Welcome, long-awaited summer!<br />

After yet another grueling New England winter that we feared would never end,<br />

I expect we all are eager to embrace every much-deserved minute of warmth by<br />

the shores of the <strong>Cape</strong> and <strong>Islands</strong>. As I lounge on my friend’s deck, overlooking<br />

Vineyard Sound, the sounds of soothing waves lapping the sand coupled with the<br />

rejuvenating smell of ocean air eclipse the painful memories of winter. Gone are<br />

the laborious days of shoveling heavy, wet snow from the back stairs for our silver<br />

lab, or clearing a path to my chicken coop for what feels like the hundredth time.<br />

Instead, we now wholeheartedly embrace the act of leaving our worries across the<br />

bridge or back on the mainland.<br />

This edition of <strong>BDG</strong>’s <strong>Cape</strong> & <strong>Islands</strong> magazine celebrates this ceremonious<br />

departure with our Docks, Decks, Bars, Bunks feature (page 33). There are few<br />

things more relaxing than retiring from a lazy day at the beach or on a boat to<br />

watch the sunset over the dock with a cool drink in hand. As the afterglow fades,<br />

you sink into the familiar bunks, wrap the sun-soaked blanket around yourself, and<br />

doze off, ready to repeat it all again in the morning.<br />

This issue spotlights the traditional aesthetics that have long characterized the<br />

architecture on the <strong>Cape</strong> and <strong>Islands</strong>, modern architecture that continues to<br />

redefine and reimagine the quintessential archetypes of a New England summer<br />

home, and inspired hybrids that fall somewhere in between. Effortless Elegance<br />

(page 74) features a gorgeous Shingle-style home by Shope Reno Wharton and<br />

Kenneth Vona Construction that has an unmistakably carefree, coastal vibe yet<br />

painstaking craftsmanship. Unbridled History (page 58) mixes past and present as<br />

Longfellow <strong>Design</strong> Build transforms an 1890s carriage house into a character-rich<br />

retreat. Born of the Storm (page 30) chronicles how architect D. Michael Collins<br />

tackled the challenge of the rebuild after a brutal storm devastated one family’s<br />

summer home, and gave them a stunning home by the sea that will endure<br />

whatever Mother Nature may throw at it.<br />

In This End Up (page 26), Gakidis & Stewart <strong>Design</strong> Group and Bannon Custom<br />

Builders collaborate on a contemporary beach house with a clear indoor-outdoor<br />

connection that represents the new trend in coastal design, while Sea Glass (page<br />

66) takes us to the Brewster flats to see the inspired work of Architectural <strong>Design</strong>,<br />

Inc., and experience a beach home full of glass and color that savors every ounce<br />

of its spectacular setting.<br />

A Falmouth home’s<br />

topsy-turvy floor plan<br />

plays up the view.<br />

This modern new construction,<br />

propped high on piles, was designed<br />

by Gakidis & Stewart <strong>Design</strong> Group<br />

and built by Bannon Builders.<br />

With a carport and elevator on the<br />

ground level, the beach home’s<br />

livable spaces begin on the second<br />

floor, making the one-story cottage<br />

that sits between the home and the<br />

water, a nonissue. Three bedrooms<br />

and two baths occupy the second<br />

story, while the living room, family<br />

room and kitchen, which spills out to<br />

an expansive deck via 16-foot sliding doors, are on the third<br />

floor. From there, a spiral staircase ascends to a roof deck<br />

with staggering 270-degree ocean views that stretch out to<br />

Martha’s Vineyard.<br />

The layout maximizes an extraordinary locale and was driven<br />

by the site conditions and FEMA regulations requiring new<br />

builds within the velocity zone to allow for waves to pass<br />

underneath the home, explains George Gakidis, principal of<br />

Gakidis & Stewart <strong>Design</strong> Group.<br />

This house represents “the new trend in coastal design,”<br />

says Gakidis. This type of <strong>Cape</strong> home isn’t yet the norm for<br />

Bannon Builders, shares owner and project manager Paul<br />

Bannon. But it will be. It’s all about the indoor-outdoor connections<br />

with incredible vistas and views.<br />

BORN OF THE STORM<br />

A family had spent just one weekend in their new<br />

Falmouth beach home when a microburst from an epic<br />

summer storm barreled up Buzzards Bay as they slept,<br />

lifting a portion of the roof from their traditional <strong>Cape</strong><br />

house. While the family was shaken, they were unharmed.<br />

Their home, however, was not.<br />

Because of the excessive storm and water damage, the<br />

only real option for the young family was to raze and<br />

rebuild. Principal Michael Collins of D. Michael Collins<br />

Architects would ensure that they would not only have a<br />

safe harbor, they’d have the summer getaway they were<br />

meant to have.<br />

After that initial devastation, the family had to weather a<br />

series of additional hurdles, including new regulations,<br />

building restrictions and appeals, and nearly walked away.<br />

New flood stipulations meant that the house needed to<br />

be raised 13.5 feet off the ground, yet Falmouth’s building<br />

height requirements capped the roofline at 34 feet.<br />

The new construction would have to be smaller than its<br />

predecessor and placed on piers.<br />

Collins was able to deftly navigate and respect the codes—<br />

managing the space and volume, as well as the aesthetic.<br />

In the end, he gave the residents “a clean, modern home”<br />

with the <strong>Cape</strong> Cod charm they were after.<br />

A coin toss from the surf, the house has a boat-like feel<br />

and gets dazzling sunsets. “It’s a fun space to be in,” says<br />

Collins, “and the clients have expressed how much they<br />

love the house.” Best of all, with the pain and process now<br />

behind them, the family has a beautiful beach house that is<br />

built to last.<br />

There’s an easy, feel-good rhythm to days spent on <strong>Cape</strong> Cod. We wake and make<br />

a beeline for the ocean. Next, we find a view and maybe a little shade and pull up a<br />

chaise or Adirondack chair closer to home. Before we know it, it’s cocktail hour, and<br />

Jeff Soderbergh and the art of upcycling<br />

“The fun part is the finding,” says sustainable artist and custom<br />

furniture maker Jeff Soderbergh, owner of Jeff Soderbergh -<br />

custom sustainable furnishings in Newport, Rhode Island, and<br />

JS Gallery in Wellfleet. Indeed, the sculptor/design-builder<br />

Esquire Magazine calls “one of the Northeast’s most talented<br />

craftsmen” has amassed a warehouse full of historic, salvaged<br />

and reclaimed items that he reworks into anything a client<br />

can dream up—from flooring and cabinets to tables, kitchen<br />

islands, desks and beds.<br />

Soderbergh has collected slats from the Coney Island boardwalk;<br />

wood from the Coronet, a famous racing schooner from<br />

the late 1800s; and pieces of the Berlin Wall. He recently<br />

turned the thick, live oak logs that were brought in to create<br />

the USS Constitution, the Charlestown vessel known as “Old<br />

Ironsides,” into a coffee table for a ski house in Aspen.<br />

The self-taught Soderbergh has been commissioned for commercial<br />

projects for Tommy Bahama, Calypso St. Barths, Ralph<br />

Lauren and, recently, the Kohler Signature Store at 7 Tide,<br />

where he fashioned piers and ballast stone from the Boston<br />

Harbor into a wood ceiling element and an artful carved stone<br />

wall, respectively, but he also works with architects, interior<br />

designers and homeowners to create extraordinary custom<br />

pieces with provenance, style, and sustainability.<br />

His work is designed in wood, metal, glass, stone and concrete,<br />

and ranges from super slick to extremely rustic. “You<br />

fall in love with [a piece] because of the beauty first,” says<br />

Soderbergh.“ Then, you get to know it, and you realize there is<br />

a back story.” This creates a deeper, more meaningful connection<br />

to your belongings, and heirlooms over landfill.<br />

An 1890s carriage<br />

house is transformed<br />

into a Vineyard<br />

Sound retreat<br />

A historic 1890s <strong>Cape</strong> Cod carriage house was given<br />

new purpose as a summer retreat overlooking Vineyard<br />

Sound for a family that spends nine months of the year<br />

in Singapore. Together with the owners, who had long<br />

loved that seaside street in Falmouth, Longfellow <strong>Design</strong><br />

Build repurposed the narrow structure to become “Waterside,”<br />

a coastal getaway that would serve the needs of<br />

a modern family and give them New England roots.<br />

Like most <strong>Cape</strong> Cod buildings of that era, the carriage<br />

house has a smaller footprint—the width of the original<br />

structure was roughly 40 feet—yet Longfellow <strong>Design</strong><br />

Build reimagined the available space to live large. The<br />

company’s architectural designers had to get creative to<br />

maximize the flow and feel of each room. To wit, Longfellow’s<br />

custom cabinetmakers crafted elements like a<br />

dual-purpose pantry/passageway and a 10-foot kitchen<br />

island to give the homeowners much needed storage<br />

and surface space in the heart of the home.<br />

What makes the project unique, shares Marketing Director<br />

Mike Ciolino, “is the care and detail that went into<br />

the repurposing of the architectural design elements.”<br />

Charming details like a reclaimed sliding barn door,<br />

exposed brick, wrought-iron horse stall dividers and even<br />

an original water drain deliberately left in a sitting area<br />

hearken back to the structure’s former use as a home for<br />

horses.<br />

All of the material selections and finishes were chosen to<br />

complement and enhance the original rustic, brick and<br />

wrought-iron elements. Creamy coffered ceilings, copper<br />

accents and stained glass elements add character as well<br />

as a contemporary feel to the renovated home.<br />

The stunning oceanside locale, as well as its provenance,<br />

also factored in to the interior’s design. A guest suite,<br />

connected to the main house via a bookcase-lined corridor,<br />

is reminiscent of a ship’s gangway, while the office<br />

integrates ship captain’s cabinetry with a window taken<br />

from an old-time vessel.<br />

The compound as a whole is a brilliant—and interesting—<br />

mix of old and new. Longfellow <strong>Design</strong> Build has created<br />

an escape on the sound that is steeped in bygone history<br />

yet filled with the promise of memories to come.<br />

Within a seaside enclave lined with hydrangea and<br />

traditional beach cottages clad in cedar shingles<br />

turned silver-gray by salt air and the passage of time,<br />

a contemporary beach house has emerged.<br />

The retreat, designed and built by Architectural<br />

<strong>Design</strong>, Inc. (AD), sits atop a coastal dune overlooking<br />

the famous Brewster flats, where it has a front-row<br />

seat to dramatic shifts in the shoreline of <strong>Cape</strong> Cod<br />

Bay. The tidal patterns of this remarkable locale bring<br />

cool blue depths or walkable, mile-long sandbars<br />

that seem to stretch to the horizon, depending on<br />

the hour. It’s a spectacular and ever-changing setting.<br />

“Every day, nature puts on a different light show,” says<br />

AD architect Peter Haig, AIA. “When the tide is out,<br />

you’ve got the beach and a whole set of colors that<br />

comes in from the flats.” This house was designed to<br />

drink it all in.<br />

With its profusion of glass, sleek lines, impeccable finishes<br />

and trimless detail throughout the interior architecture, the<br />

second home is unequivocally sophisticated. Yet it is also<br />

exuberant, with a joyful air no doubt instilled by owners<br />

Bill and Kim Kerlin.<br />

The property is actively enjoyed indoors and out. The Kerlins<br />

scour the sand for sea glass, have a “special spot” for<br />

collecting clamshells (which then line their drive), garden,<br />

cook and host yearly girls’ weekends. The home is chic,<br />

but lively, with decks at every level that bask in the views<br />

and the path of the sun. Shades of peacock, cobalt, aqua<br />

and Florida pink infuse the paint and furnishings of each<br />

room, while the walls are kept gallery-white to frame an<br />

art collection bursting with color and, sometimes, humor.<br />

The residents had a clear vision for the décor, and the<br />

choices were a joint effort. “Everything that Bill and I<br />

pick—whether it’s art or the furniture—are things that<br />

relax you, and make you smile,” explains Kim.<br />

Glass is the material of choice. It graces the cerulean tile<br />

of the kitchen backsplash and master shower, the full<br />

bayside façade of the exterior, the “tower of light” of<br />

the stair hall, and Classic Kitchens & Interiors’ decorative<br />

back-painted glass cabinetry, which is revealed in an ultra<br />

customized kitchen then carried throughout the home,<br />

explains Rebecca Brown, <strong>Design</strong> Manager and Certified<br />

Kitchen <strong>Design</strong>er of Classic Kitchens & Interiors. The look<br />

is fresh and contemporary, but not too precious.<br />

While the homeowners’ taste is thoroughly modern, AD<br />

was careful not to do anything too controversial on the<br />

neighborhood side of the home and by the beach access<br />

path. While “all glass” was the preference whenever possible,<br />

says Haig, they were sensitive to neighbors by integrating<br />

“a nod to <strong>Cape</strong> Cod roof forms from that side.”<br />

Ponderosa Landscaping struck some middle ground for<br />

the approach, creating crushes of color with perennial<br />

beds and installing all-granite custom stone elements<br />

and a contemporary courtyard illuminated with custom<br />

lighting recessed into the stone. The landscape, together<br />

with vibrant turquoise doors, hints at the style that awaits<br />

inside and from the shore.<br />

From the water, “it’s definitely a house that stands out,”<br />

says Kim, clearly amused that they’ve given beachcombers<br />

something to smile about.<br />

“The hardest challenge about creating this waterfront<br />

shingle style home was making it appear to be simple,”<br />

confesses Arthur Hanlon, AIA principal of Shope<br />

Reno Wharton (SRW), and the project architect for a<br />

refreshing yet serene summer getaway located on an<br />

incredible piece of property.<br />

The home, a new construction built by<br />

Kenneth Vona Construction, is accessed<br />

by a wooded road that meanders through wetlands<br />

and meadows before arriving at the river’s edge, where<br />

it sits on quiet rolling lawns fringed by Rosa Rugosa.<br />

It’s a tranquil, restorative setting with a peace that the<br />

architects and builder sought to replicate inside.<br />

The home is “the essence of a shingle style,” explains<br />

Hanlon. It’s not a whole series of rooms. Rather, “it’s<br />

one big great room,” a large kitchen, and a porch<br />

that runs the length of the back of the house, with<br />

a screened portion and an open veranda. There is a<br />

palpable grace and flow from one room to the next,<br />

shares site superintendent and co-owner Jim Koulopoulos<br />

of Kenneth Vona Construction (KVC). “The<br />

ceilings are just the right height, and the rooms just<br />

the right size.”<br />

Hanlon calls the home “a relaxed summertime house,”<br />

but he’s being modest. The team’s goal was to give<br />

the vacation home “a simple, straightforward and<br />

effortless appearance,” yet there is nothing effortless<br />

about the work and craft that went into creating this<br />

effect. There are complexities behind the home’s air<br />

of simplicity, and, literally, “hundreds and hundreds<br />

of decisions that need to be made on a custom home<br />

like this,” says Koulopoulos.<br />

We take a look at six key elements that together create the home’s carefree coastal vibe....<br />

WINDOWS: “When you’re inside this house, it feels very much like a modern house,” says Hanlon. This is largely<br />

due to the best-of-both-worlds treatment of the windows, where the muntins are kept up in the transoms in<br />

order to have sweeping picture windows. The harmonious design is used in the kitchen, great room and master<br />

bedroom, which allows for massive plate-glass bays that let in plenty of natural light and breathtaking views.<br />

From a technical standpoint, shares KVC, the envelope for a coastal home is so important—and that starts with<br />

the windows and doors. It’s the job of the contractor, says Koulopoulos, to make sure that envelope is sealed up<br />

well, as windows on a waterfront home are tested frequently by the weather.<br />

FLOORING: The wide plank flooring used throughout the home is hand scraped white oak with a tung oil finish.<br />

Its deep color is a foil to the all-white walls throughout the home. “Yachties call this look a Bristol finish,” says<br />

Hanlon, where fields of white are offset by a contrasting stained grade. “It’s kind of a play on that.”<br />

CEILINGS AND MILLWORK: The exterior soffits and ceilings on<br />

this house are a high-gloss epoxy varnish, which casts<br />

a reflection off the ceiling for a high polished look with<br />

nautical undertones. Specialty work abounds overhead.<br />

The great room uses v-groove beadboard turned in different<br />

directions for a beachy riff on a coffered ceiling, while<br />

the kitchen is crowned with a subtle take on a tray ceiling.<br />

The architectural millwork in the bedroom channels the<br />

embrace and feeling of a slightly radiused boat, as does<br />

the stair hall, though its beams are mahogany to match<br />

the railings and add variance.<br />

SOFTSCAPE: Renowned interior designer Victoria Hagan,<br />

together with the homeowner, selected a refined color<br />

palette to achieve the environs’ soothing mood. Hushed,<br />

watery blues on the artwork, rugs and upholstery mirror<br />

the hues of the outside vistas, while light-as-air ivories and<br />

driftwood tones mingle for a look of cool comfort. Natural<br />

weaves and super soft textures impart a restful, organic<br />

feel and bring dimension to carefully curated spaces.<br />

STAIR HALL: SRW is known for its interesting stair halls, which<br />

tend to be located outside the main body of the building.<br />

The architect does that for two reasons: one, to let<br />

in streams of natural light and, two, to allow residents to<br />

walk out of the home to a midpoint, and be able to look<br />

back at the house and continue up. “Landings in the stair<br />

hall become moments of pause,” says Hanlon, which, in<br />

this case, is the surprise of an upriver view. The stairway is<br />

“not just a means of egress,” Koulopoulos maintains, “it<br />

sets the tone for the home.”<br />

EAVE LINE / EXTERIOR: On the home’s exterior, the eave line<br />

is down above the first floor, so the house feels like it’s a<br />

story and a half, encouraging the architect to play with<br />

horizontality on the trim. The painted trim eave “grounds<br />

the building,” says Hanlon, and “lets you play things off<br />

it, like the stair tower, because it’s a vertical element.”<br />

KVC frames the gently sweeping roof twice: once to frame<br />

the home and a second time to add the playful architectural<br />

flourishes including faceted gable ends and smaller<br />

swooping roof forms.<br />
