Building on a<br />

corner section<br />

Corner sites are often overlooked, as<br />

many people opt for standard sections that<br />

are perceived as offering more privacy.<br />

suggests corner sections are the unsung<br />

heroes due to their two open boundaries<br />

affording more opportunity to capture<br />

uninterrupted sun into a home as well<br />

as convenience with multiple points of<br />

access.<br />

Jim Painter from First National Real<br />

Estate supports this view. He says corner<br />

sections give a home a street presence and<br />

grander vista. They also allow people who<br />

enjoy gardening to create an environment<br />

to share with others.<br />

While corner sections are no cheaper,<br />

they can be slower to sell due to buyers<br />

factoring in the cost of additional fencing<br />

or hedges to gain privacy and secluded<br />

areas.<br />

“Purchasers of corner sections often look<br />

to make them private whereas these sites<br />

show off a home’s design and landscaping,”<br />

advises Jim.<br />

Smaller corner sites do have their<br />

supporters, often being popular with<br />

homebound residents such as the elderly,<br />

who may enjoy watching the activity in the<br />

neighbourhood.<br />

Callum believes the pros of a corner site<br />

outweigh the cons.<br />

“Multiple points of access translate to<br />

more off-street parking, offering a place<br />

for a boat, caravan or motorhome and<br />

the opportunity to capture more sun into<br />

the home which is a real plus,” suggests<br />

Callum.<br />

Both Callum and Jim emphasise that<br />

corner sections on quiet residential streets<br />

offer lots of potential yet if located on a<br />

busy street where traffic slows down then<br />

accelerates when turning the corner, there<br />

are more challenges.<br />

Callum who has a background in<br />

and passion for good design enjoys the<br />

challenge of creating a plan that fits a<br />

client’s parameters and while section size<br />

is a factor generally more privacy from<br />

neighbouring properties can be achieved<br />

with a corner site.<br />

“Many people think their home will<br />

be on view yet with clever design there’s<br />

potential for more outdoor living space<br />

without being aware there’s a street<br />

nearby,” suggests Callum.<br />

While subdivision covenants will<br />

influence what can be done with fencing<br />

and other aspects of building, Callum says<br />

a reputable building company will factor<br />

this in when designing and siting a home<br />

on a corner section.<br />

“Standard plans often don’t lend<br />

themselves to a corner site and a<br />

collaborative approach is needed in<br />

achieving a client’s goals,” adds Callum<br />

who admits to loving the challenge of<br />

producing a unique design that works for<br />

each and every given environment.<br />

Corner sections have potential. Look<br />

for a building company that will work<br />

with you so you end up with a design<br />

that enhances all the benefits of the site,<br />

maximising privacy, outdoor living space<br />

and sunshine.<br />
