

planned <strong>in</strong> the access area.<br />

In regard to park<strong>in</strong>g spaces, a new<br />

underground car park is planned for<br />

the first construction phase <strong>in</strong> the<br />

new access area. Another under-<br />

ground car park with direct access to<br />

the ma<strong>in</strong> build<strong>in</strong>g is planned for the<br />

second construction phase. Small<br />

shops along the beach promenade<br />

<strong>and</strong> a public café – restaurant, round<br />

off this attractive hotel project.<br />

product. The camp site is a popular touristic product<br />

<strong>and</strong> is suitable for all target groups, ma<strong>in</strong>ly because of the<br />

preserved nature, the clean sea, the pleasant climate <strong>and</strong><br />

the excellent localities. Through comprehensive <strong>in</strong>vestments,<br />

the Pila Camp<strong>in</strong>g on Krk Isl<strong>and</strong> is set to reach an<br />

<strong>and</strong> the camper’s spend<strong>in</strong>g power is<br />

factor <strong>in</strong> the layout of camp<strong>in</strong>g<br />

sites is the <strong>in</strong>creas<strong>in</strong>g trend towards<br />

health. <strong>People</strong> are stay<strong>in</strong>g active for<br />

a longer period of time. The <strong>in</strong>terest<br />

<strong>in</strong> recreation <strong>and</strong> sports is <strong>in</strong>creas<strong>in</strong>g<br />

cont<strong>in</strong>uously <strong>and</strong> recreation repre-<br />

sents one of the major dem<strong>and</strong>s of a<br />

holiday. Values like enjoyment, health<br />

<strong>and</strong> harmony are central factors <strong>in</strong><br />

decid<strong>in</strong>g the holiday dest<strong>in</strong>ation.<br />

This is the reason why the layout of<br />

a camp<strong>in</strong>g site, the recognition of its<br />

character <strong>and</strong> the <strong>in</strong>sertion <strong>in</strong>to na-<br />

ture are also very important. The most<br />

important components with regard to<br />

the plann<strong>in</strong>g of a camp site are the<br />

significance of its character, the per-<br />

sonalis<strong>in</strong>g of the camp site, wellness<br />

as a form of specific recreation <strong>and</strong><br />

the aim of conv<strong>in</strong>c<strong>in</strong>g pensioners of<br />

a camp site holiday dur<strong>in</strong>g the low<br />

seasons.<br />

Exist<strong>in</strong>g Facility<br />

The Pila Camp<strong>in</strong>g was opened on<br />

Krk Isl<strong>and</strong> <strong>in</strong> the seventies. Alongside<br />

many small family camp sites, it is one<br />

of the four major textile camp sites.<br />

Pila is located <strong>in</strong> the village centre <strong>and</strong><br />

a comparative advantage is provided<br />

by scale <strong>and</strong> location.<br />

Currently, the camp site is classified<br />

as 3* st<strong>and</strong>ard <strong>and</strong> has a capacity of<br />

1,500 visitors on an area of 86,000<br />

m 2 . Due to various service offers for<br />

food & beverage <strong>and</strong> for leisure ac-<br />

tivities, Pila is already a popular des-<br />

t<strong>in</strong>ation for campers. The camp site<br />

holds a total of 230 plots, which are<br />

however, not very clearly divided.<br />

Future Project<br />

Investment <strong>and</strong> changes are neces-<br />

sary, <strong>in</strong> order to change the exist<strong>in</strong>g<br />

structure <strong>in</strong>to a 4* category with the<br />

same capacity. The correspond<strong>in</strong>g<br />

project <strong>in</strong>tends renewals <strong>in</strong> all areas.<br />

A clear division of plots is crucial <strong>and</strong><br />

the <strong>in</strong>dividual units shall be fenced-<strong>in</strong><br />

with green areas <strong>and</strong> stone <strong>and</strong> conc-<br />

rete walls. Furthermore, the construc-<br />

tion of 50 bungalows <strong>in</strong> coastal ar-<br />

chitecture <strong>in</strong> a system of small villas,<br />

with two separate bedrooms, liv<strong>in</strong>g<br />

room <strong>and</strong> own terrace, is planned.<br />

Every bungalow is to be located on<br />

the ground floor <strong>and</strong> dispose of a pri-<br />

vate car park or a separate car park<br />

<strong>in</strong> close vic<strong>in</strong>ity.<br />

A new entrance <strong>and</strong> reception area<br />

with <strong>in</strong>ternet room, library, d<strong>in</strong><strong>in</strong>g <strong>and</strong><br />

housekeep<strong>in</strong>g room complete the offer<br />

<strong>and</strong> the attraction for guests. With<br />

regard to the conception of sanitary<br />

facilities, special attention is given<br />

to size, design <strong>and</strong> architecture. In<br />

addition to the planned solar system<br />

for warm water treatment, ecologic<br />

use of ra<strong>in</strong> water is also considered.<br />

Concern<strong>in</strong>g water areas, an outdoor<br />

pool with separate children’s pool <strong>and</strong><br />

some attractions are planned. At the<br />

same time, a children’s playground<br />

will be developed. The so-called horticultural<br />

garden architecture f<strong>in</strong>ally <strong>in</strong>tends<br />

the realisation of several isl<strong>and</strong>s<br />

<strong>and</strong> green areas as s<strong>in</strong>gle plots.<br />

Future Market Croatia<br />

Croatia is special, not only because of its clean blue sea, but also thanks<br />

to the various cultures, which have alternated throughout this country over<br />

the course of thous<strong>and</strong>s of years. Nowhere else <strong>in</strong> the Mediterranean are<br />

there so many isl<strong>and</strong>s, so many bays, nor sun-flooded rocky riffs like <strong>in</strong><br />

Croatia. Four National parks <strong>and</strong> five Nature parks underl<strong>in</strong>e the beauty of<br />

the Adriatic coast. Natural wonders <strong>and</strong> cultural treasures are numerous<br />

<strong>and</strong> provide this holiday region with its unique flair.<br />

Those, who visit Croatia for the first<br />

time, will be surprised by the variety<br />

of the country <strong>and</strong> by the beauty <strong>and</strong><br />

the hospitality offered. Completely dif-<br />

ferent types of l<strong>and</strong>scape meet up <strong>in</strong><br />

Croatia. What is very distant <strong>in</strong> other<br />

countries is very close <strong>in</strong> Croatia: sea,<br />

karst, foresty mounta<strong>in</strong>s <strong>and</strong> fertile<br />

pla<strong>in</strong>s. Even though the Adriatic is<br />

the tourists’ ma<strong>in</strong> target, the <strong>in</strong>l<strong>and</strong><br />

region is also extremely scenic. Croatia<br />

is one of Europe’s smallest countries,<br />

nevertheless, it offers a lot variety on<br />

limited terra<strong>in</strong>, that other countries can<br />

only dream of. And all this is only a<br />

few hours drive from the centre of Europe.<br />

The sea on the Croatian coast is<br />

one of the clearest <strong>in</strong> the world. The<br />

countries’ beauty is not only natural,<br />

but they also do everyth<strong>in</strong>g possible<br />

to keep it this way. Croatia is an<br />

extremely <strong>in</strong>terest<strong>in</strong>g <strong>and</strong> qualitative<br />

touristic dest<strong>in</strong>ation.<br />

The Country<br />

Croatia’s coast measures approx.<br />

528 km as the crow flies. However,<br />

the actual length of the coastal strip<br />

with all its <strong>in</strong>cisions amounts to approx.<br />

1,800 km. 4,000 km of coastl<strong>in</strong>e<br />

from the more than 1,200 isl<strong>and</strong>s can<br />

be added to this.<br />

Croatia’s population amounts to 90<br />

percent Croatians <strong>and</strong> 10 percent<br />

Serbs, Italians, Hungarians, Albanians<br />

<strong>and</strong> Slovenians. With the new constitutional<br />

amendment <strong>in</strong> 2002, the<br />

m<strong>in</strong>ority’s rights were strengthened.<br />

Despite the improved economic situation,<br />

Croatia rema<strong>in</strong>s an emigrant<br />

country.<br />

The Croatian Boom<br />

Croatia is one of the strongest grow<strong>in</strong>g<br />

countries <strong>in</strong> Europe. In 2003, the<br />

<strong>in</strong>crease <strong>in</strong> GDP reached a considerable<br />

five percent, a further <strong>in</strong>crease<br />

of four percent is expected for 2004.<br />

The positive economic development<br />

of the last few years cont<strong>in</strong>ues <strong>and</strong><br />

Croatia is on its way to private <strong>in</strong>dustry.<br />

In general however, privatization is<br />

tak<strong>in</strong>g place too slowly. The country<br />

has to fight various problems result<strong>in</strong>g<br />

from its socialist past. One of these<br />

problems is the miss<strong>in</strong>g transparency<br />

<strong>in</strong> contract award<strong>in</strong>g <strong>and</strong> <strong>in</strong> the distribution<br />

of funds. Another problem is<br />

the cont<strong>in</strong>uously <strong>in</strong>creas<strong>in</strong>g balance<br />

of trade deficit. As a result of the war,<br />

Croatia has to import more goods for<br />

reconstruction than it can export, s<strong>in</strong>ce<br />

domestic companies can not keep up<br />

with production. There is an economic<br />

differential with<strong>in</strong> Croatia. While the<br />

region of <strong>Istria</strong> <strong>and</strong> the area around<br />

the capital Zagreb <strong>in</strong> North Croatia are<br />

better-off economically due to <strong>in</strong>dustrial<br />

accumulation <strong>and</strong> raw product deposits,<br />

other areas are still experienc<strong>in</strong>g<br />

an economic slow down. Foreign<br />

<strong>in</strong>vestors <strong>in</strong>creas<strong>in</strong>gly develop <strong>in</strong>terest<br />

<strong>in</strong> this efflorescent country. About ten<br />

billion dollars of foreign capital have<br />

been <strong>in</strong>vested s<strong>in</strong>ce 1993. Beh<strong>in</strong>d<br />

Hungary <strong>and</strong> the Czech Republic,<br />

Croatia is <strong>in</strong> third place with regard to<br />

the transition countries. With around<br />

25% of <strong>in</strong>vested capital s<strong>in</strong>ce 1993,<br />

Austria was able to position itself as a<br />

large <strong>in</strong>vestor ahead of Germany <strong>and</strong><br />

the USA. Hereby, the build<strong>in</strong>g <strong>and</strong><br />

construction <strong>in</strong>dustry, f<strong>in</strong>ancial services<br />

<strong>and</strong> tourism provide the ma<strong>in</strong><br />

markets. Austria’s foreign trade even<br />

goes so far as to mention Croatia as<br />

an “exp<strong>and</strong>ed domestic market”.<br />

For Croatia itself, tourism provides the<br />

number one economic sector. About<br />

21% of GDP is ga<strong>in</strong>ed from this <strong>in</strong>-<br />

dustry. 13.8 percent of all employees<br />

<strong>in</strong> Croatia are employed <strong>in</strong> the tour-<br />

ism <strong>in</strong>dustry <strong>and</strong> touristic <strong>in</strong>vestment<br />

amounts to 670 mill. US$, or 10.6 per-<br />

cent of total <strong>in</strong>vestment <strong>in</strong> the Croatian<br />

economy. For the next ten years, the<br />

World Travel <strong>and</strong> <strong>Tourism</strong> Council<br />

expects a yearly <strong>in</strong>crease <strong>in</strong> employ-<br />

ment of 3.3 percent <strong>and</strong> a yearly <strong>in</strong>-<br />
