TEXAS LAND BROKERS NETWORK<br />

While the very nature of the election seemed to largely hinder<br />
farm and ranch brokerage activity, none of the Texas Land<br />
Broker Network membership would characterize this as a lack<br />
of buyer ability. While the majority of recreational buyers seem<br />
to have large amounts of cash purchasing power, lenders<br />
are making large efforts to extend them credit. However,<br />
properties tied to production of commodities, have all reflected<br />
in their pricing the continued downward value pressures of<br />
those products.<br />
So what do we do as we proceed forward in this new<br />
year, with new challenges? I believe the unanimous<br />
advice to our TLBN broker buyer clients is to utilize the<br />
opportunity to buy a discount, as they can be found.<br />
Opposite that, we are always uniquely advising sellers<br />
not to offer their farm or ranch at a price point beyond<br />
what the market will bear.<br />

member growth. As <strong>2016</strong> comes to a close, I would like to<br />
