Concern over precious eels
POPULAR: People feeding tame eels at the Liffey Stream in Lincoln at the weekend. But there are concerns
children are using the spot to fish for them.
• By Susan Sandys
RESIDENTS ARE concerned
tame eels in one of the district’s
best-known streams are at risk
after children were seen fishing
them with a hand reel.
The district council is in the
process of making up signs to
inform that the eels are protected
in the Liffey Springs Reserve,
Lincoln, and is also advising
people not to feed them.
When resident Tamzyn Lea
went on her daily lockdown
walk with her three daughters
early Wednesday afternoon
last week, they stopped at a
site regularly visited by locals,
where up to more than 20 eels
swim up to rocks low on the
river bank.
Her daughters were
feeding them some vegetables
they had taken along, when two
boys and a girl came to the
site.
One of the boys started
fishing in the area with a hand
reel. She queried what he was
doing and advised against it.
SELWYN RATEPAYERS are
doing their share of building
recreational facilities, and they
should not have to contribute to
Christchurch’s stadium, says a
district councillor.
Grant Miller said
the district council
had committed to
a range of new facilities,
as had other
district councils in
Canterbury, as they
strived to create a Grant
network of facilities Miller
across the region.
An example was new artificial
hockey turfs at both Waimakariri
and Selwyn, and a new largescale
park at Rolleston planned
for 2024 to 2030.
The Christchurch City Council
is expected to come knocking
on the doors of its neighbouring
district councils as it tries to fill a
$50 million hole in funding after
reversing an earlier decision to
reduce seating at the Canterbury
Multi-Use Arena from 30,000 to
25,000. • Turn to page 4
WILL ratepayers have to dig
into their pockets to help
pay for the Christchurch
stadium?
It’s a question which has
been around the traps for a
handful of years now, but the
drums are starting to beat a
little louder.
On page 1 today, district
councillor Grant Miller
states his viewpoint loud and
clear – no.
Many will no doubt agree,
and with many facilities to
be built in the district, the
ratepayer can only bear so
much.
Good to see the district
council planning to put
signs up near the Liffey in
Lincoln to stop eels being
fished.
The eels are an absolute
treasure, but the temptation
for young boys to try and
catch them has no doubt run
for generations.
A BOY RACER ran away
Senior Sergeant Dean Harker
One of the drivers, an 18-yearold
Building site burglars caught after tip-off
• By Susan Sandys
A MAN who allegedly burgled
a building site in broad daylight
was spotted by a member of the
public and caught by police.
Police are applauding the good
work of both the person who
reported the incident and members
of the public who kept track
of the offender’s vehicle, posting
sightings in a Facebook community
group.
A 39-year-old man from the
Waimakariri area was charged
with the burglary, which took
place about 3pm Tuesday at West
Melton’s Ridgeland Way. He was
apprehended at Kirwee.
Senior Sergeant Dean Harker
said a vehicle with two male
occupants was seen towing a car
transporter/trailer, and entering
the residential building site,
where items were then stolen.
• By Susan Sandys
“Someone who had seen it acting
suspiciously rang us,” Harker
said.
“They thought it didn’t look
right, they had good information
and details, descriptions and
everything. We managed to get
staff into the area quite quickly
and caught up with it.”
He said the quick reporting
by the member of the public
represented good community
work, in partnership with police.
He also applauded members of
the West Melton Community
Harker said, in general, this
type of information sharing, on
where offenders were at any one
time, could help keep communities
safe. And, while it had not
been the case this time round,
it could even sometimes help
police apprehend offenders.
The burglary at West Melton
follows other similar burglaries
in the area. Overnight on August
11 about $10,000 of windows and
other materials were stolen from
a lifestyle property building site
in a subdivision at West Melton.
In July, about $8500 of materials
were stolen from two neighbouring
homes under construction
at the Wilfield subdivision
at West Melton.
The threat of thefts from building
sites has increased in recent
weeks as the price of building
materials has skyrocketed.
boy racers in the four vehicles,
one of which had broken down at
Not only were they
endangering road users, but they
were breaking lockdown rules,
The $473-million project is
now estimated to cost $523m.
However, while Miller
said it was “too late” for the
Christchurch City Council to
approach the district council for
funding, Mayor Sam Broughton
said the district council would
consider any such request and
consult with ratepayers.
Miller said the district council
had already mapped out its bigproject
spending for the next 10
years in its long-term planning
undertaken earlier this year. The
plan listed a $180 million capital
spend for community services
and facilities over the next 10
years, including the large-scale
park at Rolleston.
Miller said the park, to be
created on more than 80ha on
Weedons and Levi Rds, would
be Selwyn’s answer to Hagley
Park and the “jewel” of the
district. The district council
had just finished Foster Park
and was now starting to think
about what the new district-wide
park might look like. Earlier the
district council has said the park
could cater for activities such
as mountain biking, walking,
equestrian, as well as possibly
have a botanical collection and
nature space.
Miller said it was now too
late for the Christchurch City
Council to approach the district
council for stadium funding.
“They have had ample
opportunity to come and talk
to us and really haven’t even
approached it with us, as much
as they might want to spread the
costs, it’s too late really,” Miller
said.
Broughton said while it was
not long since the district council
had undertaken long-term
planning allocating spending for
the next 10 years, the community’s
voice would have to play
Council project spending already decided
a big part before any decisions
were made about additional
spending such as that for the
multi-use arena.
“It’s not for me to decide, it will
be our community who make
that call,” Broughton said.
At the same time, Broughton
did not personally support city
councillors’ U-turn on their decision
to make the project more
affordable by reducing seating to
25,000, although he could understand
why they did that.
“Personally, I like to be in a
stadium that’s full, it creates a
better atmosphere,” Broughton
said.
Waimakariri District Mayor
Dan Gordon said his council was
also open to a funding conversation,
but it needed to involve all
Canterbury councils and wide
community consultation.
Hurunui District Mayor Marie
Black said the district was small
and it could be too much of a
financial burden to contribute
funding.
However, like Miller, he believed
it was too late for the city council
to ask for stadium funding now.
Environment Canterbury has
the capability of rating residents
mayors believe this could be
considered.
RESIDENTS WILL be asked
about proposed changes to how
they are represented at the next
local elections with new wards
and numbers of councillors.
The district council has agreed
to put forward a proposal to
retain four wards, but change
the existing ward boundaries to
form Ellesmere, Malvern, Rolleston
and Springs wards.
The district council is also proposing
to reduce the number of
councillors to 10. Consultation
on the proposal will run from
Friday to October 4.
Currently, there are 11 councillors
elected from four wards,
Ellesmere, Malvern, Selwyn
Central and Springs, and a
mayor elected across the whole
district. There is one community
board for Malvern.
The proposal has been adopted
by the district council for
consultation as part of its representation
review, which must be
undertaken every six years.
The proposal largely retains
the existing system, but with
changes to a number of ward
boundaries to ensure a more
even spread of population across
each ward. Selwyn Central
would be replaced by a smaller
Rolleston ward, and would have
three councillors rather than the
existing four, with all the other
wards retaining their existing
number of councillors.
The largest change to ward
boundaries would see West
Melton move into the Malvern
Ward, while an area between
Burnham and Rolleston would
move from the current Selwyn
Central Ward to the Ellesmere
Ward.
The Malvern Community
Board would be retained, with a
third subdivision of West Melton
added to the existing subdivisions
of Hawkins and Tawera.
The number of board members
would remain at five with two
each from the West Melton and
Hawkins subdivisions and one
from the Tawera subdivision.
Previously the board was made
up of three members from
Hawkins subdivision and two
from Tawera.
has not occurred evenly across
the district. This means the
existing ward boundaries are no
longer appropriate as they do not
provide effective representation
across the district. The current
ward boundaries must be
reviewed to provide for fair and
effective representation.
In July, feedback was sought
on four possible options under
the representation review.
Responses showed fairly even
support across three options
with varying numbers of wards
and councillors, and support for
community boards, particularly
from Malvern residents.
The proposal will affect how
residents are represented on the
council, and people’s feedback is
key, said representation review
subcommittee’s chairman
councillor Mark Alexander.
“With the population growth
we’ve seen, we needed to make
changes to make sure everyone
is represented fairly. Now it’s up
to people in Selwyn to tell us
if they think
these proposed
changes will
do that,” he
said.
“Although
our proposal
is the option
Mark
Alexander
with the least
changes of all
the ones we
had considered,
there are still significant
choices for people to think
through when letting us know
how they want to be represented
on the council.
“A large number of options
for adjusting ward boundaries
and the number of councillors
were considered before
consultation with the
community. The representation
review subcommittee had a
vigorous debate when selecting
the option to recommend to
council for final consultation
with our community.”
• By Susan Sandys
EELS CAN develop lifethreatening
complications
from being hooked
or handled roughly,
says Willowbank Wildlife
Reserve’s managing
director.
Michael Willis was
responding to reports of
children catching and
releasing tame eels at Liffey
Springs Reserve.
There are two types of
native eels in New Zealand
– shortfin and longfin.
The district council has
identified the eels in the
reserve as being members
of the longfin species,
which only exists in
New Zealand and has a
conservation status of at
risk – declining.
While it is legal to
recreationally fish eels,
with a bag limit of six per
day, this is only outside of
reserves and conservation
areas where they are
protected by the Reserves
Act and Conservation Act
respectively.
Willowbank has a
similar population of
tame eels, which are fed by
visitors to the zoo.
Willis said while many
may consider eels to be
slimy creatures, in reality
their skin felt completely
different. Stroking them,
which had to be done
with wet hands, felt like
stroking plush velvet, he
said.
Their skin was also a
very sensitive organ, and
could get damaged easily,
from the likes of spears,
sticks, hooks or rough
handling.
“When this happens
fungal infections
occur which can be life
threatening for them,” he
said.
While the official
conservation status of
eels later that day, with at
least one of the creatures
caught on the line and
being dragged, and another
“thrashing” as it was caught.
Lea welcomed the district
council’s intention, as told
to the Selwyn Times on
Friday, of installing signs at
the spot.
However, she did not
support its advice that
people should not feed the
eels, as the creatures were “a
massive family attraction.”
Rather the district council
could suggest what foods
were best for them, she
said.
Reserves operations
longfin eels is in the at
risk category, which is
below the threatened
category, Willis said some
researchers considered
the species to be just as
threatened as the highly
endangered great spotted
kiwi.
He said some years
ago youths broke into
Willowbank and killed
and wounded some of the
reserve’s tame eels.
“They became identified
on social media, and
the public backlash was
severe,” Willis said.
The youths voluntarily
went to the police for
advice and assistance, but
had to close all of their
social media outlets for
protection.
“Parents especially need
to educate their children,
as to the beauty and value
of a unique and highly
threatened species. They
certainly deserve a much
greater protection status
than they currently have,”
Willis said.
NEWS 7
Huge outcry on Facebook
manager Jonathan
Crawford said the eels
were a nocturnal species,
and feeding could
encourage them to be
active during the day. In
addition, different types of
food could lead to them
becoming sick.
He said all animals in the
district’s reserves, including
Liffey Springs Reserve,
are protected under the
district council’s parks and
reserves bylaw. They are
also protected under the
Reserves Act 1977.
The district council is
hoping to install the signs
this spring.
Handling of eels
creates welfare issues
Department of
Conservation senior
biodiversity ranger Anita
Spencer said eels were
fascinating but they were
in decline. She encouraged
recreational fishers to
consider fishing for other
species rather than eels.
New Zealand’s native
eels lived for a long
time and only bred once
at the end of their lives.
Longfin eels could live for
up to 100 years.
When they were ready
to breed, they left New
Zealand and swam to the
sub-tropical Pacific Ocean
to spawn, though the exact
location was not known,
Spencer said.
Eels were important
taonga species to Māori
and historically a crucial
source of kai.
“The longfin eel in
particular faces a range of
threats including habitat
loss, dams and culverts
affecting migration paths,
and pollution,” Spencer
said.
Legal Matters
Commercial Leases and
Covid-19 Alert Level 4
The impacts of Covid-19 are
particularly felt by ‘non-essential’
business tenants, who have been
forced to close during Covid-19
Alert Level 4 (and may have to
stay closed during Alert Level 3),
but remain subject to a lease for
their business premises.
Many landlord and tenants
grappled with rent relief during
the 2020 lockdown; but there
are new landlords and business
owners since then so it’s
worthwhile re-capping.
Tenant entitlements
Following the Christchurch
earthquakes the ADLS lease was
updated to include provision
for tenants unable to access
their premises in an emergency.
An epidemic is included as
an emergency under the
current ADLS lease’s no access
provisions. A tenant under this
form of lease will be entitled to
a rent and outgoings reduction
if it is unable to gain access to
its premises to fully conduct its
business during the lockdown.
The rent and outgoings reduction
will be a “fair proportion”.
What is a “fair proportion”?
This will depend on the specific
circumstances of both tenant
and landlord and the extent to
which it is unable to fully conduct
its business. While a tenant won’t
have to pay full rent, it is unlikely
that a full abatement of rent
and outgoings is ‘fair’ – for both
landlord and tenant. A tenant
still has exclusive possession of
the premises (and continuing
rights to return to the premises
when the lockdown ends), may
have equipment stored there
during the lockdown or other
systems (such as servers) within
the premises which they can use
to work or operate outside the
premises, and a landlord may
have no insurance cover for the
lost/reduced rent and may still
have to meet costs of finance for
the premises.
Reach a commercial resolution
Following the 2020 lockdown
it was common for 50% of the
rent and outgoings to cease
to be payable (which seemed
a fair compromise for both
parties). However, because of
the nuances, we recommend
landlords and tenants seek
legal advice as to what a fair
proportion reduction might
be depending on their specific
circumstances.
were more than 345 entries
across the 11 regions.
They will now be re-judged
The national awards will
recognise the Supreme House
two Feature Home Awards,
Kidd said
respondents were
interested in seeing
These included family activities,
roller discos, more
school holiday activities
also wanted activities such
as crafting sessions, Swell
to continue. Overall,
respondents were satisfied
with the district’s community
Kidd said the survey
showed the most common
reason for people visiting
their community centre
or hall was to attend an
event held by a community
organisation which was
hiring a room there.
“This indicates that the
majority of our community
as a hub for bringing local
The other main reason
for attending the facilities
was for fitness and exercise
Ways to improve
respondents included
reducing room hire
increasing the presence
upgrading gym equipment
at Lincoln Event Centre
Steamer wreck mystery likely solved
• By Susan Sandys
THE MYSTERY of an unknown
shipwreck in a remote part of
Fiordland may have been solved.
A cannon, found by a scientific
expedition team from Willowbank
Wildlife Reserve, is possibly
from the Star of the South. The
steamship wrecked in the area
in 1865. Its passengers and crew
were all rescued.
The drawing of a galleon with
names etched underneath in
a nearby cave is unlikely to be
related. They are believed to have
been left by early sealers.
Members of the expedition
made the discovery of the cannon
in June, as they searched for
the elusive South Island kōkako.
They unearthed the vintage
naval gun by moving stones with
their bare hands after spotting a
patch of rust on the stony beach
at Chalky Inlet. It followed them
viewing the etchings in the cave
the previous month, and they
wondered if the cannon and
etchings may be linked and both
be evidence of an unknown
shipwreck.
Managing
director Michael
Willis, who
lives in Halkett,
said information
which has
surfaced since,
suggested the
Michael
Willis
cannon may
have come from
the shipwrecked
Star of the South.
The Star of the South was a
West Coast trading ship with
three masts. She was transporting
cargo and passengers from
Dunedin to Hokitika when she
took shelter from stormy seas at
Chalky Inlet. On December 15,
1865, she struck a sunken rock
and was beached on sandy shores
to prevent her foundering.
A newspaper article on Papers
Past, discovered by a follower on
the Willowbank Facebook page,
suggests one of the ship’s cannons
was taken to a nearby shore
by a look-out party to be used as
a signal gun. A January 18, 1866,
The Press article details the efforts
of two crew members going
in the ship’s boat to the shore in
the Cape Providence area, and
climbing a hill to light a fire to
alert passing ships so they could
be rescued.
“By the difficulty they had in
ascending and descending the
hill, they also ascertained that to
convey to the summit the cannon
they brought with them as a
signal-gun, was out of the question,”
the article says.
This suggests that after arriving
in the boat, they left the cannon
behind on the beach as they
climbed the hill.
Willowbank general manager
Dale Hedgcock said the area of
the beach where he and his fellow
team members found the cannon
would have been an obvious location
for the two Star of the South
crewmen to land their boat,
before walking along the beach
for about 1km to access the hill
referred to in the article.
“That’s probably the only area
you would try and land a boat,
there’s so many rocks around,”
Hedgcock said.
Other articles on Papers Past
reveal the more than 15 passengers
and crew were lucky to be
rescued from the remote location
six days after the shipwreck, on
December 21. Another steam
ship, the William Miskin, happened
to come across the wreck
as she took shelter from stormy
seas.
“Through her providential
arrival, the passengers and crew
were saved much distress and
inconvenience,” said a reporter in
the January 20, 1866, edition of
the Taranaki Herald.
The passengers arrived at their
original destination of Hokitika
on December 27. The Star of the
South was retrieved, but later
stranded on a beach, at Napier in
1870, before ultimately wrecking
in 1884, on the mouth of the
Grey River.
Hedgcock said a maritime historian,
archaeologist and DOC
representative planned to visit
the site and ultimately preserve
the cannon. They hoped to determine
whether it came from the
Star of the South or an unknown
shipwreck. The team was awaiting
the right permissions in order
to make the visit.
Naval artillery expert Peter
Cooke said the Star of the South
story “seems to ring true” in
STRANDED: The
Star of the South
continued in service
after being retrieved
from Chalky Inlet.
This painting
shows the steam
ship stranded on
a Napier beach in
1870.
answering the question as to how
the cannon was buried on the
beach at Chalky Inlet.
“If that story places the wreck
of the Star of the South or the
people from it at this location,
then I think that does solve the
mystery,” Cooke said.
He said merchant ships carried
arms in the 1800s in case of attack
from pirates. Additionally,
cannons were used for signalling.
They were fired as a ship came
into harbour to alert the pilot
boat to come out and guide the
ship into port.
“It’s great that it has been found
and has a back story to it, because
hopefully now some museum authorities
will preserve it,” Cooke
said.
Weapons of that sort needed
a special type of preservation
involving an electrolysis bath to
reverse the rusting process.
Cooke said it was an exciting
find, in that it referenced an event
that went back to New Zealand’s
early history.
From looking at photos of
the cannon, he determined it
was a Carronade. These type of
cannons were first used in 1779,
and generally dated from at least
1800. They were named after the
Scottish foundry Carron where
they were designed and made,
initially for the Royal Navy.
There were 37 other cannons of
this type that he was aware of in
New Zealand, most of them held
in museums around the country.
Department of Conservation
senior heritage adviser Matthew
Schmidt said the etchings which
UNEARTHED: Dale Hedgcock and Mark
Willis with the cannon they discovered on
a beach in Chalky Inlet. Above: The Star
of the South met her final demise on the
Grey River mouth in 1884.
had also been viewed by the Willowbank
party, were possibly left
by early sealers using the cave for
shelter.
He said the cave itself did not
have a formal name, but the site
was familiar with locals and formally
recorded in the early 1980s.
DOC issued a reminder after
the cannon find about the importance
of not disturbing heritage
sites.
However, Schmidt acknowledged
the Willowbank team
made the right decision following
their find of the cannon to contact
the Ministry for Culture and
Heritage.
“The immediate parties which
additionally should have been
contacted were Environment
Southland and the Department
of Conservation,” Schmidt said.
However, Willis said if DOC
wanted to be told, this information
should be on the Ministry
for Culture and Heritage website.
Ten weeks after informing the
ministry, he still had not heard
back from anyone from the
ministry.
Meanwhile, while Willowbank
initially hoped to obtain custodianship
of the cannon, this now
seems unlikely.
“For finds like this, it is important
for finders to work with local
agencies and the community to
ensure that if it is recovered and
conserved, it is displayed locally
so it remains part of the heritage
story of Fiordland. The finders
and conservators would then
become part of that local heritage
story,” Schmidt said.
“Capital gain was a big
influence...”
Tucker is originally from the
United States. She came to New
Zealand six years ago to work
in the wine industry, where she
remained for more than three
years, mostly as a laboratory
manager for Craggy Range Winery
in Hawkes Bay.
Wanting to start her own business
and work in food production,
she undertook a Diploma in
Organic Agri Crop Production,
based at Lincoln University’s
Biological Husbandry Unit. Then
she leased the land she operates
her business on from the unit,
which offers leasing opportunities
to its graduates.
Vegetables she grows include
potatoes, carrots, tomatoes, capsicum
and onions, as well as
many types of greens and lots
of herbs. She has a small flock of
hens which means that some of
her members who sign up early
can add organic free range eggs
to their order.
As well as increasing
membership this year, she
hopes to extend her harvest and
delivery season from last season’s
24 weeks to up to 32 weeks. She
hoped to do this by adding fall
vegetables of celeriac, yams,
brussels sprouts and artichokes.
Growing vegetables, and doing
it organically, is a passion for
Tucker.
“I love growing things, I think
it’s fantastic to watch something
grow from seed to full grown
vegetable, it’s amazing,” she said.
Consultation to open on proposed
Council representation changes
Selwyn residents will be asked about proposed changes to how they are represented at the next
local elections, with changes to ward boundaries and the number of councillors.
The Council has agreed to put forward a proposal to retain four wards, but change the existing
ward boundaries to form Ellesmere, Malvern, Rolleston and Springs wards to ensure a more even
spread of population across each ward. The Council is also proposing to reduce the number of
councillors to 10.
Consultation on the proposal will run from Friday 3 September to Monday 4 October.
Currently, the Council is made up of 11 councillors elected from four wards, Ellesmere, Malvern,
Selwyn Central and Springs, and a mayor elected at large (across the whole district). There is one
community board for Malvern.
The proposal is part of the Council’s representation review, which must be undertaken every
six years. Changes are required to keep up with population growth and ensure fair and effective
representation across the district.
It largely retains the existing system, though Selwyn Central would be replaced by a smaller
Rolleston ward, and would have three councillors rather than the existing four. All other wards all
the other wards retaining their existing number of councillors.
The Malvern Community Board would be retained, with a third subdivision of West Melton
added to the existing subdivisions of Hawkins and Tawera. The number of board members
would remain at five with two each from the West Melton and Hawkins subdivisions and one
from the Tawera subdivision.
People’s feedback is key Representation Review Subcommittee’s chairman Councillor Mark
Alexander says.
“With the population growth we’ve seen, we needed to make changes to make sure everyone is
represented fairly. Now it’s up to people in Selwyn to tell us if they think these proposed changes
will do that.
“There are significant choices for people to think through when letting us know how they want to
be represented on the Council. We encourage everyone to take a close look at the options and
have their say.”
More information on the review and on how to make a submission will be available at selwyn.govt.
nz/representation from 3 September.
Mayoral Forum calls for pause
on three waters reforms
The Canterbury Mayoral Forum has called for a pause on the three
waters reform process.
The Mayoral Forum, which is chaired by Selwyn Mayor Sam
Broughton, has written to the Minister of Local Government to
formally request a pause to the current three waters reform process.
The reform process proposes to transfer delivery of three
waters services from local authorities to four public entities across
New Zealand.
The Forum has taken this step as it has serious concerns about the
current decision-making timeframe.
The three waters reform proposals are a once-in-a-generation
decision for councils and communities, and the Forum believes
it is crucial that communities are provided with enough time to
engage meaningfully and genuinely with the process and better
understand the implications of the proposals. Without this pause,
there is a very real risk that councils and their communities will
not be able to make informed decisions about the impact of the
proposed reform outcomes.
“The Mayoral Forum urges the pause to come into effect now
and remain in place until the new water service regulator Taumata
Arowai is properly established, there is clarity about the proposed
Economic Regulator, and the standards and approach from each is
clearly understood. We believe this is essential in order to properly
and authentically engage with our communities on this incredibly
important decision”, Mayor Sam Broughton says.
The Forum also acknowledges that the reform process is being
undertaken at the same time as other significant reform processes,
including a review into the future for local government. A pause in
the three waters reform process would allow more time to consider
the kind of three waters model that might best support the future for
local government, he says.
The Mayoral Forum looks forward to further engaging with the
Minister on its request, Mayor Broughton says.
Summary of the proposed changes
The proposal for consultation includes:
· Four wards with 10 councillors
· Existing ward structure would largely be retained, with the major changes including:
- West Melton moving from the current Selwyn Central ward to the Malvern Ward
- The area between Burnham and Rolleston moving from the current Selwyn Central Ward to the
Ellesmere Ward
- An area east of Rolleston moving from the current Selwyn Central Ward to the Springs Ward.
Council supports local
producers during lockdown
The Council has been working to connect food and produce
businesses and Selwyn residents under Alert Level 4.
The Selwyn.nz website has put together information on local
farmers and food producers offering contactless essential deliveries
to Selwyn homes during lockdown.
The idea is to connect residents and suppliers with the many
options for fresh, healthy local produce in Selwyn.
Untamed Earth Organic Farm Co-owner Ollie Platt has been
supplying fresh fruit and vegetable boxes and says the support
from Council has helped them provide healthy options to bubbles
in Selwyn.
“Working with the Council has really helped us with exposure to new
customers in Selwyn, as our main customer base is built around the
Lyttleton and Opawa farmers markets. Through the support we’ve
received from the Council we've had a great response from the local
community for our home deliveries.”
Ollie says he’s looking forward to being able to show a lot of their
new customers around the farm later this year when they run their
annual open day through the Open Farms.
For the full list of delivery options during lockdown visit selwyn.nz/
Endangered fish habitat to
be preserved
A water race will be transformed into a habitat for a critically
endangered Canterbury fish, thanks to new conservation funding.
The Council has received $43,756 from Environment Canterbury’s
Fish Habitat Fund to transform a section of water race near
Dunsandel.
This section of water race is one of the few remaining sites on the
lowland Canterbury Plains that contain a population of kōwaro/
Canterbury mudfish. Kōwaro are one of five critically endangered
native fish species in New Zealand.
Typically, water races require weed removal to keep the water
flowing. This maintenance is often done using machines which can
dig up or disturb the mudfish habitat.
The new funding will be used for planting along the race to
create shade – and reduce the weed growth, and for hand removal
of the weeds.
This work supports a larger project at the site that will see the
water race closed and a well and pump installed to maintain the
flow of water to protect the mudfish habitat into the future. Thereby
protecting the population of mudfish into the future.
The announcement of the funding comes as the country marks
Conservation Week/Te Wiki Tiaki Ao Tūroa from 4–12 September.
Every year Conservation Week sees thousands of New Zealanders
getting involved through doing conservation activities and events.
You can find a heap of ideas for fun, family-friendly conservation
activities you can do at home and for other opportunities to join in,
at doc.govt.nz/news/events/conservation-week/.
Many opportunities for lab technicians
Over the past two years,
more than two million
COVID-19 tests have been
performed in New Zealand
alone. However, the
important work done by
laboratory technicians goes
far beyond helping fight
global pandemics.
“COVID-19 has shown
the world the importance
of high-quality lab testing,
but lab technicians do
important work across
many other sectors,” says
Dr Grant Bennett, Ara
Institute of Canterbury’s
programme leader for laboratory science.
Food manufacturing, environmental
monitoring, quality assurance, human
health, veterinary diagnostics and product
development are just some of areas lab
technicians work in. “This profession can
take you in so many directions and you
can make a real difference by helping
our community, our environment and
supporting local industries,” Grant says.
Ara Institute of Canterbury offers three
qualifications for aspiring lab technicians:
two diplomas and a graduate diploma. Each
is industry driven and heavily hands-on with
a focus on employment. Work placements
are included with the Level 6 diploma and
the graduate diploma.
“Our class sizes are small, our programmes
are highly practical, and our labs are
equipped with the same gear that’s used in
industry,” Grant says. “Students gain a broad
range of lab skills, but also many transferable
‘soft’ skills essential to employment, such
as workflow management, teamwork and
communication.”
Michelle Knowler studied Ara’s Level 5
Diploma in Applied Science. “It’s a good
option if you’re straight from high school,”
she says. “It’s much more practical than
theoretical, which I really liked.” Michelle’s
goal is to take her skills back to Vanuatu and
to encourage more women there into science
careers.
After completing a Bachelor of Science
at Otago University, Sam Suzuki studied
Ara’s Graduate Diploma in Laboratory
Technology. He knew that the advanced
laboratory experience he’d gain, along
with the experience he’d get from the work
placement, would equip him with hands-on,
industry relevant skills that would make him
work-ready.
Sam was right. His work placement was
at Plant & Food Research and now he’s
employed there as a lab technician/research
associate within its annual crops group.
All three laboratory technology
programmes start at Ara in February. For
more details, see ara.ac.nz.
If you have a passion for supporting individuals
and families during challenging times and a desire
to create positive change in your community,
Ara’s Bachelor of Social Work will equip you with the
skills and knowledge needed to make a difference.
This highly practical degree has a strong bi-cultural
focus and includes extensive work placements to
ensure you graduate work-ready.
The Bachelor of Social Work
starts in February.

HOMEGROWN strawberries are
mouth-wateringly delicious.
The flavour and taste of
strawberries ripened on the plant
cannot be trumped by anything
bought from the store, no matter
how fresh they are.
Strawberries are an easy crop
to grow and it is no surprise
that they are one of the world’s
favourite fruit. They’re best
planted in winter and early
spring, when the ground
temperatures are cold. At first,
all the growth happens under
the soil, as the roots establish
themselves.
The colder soil temperatures
stimulate flower-bud
development and, subsequently,
fruiting ability and capacity.
When the warmer weather
arrives, the plant springs into
action above the soil and new
season’s foliage and flowers will
appear.
Where to grow
Full sun is mandatory for
strawberries. No sun equals
poor flower production and,
worse still, less fruit that will
have little flavour and struggle to
ripen.
The soil should be friable
(loose) and fertile. Each season,
reward and refresh berry beds
with layers of chicken manure
and strawberry food.
Strawberries are gross feeders
and quickly use available
nutrients in the soil. These
nutrients need to be replaced to
allow the berries to keep fruiting.
Ideally, the soil should be moist,
but not waterlogged. In some
areas, this can be a challenge,
particularly over winter. Growing
your strawberries on mounds is
a good way to improve drainage,
and raised beds or containers can
be used, too.
The ground-covering habit
of strawberries makes them an
ideal option for pots, tubs and
Latest Canterbury news at starnews.co.nz
hanging baskets. Make sure,
when growing them in any sort
of container, that it is big enough
to provide plenty of room for the
roots of the plants to develop.
Restrictions on root
development will impede the
growth of the plant. To give you
an idea, a 30cm hanging basket
will hold about three plants with
ease, and five at a push.
Specific strawberry planting
and potting mix take all
the guesswork out of filling
containers and planters, and
premium potting mixes work,
too.
Every strawberry patch has a
life period of about three years.
The first year the crop will be
average, with the second and
third years being the best. After
that, the plants lose vigour,
harvest diminishes and plants
need to be replaced.
A position protected from wind
is also useful as numerous insects
are part of the pollination process
and strong winds can result in
poor fruit development.
GARDENING 25
Strawberries need time to develop in cold weather
RIPE: Plan
planting
strawberries
so that you
have a steady
supply
during the
summer.
Strawberry runners
Early in the season, as the plants
start actively growing, runners
come out from the centre of the
plant. Remove these to encourage
the plant to put more effort into
producing flowers and fruit.
Midsummer, let a few develop to
grow on as replacement plants.
Protection and straw
Layers of straw mulch around
the plants will keep the weeds
away as well as help the soil retain
moisture. It also protects the
berries from becoming dirty or
damaged.
When berries start appearing,
protect and cover the plant with
netting, mesh or tunnels to deter
birds and small animals.
Existing strawberry
beds
Remove all the dead and old
leaves before the new season’s
growth starts and dig out any
runners that will compete for
nutrients around the main plants.
Sprinkle strawberry food around
the drip line and add a new
layer of straw mulch around the
crowns, if need be.
Harvesting
The best bit is harvesting. Choose
those that are fully ripe on the
plant as they do not ripen further
once picked. Berries ripen 4-6
weeks after the flowers mature.
MY PRIDE AND JOY
Anything mechanical at
Hororata’s annual swap meet
event as it brings people together,
provides trading opportunities and
supports local organisations. People
come from all over New Zealand to
attend this event and spend money, and
the local community benefits from the
proceeds. The swap meet has previously
donated money to several community
groups, including the Hororata School
Swimming Pool, Fire Brigade and St
Johns Church Parish. This year local
organisations, such as the Hororata
Historical Society, Terrace Station
Charitable Trust and the St Johns
Church Parish, will receive support.
The event continues growing in size
and reputation, with the last swap meet
having over 450 people attend with 50
sites. Unfortunately, due to Covid, there
was no swap meet held in 2020. Still, this
year the organisers are hoping for an
exciting day out, rain or shine, providing
an excellent chance for people to buy
and sell mechanically based items. In
addition, the Trust has suggested there
may be an invitation for classic car
owners to display their vehicles.
While you are browsing the assortment
of all-things mechanical, there will also
be the opportunity to take some time out
to purchase food and drinks, including
the famous Hororata Pie.
The upcoming Hororata Mechanical
Swap Meet, being held on September
25, is your chance to buy, sell, or browse
vintage, veteran, classic automotive
parts for cars, motorcycles, off-roaders,
tractors, or anything mechanical
including tools. The event will run from 7
am–2 pm, rain or shine, at the Hororata
Domain and is a cash-only event with
no EFTPOS available. Adults entry is $5
with children under 12 years free.
This unique, solely mechanical swap
meet was started in 2010 by locals John
Foster and Dave Pomare. After meeting
up at various swap meets, John and
Dave, who had a common interest and
passion for mechanical items, decided
to organise their own swap meet. They
had noticed that swap meets had become
more generalised around the country,
with bric-a-brac and household goods
available, rather than focusing on
mechanical items. John reflected, “We
wanted it to be a specific event catering
for more mechanically based things.”
To continue the success of this event,
Dave and John have now joined forces
with the Hororata Community Trust.
The Trust has become involved in
supporting this important community
Sites cost just $15 with no pre-booking required. Please note,
the swap meet will not accept bric-a-brac or household goods.
Ford’s old favourites pave way for Escape
FOR THOSE like me who have
reached their senior years, you
will remember fondly the cars we
grew up with, most of which were
English.
The Ford Motor Company was
well represented here – Popular,
Anglia and Prefect were names
I remember well, in fact it was
the family’s three-speed Prefect I
learnt to drive in.
If you had access to a hefty
amount of overseas funds you
may well have been lucky enough
to score a Consul, Zephyr or even
Zodiac.
Those cars set the foundation
for Ford becoming a trusted and
recognised brand in New Zealand
and today nothing has changed,
the product line-up is extensive
and is sourced globally.
One of the latest to come
my way was the Spanish-built
Escape, a mid-size sport utility
vehicle that represents everything
a buyer would want in a family
wagon.
The new Escape lands in a
five-model line-up, two and fourwheel-drive
variants, and now
there is the option of a plug-in
hybrid. This evaluation focuses
on the ST-Line four-wheel-drive
at $50,990.
Prices for the range start at
$42,990 and end at $55,990 for
petrol-only models. The hybrids
are likely to land in New Zealand
towards the end of the year and
will be priced at $60,990 and
$66,990.
The newcomer is flash, it has
a bold, muscular body style. It
is curvy and has flowing lines, it
shows real presence and follows
similar styling to that that has
made Ford’s small SUV – the
Puma – so attractive.
The Escape carries on as before,
it gets the 2-litre EcoBoost
engine of its predecessor, the
four-cylinder unit is a real gem
in terms of performance and
economy.
The engine is rated at 183kW
and 387Nm, which is due to the
turbocharging system fitted to
the twin-camshaft, 16-valve unit.
It offers significant boost at a
low operating area. Peak power
arrives at just 5700rpm while
maximum torque is available at
3100rpm. The significance of
those figures is the punchy way
the engine works. It is feisty and
lively, yet it delivers with little
audible sound.
If you also factor in the
way power is transferred
through a silky-smooth eightspeed
automatic gearbox, the
driveline is structured for
quick momentum and it has a
responsive nature.
The Escape in GT-Line form
USER-FRIENDLY: A large central screen controls many of
the Escape’s in-cabin functions. It is intuitive to use.
FORD ESCAPE: Plenty of choices along with the option of plug-in hybrid.
will accelerate to 100km/h from
a standstill in 8sec and will
complete an overtaking time of
5.2sec to make 120km/h from
80km/h.
Ford is very proud of its
EcoBoost range of engines, they
have been developed not so
much for the performance I’ve
just commented on, but they also
stand out for economy.
I drove the new Escape many
times at city speeds commuting
for a fair chunk of my evaluation,
normally that type of running
isn’t kind to economy. However,
the fuel usage readout was listing
at a respectable 9.6-litre per
100km when I took the car back
to the Sockburn dealership.
That’s not that far distant to
Ford’s combined cycle average
claim of 8.6l/100km, and that’s
put into perspective when you
take into account the 4.5l/100km
figure sitting instantaneously at
a steady 100km/h, the engine
turning over very relaxed at just
1500rpm.
The evaluation car was riding
on high grade Continental tyres
(225/60 x 18in). With their
wide footprint and formidable
reputation there is a lot of
steering feel and strong selfcantering
application within the
steering mechanism. Turn-in
is direct and accuracy with the
handling process is positive.
I particularly like the way the
• Price – Ford Escape ST-
Line, $50,990
• Dimensions – Length,
4620mm; width,
2000mm; height,
1666mm
• Configuration – Fourcylinder,
four-wheel-drive,
1999cc, 183kW, 387Nm,
eight-speed automatic
• Performance – 0-100km/h,
8sec
• Fuel usage – 8.6l/100km
Escape handles, and that doesn’t
surprise me, I’m a big European
Ford fan, and the way the
designers engineer balance and
handling ability into the chassis
of a sport utility vehicle is a credit
to them.
Sport utility vehicles with
their height would, by the
law of physics, be a lot more
cumbersome than they are,
but the Escape doesn’t move
awkwardly in a corner, the
sporting and damper rates easily
contain gravitational movement
without the cost of a firm ride.
The occupants are treated to high
levels of comfort.
I guess a lot of that has to do
with the sophistication within the
suspension, the fully independent
suspension system has supple
movement. Of course, any vehicle
of this ilk that has four-wheeldrive
locates the rear driving
wheels through an independent
system, and the manufacturers
today see that as a way to
promote ride comfort as well as
maintain tyre contact to ground.
The Escape is also fitted
with state-of-the-art gear for
convenience and safety. Some of
the major items include satellite
navigation, voice recognition
communication and infotainment,
Apple CarPlay and Android Auto,
and radar cruise control.
Of course, it is also fivestar
Australasian New Car
Assessment Program safety rated.
The new Escape has a lot to live
up to. I remember when the first
iteration landed in 2001 it was
competing head-to-head with
Mazda’s Tribute, essentially the
same car. The Escape started with
a V6 engine and then, of course,
the Volvo unit as generations
changed.
Since then turbocharged
engines of varying capacities have
powered the Kuga and Escape,
and buyers have related well to
those exciting power plants.
The Escape lands here with
a strong European feel that is
something I particularly like.
However, that doesn’t make it
awkward, the best of all things
Ford does is characterised in
the Escape and there is plenty of
choice within the line-up to meet
tastes and demands.
SELWYN RURAL LIFE
Wednesday September 1 2021 Selwyn Times 29
Heads-up for Selwyn high country
lake care
Moves to reduce nutrient loads in
Ashburton high country lakes “may be
needed” in Selwyn, a study of regional
water quality has found.
Five Selwyn lakes require moderate or
large nutrient load reductions to meet the
aim of the regional plan, says a science
report commissioned by Environment
Canterbury (ECan) and the Department of
Conservation.
Most of the high-country lakes named in
the report by Cawthron Institute by are in
Ashburton district but there’s also concern
about Selwyn lakes, particularly Lyndon,
Grasmere, Pearson, Sarah and Hawdon.
The report details the nutrient reductions
required to achieve water quality targets
set by the community in the Land and
Water Regional Plan (LWRP). The
conclusions from the Cawthron Institute
found that significant reductions in
nutrient loads will be required to preserve
water quality in the high-country lakes
studied.
The lakes are sensitive to nutrient inputs
from several sources, including land
use, recreation amenity and birdlife, the
report says. In a warning for Selwyn,
ECan says the report shows lake nutrient
load reductions were “not unique to the
Ashburton lakes/Ō Tū Wharekai and may
be needed in many high-country lakes
across Canterbury”.
ECan says several high-country lakes are
recognised as being ‘sensitive’, with specific
provisions in the Land and Water Regional
Plan (LWRP) included to protect them.
In addition to having high ecological
values these lakes are recognised in statute
as culturally significant historical food
gathering and mahinga kai sites.
In response to concerns at the state of
these lakes, three rūnanga – Te Runanga o
Arowhenua, Te Ngāi Tūāhuriri Rūnanga
and Te Taumutu Rūnanga – initiated
a working group in 2019 of statutory
agencies (Environment Canterbury, DOC,
Toitū Te Whenua Land Information New
Zealand, Ashburton District Council and
Fish & Game) along with local farmers and
other resource users to address this issue.
In late July, after reviewing the report,
the cross-sector working group discussed
several “new actions”, including the use of
catchment level information to develop
farm scale options, new requirements for
sewage systems at Lake Clearwater village,
including monitoring the effectiveness of
new systems, and more work to quantify
the impact of birdlife on various lakes.
30 Selwyn Times Wednesday September 1 2021
SELWYN RURAL LIFE
Stay connected, stay well
When you look after yourself, you’re
looking after your farm too. Farming is a
job with a unique set of challenges – many
are hard to predict or control.
Farmstrong suggests the following ways
to help people feel connected and stay
well.
1. Connect
Research shows that people with
strong social connections are happier,
healthier and live longer. Developing new
friendships and spending time with your
mates makes a big difference to how you
feel about yourself.
2. Give
When you give your time, your words,
your presence to others, not only do they
benefit, but it makes you feel a lot happier
too. There are lots of ways you can give. It
may be spending quality time with your
family, being there for someone who is
having a tough time or offering a hand to
your neighbours.
3. Take notice
We all get busy and our minds get
cluttered. Each day, take a few moments
to pause and think about what you
really appreciate. It might be as simple
as listening to the sound of the birds or
pausing to watch the sunset.
4. Keep learning
At whatever age, learning new things
is good for your brain and keeps your
thinking flexible and open. Being curious
about all sorts of things on and off the
farm, will help keep your mind active and
no doubt farm smarter too. Embrace new
experiences, see opportunities, surprise
yourself.
5. Be active
Keeping active is a great way to feel good.
Working up a sweat releases endorphins
that make you feel alert and better able
to cope with challenges. Make physical
activity a habit, aim for at least 30 minutes
of movement a day. It could be as simple
as leaving the quad at home and walking
to the shed. It can be a game-breaker in
lifting your mood and keeping you in
better shape. Do what you can, enjoy what
you do and shift your mood.
Give linseed a go
Husband and wife team Daryl and Debbie Prebble are the owner/
operators of Bio Oils New Zealand and are based in Ashburton.
Debbie says their family
started Bio Oils back in
1987 and they have been
cold pressing linseed ever
since! They produce both
linseed oil (also known as
flax seed oil) and linseed
cake in various grades,
from high end premium
food grade to stock grade
for animal feeds. “We are
very fortunate to have
loyal customers both
here in New Zealand and
overseas,” says Debbie.
“We are extremely
proud of the quality of
the products we produce
and the reputation we
have. We are known for
producing some of the best flax seed oil
in the world, all New Zealand grown, cold
pressed with the highest omega 3, GMO
free and fully traceable back to the farm –
from Soil to Oil®”
But none of this would be possible
without Bio Oil’s growers. Their ‘family’ of
growers are all located in Canterbury and
include both conventional and organic.
Demand for the company’s products (and
all New Zealand products come to that)
is growing significantly and Debbie says
they are looking to expand their family of
growers.
“We are extremely proud to have close
relationships with our growers, and it is
incredibly important for us to support
our local farmers, their families and
community. It is for this reason that we
do not import seeds from overseas, we
only process seeds grown here in New
Zealand. We support our farmers with
crop management and advice, to ensure
they achieve the best possible yields and
quality crops.”
If you are interested growing linseed for
us this year, Bio Oil would love to hear
from you. “Linseed is a perfect low-cost
break crop, a quiet achiever that looks
pretty!” says Debbie. Give her a call on
SELWYN RURAL LIFE
Wednesday September 1 2021 Selwyn Times 31
Farmers feeling vindicated
on Overseer
‘We told you so’, farmers are saying about
an Overseer critique.
Farmers the length of the country have
long-accused regional councils of overreach
in their use of the Overseer Nutrient
Management Modelling Tool.
OverseerFM is used by councils all over
New Zealand as the basis for granting
consents, checking compliance and
enforcement against farmers. Across
the farming kaleidoscope of Selwyn,
Overseer has spurred all sorts of on-farm
changes, from livestock systems to crop
management.
Federated Farmers environment
spokesperson Chris Allen, from upcountry
Ashburton, said the foundations
of New Zealand’s farm environment
management system had been rocked to
the core by the recent release of the report.
Federated Farmers had been fighting
against the use of Overseer by councils
to define regulations for nutrient
management on farm for more than a
decade “simply because of its lack of
accuracy”. The recent independent report
into Overseer was scathing, he said. “It
basically says Overseer should never have
been used for anything other than general
on-farm nutrient use management.”
Despite this, more than 6000 farmers
were “strictly regulated by Overseer”, while
another 5000 must do Farm Environment
Plans with Overseer nutrient budgets.
This number included drystock, dairy,
horticulture, arable and other farmers.
Environment Canterbury (ECan) chief
executive, Stefanie Rixecker, said Overseer
was used extensively in Canterbury to
model nutrient losses from land uses and
in the regulatory framework.
“It is important for our consenting,
compliance monitoring and enforcement,
and farm environment plan auditing
processes,” she said. “Our Resource
Management Act plans and consents
use Overseer - together with farm
environment plans and independent audit
- to maintain or improve water quality by
minimising nitrate-nitrogen losses.
ECan now needed time to consider the
review so we can be clear about how these
processes may be impacted, but meantime
welcomed the Government’s commitment
to continue to support Overseer while it
considered how to provide “upgraded and/
or next-generation tools” over the next 12
months.
Dr Caroline Read, chief executive of
Overseer Limited, said OverseerFM was
proven in its ability to support farmers
and growers make more informed
decisions about their farming practices
that help improve their environmental
performance.
“The extensive feedback from farm
system experts and researchers using
OverseerFM for more than 15 years,
including the 12,000 farm businesses
currently in OverseerFM, shows that
while it’s not perfect, the tool produces
results consistent with current scientific
understanding and farm practice,” she
said.
OverseerFM’s strength was that it
provided farmers and growers with a
“common platform for engaging on farm
nutrient management” including with
their regional council, irrigation scheme,
processor, farm consultant and each other
through catchment groups. The tool was
doing what it’s designed to do. “It provides
farmers and growers with a comparable
estimate of the risk of nutrient losses
based on their farm management
approach, allowing them to assess how
efficiently their farm systems use the
available nutrients and how changes in
farm practices could affect N-loss risks,”
Dr Read said.
38 Selwyn Times Wednesday September 1 2021
Property Brokers started in 1986 with a small
team and is now a leading full-service Real
Estate company with over 800 people
working in 70 offices throughout New
Zealand. The Rolleston branch opened in
2013, and now across Selwyn, there are 22
agents, a property management division,
along with administration and management,
totalling 32 staff.
The Darfield, Lincoln, Rolleston, and Leeston
offices look after all residential, lifestyle, rural
and property management needs. Property
Brokers supports the community where their
staff live and work, by having a local presence
and being part of the community.
The company’s well-known point of difference
is the ability to work as a team. This approach
means there is no protectionism for listings,
and everyone can sell a listing. All properties
are available for the whole team to view and
share information on, and by using an extensive
database of buyers, the team can get the best
result for the vendor.
Over the last four to five years particularly,
Property Brokers have developed their profile
and brand across Selwyn. This now sees them
having a market share in the area, exceeding
25%, proudly selling one in four properties right
across Selwyn.
More importantly, to potential vendors, Property
Brokers are achieving a sale price of 35% above
RV, comparing very favourably with the current
average of 29% across Selwyn.
To achieve these results, the team are focused
on doing the basics well, putting together great
marketing packages and using a selling method
that doesn’t put a ceiling on the price, usually
by deadline or auction. Competition is created
by leaving properties on the market for an
entire campaign, often leading to multi-offers
and excellent outcomes for the vendor. Focus
is also made on ensuring the highest levels of
communication with vendors during the whole
process.
For all your real estate needs, call Property
Brokers today and be assured you will have
a team working hard for you to get you the
absolute best result when you sell your property.
8ha - Substantial Home - Super Opportunity
5 1 2 3 3
Sited on a potentially subdividable 8 ha block, with the
majority of land planted in mature walnut trees is this
substantial family home. The home is cleverly designed
to entertain intergenerational living or catering to a large
family with its two separate wings within the floor plan.
Entrance via a formal tiled entrance way invites you to
the master suite to the north with a formal dining area,
lounge, separate toilet/bathroom and generous size
master bedroom with walk in robe and well-appointed
ensuite bathroom. Both the lounge, master bedroom
and family living areas access the expansive decked
entertaining area.
The other wing accommodates four spacious double
bedrooms, large internal laundry, family bathroom,
office and family living space. The centrally located
kitchen with gorgeous Rimu timber joinery overlooks the
property with views to the garden/pond area.
The home offers underfloor heating throughout plus
a log burner, is double glazed and has recently had the
laundry updated and relatively new paint and carpet
throughout. Outside there is a drive through workshop,
three bay open barn, and internal access oversized
double garage with three phase power. The trees
offer three varieties of walnuts that are approximately
20 years old. The property comes equipped with the
opportunity to purchase separately a comprehensive list
of plant and equipment. There are two paddocks for stock
and the property has deer fencing on the external fences
around the perimeter along with access to a water race.
An approximate 1.5 acre woodlot tops off this amazing
package.
A substantial and well-appointed home on a highly
desirable block - viewing is strictly by appointment only.
[Edition datE]
Looking for a Property?
What really counts
You are in the market for a new property,
scrolling the Internet, examining
properties for sale and zeroing in on those
with potential. They might be in locations
that offer cheaper land, larger houses, or
convenience to work or school. You may
have visited show homes and open homes
becoming confused, overwhelmed or
swept away with emotional factors like
having everything new, or extra features
such as three car garaging.
To be happy with your choice, list the
features that you need, considering:
• Family space – Is there room for
the children to play indoors and for
television and entertainment units?
Should this be open plan or separated?
• Kitchen – What needs to be in your
kitchen? How serious are you about
a butler’s pantry? Is it a whim or
something that offers a practical solution
to the way you use your kitchen?
• Bedroom sizes – What are optimum
sizes? Smaller bedrooms may translate
to slightly lower building costs while
extra space can be useful. When looking
at existing homes, consider whether the
size of each bedroom is sufficient.
• Garaging – A standard double garage
once two cars are parked there offers
little space for the toys. What toys
do you have and could they live with
the lawnmower in a garden shed, a
cheaper option to three car garaging?
If the budget allows and a larger garage
with workshop is important, make it a
selection priority.
• Size of land – Lifestyle properties offer
space for children, pets, hobbies, an
expansive garden and perhaps a homerun
business but they require work so
are not for everyone and a compact
section might be more sensible if a tight
budget or busy lifestyle.
• Bathrooms – Second and third
bathrooms are great in homes with
teenagers and a wet shower room is
ideal for young children. A bath might
be fashionable though is often not used
and its absence could mean a more
spacious bathroom.
• Laundry – Would a laundry in the
garage do the job?
• Storage – How much storage do you
need? Weigh up what can truly be
stored in the garage once vehicles are
in, a preference in winter. Garages vary
in size so check the size to ensure your
vehicles will fit. Look also at where
else the house offers storage capacity
such as in hall cupboards, a large hot
water cylinder cupboard, wardrobes
(check their width and depth), walkin
robe, attic storage trusses, as well as
the potential for hooks and shelving
in the garage for bikes, tools, garden
equipment and even kayaks.
• Off-street parking – How many
vehicles can be parked on the driveway?
Will this space be sufficient?
• Garden - Is there sufficient space
for your children to play or for
entertaining?
A checklist will allow you to determine
what will suit your needs, the point of
the exercise, saving you time looking at
properties or potential house designs
while assisting you to decide whether
to buy a new or existing home with
both options having advantages and
disadvantages.
