Callum McGhie, Design and Sales Consultant for Homes by Maxim, suggests corner sections are the unsung heroes due to their two open boundaries affording more opportunity to capture uninterrupted sun into a home as well as convenience with multiple points of access. Jim Painter from First National Real Estate supports this view. He says corner sections give a home a street presence and grander vista. They also allow people who enjoy gardening to create an environment to share with others. While corner sections are no cheaper, they can be slower to sell due to buyers factoring in the cost of additional fencing or hedges to gain privacy and secluded areas. “Purchasers of corner sections often look to make them private whereas these sites show off a home’s design and landscaping,” advises Jim. Smaller corner sites do have their supporters, often being popular with homebound residents such as the elderly, who may enjoy watching the activity in the neighbourhood. Callum believes the pros of a corner site outweigh the cons. “Multiple points of access translate to more off-street parking, offering a place for a boat, caravan or motorhome and the opportunity to capture more sun into the home which is a real plus,” suggests Callum. Both Callum and Jim emphasise that corner sections on quiet residential streets offer lots of potential yet if located on a busy street where traffic slows down then accelerates when turning the corner, there are more challenges. Callum who has a background in and passion for good design enjoys the challenge of creating a plan that fits a client’s parameters and while section size is a factor generally more privacy from neighbouring properties can be achieved with a corner site. “Many people think their home will be on view yet with clever design there’s potential for more outdoor living space without being aware there’s a street nearby,” suggests Callum. While subdivision covenants will influence what can be done with fencing and other aspects of building, Callum says a reputable building company will factor this in when designing and siting a home on a corner section. “Standard plans often don’t lend themselves to a corner site and a collaborative approach is needed in achieving a client’s goals,” adds Callum who admits to loving the challenge of producing a unique design that works for each and every given environment. Corner sections have potential. Look for a building company that will work with you so you end up with a design that enhances all the benefits of the site, maximising privacy, outdoor living space and sunshine.
