CAPE & ISLANDS EDITION
BOSTON DESIGN GUIDE
PUBLISHER
Melanie Perillo
Welcome, long-awaited summer!
After yet another grueling New England winter that we feared would never end,
I expect we all are eager to embrace every much-deserved minute of warmth by
the shores of the Cape and Islands. As I lounge on my friend’s deck, overlooking
Vineyard Sound, the sounds of soothing waves lapping the sand coupled with the
rejuvenating smell of ocean air eclipse the painful memories of winter. Gone are
the laborious days of shoveling heavy, wet snow from the back stairs for our silver
lab, or clearing a path to my chicken coop for what feels like the hundredth time.
Instead, we now wholeheartedly embrace the act of leaving our worries across the
bridge or back on the mainland.
This edition of BDG’s Cape & Islands magazine celebrates this ceremonious
departure with our Docks, Decks, Bars, Bunks feature (page 33). There are few
things more relaxing than retiring from a lazy day at the beach or on a boat to
watch the sunset over the dock with a cool drink in hand. As the afterglow fades,
you sink into the familiar bunks, wrap the sun-soaked blanket around yourself, and
doze off, ready to repeat it all again in the morning.
This issue spotlights the traditional aesthetics that have long characterized the
architecture on the Cape and Islands, modern architecture that continues to
redefine and reimagine the quintessential archetypes of a New England summer
home, and inspired hybrids that fall somewhere in between. Effortless Elegance
(page 74) features a gorgeous Shingle-style home by Shope Reno Wharton and
Kenneth Vona Construction that has an unmistakably carefree, coastal vibe yet
painstaking craftsmanship. Unbridled History (page 58) mixes past and present as
Longfellow Design Build transforms an 1890s carriage house into a character-rich
retreat. Born of the Storm (page 30) chronicles how architect D. Michael Collins
tackled the challenge of the rebuild after a brutal storm devastated one family’s
summer home, and gave them a stunning home by the sea that will endure
whatever Mother Nature may throw at it.
In This End Up (page 26), Gakidis & Stewart Design Group and Bannon Custom
Builders collaborate on a contemporary beach house with a clear indoor-outdoor
connection that represents the new trend in coastal design, while Sea Glass (page
66) takes us to the Brewster flats to see the inspired work of Architectural Design,
Inc., and experience a beach home full of glass and color that savors every ounce
of its spectacular setting.
We hope this edition inspires you to revamp, redesign or rebuild the summer
spaces closest to your hearts, in which you continue to create lifelong memories
for summers to come.
A Falmouth home’s
topsy-turvy floor plan
plays up the view.
By Sandy Giardi
This modern new construction,
propped high on piles, was designed
by Gakidis & Stewart Design Group
and built by Bannon Builders.
With a carport and elevator on the
ground level, the beach home’s
livable spaces begin on the second
floor, making the one-story cottage
that sits between the home and the
water, a nonissue. Three bedrooms
and two baths occupy the second
story, while the living room, family
room and kitchen, which spills out to
an expansive deck via 16-foot sliding doors, are on the third
floor. From there, a spiral staircase ascends to a roof deck
with staggering 270-degree ocean views that stretch out to
Martha’s Vineyard.
The layout maximizes an extraordinary locale and was driven
by the site conditions and FEMA regulations requiring new
builds within the velocity zone to allow for waves to pass
underneath the home, explains George Gakidis, principal of
Gakidis & Stewart Design Group.
This house represents “the new trend in coastal design,”
says Gakidis. This type of Cape home isn’t yet the norm for
Bannon Builders, shares owner and project manager Paul
Bannon. But it will be. It’s all about the indoor-outdoor connections
with incredible vistas and views.
Building Homes of Superior Quality since 1968
Osterville, Massachusetts 508-428-6106 www.rogersandmarney.com

BORN OF THE STORM
A family had spent just one weekend in their new
Falmouth beach home when a microburst from an epic
summer storm barreled up Buzzards Bay as they slept,
lifting a portion of the roof from their traditional Cape
house. While the family was shaken, they were unharmed.
Their home, however, was not.
Because of the excessive storm and water damage, the
only real option for the young family was to raze and
rebuild. Principal Michael Collins of D. Michael Collins
Architects would ensure that they would not only have a
safe harbor, they’d have the summer getaway they were
meant to have.
After that initial devastation, the family had to weather a
series of additional hurdles, including new regulations,
building restrictions and appeals, and nearly walked away.
New flood stipulations meant that the house needed to
be raised 13.5 feet off the ground, yet Falmouth’s building
height requirements capped the roofline at 34 feet.
The new construction would have to be smaller than its
predecessor and placed on piers.
Collins was able to deftly navigate and respect the codes—
managing the space and volume, as well as the aesthetic.
In the end, he gave the residents “a clean, modern home”
with the Cape Cod charm they were after.
A coin toss from the surf, the house has a boat-like feel
and gets dazzling sunsets. “It’s a fun space to be in,” says
Collins, “and the clients have expressed how much they
love the house.” Best of all, with the pain and process now
behind them, the family has a beautiful beach house that is
built to last.
Paul Blackmore Photography
“We have
managed to
create a house
that the family can
call home once
again.” Fittingly,
they’ve dubbed it
Storm Born—it is
a house that will
stand tall against
anything the
Atlantic can
throw its way.
There’s an easy, feel-good rhythm to days spent on Cape Cod. We wake and make
a beeline for the ocean. Next, we find a view and maybe a little shade and pull up a
chaise or Adirondack chair closer to home. Before we know it, it’s cocktail hour, and
time for spirited conversation and sunsets. Lastly, satiated and wonderfully weary
from the sun, salt and surf, we’re ready for a well-deserved slumber.
The following coastal designs cultivated by industry professionals celebrate this
blissful, hedonistic schedule, and, to us, capture the essence of summer on Cape Cod.
Raw Talent
Jeff Soderbergh and the art of upcycling
By Sandy Giardi
“The fun part is the finding,” says sustainable artist and custom
furniture maker Jeff Soderbergh, owner of Jeff Soderbergh -
custom sustainable furnishings in Newport, Rhode Island, and
JS Gallery in Wellfleet. Indeed, the sculptor/design-builder
Esquire Magazine calls “one of the Northeast’s most talented
craftsmen” has amassed a warehouse full of historic, salvaged
and reclaimed items that he reworks into anything a client
can dream up—from flooring and cabinets to tables, kitchen
islands, desks and beds.
Soderbergh has collected slats from the Coney Island boardwalk;
wood from the Coronet, a famous racing schooner from
the late 1800s; and pieces of the Berlin Wall. He recently
turned the thick, live oak logs that were brought in to create
the USS Constitution, the Charlestown vessel known as “Old
Ironsides,” into a coffee table for a ski house in Aspen.
The self-taught Soderbergh has been commissioned for commercial
projects for Tommy Bahama, Calypso St. Barths, Ralph
Lauren and, recently, the Kohler Signature Store at 7 Tide,
where he fashioned piers and ballast stone from the Boston
Harbor into a wood ceiling element and an artful carved stone
wall, respectively, but he also works with architects, interior
designers and homeowners to create extraordinary custom
pieces with provenance, style, and sustainability.
His work is designed in wood, metal, glass, stone and concrete,
and ranges from super slick to extremely rustic. “You
fall in love with [a piece] because of the beauty first,” says
Soderbergh.“ Then, you get to know it, and you realize there is
a back story.” This creates a deeper, more meaningful connection
to your belongings, and heirlooms over landfill.
An 1890s carriage
house is transformed
into a Vineyard
Sound retreat
By Sandy Giardi
A historic 1890s Cape Cod carriage house was given
new purpose as a summer retreat overlooking Vineyard
Sound for a family that spends nine months of the year
in Singapore. Together with the owners, who had long
loved that seaside street in Falmouth, Longfellow Design
Build repurposed the narrow structure to become “Waterside,”
a coastal getaway that would serve the needs of
a modern family and give them New England roots.
Like most Cape Cod buildings of that era, the carriage
house has a smaller footprint—the width of the original
structure was roughly 40 feet—yet Longfellow Design
Build reimagined the available space to live large. The
company’s architectural designers had to get creative to
maximize the flow and feel of each room. To wit, Longfellow’s
custom cabinetmakers crafted elements like a
dual-purpose pantry/passageway and a 10-foot kitchen
island to give the homeowners much needed storage
and surface space in the heart of the home.
What makes the project unique, shares Marketing Director
Mike Ciolino, “is the care and detail that went into
the repurposing of the architectural design elements.”
Charming details like a reclaimed sliding barn door,
exposed brick, wrought-iron horse stall dividers and even
an original water drain deliberately left in a sitting area
hearken back to the structure’s former use as a home for
horses.
All of the material selections and finishes were chosen to
complement and enhance the original rustic, brick and
wrought-iron elements. Creamy coffered ceilings, copper
accents and stained glass elements add character as well
as a contemporary feel to the renovated home.
The stunning oceanside locale, as well as its provenance,
also factored in to the interior’s design. A guest suite,
connected to the main house via a bookcase-lined corridor,
is reminiscent of a ship’s gangway, while the office
integrates ship captain’s cabinetry with a window taken
from an old-time vessel.
The compound as a whole is a brilliant—and interesting—
mix of old and new. Longfellow Design Build has created
an escape on the sound that is steeped in bygone history
yet filled with the promise of memories to come.
Every room gets a view—and a color. The impact of which brought tears to the eyes of Project Manager Bradford Lussier once fully realized.
Above, a bedroom in Ben Moore’s Peacock Feathers. Right, AD suggested integrating a sculptural Stainless steel staircase by Wellfleet Steel.
68
bostondesignguide.com

Within a seaside enclave lined with hydrangea and
traditional beach cottages clad in cedar shingles
turned silver-gray by salt air and the passage of time,
a contemporary beach house has emerged.
The retreat, designed and built by Architectural
Design, Inc. (AD), sits atop a coastal dune overlooking
the famous Brewster flats, where it has a front-row
seat to dramatic shifts in the shoreline of Cape Cod
Bay. The tidal patterns of this remarkable locale bring
cool blue depths or walkable, mile-long sandbars
that seem to stretch to the horizon, depending on
the hour. It’s a spectacular and ever-changing setting.
“Every day, nature puts on a different light show,” says
AD architect Peter Haig, AIA. “When the tide is out,
you’ve got the beach and a whole set of colors that
comes in from the flats.” This house was designed to
drink it all in.
Above, the master bedroom, painted in Ben Moore’s Aqua Marina, boasts a panoramic view of the bay and a massive walk-in closet. Right,
the bunkroom took seven iterations to perfect. It sleeps nine—two full beds, three twins and a queen—and has custom built-in drawers.
bostondesignguide.com 69

Above, Classic Kitchens & Interiors provided the homeowner’s “dream kitchen” which has a backsplash of Silver Leaf
Antique tile that ascends to the ceiling, Woodmode cabinetry, a Wolf pro-hood, Quartz countertops 2.5 inches thick with
mitred edges, and veining that continues on the waterfall edge.
Opposite, the shower and commode doors and surrounds by Cape & Islands Glass are outfitted with sliding barn door
hardware. Privacy films were added to the windows and the glass around the toilet. In-floor lighting serves as a nightlight.
The Kohler Reve freestanding tub, from New England Supply, is the centerpiece.
70
This is a barefoot home filled with spaces that shimmer
with glass—from the windows to the tile to the cabinetry.
bostondesignguide.com 71

With its profusion of glass, sleek lines, impeccable finishes
and trimless detail throughout the interior architecture, the
second home is unequivocally sophisticated. Yet it is also
exuberant, with a joyful air no doubt instilled by owners
Bill and Kim Kerlin.
The property is actively enjoyed indoors and out. The Kerlins
scour the sand for sea glass, have a “special spot” for
collecting clamshells (which then line their drive), garden,
cook and host yearly girls’ weekends. The home is chic,
but lively, with decks at every level that bask in the views
and the path of the sun. Shades of peacock, cobalt, aqua
and Florida pink infuse the paint and furnishings of each
room, while the walls are kept gallery-white to frame an
art collection bursting with color and, sometimes, humor.
The residents had a clear vision for the décor, and the
choices were a joint effort. “Everything that Bill and I
pick—whether it’s art or the furniture—are things that
relax you, and make you smile,” explains Kim.
Glass is the material of choice. It graces the cerulean tile
of the kitchen backsplash and master shower, the full
bayside façade of the exterior, the “tower of light” of
the stair hall, and Classic Kitchens & Interiors’ decorative
back-painted glass cabinetry, which is revealed in an ultra
customized kitchen then carried throughout the home,
explains Rebecca Brown, Design Manager and Certified
Kitchen Designer of Classic Kitchens & Interiors. The look
is fresh and contemporary, but not too precious.
While the homeowners’ taste is thoroughly modern, AD
was careful not to do anything too controversial on the
neighborhood side of the home and by the beach access
path. While “all glass” was the preference whenever possible,
says Haig, they were sensitive to neighbors by integrating
“a nod to Cape Cod roof forms from that side.”
Ponderosa Landscaping struck some middle ground for
the approach, creating crushes of color with perennial
beds and installing all-granite custom stone elements
and a contemporary courtyard illuminated with custom
lighting recessed into the stone. The landscape, together
with vibrant turquoise doors, hints at the style that awaits
inside and from the shore.
From the water, “it’s definitely a house that stands out,”
says Kim, clearly amused that they’ve given beachcombers
something to smile about.
Above, a private sitting area off the master bedroom is one of the homeowners’ favorite spaces. Right, Ponderosa Landscaping eliminated
all of the joints in the granite patios and walls and created a “hung wall system” that is contemporary in flavor.
“Every day, nature puts on a different light show.”
Nearly every room embraces the view and the
“set of colors that come in from the flats.”
72
bostondesignguide.com

The goal for the landscaping was
to “create a house that comes off
the dune and out of the beach
environment and transitions to
a slightly more contemporary
setting with a lot of color,” says
Ponderosa’s General Manager
Peter McKendree.
The craft behind
a carefree vibe
FFORTL
ESS
LEGANCE
“The hardest challenge about creating this waterfront
shingle style home was making it appear to be simple,”
confesses Arthur Hanlon, AIA principal of Shope
Reno Wharton (SRW), and the project architect for a
refreshing yet serene summer getaway located on an
incredible piece of property.
The home, a new construction built by
Kenneth Vona Construction, is accessed
by a wooded road that meanders through wetlands
and meadows before arriving at the river’s edge, where
it sits on quiet rolling lawns fringed by Rosa Rugosa.
It’s a tranquil, restorative setting with a peace that the
architects and builder sought to replicate inside.
The home is “the essence of a shingle style,” explains
Hanlon. It’s not a whole series of rooms. Rather, “it’s
one big great room,” a large kitchen, and a porch
that runs the length of the back of the house, with
a screened portion and an open veranda. There is a
palpable grace and flow from one room to the next,
shares site superintendent and co-owner Jim Koulopoulos
of Kenneth Vona Construction (KVC). “The
ceilings are just the right height, and the rooms just
the right size.”
Hanlon calls the home “a relaxed summertime house,”
but he’s being modest. The team’s goal was to give
the vacation home “a simple, straightforward and
effortless appearance,” yet there is nothing effortless
about the work and craft that went into creating this
effect. There are complexities behind the home’s air
of simplicity, and, literally, “hundreds and hundreds
of decisions that need to be made on a custom home
like this,” says Koulopoulos.
We take a look at six key elements that together create the home’s carefree coastal vibe....
WINDOWS: “When you’re inside this house, it feels very much like a modern house,” says Hanlon. This is largely
due to the best-of-both-worlds treatment of the windows, where the muntins are kept up in the transoms in
order to have sweeping picture windows. The harmonious design is used in the kitchen, great room and master
bedroom, which allows for massive plate-glass bays that let in plenty of natural light and breathtaking views.
From a technical standpoint, shares KVC, the envelope for a coastal home is so important—and that starts with
the windows and doors. It’s the job of the contractor, says Koulopoulos, to make sure that envelope is sealed up
well, as windows on a waterfront home are tested frequently by the weather.
FLOORING: The wide plank flooring used throughout the home is hand scraped white oak with a tung oil finish.
Its deep color is a foil to the all-white walls throughout the home. “Yachties call this look a Bristol finish,” says
Hanlon, where fields of white are offset by a contrasting stained grade. “It’s kind of a play on that.”
76
bostondesignguide.com

“The millwork was
meant to do as much as
it could do using very
subtle means. It’s not
meant to bowl you over.”
bostondesignguide.com 77

CEILINGS AND MILLWORK: The exterior soffits and ceilings on
this house are a high-gloss epoxy varnish, which casts
a reflection off the ceiling for a high polished look with
nautical undertones. Specialty work abounds overhead.
The great room uses v-groove beadboard turned in different
directions for a beachy riff on a coffered ceiling, while
the kitchen is crowned with a subtle take on a tray ceiling.
The architectural millwork in the bedroom channels the
embrace and feeling of a slightly radiused boat, as does
the stair hall, though its beams are mahogany to match
the railings and add variance.
SOFTSCAPE: Renowned interior designer Victoria Hagan,
together with the homeowner, selected a refined color
palette to achieve the environs’ soothing mood. Hushed,
watery blues on the artwork, rugs and upholstery mirror
the hues of the outside vistas, while light-as-air ivories and
driftwood tones mingle for a look of cool comfort. Natural
weaves and super soft textures impart a restful, organic
feel and bring dimension to carefully curated spaces.
78
bostondesignguide.com

“It’s a classic design that brings
the outside in—which
you especially want to do when
you’re right on the water.”
—Jim Koulopoulos, KVC
bostondesignguide.com 79

80
STAIR HALL: SRW is known for its interesting stair halls, which
tend to be located outside the main body of the building.
The architect does that for two reasons: one, to let
in streams of natural light and, two, to allow residents to
walk out of the home to a midpoint, and be able to look
back at the house and continue up. “Landings in the stair
hall become moments of pause,” says Hanlon, which, in
this case, is the surprise of an upriver view. The stairway is
“not just a means of egress,” Koulopoulos maintains, “it
sets the tone for the home.”
EAVE LINE / EXTERIOR: On the home’s exterior, the eave line
is down above the first floor, so the house feels like it’s a
story and a half, encouraging the architect to play with
horizontality on the trim. The painted trim eave “grounds
the building,” says Hanlon, and “lets you play things off
it, like the stair tower, because it’s a vertical element.”
KVC frames the gently sweeping roof twice: once to frame
the home and a second time to add the playful architectural
flourishes including faceted gable ends and smaller
swooping roof forms.
bostondesignguide.com
“The porch is the most
important room in the house. It’s
where everybody lives
for most of the summer.”
