Report indicates key trends in US residential home building<br />
marked by inflation, supply chain disruption and surge in<br />
demand<br />
HOUSTON, TEXAS— (March 28, <strong>2022</strong>) The Association<br />
of Professional <strong>Build</strong>ers (APB), a leading business coaching<br />
service for custom home builders, with members in the United<br />
States, Canada, Australia and New Zealand, today announced<br />
the findings from its annual State of Residential <strong>Construction</strong><br />
Industry (SORCI) Report for <strong>2022</strong>. The report, compiled<br />
annually, surveys hundreds of residential home builders<br />
operating in the United States, Canada, Australia, and New<br />
Zealand. The sponsors for this report include <strong>Build</strong>ertrend,<br />
CBUSA, <strong>Build</strong>xact, Xact Accounting and <strong>Build</strong>a Price.<br />
Key findings in the <strong>2022</strong> SORCI report for the United States<br />
indicated:<br />
• A sharp rise in the cost of materials, in particular, with<br />
lumber prices increasing as much as 142 percent as a result<br />
of increased demand and supply chain distributions.<br />
• A surge in home building demand fueled by record low<br />
interest rates and increased disposable income among<br />
consumers who were unable to spend their money on<br />
overseas vacations and entertainment.<br />
• At the start of <strong>2022</strong>, inflation had hit 7 percent in the<br />
United States. This trend is likely to continue upwards until<br />
interest rates are increased, at which point it is likely that<br />
demand for new homes may start to drop.<br />
Despite the supply chain disruptions, increased demand and<br />
inflation, builders in the United States protected their margins<br />
by using allowances for lumber from mid-2020 onwards. The<br />
SORCI Report indicated that 49.1 percent of builders know<br />
their fixed expenses per job, per day, an increase from 43.1<br />
percent the year prior.<br />
The SORCI <strong>2022</strong> report also revealed that the industry is<br />
continuing to become more systemized and more professional<br />
year over year. Professional builders continue to implement<br />
new ideas and structures that enable them to become better<br />

operators and deliver a better experience for their clients, with<br />
37 percent of building companies investing more in training<br />
during 2021 than what they invested in 2020.<br />
<strong>Build</strong>ers are looking ahead to <strong>2022</strong> with confidence with<br />
almost half (46.8 percent) of all builders surveyed intending to<br />
surpass $120,000 in annual salary. It’s important to note that<br />
these figures all relate to owners’ drawings and do not include<br />
any retained profits left in the company.<br />
“While the residential home builders we talked to faced many<br />
challenges this past year, their resilience is to be applauded,”<br />
said Erik Cofield, U.S. Executive Business Coach, Association<br />
of Professional <strong>Build</strong>ers. “Residential Home <strong>Build</strong>ers have been<br />
willing to invest in their education to systemize their business<br />
processes. This has enabled them to forecast jobs and schedule<br />
revenue more accurately, which has resulted in increased profit<br />
margins.”<br />
More than 700 builders globally participated in the survey<br />
to provide deeper insights into the residential construction
With professional builders running more concurrent projects<br />
than ever before in 2021, the report also indicated that<br />
builders were utilizing dedicated project management software<br />
to manage the process efficiently. In 2021, 30.3 percent of<br />
U.S.-based home builders used <strong>Build</strong>ertrend as a project<br />
management software.<br />
Other findings include:<br />
• 74.6 percent of the U.S.-based home builders do not have<br />
a business plan covering the next 3 years.<br />
• 51.6 percent of builders in the United States delivered their<br />
projects on time in 2021.<br />
• 46.7 percent of the U.S.-based home builders recognize<br />
generating quality leads as their biggest marketing<br />
challenge.<br />
• 40.2 percent of builders in the United States paid<br />
themselves $60K - $120K in total drawings in 2021.<br />
The comprehensive report also dives into trends in sales,<br />
contracts, social media, marketing and advertising within the<br />
industry. Data from the report also covered insights from<br />
residential builders for lead generation, team building, project<br />
management, planning, owner’s remuneration, financials and<br />
self-development.<br />
APB’S WORK IN THE INDUSTRY<br />
APB has worked with thousands of builders, coaching<br />
residential building companies to systemize their business,<br />
including Rick Champlin of Simple Group based in Utah.<br />
industry. Data from the report also revealed that 55.7 percent<br />
of U.S.-based survey participants signed more contracts in<br />
2021 than 2020. From all countries, 71 percent of builders<br />
take on less than 13 projects a year. Additionally, 63.9 percent<br />
of U.S. builders take on less than 13 projects and 36.1 percent<br />
take on more than 13 projects per year, which is significantly<br />
more than other countries. An important consideration<br />
however, is that more builders in the United States tended<br />
to focus on smaller projects with an average contract value<br />
falling between $100,000 - $299,999 compared to Australian<br />
builders.<br />
“We always look forward to the opportunity to survey the<br />
residential homebuilding community,” said Russ Stephens. “Our<br />
annual SORCI report not only provides key data points that<br />
help show us where the industry is headed, but also allow us<br />
to adapt our offerings to the needs of the residential home<br />
builders we have the opportunity to work with daily. We also<br />
look forward to helping interested residential home builders<br />
we haven’t yet worked with learn how to better systemize their<br />
businesses, grow their margins, sales revenue and ultimately,<br />
transform this industry.”<br />
“One of the main reasons we joined APB was to improve our<br />
margins, have accountability, and not reinvent the wheel,”<br />
Champlin said. “One of the first things we did was look at our<br />
accounting. We were able to figure out why our reports weren’t<br />
accurate and then fix our accounting systems so that we could<br />
quickly pull reports, which had been a big problem. We used<br />
APB’s “Pricing For Profit’ model along with our KPI spreadsheet<br />
to understand what our overhead numbers were and made<br />
sure those got added to our pricing to help increase the net<br />
profit on our jobs.”<br />

HOMEBUILDING INDUSTRY<br />

The Greater Houston <strong>Build</strong>ers Association (GHBA) welcomes<br />
you to the Houston <strong>Build</strong> <strong>Expo</strong>! Our region has one of the<br />
fastest growing housing markets in the country and the GHBA<br />
is the largest home builders’ association in Texas.<br />
Our more than 1,500 member companies not only consist of<br />
residential home builders, but also residential land developers,<br />
remodelers, engineers, subcontractors, and vendors, all<br />
affiliated with the home building industry. Together, the GHBA<br />
has the largest Remodelers Council and the largest Sales<br />
& Marketing Council in the National Association of Home<br />
<strong>Build</strong>ers. Our new-in-<strong>2022</strong> Professional Women in <strong>Build</strong>ing<br />
Council, is already making news as the largest in the country,<br />
with nearly 200 members. Our membership also includes<br />
the Custom <strong>Build</strong>ers Council, Bay Area <strong>Build</strong>ers Division and<br />
Northern Counties <strong>Build</strong>ers & Developers Division.<br />
building regulators and inspectors at the local level, and provide<br />
insight and expertise on local development commissions<br />
and taskforces. And at the state level, legislators propose<br />
thousands of new bills every session, many that affect home<br />
building, and we take an active role in advocating on behalf of<br />
our industry.<br />
The past 12 months have been opportunities for reengagement<br />
and reinvigoration for our industry. As our members have dealt<br />
with labor shortages, we have worked to build collaborations<br />
with education, training and employer partners, to ensure that<br />
we don’t lose students in homebuilding education programs<br />
to other industries. GHBA has also created a free job board<br />
for members to post their open positions at www.ghba.org/<br />
careers-in-construction.<br />
These groups meet regularly, hold educational luncheons,<br />
provide material to GHBA members through online and inperson<br />
learning, host networking events and dedicate time and<br />
resources to GHBA charities, including Operation Finally Home<br />
and HomeAid Houston.<br />
The GHBA also participates in a very robust government affairs<br />
advocacy program. Member builders work closely with local<br />
officials during each code cycle review, meet regularly with<br />

In partnership with our members, the GHBA continues its<br />
mission to interact with government, the community, and the<br />
general public to enhance the business climate for its members,<br />

Texas is the only state to run an isolated electric grid, operated<br />
by the Electric Reliability Council of Texas (ERCOT). This system<br />
allows it to skirt federal regulations, but also makes it more<br />
difficult to import power from outside the system — and thus<br />
more vulnerable to the type of catastrophic failures that occurred<br />
in February. Lack of local weatherization regulation also left<br />
refineries and natural gas plants unprepared for cold temperatures,<br />
leading to disruptions along the energy supply chain.<br />

Houston’s pivot to energy-efficient building has my attention.<br />
Leadership in Energy and Environmental Design (LEED) is a globally<br />
recognized symbol of sustainability achievement and leadership. One<br />
Texas builder—Coventry Homes—clearly demonstrates green industry<br />
leadership with its LEED certified homes in Austin, Dallas and Fort<br />
Worth. They have instituted Environments for Living design in<br />
Houston. This building business trend will become more prominent<br />
as more people from environmentally-conscious California move to<br />
Texas.<br />
Statistics show that almost 700,000 Californians have relocated to<br />
Texas since 2010. The top destination for all Californians moving to<br />
Texas is Harris County. The Houston area was particularly popular<br />
among Los Angeles movers, who accounted for almost 40% of the<br />
Californians who moved to the city in 2019, joining nonnative Texans<br />
from throughout the United States.<br />
“In the past two years, installed solar capacity in Houston has more<br />
than quadrupled, as new homeowners are going solar,” according to<br />
Katie Watkins in a June 2021 blog on Houston Public Media.<br />
Loss of Power Revealed Vulnerable Electric Power Grid<br />
Extreme weather nearly devastated Houston—as well as much of the<br />
entire Lone Star state—during the infamous ice storm of February<br />
2021. American Oversight, a watchdog website, explains the dire<br />
situation in its May 12, 2021 post:<br />
The arctic blast hit Texas especially hard, triggering system-wide<br />
failures across the state’s energy infrastructure that left roughly<br />
4.4 million without power on the night of Feb. 15, with more<br />
than 500,000 Texans still lacking power days later. More than<br />
100 people died, and disruptions to water services continued for<br />
days. Some of those spared power losses later found themselves<br />
facing exorbitant energy bills.<br />

To eliminate future power outage disasters, Houston Mayor Sylvester<br />
Turner, a former state legislator, has spearheaded “Resilient Houston,”<br />
a multi-billion-dollar initiative to fight the effects of natural disasters<br />
and climate change. Mayor Turner said he is also collaborating on<br />
projects to protect essential services such as the power grid and water<br />
treatment facilities. In addition, he is considering construction of a<br />
power microgrid to provide backup electricity in case of a major outage<br />
in Houston. City officials are researching potential updates to building<br />
codes to ensure greater protection for homes and apartments.<br />
Citing an example of recent environmental sustainability, Mayor Turner<br />
stated that renewable energy sources fully power all city facilities in<br />
Houston. However, he acknowledged some resistance from Houston’s<br />
fossil fuel corporations for a move to greener, cleaner energy sources.<br />
In a March 11, 2021, interview with the Texas Tribune, Mayor Turner<br />
responded:<br />
There’s probably some nervousness on the part of companies,<br />
but…moving forward with diversification of power sources and<br />
energy transition is necessary for the wellbeing of all residents<br />
and companies. You can’t talk about international, global trade<br />
and business investments without also being able to say to people<br />
around the country and around the globe that the city of Houston<br />
is genuinely focused on taking the necessary steps to build<br />
resilience and also to address climate change.<br />
Generating Emergency Power with a Generator<br />
Solar panels will not keep electricity working during a power outage.<br />
For safety reasons, solar panels actually do not send electricity to<br />
a house when the grid is shut down due to a storm or other power<br />
outage. In a February 8, <strong>2022</strong>, posting, Catherine Lane, blog writer for<br />
Solar Reviews, explains:<br />
Grid-tied solar panels send electricity to utility lines, and if they aren’t<br />
shut off during a power outage, they would continue to send electricity,<br />
posing a threat to utility workers fixing the lines. That means, in order<br />
to prevent any harm, your solar panels go out when the grid does. Solar<br />
panel inverters shut down during power outages, so homeowners need<br />
a backup power [generator or battery system] if they want to run their<br />
home without the utility.<br />
Lane reported that gas generators are the most popular form of backup<br />
power and can be installed at a home with solar panels as long as<br />
the panels and generator are wired properly so that the two do not<br />
interfere with one another. A solar installer or a certified electrician is<br />
best equipped to create a back-up power system. Check with your city<br />
and local requirements to identify if a permit is required.<br />
Even with a stand-by generator, a house’s solar panels will stay off<br />
during a power outage.<br />
To keep the panels on requires installation of a solar inverter-
compatible battery. “You can install... a battery [inverter] with your<br />
solar panels if you want to maximize the amount of backup power<br />
available to you,” states Lane in her Solar Reviews post. The battery<br />
system must have an electrical contactor, which is programmed to<br />
disconnect from the grid while the battery charges from the solar<br />
panels. The contactor is programmed to reconnect with the grid when<br />
the battery is completely depleted late at night.<br />
Choosing a home generator depends mainly on the size of one’s<br />
dwelling and what is needed to be powered, according to Popular<br />
Mechanics. The average house requires at least 5,000 to 7,500<br />
watts to run only the most critical equipment, such as a refrigerator,<br />
furnace, and hot-water heater. However, there are also systems that<br />
are equipped to power an entire house. Full power requires at least a<br />
20,000-watt generator.<br />
Stand-by generators are permanently installed with a transfer switch.<br />
Portable generators, sometimes called back-up generators, are used to<br />
provide temporary power. “Portable is a relative term; some are more<br />
portable than others,” explains Popular Mechanics. “While the smallest<br />
models can be picked up and carried, most have wheels and a handle<br />
to make transport easier.”<br />
