Post-quake residential growth<br />

a boon for Hornby<br />

There has been a significant residential<br />

movement to the south and west<br />

of Christchurch city following the<br />

earthquakes that severely damaged<br />

large swathes of the eastern suburbs, and<br />

Hornby has been a “huge beneficiary”<br />

of this movement, says regional director<br />

for REINZ Canterbury/Westland/Nelson/<br />

Marlborough, Jim Davis.<br />

“Hornby has taken off as a result, with<br />

the new shops and everything else that<br />

has gone on contributing to this, and<br />

with people moving to where there was<br />

employment,” Mr Davis says.<br />

“Following the earthquakes there was<br />

an initial increase in employment right<br />

through this part of Christchurch. Hornby<br />

has benefitted because it is an affordable<br />

suburb to buy homes in, which has brought<br />

a lot of people here.”<br />

REINZ figures show that over the<br />

months of May, June and July <strong>20</strong>15,<br />

residential sales in Hornby and the<br />

surrounding suburbs of Wigram,<br />

Sockburn, Aidanfield and Halswell were<br />

as follows: May, 54 sales, with a median<br />

price of $470,000; June, 65 sales with a<br />

median price of $5<strong>20</strong>,000; and July, 66<br />

sales with a median price of $484,000. In<br />

the same three months this year, sales were<br />

as follows: May, 74 sales with a median<br />

price of $536,500; June, 66 sales with a<br />

median price of $469,250; July, 57 sales<br />

with a median price of $482,500.<br />

The improvements in roading, such as<br />

the <strong>Southern</strong> Motorway and the by-pass<br />

north to Russley Road, have also benefitted<br />

Hornby, Mr Davis says.<br />

New subdivisions in adjacent areas are<br />

contributing to Hornby’s growth, too.<br />

“Rolleston has grown at a huge rate and<br />

people living there stop off in Hornby<br />

for shopping on their way to and from<br />

Christchurch, and this has added to the<br />

interest in the suburb.”<br />

Mr Davis believes the retail<br />

developments have brought a change of<br />

image to Hornby and people are looking at<br />

the suburb differently now.<br />

“It’s not the outpost of Christchurch that<br />

it once was.”<br />

On the city side of Hornby, Wigram<br />

has also seen major growth following the<br />

earthquakes, including the sub-division at<br />

Wigram Skies on the former air force base,<br />

which is being developed by Ngai Tahu<br />

Property.<br />

“South-west Christchurch has long been<br />

an identified growth corridor for the city<br />

and Wigram Skies provided the impetus<br />

for the development of this region in the<br />

post-earthquake era,” says development<br />

manager Wigram Skies Scott Johansson.<br />

“In the earlier stages of the development<br />

there was demand from a number of red<br />

zone residents. Anecdotally, there were<br />

also a lot of sales coming from people who<br />

had sold their existing dwellings to red<br />

zoners and then upgraded to a new house<br />

at Wigram.”<br />

Another sub-division, Awatea, which is a<br />

public-private housing project comprising<br />

affordable homes, is being constructed on<br />

Crown-owned land in Wigram by Fletcher<br />

Residential. The 11.5-hectare site was<br />

land owned by the NZ Transport Agency<br />

and left over from the construction of the<br />

<strong>Southern</strong> Motorway. When completed,<br />

the development will have a total of 238<br />

homes, with 40 per cent of them priced<br />

below $400,000.<br />

Residents from these developments,<br />

and other sub-divisions further west, such<br />

as Longhurst and Knights Stream Park in<br />

Halswell will potentially bring hundreds<br />

more customers into the Hornby retail<br />

and business area, contributing to its<br />

continuing growth, Mr Davis says.<br />
