date for<br />

police to<br />

be 24/7<br />

in district<br />

POLICE OFFICERS will not be<br />

based in the district around the<br />

clock in the foreseeable future.<br />

Police chiefs said yesterday that<br />

the Rolleston station does not<br />

have a set date for when it will go<br />

24/7.<br />

Rolleston was one of four stations<br />

across the country earmarked to be<br />

staffed 24/7 in <strong>2017</strong>/18 as part of the<br />

$388 million investment in police<br />

announced by Prime Minister Bill<br />

English in February.<br />

Canterbury rural area commander<br />

Inspector Peter Cooper said the<br />

station will need to have more staff<br />

before it can. So far four new staff<br />

have been confirmed for Rolleston<br />

in October.<br />

A further six officers are due<br />

next year, however, those are still<br />

unconfirmed Inspector Cooper<br />

said.<br />

A senior sergeant position will be<br />

created in Rolleston, giving the area<br />

its “own voice,” he said.<br />

“There has been a considerable<br />

increase in population so it is time<br />

it had its own senior sergeant,”<br />

Inspector Cooper said.<br />

Pressure goes on<br />

West Melton wells<br />

DRY WINTER weather is continuing<br />

to put pressure on West Melton’s<br />

water wells.<br />

The Concerned Well-Owners<br />

Group West Melton, made up of<br />

about 20 residents, met at the township’s<br />

community centre last week<br />

to address concerns on what can be<br />

done to stop wells from drying up in<br />

the township.<br />

About 50 residents have raised concerns<br />

with the group previously with<br />

about 10 per cent having a dry well.<br />

Climate rather than surrounding<br />

irrigation has been identified by<br />

Environment Canterbury as having<br />

the largest impact on the township’s<br />

water supply.<br />

In August, it was reported parts of<br />

Canterbury including West Melton<br />

were in the worst drought since the<br />

1980s with 86 per cent of water bores<br />

across the region affected.<br />

While West Melton’s groundwater<br />

levels are no longer at record lows,<br />

ECan estimates they are still sit at a<br />

low level.<br />

The group’s chairman Peter<br />

Thomson said while he accepted the<br />

weather had the largest impact, it was<br />

still difficult to see so many irrigators<br />

in the area.<br />

An affected resident himself, Mr<br />

Thomson has been carting water<br />

from a <strong>11</strong>,000 litre holding tank<br />

situated in Yaldhurst for the past five<br />

months after his West Melton property<br />

well went dry.<br />

He is likely to be faced with paying<br />

about $30,000 or more depending on<br />

how much deeper his well needs to be<br />

drilled.<br />

“The main thing is not everyone<br />

was aware of the problem . . . we<br />

wanted to know how it happened,<br />

why it happened and what we could<br />

do about it,” he said.<br />

Another meeting was held with residents,<br />

ECan and the district council<br />

on June 19.<br />

ECan provided information on<br />

climate-induced variations in ground<br />

levels while the district council<br />

provided an overview of the water<br />

supply.<br />

ECan’s groundwater science manager<br />

Carl Hanson said the township<br />

has not been getting the rainfall<br />

needed.<br />

a survey to monitor its<br />

water, libraries and swimming<br />

pools. About 400 <strong>Selwyn</strong> households<br />

will be contacted and asked<br />

to participate in the survey.<br />

SHED FIRE<br />

An electrical fault is thought<br />

to have caused a shed fire at a<br />

private property at Springfield<br />

last Saturday at about 1am.<br />

Fire services from Sheffield,<br />

Springfield and Darfied attended<br />

the incident on King St.<br />

Springfield chief fire officer<br />

Grant Williams said the shed was<br />

located close to another house and<br />

hedge but it did not spread.<br />

WALKWAY CLOSED<br />

The Glentunnel Millennium<br />

Walkway has been closed over the<br />

winter. The walk is known for its<br />

old tunnel and mining machinery.<br />

Glentunnel Township Committee<br />

chairman Reg Anderson said the<br />

track is closed over the winter for<br />

cleaning. “It is pretty sloshy up<br />

there at the moment . . . there is<br />

a creek that runs through it that<br />

floods all over the place, it is really<br />

quite messy,” he said. The track is<br />

expected to reopen in September.<br />

area in front or their shop. I did<br />

that with a shop I owned and it<br />

Peter Cooper – It is illegal<br />

to wheel clamp a car. They try to<br />

use the towing laws but nowhere<br />

in that law does it say someone<br />

can clamp your car. You can<br />

have the wheel clampers arrested<br />

for tampering with your motor<br />

vehicle and you can legally cut<br />

off the clamp.<br />

Lynette Evans – I believe<br />

there should be better parking<br />

in Lincoln, and more long-term<br />

parking made available. It is<br />

all well and good planning on<br />

taking parking away for cycle<br />

lanes, but it makes it hard for<br />

local businesses to have close<br />

access for those who need it,<br />

for example disabled parking,<br />

outside the restaurant. Don’t pick<br />

on the business, think how you<br />

would feel if it was your business<br />

and people complained that they<br />

could not get parks close by. T<br />

Lincoln needs a decent parking<br />

precinct for retail shoppers.<br />

More and more locals are parking<br />

outside businesses and residential<br />

addresses because there is<br />

not enough parking in Lincoln.<br />

Will Hunter – If it’s a public<br />

road, it’s public property and<br />

subject to the district council,<br />

not these upstarts. You want<br />

dedicated parking for your<br />

customers? Pay $1000 a year in<br />

easement fees.<br />

parking spaces are on the road<br />

and have been there for many,<br />

many years. Used by whoever<br />

needs them. Not creating a lot of<br />

goodwill for a new business to be<br />

mixed up in this kind of argument.<br />

The district council needs<br />

to be a bit more decisive I think.<br />

Either those parks belong to the<br />

bar or they don’t. No room for a<br />

grey area.<br />

Jill Reesby – If the parks<br />

are on the road, then surely that<br />

is district council/public land,<br />

therefore the P120 is valid. My<br />

opinion is that clamping and tow<br />

signage would only be legal if<br />

on private land for example offstreet<br />

shop client only parking?<br />

on no one has a right to do that, I<br />

only know I would only pay one<br />

office and that’s the local government<br />

enforcement.<br />

Ryan Stewart – The district<br />

council is right. If it says P120,<br />

there is zero basis for clamping<br />

or fining people.<br />

Zealand discussion paper<br />

released <strong>July</strong> 2016 entitled The<br />

2050 challenge: future proofing<br />

our communities begins its<br />

executive summary with the<br />

sentence – “it is a truism but<br />

communities that fail to adapt to<br />

change die.”<br />

While the sentiment maybe<br />

true, it is not true in every case<br />

and it fails to recognise that all<br />

too often community decline is<br />

by “design” underpinned by a<br />

philosophy that focuses on economic<br />

outcomes in preference to<br />

social goods.<br />

While it is true that communities<br />

that fail to adapt may die it<br />

is also true that design choices<br />

have a significant impact on the<br />

outcome.<br />

In Southbridge we don’t have<br />

an Izone to inject new business<br />

into the area and draw in new<br />

residents.<br />

Our utility infrastructure<br />

capacity – for an example, sewerage<br />

is constrained.<br />

By design, significant local<br />

body assets are not located in<br />

Southbridge.<br />

By design, there is no abundance<br />

of residential zoned land<br />

for development.<br />

Yet, Southbridge as a small<br />

rural community is holding its<br />

own almost in spite of the “design”<br />

constraints.<br />

With a population of nearly<br />

900, Southbridge is blessed with<br />

an attractive rural township<br />

supported by two moderatelysized<br />

cornerstone businesses<br />

and a rural catchment which<br />

provides sufficient critical mass<br />

to support the local services<br />

sector including a petrol station,<br />

café, dairy, pub, and engineering<br />

workshops.<br />

A new water well is in the<br />

process of being commissioned,<br />

the township has an awesome<br />

swimming pool, a great town<br />

hall, primary school, and sports<br />

facilities.<br />

Oscar’s owner Ray Abernethy,<br />

of Rolleston, was pleasantly<br />

surprised when he learnt his<br />

The initiative was brought in<br />

by the district council three years<br />

ago by its senior animal control<br />

officer Steve Clarke.<br />

It is believed to be the only<br />

council in New Zealand that<br />

does free registrations for wellbehaved<br />

senior dogs.<br />

“They deserved to be recognised<br />

and this is our way of<br />

recognising our old dogs in the<br />

district,” Mr Clarke said.<br />

The criteria in receiving the<br />

discount requires dogs to be at<br />

least 14-years-old, registered in<br />

the district for at the last 10 years<br />

and cannot have had a infringement<br />

for non-registration or had<br />

to pay a penalty fee.<br />

“The district council doesn’t<br />

get many bouquets . . . I just<br />

think it is a great initiative,” Mr<br />

Abernethy said.<br />

Mr Clarke said there are 250 in<br />

the district identified as qualifying<br />

for free registration for next<br />

year.<br />

He has a 10-year-old border<br />

collie called Daisy himself, who<br />

used to be a search and rescue<br />

dog and travels around with<br />

may not have caused any trouble<br />

for the district council, his love<br />

for digging was occasionally a bit<br />

of trouble for his owners.<br />

“When we bought our first<br />

house in Hornby, he dug a hole<br />

in the wall trying to get out to<br />

the lounge,” Mr Abernethy said.<br />

hole in the carpet through to the<br />

herself as a “justice person.”<br />

It was only fitting that<br />

she would write a novel<br />

about what happened on<br />

Takaparawhā in the 1970s,<br />

her book is titled Bastion<br />

Point: 507 Days on<br />

Takaparawhā.<br />

It took two years for Mrs<br />

Roxborogh to research and<br />

finish the novel.<br />

“There’s not one book on<br />

the protests,” she said.<br />

All of the research was<br />

done through old newspaper<br />

stories, prime minister at<br />

the time Rob Muldoon’s<br />

biography, and letters. It was<br />

difficult.<br />

“They all had a bias,” she<br />

said.<br />

But the hard work paid off.<br />

Now the novel has been<br />

shortlisted for the <strong>2017</strong> New<br />

Zealand Awards for Children<br />

and Young Adults in the<br />

Junior Fiction category (the<br />

Esther Glen Award).<br />

“I cried when I found out,”<br />

Mrs Roxborogh said. “It’s a<br />

huge story.”<br />

My New Zealand<br />

Story which is a series of<br />

vividly imagined accounts of<br />

real life events, seen through<br />

the eyes of fictitious child<br />

diarists.<br />

“Being an author one of<br />

the roles is to tell life through<br />

telling stories,” Mrs Roxborogh<br />

said.<br />

Mrs Roxborogh graduated<br />

from Otago University in<br />

2015 with a focus on Māori<br />

studies. One of her lectures<br />

was on the occupation of<br />

Bastion Point.<br />

Memories started resurfacing<br />

about her experiences<br />

during the time.<br />

Mrs Roxborogh remembered<br />

a time when she was<br />

nine and she was living in<br />

Titoki. She woke up one<br />

morning to find people sleeping<br />

on her couch. They were<br />

people who wanted to join<br />

the land march.<br />

Mrs Roxborogh’s family<br />

took them in the car to<br />

Whangarei.<br />

The novel is from the<br />

viewpoint of Erica Tito as her<br />

family joins the occupation.<br />

Mrs Roxborogh describes<br />

Erica as a quiet character.<br />

“It was very hard to find her<br />

voice.”<br />

It wasn’t until the day<br />

Mrs Roxborogh visited<br />

Takaparawhā that she really<br />

found Erica.<br />

After walking around the<br />

site, a sad experience for the<br />

author, Mrs Roxborogh got<br />

back into her car and Erica<br />

came to her saying: “Now<br />

you have your story.”<br />

On January 5, 1977, Ngāti<br />

Whātua protesters, under the<br />

banner of the Ōrākei Māori<br />

Action Committee, began<br />

occupation of their former<br />

lands at Takaparawhā (Bastion<br />

Point) in Okahu Bay,<br />

Auckland.<br />

Led by Joe Hawke, the<br />

occupation protested against<br />

the Crown’s decision to build<br />

on and sell land that had<br />

been confiscated.<br />

On May 25, 1978, police<br />

and army personnel removed<br />

222 protesters from<br />

Takaparawhā ending the<br />

507-day occupation.<br />

neonatal intensive care.<br />

He had problems seeing,<br />

hearing and eating, and<br />

seemed to be hit far harder<br />

by colds and flus than<br />

other children.<br />

Yet the doctors could<br />

not understand what was<br />

causing Jonty’s problems<br />

– and it was three years<br />

before they had an answer,<br />

Mrs Smolenski said.<br />

That came almost by<br />

chance, she said.<br />

Jonty has trichothiodystrophy<br />

– a recessive<br />

genetic disorder so rare<br />

he is the only person in<br />

New Zealand currently<br />

diagnosed with it.<br />

But a geneticist at<br />

Christchurch Hospital<br />

had seen cases before, and<br />

recognised the symptoms,<br />

including Jonty’s distinctive<br />

brittle hair, she said.<br />

“He has never ever had a<br />

hair cut. There is a guy on<br />

Home Alone who gets his<br />

hair singed, and he’s left<br />

with just knobbles around<br />

his head. When Jonty was<br />

a wee baby in neonatal<br />

care he looked like that.<br />

His first lot of hair just<br />

rubbed right off and knobbled<br />

up around his head,”<br />

she said.<br />

Although they finally<br />

knew the cause of their<br />

son’s problems, it came<br />

with bad news – it<br />

was untreatable, and<br />

many children with the<br />

condition died young, she<br />

said.<br />

“It was quite a shock.<br />

We don’t know how long<br />

we’ll have with Jonty.<br />

Every winter there’s a risk<br />

he might get an illness he<br />

doesn’t recover from,” she<br />

said.<br />

two other children, Lachie,<br />

7, and Ruby, 3, made it<br />

harder, she said.<br />

comes from a racing family – his<br />

grandfather was driving<br />

and training legend Jack<br />

Smolenski.<br />

The racing community rallied<br />

last year to raise more than<br />

$75,000 for the family, with even<br />

world driving champion Dexter<br />

Dunn wearing special racing<br />

colours in Jonty’s honour as a<br />

fundraiser.<br />

That meant the whole family<br />

could go to international conferences<br />

in the United States last<br />

year and again this year to meet<br />

with specialists and with other<br />

people who have the condition,<br />

Mrs Smolenski said.<br />

This year, she said the family<br />

were approached by Addington<br />

Raceway, asking if the family<br />

needed more help.<br />

But instead, they wanted to do<br />

something to give back, she said.<br />

The family have planned a<br />

fundraising race night and dinner<br />

on <strong>July</strong> 21, raising money for<br />

some of the local organisations<br />

that have helped them.<br />

She said many were locally run<br />

and struggled with funding, but<br />

made life a lot easier for families<br />

“It’s not an easy road, but<br />

organisations around us. You<br />

go back to that saying, it takes a<br />

village to raise a child, and that’s<br />

especially true when it’s a special<br />

minutes to play Waihora were<br />

awarded a penalty, setting up<br />

first-five Harry Kirk to slot the<br />

game-winning kick.<br />

“It never seems to matter where<br />

you are on the table in these<br />

games between Waihora and<br />

Lincoln, they always go down to<br />

the wire,” said Mooar.<br />

Earlier in the game,<br />

schoolmate Thomas Russel as they<br />

prepare for the world junior rowing<br />

championships.<br />

Taylor and Russel have been selected for<br />

the New Zealand junior men’s coxless four to<br />

compete in Trakai, Lithuania, next month.<br />

Both have been training at the New Zealand<br />

Rowing Gallagher High-Performance<br />

Centre at Lake Karapiro.<br />

They were a part of the winning Maadi<br />

Cup team which not only brought back the<br />

top prize for the first time in the college’s<br />

history, but the Springbok Shield as well.<br />

Dunsandel Community Centre Grand Opening<br />

The Dunsandel Community Committee is hosting a Grand Opening event celebrating the completion of<br />

the Dunsandel Community Centre on Friday 4 August, from 4pm. The event is open to all locals.<br />

A community celebration will follow the opening formalities, which will be carried out by the Hon Amy<br />

Adams, MP for <strong>Selwyn</strong>.<br />

The new facility replaces the original Dunsandel Community Hall, which was located in the township<br />

and demolished after being damaged beyond repair in the 2010/20<strong>11</strong> earthquakes. The local<br />

community has fundraised $350,000, including generous contributions from Rata Foundation and The<br />

New Zealand Lottery Grants Board.<br />

The new Community Centre, located at 1456 Tramway Road, is a multi-purpose facility which will be<br />

used by sporting and community groups, businesses, and for events.<br />

Say YES to emergency services<br />

Young people aged 16–19 can apply to join a Youth in Emergency<br />

Services (YES) camp happening from Monday 2–Friday 6 October<br />

at Glentui Meadows near Oxford. The camp is a combined initiative<br />

by the Waimakariri, Hurunui and <strong>Selwyn</strong> District Councils.<br />

Emergency services including Fire and Emergency New Zealand<br />

(FENZ), Red Cross, NZ Police, Coastguard, St John and New<br />

Zealand Land Search and Rescue will attend the camp. Camp<br />

participants will have the chance to find out more about their work,<br />

learn new skills through hands on activities, and meet new friends.<br />

Following the camp, participants will spend three months<br />

volunteering for a few hours per week with the emergency service<br />

of their choice. Applications for the camp close on 20 August – see<br />

<strong>Selwyn</strong> is looking for 10 enthusiastic participants to join the camp.<br />

“Last year’s camp was great, I got to know everyone there, they<br />

became like a second family,” says Abi Smith of Lincoln. “I enjoyed<br />

taking part in the overnight camp and learnt about a lot of different<br />

things such as first aid and all the different emergency services and<br />

what they do.”<br />

On the roads this week<br />

The intersection of Hoskyns Road and Sandy Knolls Road is being<br />

upgraded and a change of priority will occur in <strong>July</strong> so that traffic<br />

approaching from Sandy Knolls Road will need to stop. Traffic delays<br />

may occur and detours may operate while the upgrade occurs.<br />

Construction of a right turn bay is continuing at the intersection of<br />

Dynes Road and Springston Rolleston Road, with traffic controls in<br />

place at this location.<br />

Sewer line installation work is continuing on Shands Road and<br />

<strong>Selwyn</strong> Road – traffic delays may occur due to this work.<br />

Culvert work is planned on Algidus Road. Unsealed road<br />

maintenance will occur on Coleridge Intake Road. Drainage and<br />

berm work is being done on Leeston Dunsandel Road in Dunsandel.<br />

Traffic controls will be operating at all sites. Footpath construction<br />

will be occurring on Liffey Springs walkway.<br />

been selected to play for<br />

the Canterbury under-14<br />

and under-12 Canterbury<br />

futsal teams respectively.<br />

More than one way to grow strawberries<br />

EDIBLE GARDENS have<br />

never been more popular<br />

and one of the easiest of<br />

fruits to cultivate is the<br />

strawberry.<br />

Because of their compact<br />

habit, strawberries can be<br />

grown in hanging baskets,<br />

containers or the aptlynamed<br />

strawberry pots, as<br />

well as the usual raised-up<br />

garden beds.<br />

They can begin cropping<br />

in a matter of weeks and<br />

will go on producing for<br />

much of the year, especially<br />

in warmer areas.<br />

•Strawberries in the<br />

garden – Choose a sunny<br />

position<br />

that hasn’t grown strawberries<br />

for a number of years and<br />

dig in some organic compost.<br />

Plant strawberry runners<br />

or seedlings into raised-up<br />

mounds, and apply a layer<br />

of mulch. It important it is<br />

to mulch the plants, both<br />

to retain moisture and<br />

to keep the fruit cleanly<br />

above the soil. Pea straw or<br />

lucerne hay make a good a<br />

mulch.<br />

Remove runners, unless<br />

you want to use them to<br />

propagate some new plants<br />

(which should be done<br />

every three years or so).<br />

When to grow veges<br />

Vegetables can be loosely<br />

grouped according to their<br />

growing season.<br />

Cool season vegetables:<br />

Grow best when temperatures<br />

are between 10-20<br />

deg C or even lower. They<br />

include broad beans,<br />

broccoli, brussels sprouts,<br />

cauliflower, onions, peas,<br />

spinach and turnips.<br />

Intermediate season<br />

vegetables: These are best<br />

between temperatures of<br />

15-25 deg C. They include<br />

beetroot, carrot, parsnip,<br />

celery, leek, lettuce, radish<br />

and silver beet.<br />

Warm season vegetables:<br />

Are grown best when<br />

temperatures are above<br />

20 deg C. They include<br />

beans, capsicum, eggplant,<br />

potato, sweet corn, sweet<br />

mix and plant the strawberries.<br />

Water in well.<br />

Feed occasionally with<br />

plant food and watch out<br />

for snails and slugs.<br />

•Strawberries in<br />

hanging baskets –<br />

This is a fun way to grow<br />

strawberries, but the main<br />

challenge with growing any<br />

plant in a hanging basket is<br />

that it’s much more vulnerable<br />

to drying out.<br />

Line moss baskets with<br />

plastic sheet and poke holes<br />

for drainage. Fill with a<br />

hanging basket mix which<br />

contains added soil wetters<br />

and water-storing crystals.<br />

Save money on food<br />

potato, tomato and cucurbits<br />

(including cucumbers,<br />

zucchini and pumpkins).<br />

Vegetable cultivation<br />

Position – Vegetables<br />

must have sun. Try to<br />

select a growing area that<br />

is sunny for most of the<br />

day, is sheltered, and is<br />

close to a source of water.<br />

Soil is not absolutely<br />

necessary. Vegetables can<br />

also be grown in potting<br />

mix or in a hydroponic<br />

set up, but the most common<br />

medium is still good<br />

garden soil. Soil must have<br />

good drainage and a good<br />

structure.<br />

I know people are busy planting roses now, but am I meant<br />

to be pruning my existing ones now as well?<br />

You sure are! Now is a great time to prune - and plant – roses<br />

(all but spring only blooming roses such as old fashioned).<br />

The plant will respond well to a good prune as it allows new<br />

growth, lets in more sun and air, and ultimately creates a<br />

healthier plant that will produce more blooms. You don’t have<br />

to be an expert to be able to do this job, just remember these few<br />

things and you can’t go too wrong:<br />

Prune on a clear fine day. Rain can promote the spread of<br />

diseases into new cuts.<br />

Make sure your secateurs or loppers are sharp.You will<br />

want a nice clean cut. Where possible, clean these between<br />

plants. This will help to stop any disease spreading from<br />

plant to plant.<br />

Remove up to a third of the plant, starting with the outer over-hanging branches and working your way in, removing<br />

any dead or diseases branches along the way. Trim to the shape you want, the plant is pretty forgiving and will<br />

bounce back from a good cut. Bush roses you can reduce by 50%. Note: you may want to wear some gardening<br />

gloves for this part!<br />

After you’ve removed all the clippings, add a layer of mulch to the area. Use some Organic Compost to boost up the<br />

soil, or if you prefer, add a layer of bark to the top.<br />

MILITARY EXERCISE<br />

17 – 21 JULY <strong>2017</strong><br />

The general public is to be advised that a<br />

NZ Army Exercise will be conducted in the<br />

West Melton Rifle Range area over the period<br />

17 – 21 <strong>July</strong> <strong>2017</strong>.<br />

The exercise will involve personnel of<br />

2/1 RNZIR, from Burnham Military Camp. The<br />

exercise will involve up to 40 personnel.<br />

Training will involve soldiers using small arms<br />

and High Explosives in and around the West<br />

Melton Rifle Range area by day and night.<br />

High Explosives will be used on the 21 <strong>July</strong><br />

from 10am and finish no later than 4pm.<br />

S&T Plastics is in an exciting position with major projects in place for <strong>2017</strong> and<br />

plenty more opportunities out there for us to explore. We need skilled pipe<br />

extrusion technicians that can be relied on for their expertise during a shift.<br />

We have both day and night shift positions as Senior Extrusion Line Operators<br />

available. You will work on a 4 day on, 2 day off roster for 12 hours shifts. This is full<br />

time permanent work. The nightshift will come with a shift allowance also.<br />

We need people that can trouble shoot and analyse or know what to do when<br />

things go wrong, that can take the lead when we have production change overs,<br />

shut downs and start-ups and also be capable of organising and leading staff when<br />

required.<br />

You need to have:<br />

• At least 4 years’ experience in pipe extrusion – preferably in large bore poly pipe<br />

• Have proven analytical problem solving skills<br />

• Or practical engineering or mechanical background work experience<br />

• Current entitlement to work in New Zealand<br />

Additionally you need to:<br />

• be familiar with measuring equipment for Q.C. recording<br />

• be dedicated in producing quality product<br />

• be physically fit and not afraid of getting your hands dirty<br />

• have a conscientious awareness of health and safety<br />

• have a good attendance record<br />

weatherproof a new home.<br />

Underfloor insulation<br />

Foam insulated expanded polystyrene<br />

panels under the concrete slab act as an<br />

insulating barrier, stopping cold coming<br />

through from under the house.<br />

Garages<br />

Insulating the garage and its door will cut<br />

down on a steady stream of cold air sneaking<br />

into the house. An insulated garage door<br />

can lift the temperature substantially even<br />

when the garage itself is not heated, making<br />

it a more pleasant place to spend time. Any<br />

home appliances kept in the garage will use<br />

less electricity as they will not have to work<br />

as hard and your car battery may last longer.<br />

Roof design<br />

Roof designs vary. The simplest way to<br />

achieve a weather tight house is to have a<br />

simple roof design with an overhanging<br />

surfeit. Architectural flat roofs will work<br />

though more care is needed to achieve<br />

weather tightness especially where there are<br />

hidden or back roof gutters. Having a roof<br />

with no overhang also requires more care<br />

with the design due to its complexity and<br />

potential for problems. Regular maintenance<br />

to clean out leaves and debris that gets<br />

caught in the roof will be advantageous in<br />

both cases.<br />

Porticos<br />

Taking the roof out beyond the house<br />

is ideal for providing a sheltered area for<br />

spending time outdoors when the weather is<br />

inclement.<br />

Snow straps or guttering protection<br />

Wherever snow is a likely part of winter,<br />

installation of snow straps is a good idea.<br />

These prevent damage to guttering from<br />

the weight of snow as it slides off the roof.<br />

Alternatively, an expanded steel mesh<br />

product such as Gutter Guard could<br />

be fitted. This has the added benefit of<br />

preventing spouting blockages from leaf and<br />

other debris.<br />

Capitalise on the sun<br />

Maximise the sun’s free energy with plenty<br />

of windows, especially on the north side of<br />

the house.<br />

Outdoor areas<br />

When choosing a house design, consider<br />

how it will sit on the section and whether it<br />

offers potential to catch sun inside the home<br />

and for sunny sheltered outdoor areas away<br />

from prevailing winds.<br />

Windows and doors<br />

Upgrade on the minimum standard<br />

for double glazing with thermally broken<br />

joinery and low-emissivity argon gas filled<br />

windows and doors, increasing insulation<br />

effectiveness.<br />

Energy efficient heating<br />

Explore heating options, selecting what<br />

will work best given the size of home and<br />

family needs. Heat pumps are an efficient<br />

form of heating with two cassette and energy<br />

saving options available while heat transfer<br />

Are two real estate agencies<br />

better than one when it<br />

comes to selling your house?<br />

It has become less common to see<br />

properties festooned with a variety of<br />

‘for sale’ signs, but whether you choose<br />

to work with one agency or several is all<br />

a matter of personal choice. Either way,<br />

there are a few important things to bear<br />

in mind.<br />

Both options require the signing of a<br />

legal contract between you and the agency<br />

involved. These contracts, known as<br />

agency or ‘listing’ agreements, are legally<br />

binding so it’s a good idea to get advice<br />

from your lawyer before you sign.<br />

As the name suggests, a general agency<br />

agreement gives more than one agency the<br />

right to market your property. You will be<br />

asked to sign a general agency agreement<br />

with each agency. Each one will work with<br />

you to arrange open homes, and they will<br />

all market the property differently.<br />

“If you opt for a sole or ‘exclusive’<br />

agency agreement, you are giving one<br />

agent or agency the exclusive right to<br />

market and sell your property,” explains<br />

Kevin Lampen-Smith, chief executive of<br />

the Real Estate Agents Authority (REAA).<br />

“If you sign a sole agency agreement<br />

you should not sign another agency<br />

agreement with any other agent until<br />

you have cancelled the first agreement. If<br />

you don’t, you may have to pay all agents<br />

a commission, regardless of which one<br />

arranged the sale.”<br />

Make sure you check what happens<br />

when the sole agency agreement is<br />

cancelled. Some sole agency agreements<br />

become general agency agreements when<br />

cancelled – this means that you will<br />

also have to cancel the general agency<br />

agreement if you no longer want to work<br />

with the agency.<br />

If you change your mind after signing<br />

a sole agency agreement you can cancel it<br />

by 5pm on the first working day after you<br />

have been given a copy. This must be done<br />

in writing (such as letter, email or fax).<br />

“Whether you choose one agency or<br />

take the general agency approach, the Real<br />

Estate Agents Authority recommends<br />

using agencies that choose to use<br />

specific clauses that we have designed<br />

to reduce the risk to you of paying two<br />

commissions,” Lampen-Smith says.<br />

“These clauses help protect you by<br />

making it clear when the agreement ends<br />

and when you need to pay a commission.”<br />

If you don’t use these agencies, your<br />

sole agency agreement for a residential<br />

property may be for a term longer than 90<br />

days. You should note though that you or<br />

the agent can cancel the agreement at any<br />

time after those 90 days.<br />

“However, if an agent carries out any<br />

work before the agreement is cancelled<br />

and that work results in the sale of the<br />

property after the agreement is cancelled,<br />

the agency agreement will be legally<br />

binding and you may have to pay the<br />

agent commission,” Lampen-Smith says.<br />

When a general or sole agency<br />

agreement is cancelled your agent<br />

must give you a list of people they<br />

have introduced to the property. If you<br />

subsequently sell to one of these people<br />

through a new agent, the first agent may<br />

still be entitled to a commission.<br />

In theory, multiple representation<br />

means the property will be seen by a<br />

larger number of potential buyers, so<br />

it has a greater chance of selling at a<br />

higher price. However, the risk in this<br />

arrangement is that because no one agent<br />

is solely responsible for marketing the<br />

property, they may be less committed to<br />

selling it. By contrast, a sole agency listing<br />

means the agent is obligated to do their<br />

best to sell the property.<br />
