TEXAS LAND BROKERS NETWORK

While the very nature of the election seemed to largely hinder
farm and ranch brokerage activity, none of the Texas Land
Broker Network membership would characterize this as a lack
of buyer ability. While the majority of recreational buyers seem
to have large amounts of cash purchasing power, lenders
are making large efforts to extend them credit. However,
properties tied to production of commodities, have all reflected
in their pricing the continued downward value pressures of
those products.
So what do we do as we proceed forward in this new
year, with new challenges? I believe the unanimous
advice to our TLBN broker buyer clients is to utilize the
opportunity to buy a discount, as they can be found.
Opposite that, we are always uniquely advising sellers
not to offer their farm or ranch at a price point beyond
what the market will bear.

member growth. As 2016 comes to a close, I would like to
