from the
editor
Do You Believe?
Icertainly do! I believe in the magic of holidays. There
is something very special about the last six weeks of
every year. We prepare to visit or host family from
near or far, we enjoy shopping for people we love, we
become more aware of those in need and give, and we are
reminded of how lucky we are… Yes – to me the holidays
are magical. And during the holidays, Delray is extra special.
There is the 100ft Christmas Tree with Santa at Old School
Square that was named the best tree in Florida by Travel and
Leisure in 2016, the Annual Boat Parade, the Grand Menorah
Lighting at Old School Square, and a Family Friendly New
Year’s Eve with fireworks to name a few! More details on
these events and more inside this issue.
There’s a new Chief in town! Allow us to introduce our
new Chief of Police Russ Mager. He is a 26-year veteran
of our police force and is deeply committed to serving
our community! Read all about Chief Mager and all he’s
accomplished in our regular feature City People.
Special thanks to our readers and our loyal advertisers
for another wonderful year of sharing with you all about our
City and our people.
Happy Holidays and
Happy, Healthy New Year!
Let
yourself
be silently
drawn
by the
stronger
pull of
what you
really love.
By Darien Davies
Delray Under $50
Most Fun Small Town, Most Crazy Small Town, Most Small Town that Feels
Like a Big Town. Delray has it all. With a bustling downtown, Pineapple
Grove area, and little nooks and crannies in between, there’s more
to do in Delray now than ever, with events and happenings
spanning from daytime to nighttime. While it can
seem expensive at times, there’s a great
opportunity to enjoy all the City has to offer
without breaking the bank. Here’s what you can
do in Delray Beach in December for $50 or less.
They keep us happy and afloat throughout the year, so why not
cheers to them for once! December 1 is Bartender Appreciation
Day and what better way to toast to your favorite spirit pourer
than to kick back and enjoy a few cackles and cocktails at the Delray
Beach Comedy Club at Aloft! The Aloft Hotel in Downtown Delray Beach
presents the Delray Beach Comedy Club LIVE every Thursday. Enjoy local
comedians Bear Webb, LA Hardy, Philly Plowden, Carmen Circillo
and more. Tickets are $20 plus $25 food or beverage purchase required.
Comedian Jim Florentine will grace the stage Thursday, December
1, then Angel Salazar on Thursday, December 8 and Tanyalee Davis
on Thursday, December 15. All shows start at 8pm. Comedy makes the
world go round, much like delicious beer and wine, share your space
with your friends and your bartender, and all relax and laugh the night
away. Put a little comedy in your holiday season and enjoy the lighter
things in life - and remember to tip your bartender! Aloft is located at
202 S.E. Fifth Ave. Visit www.downtowndelraybeach.com or call (561)
469-0550 for more information or to purchase tickets.
It wouldn’t be the holiday season if your calendar wasn’t jam packed
with event after event, right? Right, and we wouldn’t have it any other
way! Q1 is for resting, Q4 is for celebrating! Grab your calendar
and pen because Delray is getting all festive up in here, and you need to
take note. There’s always fun to be had at the 100-foot Christmas Tree
and the Holiday Village, so make sure to visit that about a million times
this season. Then there’s the Delray Beach/Boynton Beach Boat Parade
on Friday, December 9 at 6:30pm, where you can get all holiday nautical
with you friends and family members (and Scuba Santa). The Delray
Beach Holiday Parade is the following night, Saturday, December 10 at
6pm, with the theme of Winter Nights and Holiday Lights. The Jingle
Bell Jog, if you’re interested in shedding a few cookie pounds, is held
along A1A on Saturday, December 17 at 7:30am. Enjoy the Menorah
Lighting at sunset on Sunday, December 18 at the Old School Square
lawn, and then round out the month on New Year’s Eve. The City of
Delray Beach will offer a family-friendly New Year’s Eve Event with a
Nothing screams the holidays more than shopping! But
instead of heading to the mall, head downtown and support
artisans and crafters. December 3 through 9 is Recipe
Greetings for The Holidays Week and the perfect time to take advantage
of the 22nd Annual Downtown Delray Beach Art Festival
on 4th. This annual juried art festival of hand-crafted artwork including
glass, photography, painting, mixed media, fiber, jewelry
and much more, hosts hundreds of artists exhibiting and selling
their work in an outdoor gallery. Come browse original arts and
fine crafts from more than 100 exhibitors. You’ll be sure to find
something unique for everyone on your holiday gift list! The show
starts at the entrance of East Atlantic Ave and Northeast Fourth
Avenue in the heart of Downtown Delray Beach. The show proceeds
north on Northeast Fourth Avenue for two full blocks, and
well as east on Northeast Second Street to Southeast Fifth Avenue,
so there is a ton of block-shopping opportunity to be had. The festival
is held Saturday, December 3 and Sunday, December 4 from
10am to 5pm and admission is free. Visit www.artfestival.com or
call (561) 746-6615 for more information.
Sweet, savory, small or large, there’s no wrong way to eat a
cookie. Good thing you don’t have to! Sunday, December 4
is National Cookie Day, and you can either indulge in this
decadent holiday with your apron and oven, or you can call up
the professionals at Two Fat Cookies and let them get their hands
dirty. They sell their bite-sized cookies by the pound in a box, or
gift-wrapped platters size small, medium, large and jumbo, and
assortments vary on the day. Not only do they offer your traditional
bakeshop cookies such as chocolate chip and oatmeal raisin,
but they also make old family recipes and new recipes that they
invented based on what they thought we couldn’t resist! Think
Corny Cookie, a corn kernel cookie that tastes like cornbread or
Captain Crunch, or a Fiesta Cookie, a sugar sprinkle cookie sandwich
filled with cake batter buttercream and rolled in crunchy
rainbow sprinkles, or even a WTF, which is layers of White Chocolate
Macadamia Cookie, Golden Oreos, and Blondie with Heath
Crunch on top. Yeah, they’re pretty serious about their cookies, so
you might want to get a mix and see what all the fuss is about.
Two Fat Cookies is located at 32 S.E. Second Ave. Visit www.twofatcookies.com
or call (561) 265-5350 for more information.
December is Give the Gift of Sight Month so let’s share that
gift with everyone and open our eyes to all of the local blackowned
businesses in the community! You don’t have to go
far as the Blackmer’s Market has everything you need in a fun and
engaging one-stop-shop event. Held the third Sunday of the month
at the Spady Cultural Heritage Museum, the Market features games,
music, clothing, accessories, body care products and more, all from
local black-owned businesses, all at The Set. The Set is a community
that honor’s Black History and cultures of the people of the African
Diaspora, so there will be no shortage of learning and enjoyment.
This free event not only offers you fun, food and a chance to connect
with your community, but you can also score yourself some amazing
finds on your holiday shopping list! The Spady Cultural Heritage
Museum is dedicated to discovering, collecting and sharing the African
American history and heritage of Palm Beach County, and does
so by bringing people together! The Market is held from 11am to
4pm at the Spady Cultural Heritage Museum, located at 170 N.W.
Fifth Ave. Visit www.thepeachumbrella.com or call (561) 270-5487
The Ejs Project’s First Inaugural Gala
The EJS Project is a local communitybased
organization that provides a safe
space for teens to receive positive role
models as well as educational and career opportunities.
For their 8th Anniversary they held their
first Gala, and it was a smashing success.
Guests from all walks of life congregated at the
Addison Mizner event space.
There was a photo station up front to capture
each guest’s arrival, and a room filled with
appetizers. The vibe was congenial and the energy
in the room was of giving and kindness.
EJS teens attended and shared their stories
about the emotional and academic growth
COPYRIGHTED
they experienced from attending the EJS Project.
Ian Caven was the Master of Ceremonies,
and kept the energy flowing while Kenny Polcari
energized attendees to raise their paddle
and purchase auction items.
Auction items included a vacation to South
Africa and Italy, dinners, a charter boat trip, a
signed tennis ball and photo from Delray’s own
tennis phenom Coco Gauff. Another highlight
was listening to EJS students and alumni share
how EJS has positively impacted their lives.
“People from all different walks of life came
together to celebrate, and raise funds to ensure
that teens have the necessary opportunities
to reach their full potential. This was
our Inaugural Gala and it was a great success.
We will be doing this annually,” said Emanuel
Jackson, Executive Director of the EJS Project.
► Violent Night (Theaters)
To hell with “all is calm.” From 87North, bare-knuckle producers
of Nobody, John Wick, Atomic Blonde, Deadpool 2, Bullet Train, and
Fast & Furious Presents: Hobbs & Shaw comes a coal-dark holiday
action-comedy that says you should always bet on red. When a
team of mercenaries breaks into a wealthy family compound on
Christmas Eve, taking everyone inside hostage, the merc team isn’t
prepared for a surprise combatant: Santa Claus (David Harbour) is
on the grounds, and he’s about to show why this Nick is no saint.
Violent Night is directed by talented Norwegian filmmaker Tommy
Wirkola, director of the genre Kill Buljo: The Movie, Dead Snow,
Hansel & Gretel: Witch Hunters, Dead Snow 2: Red vs. Dead, What
Happened to Monday, and The Trip, previously.
December 9th
► Empire of Light (Theaters)
The Empire is the kind of movie house you don’t see too often
anymore, framed by bright lights and a beautiful marquee,
48 | DECember 2022 | www.AtlanticAveMagazine.com
graciously inviting all into its red-velvet seats. Hilary (Olivia
Colman) serves at the front of house, opening the theatre every
morning and overseeing a brimming concession stand. Meanwhile,
her manager (Colin Firth) occasionally calls her into his office for
illicit favors. It’s a gloomy routine that Hilary grudgingly repeats,
but all her co-workers recognize that she’s been quieter since
returning to the job after a long absence. When Stephen (Micheal
Ward) arrives as an eager new employee, the two form a quick,
if outwardly unlikely, connection. Hilary hides a troubled past,
struggling to manage her mental health, while Stephen, a young
Black man, grapples with the racism rampant in 1980s Britain.
Both wounded by aggressions outside their control, they find an
escape and safe harbor in one another — but their relationship,
like the Empire cinema itself, cannot last forever, and soon the pair
must face the reality of their differing futures.
The acclaimed Oscar-winning British filmmaker directs Empire of
Light, Sam Mendes, director of American Beauty, Road to Perdition,
Jarhead, Revolutionary Road, Away We Go, Skyfall, Spectre, and 1917.
► Avatar: The Way of Water (Theaters)
Set more than a decade after the events of the first film, Avatar:
The Way of Water begins to tell the story of the Sully family, the
trouble that follows them, the lengths they go to keep each other
safe, the battles they fight to stay alive, and the tragedies they
endure. Avatar 2: The Way of Water is directed by iconic Canadian
filmmaker James Cameron, director of Piranha II: The Spawning,
The Terminator, Aliens, The Abyss, Terminator 2: Judgment Day, True
Lies, Titanic, and Avatar, previously. The screenplay is written by
James Cameron and Josh Friedman (War of the Worlds, The Black
Dahlia, Terminator: Dark Fate, Snowpiercer series) from a story by
James Cameron.

Screaming on the
Inside
by Jessica Grose
In this timely and necessary book, New York
Times opinion writer Jessica Grose dismantles
two hundred years of unrealistic parenting expectations
and empowers today’s mothers to make
choices that serve themselves, their children, and
their communities.
Close your eyes and picture the perfect mother.
She is usually blonde and thin. Her roots never
show, and she installed that gleaming kitchen
backsplash herself (watch her TikTok for DIY
tips). She seamlessly melds work, wellness, and
home; during the pandemic, she also ran a remote
school and woke up at 5am to meditate.
You may read this and think it’s bananas; you
have probably internalized much of it.
Journalist Jessica Grose sure had. After failing
to meet every one of her expectations for her first
pregnancy, she devoted her career to revealing
how morally bankrupt so many of these ideas and
pressures are. Now, in Screaming on the Inside,
Grose weaves her personal journey with scientific,
historical, and contemporary reporting to be
the voice for American parents she wishes she’d
had a decade ago.
The truth is that parenting cannot follow a recipe;
there are no specific rules that will result in
a perfectly adjusted child. Every parent has different
values, and we will have other ideas about how
to pass those values along to our children. What
successful parenting has in common, regardless
of culture or community, is close observation of
the kind of unique humans our children are. In
thoughtful and revelatory chapters about pregnancy,
identity, work, social media, and the crisis
of the Covid-19 pandemic, Grose explains how
we got to this moment, why the current state of
expectations on mothers is wholly unsustainable,
and how we can move towards something better.
Lessons in Chemistry
by Bonnie Garmus
Chemist Elizabeth Zott is not your average
woman. In fact, Elizabeth Zott would be the
first to point out that there is no such thing as
an average woman. But it’s the early 1960s, and
her all-male team at Hastings Research Institute
takes a very unscientific view of equality. Except
for one: Calvin Evans, the lonely, brilliant, Nobel–
prize-nominated grudge-holder who falls in love
with—of all things—her mind. True chemistry
results.
54 | December 2022 | www.AtlanticAveMagazine.com
But, like science, life is unpredictable. This is
why a few years later, Elizabeth Zott finds herself
not only a single mother but the reluctant star
of America’s most beloved cooking show, Supper
at Six. Elizabeth’s unusual approach to cooking
(“combine one tablespoon acetic acid with a
pinch of sodium chloride”) proves revolutionary.
But as her following grows, not everyone is
happy. Because as it turns out, Elizabeth Zott isn’t
just teaching women to cook. She’s daring them to
change the status quo.
Laugh-out-loud funny, shrewdly observant,
and studded with a dazzling cast of supporting
characters, Lessons in Chemistry is as original and
vibrant as its protagonist.
The Ingenue
by Rachel Kapelke-DALe
My Dark Vanessa meets The Queen’s Gambit in
this new novel of suspense about the bonds of
family, the limits of talent, the risks of ambition,
and the rewards of revenge.
When former piano prodigy Saskia Kreis returns
home to Milwaukee after her mother’s
unexpected death, she expects to inherit the Elf
House family estate. But with the discovery that
her mother’s will bequeathed the Elf House to a
man whom Saskia shares a complicated history
with, she is forced to reexamine her past––and the
romantic relationship that changed the course of
her life––for answers. Can she find a way to claim
her heritage while keeping her secrets buried or
will the fallout from digging too deep destroy her?
Set against a post #MeToo landscape, Rachel
Kapelke-Dale’s The Ingenue delves into motherdaughter
relationships, the expectations of talent,
the stories we tell ourselves, and what happens
when the things that once made you special are
taken from you. Moving between Saskia’s childhood
and the present day, this dark, contemporary
fairy tale pulses with desire, longing, and
uncertainty, as it builds to its spectacular, shocking
climax.
Your Table Is Ready:
Tales of a New York City
Maître D’
by Michael Cecchi-Azzolina
front-of-the-house Kitchen Confidential from
A a career maître d’hotel who manned the front
of the room in New York City’s hottest and most
in-demand restaurants.
From the glamorous to the entitled, from
royalty to the financially ruined, everyone who
wanted to be seen―or to gawk―at the hottest restaurants
in New York City came to places Michael
Cecchi-Azzolina helped run. His phone number
was passed around among those who wanted to
curry favor during the decades when restaurants
replaced clubs and theater as, well, theater in the
world’s most visible, vibrant city.
Besides dropping us back into a vanished time,
Your Table Is Ready takes us places we’d never be
able to get into on our own: Raoul’s in Soho with
its louche club vibe; Buzzy O’Keefe’s casually elegant
River Café (the only outer-borough establishment
desirable enough to be included in this
roster), from Keith McNally’s Minetta Tavern to
Nolita’s Le Coucou, possibly the most beautiful
room in New York City in 2018, with its French
Country Auberge-meets-winery look and the
most exquisite and enormous stands of flowers,
COPYRIGHTED
changed every three days.
From his early career serving theater stars
like Tennessee Williams and Dustin Hoffman at
La Rousse right through to the last pre-pandemic
shutdown full houses at Le Coucou, Cecchi-Azzolina
has seen it all. In Your Table Is Ready, he breaks
down how restaurants really run (and don’t) and
how the economics work for owners and overworked
staff alike. The professionals who gravitate
to the business are a unique, stricter breed,
practiced in dealing with the demanding patrons
and each other in a distinctive ecosystem that’s
somewhere between a George Orwell “down and
out in…” dungeon and a sleek showman’s smokeand-mirrors
palace.

Injured in an
Auto Accident?
A Review of the Most Common
Injuries and the Most Effective Treatments.
There are several variables that contribute to the likelihood
of being involved in an auto accident which include the
speed of the vehicle, design of the vehicle, road design, skill
of the operator, and whether the operator was impaired while
driving. The most common injuries sustained in an auto accident
include strain/sprains of the neck (whiplash) or of the lower
back, herniated discs, contusions (bruises), abrasions (scratches),
lacerations (tearing of the skin), knee injuries, and rotator cuff
injuries. The most ominous injuries include traumatic brain injuries,
fractures, and internal organ disruption.
The neck and the lower back are the most vulnerable and susceptible
regions in the body for injury in an auto accident. In
regards to the neck, whiplash is the most common occurrence.
It is impossible to prevent the neck from snapping forward and
backward during impact. This action creates micro-tears in the
ligaments and tendons that hold the neck on top of the body. Subsequently,
secondary to the force of the impact the rubber like
material between the vertebrae called the intervertebral disc can
tear. The intervertebral disc is made up of an outer, resilient layer
called the annulus fibrosus and an inner gelatin-like substance
called the nucleus which is an irritant to nerves. Upon tearing,
the nucleus can herniate out of the disc and irritate spinal nerves
producing neck or lower back pain and pain into the arm or leg.
The impact experienced in an automobile accident may also
have more ominous results such as a traumatic brain injury (TBI)
or mild traumatic brain injury (MTBI). Physical and cognitive
symptoms may result such as headache, nausea, dizziness, problems
concentrating, difficulty with short term memory, spasticity,
weakness in the limbs, and gait difficulties. The brain can shift forward
and backward in in the skull in response to the violent forces
put on the body producing a brain contusion which is termed
a coup-contrecoup injury. Another brain injury occurs when the
brain shifts excessively in the skull shearing the neurons on the
outer surface of the brain. In any case, some level of neurological
injury occurs in most auto accidents whether through direct or
indirect trauma.
A comprehensive examination must be conducted after the accident
to detect the extent of neurological and orthopedic compromise.
Once the diagnosis is made, treatment should be conducted
immediately with a goal of reducing inflammation and restoring
function. The current gold standard for soft tissue injuries such as
56 | December 2022 | www.AtlanticAveMagazine.com
strains and sprains and even intervertebral disc injuries is Class
IV High Power Laser Therapy. This FDA approved, orthopedic tool
enhances tissue healing tenfold by increasing energy and protein
production in the damaged cells through a process called angiogenesis
which develops new blood vessels to increase circulation
to the damaged tissue. It also accelerates the release of oxygen
molecules from the hemoglobin in the blood to the local tissue.
The gold standard for the rehabilitation of disc herniations is a
procedure termed non-surgical spinal decompression therapy. This
process significantly reduces intra-discal pressure and promotes
retraction of the herniation into the disc and facilitates influx of
oxygen, proline and other substrates. The promotion of fibro elastic
activity stimulates repair and inhibits leakage of irritant sulphates
and carboxylates from the nucleus. The most recent trial sought to
correlate clinical success with MRI evidence of disc repair in the
annulus, nucleus, facet joint and foramina as a result of treatment
and found that reduction of disc herniation ranged between 10%
and 90% depending on the number of sessions performed, while
annulus patching and healing was evident in all cases.
Lastly, neurophysiologic rehabilitation must be conducted
to treat the under functioning brain regions through a process
called plasticity. Plasticity is the process by which a neuron can
change according to the environmental stimuli it is exposed to.
The gold standard for TBI and MTBI rehabilitation is the Dynavision
D2 which is used across the world in major rehabilitation
hospitals and in many collegiate and professional athletic programs.
It works on visuo-motor-spatial skills as well as on a neurological
process termed “efferent copy” which integrates two
very important regions of the brain; the cerebellum and the frontal
lobe. These areas of the brain are responsible for everything
that makes us human such as problem solving, timing, sequencing,
planning, initiating though processes, and coordination. The
user is required to manually compress targets made up of 64 LED
lights that are blinking in a strategically established manner according
to the neurological presentation of the person.
Surviving the Holidays!
The holiday season is upon us once again! Here are some tips to
help get you through the hustle and bustle with less puff and fluff!
1. Food Prep!
The most common excuse for not doing food prep is “I don’t have
time!” But it’s really the exact opposite! If you’re short on time you
NEED to be meal prepping because it will SAVE you time, calories
AND money! It doesn’t have to be an all day meal prep either! A couple
hours on Sunday or whatever day you choose can set you up for
a week of success! Having food prepped and on hand will also keep
you on track with your eating because we all know that when we
don’t have healthy food on hand and we’re starving - we start to get
into trouble!
2. Get SweATy!
Some sweat is better than NO sweat! And some of a workout is
better than NO workout! Just by getting your body moving,
even when you are short on time, will help release your
“feel good” endorphins which in turn will help keep
your head in the game! So many of us actually eat better
when we’re working out, even though really it
should be the other way around...right, LOL!
3. H20 Up!
This is so easy to forget, especially when
you’re out running errands or just running
around in general! Drinking adequate
amounts of water will help keep you energized,
feeling less fluffy, and will help keep
your hunger down!
4. Throw it in the Purse!
This is so important, will help keep
you from falling off track when hunger
strikes and eliminates the need for a stop
at the mall’s food court. Just throw some
stuff in your purse ladies! Packs of nuts,
an apple, an orange....something clean that
will help take the edge off until you can eat
your next meal!
which event you’re going to splurge at and which event you’re going
to keep it clean! There’s nothing worse than eating something and
saying; “well that was so not worth the calories!” So, PICK what IS
worth the splurge and CHOOSE when you rather just eat clean.
Having a PLAN will save you ladies!! Trust me, it works! And yes,
sometimes things don’t go as planned, but it’s better than going into
the week with no plan at all. You can easily pack on the calories when
the happy hours/events/parties run ALL week long!!
6. No Gracias!
Easier said than done, but sometimes you just can’t do everything!
Overextending yourself is one sure fire way to stress out! And we
all know when we’re stressed it’s a downhill snowball effect. More
stress usually means less sleep, more carbs, more sugar...etc! So
pick and choose not only what you’re eating but when too!
7. Drink Wisely!
If you don’t love something, don’t drink it! If you’re
feeling crappy, don’t drink! If you need to have a productive
day the next day, think twice about the 2nd
or 3rd drink (easier said than done)! Drink when
you can enjoy it and don’t give in to the social
pressure of drinking! It’s your life, your
body, your decision! Stay strong and
that’s it!
Lastly remember, falling off track
happens all the time! The deal is to not beat
yourself up and to get back on track! The best
thing you can do is NOT let it snowball! The
snowball is what really tends to get most of us
in trouble! One “off” meal or day even, which
leads to another which leads to another!
Then before we know it, it’s been one week
and you haven’t had one clean meal. Always
remember you are only one meal away from
getting back on track! Another reason why
working out or moving everyday will help keep
your head in the game!
COPYRIGHTED
5. Pick and Choose!
The holiday season usually brings lots of social
events, meals out, extra alcohol, etc! This is why
it’s so important to PLAN your week ahead and pick
Spencer
Knight
Interviewed and written by Emily Peters
Photos by Eliot J. Schechter and Lauren Sopourn
Most people you meet in life
want to help you achieve
your goals. Spencer Knight
however, is tasked with doing
the exact opposite.
“I don’t remember my life
before hockey.”
As the 2019 first round, 13th overall draft pick, Knight
is one of two goaltenders currently on the Florida
Panthers 2022-23 season roster. Making his introductory
appearance just one day after his twentieth
birthday, the ice hockey prodigy is currently the youngest
goalie in the NHL.
“I want to put forth my best effort, win for my team, have
a positive impact on my community down here, and do all
that with a smile. As professional athletes, we should hold
ourselves to a high standard, no matter what age.”
The Darien, Connecticut native has been skating since
he was two-years-old, continuing his generational familial
passion for the sport.
“Both my parents played in school, and put me on
ice skates at such an early age, that it became a natural
routine. I knew once the winter months approached, it
was hockey season... and I was ready.”
Joining the USA Hockey National Team Development
Program in 2018, Knight set an all-time record
by winning 59 games in two seasons. The talented
netminder continued on, playing for the Boston
College Eagles, where as a sophomore he was
named the Hockey East Goaltender of the Year, and
was a two-time finalist for the Mike Richter Award.
Spencer resumed his goalie position at the 2021 World Junior Ice
Hockey Championships, helping to secure a gold medal for the
United States. Advancing an already notable status, Knight began
his Florida Panthers career as the 2020-21 season was coming
to a close, and has afforded Panther fans one of the most exciting
inaugural performances in NHL history. According to Knight, the
feeling is reciprocated.
“My introduction into the NHL was very unique because it was
during covid, so we were in front of an empty arena. I started towards
the end of 2021, and was able to play a few games with my
new teammates. The following year was my first full season, which
included a lot of learning and nerves. Conquering those beginning
obstacles and becoming familiar with NHL level hockey was an interesting
process.”
FLA Live Arena located in Sunrise, Florida serves as the Panthers
home base, and is now filled with onlookers cheering for their team.
“It’s loud, which absolutely adds a fun element to the game
while being a great reminder of what life was like before the
pandemic. The fans here are full of energy, and their enthusiasm
drives you to play your best.”
Knight has reached a pinnacle of success not easily attainable,
and from an outsider’s perspective, has done so at a seemingly
breakneck pace.
“Without a doubt it has gone by fast. When I take time to reflect
on the past three years, sometimes the days feel long, but there’s
so much going on during the season you don’t have a moment to
think about it. In the summer is when I sit back and contemplate
everything that has transpired.”
Obtaining global recognition, Knight understands that in wearing
Florida Panthers jersey number 30, he represents his team in
everything he does on and off the ice.
“You’re going to be judged whether you do or don’t do well, so you
have to try and block out the noise. When I was young, hockey just
seemed like an amazing sport to play, but it can be a lot of pressure
when you are observed by millions of people. Those kids that look
up to you, some might be in your shoes soon, so I make an effort to
put a favorable image out there. Personally, I remember growing up
If you’re
stepping
off the ice
uninjured
after a game,
that’s a win
in itself.
striving to imitate Henrik Lundqvist, and watching to see how he
carried himself in every day life, as well as how he played.”
To hold the title of goaltender in the top tier of ice hockey, is to
accept one of the most demanding jobs in sports. With vulcanized
rubber pucks careening through the air at speeds of over 100 mph,
risk of bodily trauma is constant.
“There have been times when it creeps in my head how dangerous
it can be, but we have great gear and protection. You can’t
control the incoming shots, so you just have to go for it and have
fun. If you’re stepping off the ice uninjured after a game, that’s a
win in itself.”
Knight continues to set records, becoming the first ever
20-year-old to make his playoff debut in an elimination game. The
Panthers rookie showed up to win, completing an impressive 36
saves, which lead to a 4 - 1 home victory against the defending
champions. When asked if he received advice from veterans on his
team, Knight says he is grateful for any and all words of wisdom
from those who have come before him.
“Everyone’s situation is distinct. I definitely received some guidance,
but the players lead mostly by example rather than simply
telling you what to do. Ultimately I want to win hockey games, but
you have to take it day by day. I enjoy the game when we beat our
opponent, and some losses are harder than others... but there are
always lessons to be taken from both. You either win or learn.”
Knight has accepted a three-year extension on his initial contract,
keeping him in Florida through the 2026 season. Bill Zito, General
Manager of the Panthers, speaks about Knight with lofty praise and
a wholehearted spirit.
“Spencer is a phenomenal goaltender, as well as an exceptional
athlete and person. He has thrived in his professional career, dedicating
himself to his training through his first two seasons in our
organization. With this extension, we are excited about the present
and future of Panthers goaltending.”
Spencer Knight, welcome to Florida. We’re thrilled you’re here.
Here’s what some of these clients had to say about Julie:
“Not only is Ms. Giachetti incredibly knowledgeable about the
Palm Beach County real estate market, but her close relationships
with prominent architects, builders, and designers was extremely
beneficial to us. When the home of our dreams was not available to
buy, we decided to build and Julie quickly changed directions, found
us a spectacular waterfront lot, and introduced us to all the right
people to make our dream a reality! Julie remained accommodating
and attentive throughout the entire building process, and just
recently we moved into our brand-new home. We overwhelmingly
endorse Julie for all your real estate needs!
“… Julie helped us think through how our home could best be presented
in the most favorable light prior to listing, and her advice
was extremely effective. She listed our home and just five days later
brought us a clean, all cash contract which closed in less than one
month. Our real estate experience was truly unprecedented!”
“…Julie’s attention to every detail from choosing the best real estate
photographer, brochure design, to her recommendations for
things we could do to make our home more desirable to buyers
proved to be a winning combination…. our home went under contract
in just days. Additionally, Julie kept us informed every step of
the way, and we were thrilled that she delivered a sales price over
the home appraisal estimate. We highly recommend Julie to sell
your home as she truly works tirelessly to make all parties happy.
Julie is …..simply the best.”
Today’s complex real estate market requires innovative thinking
to come to creative solutions whether you are buying or selling.
It takes so much more than just showing properties and writing
contracts to obtain a successful sale or purchase. Let Julie be your
guide to navigate you through the buying or selling process!
Lindsey Mygatt and Curtis Bennett
Real Estate Pros with
Smarts and Smiles
By diane feen
If Lindsey Mygatt and Curtis
Bennett were ball players, they
would be on the “All-Star” Team.
66 | DECember 2022 | www.AtlanticAveMagazine.com
The dynamic duo has been on the fast track in real estate
sales since they coined themselves “The South Ocean Group”
within the Coldwell Banker Realty umbrella.
Their success started early on. They earned the Coldwell Banker
Rising Start Award in Southeast Florida and have been named one
of the “top 30 Real Estate Agents Under the age of 30.” The award
is for driving sales, serving clients, and giving back to their community.
They were International President’s Circle Award winners,
putting them in the top 7% of the company internationally.
The reason for all the accolades bestowed upon them is their
“can do” attitude and relentless striving to surpass client satisfaction.
They are in it to win it – and are customer centric to a fault.
“Now more than ever, we believe in the importance of providing
white glove service to our clients.”
Their goal is to make the real estate process efficient, successful,
stress-free, and fun for their clients. And the two go-getters are
always on call to help clients from start to finish – and well after the
transaction too.
“We are not ‘Lock Box’ agents. We attend every showing for our
listings (and buyers) and are hands-on and proactive. We gain our
client’s trust and confidence with our in-depth market knowledge,
full-service approach, and passion for helping them meet their real
estate goals, big or small.”
Their stellar reputation in the community is due to their motto:
“No one will work harder than the South Ocean Group to make sure
clients are satisfied.”
The by-product of this attention to detail and (care for each client’s
needs) is friendship. It’s hard not to be in awe of this young couple
who are charming and bright, kind-hearted, and hard-working.
Many of their clients say that Lindsey and Curtis are not only
their trusted realtors but also their friends. “The relationships we
have built with our clients go well past the closing table.”
It seems this love fest goes both ways.
“How lucky I was to find Lindsey and Curtis from Hawaii. They
supported me all along the way. Their responses to my questions
and needs were fast, helpful, knowledgeable, and positive. Their
friendly and pleasant personalities are genuine; they are really nice
people. I give them my very highest recommendation.”
Lindsey and Curtis are charmed not only by the real estate industry
but by Delray Beach. The two live in Delray, play in Delray and
think the sun sets a little brighter on the streets of Delray (and the
surrounding area).
COPYRIGHTED

You’ll see them ‘golf-carting’ around Delray Beach, whether
showing property, traveling down A1A at sunrise (for a few moments
of relaxation) before a busy day, or on their way to dinner on
Atlantic Avenue.
This deep love of the real estate industry – and their desire to be
the best they can be - comes naturally to the pair with a real estate
heritage. Lindsey grew up learning the trade from her father, who
has been with Coldwell Banker Realty for 35 years. Curtis grew up
with a passion for real estate because his grandfather was a successful
real estate developer in Connecticut.
But it is not generational consideration that has spurred them to
climb the ladder toward success; it is sheer joy at the art of selling
real estate.
“We were born to do this!”
They are also bullish on its lasting inherent value.
“Even though these are changing times in the real estate market,
Delray is standing strong and is stabilizing. Iconic markets like Delray
Beach, Boca Raton, and Palm Beach are prime locations that can
stand the test of time through any changing market.”
Although interest rates are rising, now is a good time to buy property,
according to Lindsey. “Competition is lower than it has been
since the pandemic, and buyers have more choices now. Buyers do
not have to make substantial concessions like we have seen over
the last few years. Now buyers have the opportunity to negotiate.”
It’s also a good time to sell. “Inventory is still low, and there
are still many buyers who want to call south Florida home. When
priced right, sellers are still getting top dollar for their homes. It
takes a good, customized marketing plan to get as many eyes on
your property as possible. Now more than ever, having a knowledgeable
local agent that has boots on the ground and knows the
area well is important.”
Lindsey and Curtis are adamant that Delray Beach is an idyllic
place to work and play.
The duo has their favorite Delray Beach things-to-do list (move
over Oprah). And you’ll know when you see them, they’ll be cruising
the savvy streets of Delray in their golf cart, smiling and supporting
local merchants.
Their favorite restaurant haunts are Casa L’Acqua, the Grove, and
Brulé Bistro. Captain Clay’s Seafood is their favorite place to buy
fresh seafood to take home and cook. And, on Saturday mornings
(when not showing real estate), the couple supports the Delray
Green Market and the Coco Market on the first Sunday of the month.
Lindsey and Curtis specialize in selling real estate in Palm
Beach County.
Whether you’re local or out-of-state looking to find the perfect
home, or considering selling your condo, oceanfront oasis (or country
club property), they would love to be part of your home-buying,
selling, or investing journey!
BOB GARFIELD
Putting the Pro in
Professional Real Estate Sales
By diane feen | Photos by melissa korman
Bob Garfield sees life from all vantage points. That is
one of the reasons he has garnered a long list of loyal
clients who tout his professionalism and abilities.
COPYRIGHTED
Enjoying the view from Casa Del Mar LUXUry townhouse community - Boynton bEACH wHEre one of his listings is located
He is straightforward, honest, and hard-working for every client
he deals with. Garfield has a positive outlook on the current
Palm Beach County real estate market and is realistic
about its long-term growth.
“I see a changing real estate market. The days of a property hitting
the market with several buyers engaging in bidding wars the
same day are long gone. The good news is that I see a return to a
healthy balance between buyers and available inventory,” said the
Miami native and former retail executive.
According to Garfield, the current and long-term prognosis for
the Southeast Florida real estate market is that it will remain in
high demand.
“Many people living in high-density, metropolitan areas like New
York City, LA, and Chicago are seeing the benefits of wide-open
spaces, beautiful beaches, and abundant sunshine. I see the demand
for real estate continuing to be healthy and robust.”
Bob has been selling real estate for over a decade and knows the
Florida market extensively. He has lived in Delray Beach for over 18
years and sells property all over Palm Beach and Broward Counties.
“I do what it takes to get to the finish line and am always nearby to
assist my clients well after the sale is completed.”
You bet he does; just ask his clients. “Bob did an excellent job
of marketing my property. He made sure buyers knew the value of
my property, that it was in high demand, and was a quick walk to
Atlantic Avenue. Bob is very knowledgeable and detail-orientated,
making the process easy and stress-free.”
Garfield knows a lot about managing a business. He was a department
store executive and national sales manager for several
large home textile companies. He has an eye for property valuation
and a strong desire to help buyers and sellers meet their real
estate expectations.
It is crucial to Bob that he gets to know his customer’s needs
and desires right from the start of any transaction. That way, he
can make sure they are satisfied with the outcome. “If my client’s
goals are fulfilled, I know I’ve done my job. I am a real estate professional,
but my goal is to get to know my customers and the
property I show them.”
Garfield has always been this way. It is why he was a successful
executive in the retail industry and why he is someone who shines
brightly in the real estate industry. He is also a rarity in the South
Florida terrain. He was born in Miami, Florida, and understands
why people want to move here.
Garfield understands market values and how to match clients’
needs and lifestyles to specific neighborhoods and communities.
“I encourage a back and forth-give and take dialogue with my
sellers and buyers so that they are a part of the process and feel
comfortable. It is important to know everything about the property
you are buying and the one you might sell. That way, you can make
prudent – and accurate - decisions.”
Garfield listens to his clients and provides years of expert advice
on matters they need to know. After all, buying a new home is one
of the biggest decisions in one’s life. “I know that buyers and sellers
need the best advice on how to move forward successfully. That’s
why I take representing my customers very seriously and have the
experience to bring the transaction to fruition.”
He also handles most of the negotiating for his clients in the real
estate transaction. This ensures their experience is positive and
free of stress. “Life can be stressful,” adds Garfield, “but buying or
selling property doesn’t have to be. I make sure my clients are professionally
and competently represented from start to finish.”
Garfield’s words are not empty promises. His clients can attest
to that.
“Bob Garfield is a true real estate professional. He is personable,
knowledgeable, patient, and caring. He understands what’s important
in the process of successfully selling your home. Bob will take
the time to help you understand what will work best in preparing
your home for the market, help you with any contractor services
you may need, and advise you through the entire process.”
Part of the Garfield touch is that he helps clients get the resources
they need to get their property ready for sale. He finds them reliable
repair experts with his list of tried-and-true painters, plumbers,
electricians, and other contractors.
There is another side to this real estate professional – he is an
accomplished musician. “I see a strong synergy between music and
Real Estate. Things rarely go as planned on stage or in real estate
sales. Whether it’s a broken guitar string or making sure a contract
is executed correctly, the same clear thinking, astute listening skills,
and calm reaction under pressure is required.”
Invasion Duo’s musical project specializes in early 60’s British
tunes. You can see him perform at Tim Finnegans Irish Pub in Delray
Beach or Crazy Uncle Mike’s in Boca Raton.
Another part of Bob’s success is his marketing efforts when selling
his client’s properties. “I feature their property in mass social
media campaigns, large monthly magazine ads, and mail postcards
showcasing their home to create interest.”
With his corporate success as a marketing and sales professional,
Garfield understands customers’ needs and thrives on providing
perfection for both buyers and sellers. `
“I’m committed to providing my clients with professional services
based on my experience, knowledge, and skills. I’m humbled to
be the real estate agent of choice for those who want a great experience
buying or selling a home.”
Creating Homes that
Define Luxury Living
By diane feen | Photos are renderings by TekVisual
Seaside Builders know discerning
home buyers want to live every day
as if they were on vacation.
And if life in South Florida doesn’t resemble the true essence
of a vacation lifestyle, then what does?
That’s why this award-winning residential contractor specializes
in building luxury custom homes and condominiums that define
open spaces and a balanced lifestyle.
They also create homes for those who want to live in the epicenter
of ultimate comfort, elegance, and irresistible modernity.
Seaside has found an oasis of serenity where others have not ventured
before. But then again, Seaside is the pioneer of good taste,
creating luxury homesteads that make life a little sweeter and more
harmonious.
Their newest project is a 6,900 total square-foot single-family residence
being built at 1126 Vista Del Mar, a block from the beach and a
short walk from Atlantic Avenue.
This modern transitional home has luxury living at its core. It has
5 bedrooms, 6.5 bathrooms, and a flexible living area accommodating
any need or lifestyle. The two-story foyer adds majesty to a clean
and modern architectural style. The inside of the house is bathed in
natural light with floor-to-ceiling sliding glass doors that seamlessly
integrate the interior and exterior spaces.
There is also a spacious open designer Chef’s Kitchen with quartz
countertops, a large pantry area, state-of-the-art appliances, and an
oversized center Island.
If you ask Laudani, he will tell you that today’s homes differ from
the ones of the past. “Home Design is going through a transition
today based on the changing American lifestyle. Floridians want
homes that offer as many amenities as possible so they can accommodate
specific family needs.”

Homeowners today want gyms, movie theaters, media rooms,
dressing rooms, entertainment, and technology areas in their homes.
They also want to integrate the great outdoors with indoor living
spaces. That is why the new home at 1126 Vista Del Mar has an outdoor
entertainment area with spacious seating areas, a spectacular
swimming pool, and a loggia with an outdoor kitchen.
There are two bedrooms on the main floor with full bathrooms,
walk-in closets, and access to the loggia and pool area. The primary
ground-floor bedroom has a lavish bathroom, a walk-in shower with
hand-held body sprays, and a relaxing soaking tub. The second floor
has three bedrooms and three full modern luxurious bathrooms.
This single-family home is a block from the beach and Atlantic
Avenue. It is also less than two miles from the renowned Gulf Stream
Golf Course and the esteemed Gulf Stream private school. The home
is currently under construction, with a completion date in 2023.
Seaside is also building a three-story, nine-luxury condo
development at 1405 N. Federal Highway. This single-level living
brings the owner the comfort and privacy of a home with a resort
lifestyle vibe and full amenities.
The three-story condo offers privacy and luxury without the
maintenance of a single-family home. There are four bedroom, three
bedroom, and two bedroom condos ranging from 2,100 square feet
to 3,100 square feet. They have floor-to-ceiling windows, private
terraces, and balconies.
There is also a large resort-style pool and spa that reflects boundless
resort-style living.
This condominium will have a secured lobby entrance, private elevators
for residents, and outdoor showers. A Barbeque Area has
Fire Pit seating and the Fitness Center has state-of-the-art high-tech
equipment. A private Pavilion nearby has a comfortable covered
Pergola seating area as well.
There is also covered parking with ample spaces for residents and
guests. Residents also have access to secured storage rooms.
This quaint lush area North of Atlantic Avenue is one that Seaside
co-owner Thomas Laudani is bullish on. And if anyone knows land
and its inherent value and quality, it’s Laudani.
His 35 years of construction experience have made him one of the
finest builders of luxury homes and condos in South Florida.
Laudani has this to say about the Northeast area of Delray
Beach. “This new area North of Federal Highway is an area that has
been neglected. There has been substantial development south of
Federal Highway, but we feel that this area is the new frontier for
residential development.”
The “we” includes Laudani’s partner Patrick Whyte, who also is
part of what is defined as Delray’s pre-eminent builders. Their commitment
to excellence is unparalleled, and their attention to detail
is beyond comprehension.
Broker of Premier Estate Properties, Pascal Liquori, has this to
say about Seaside.
“Tom Laudani is truly a master builder. His years of experience give
him the ability to focus on clients’ objectives and deliver a completed
project that exceeds their expectations. Whether a renovation or
building a new house, his impeccable reputation and integrity are the
hallmarks of his success.”
Partner Whyte is also legendary for delivering the Seaside promise
of top-notch luxury construction. His expertise is in all areas of construction
and development, and he has been a licensed Florida General
Contractor for many years.
“We have a strong project management team, which is key to our
success. Our years of experience in the building business has given us
the ability to fine-tune the construction process to maximize comfort
and ease for homeowners,” said Laudani.
Seaside also has a loyal team that is well respected for its passion
and knowledge of design and craftsmanship. “My belief is that execution
and great people create the best business model for prosperity,”
said Laudani, known for challenging the status quo to meet (and succeed)
the growing appetite for luxury living in South Florida.
Lifespace Communities
that Enrich Life for Seniors
By diane feen
Right here in Delray Beach, just miles from the beach and Atlantic
Avenue, are two senior living communities that emphasize living.
They are known as Abbey Delray and Abbey Delray South and are
owned and operated by Lifespace Communities. Only a mile from
each other, each has a distinct flair and lifestyle options.
The Lifespace brand is one of the largest senior living companies
in the country.
And what they want people to know is that senior living is
more than just a sleepy retirement community. Quite to the contrary,
they have independent living in different size apartments, villas, and
garden homes within each community.
Abbey Delray offers the full range of care, and Abbey Delray South
has single-family homes that can be as enticing as any home in South
Florida. Studies have shown that keeping one’s mind stimulated
76 | DECember 2022 | www.AtlanticAveMagazine.com
and being active and sociable contributes to a longer, happier, and
healthier life. The good news is that Abbey Delray and Abbey Delray
South offer resort-style living with all the excitement and entertainment
one would want. They have over 20 exercise classes per week
(including Yoga and Tai chi) and courses and lectures to keep your
mind active and creative.
To ensure that residents have an active, fulfilling life, there is a
lifestyle director who plans social, cultural, and intellectually stimulating
activities. Exposure to educational and physical activities in a
supportive, nurturing environment is a win-win for everyone.
Abbey Delray recently underwent a $28 million renovation that
provides outdoor dining, a cocktail lounge, assorted dining venues,
and new state-of-the-art assisted living and memory care apartments.
There is also transportation for shopping, medical appointments,
and local events. If a resident has their own car, they can easily
come and go as they please.
The good news is that independent living comes with many
stress-free components –maintenance, landscaping, weekly housekeeping,
flat linen service, and 24-hour gated security.
If you’re retired and ready for the good life, you can have it at your
fingertips at Abbey Delray and Abbey Delray South.
Amenities include a Fitness Center with a fitness director, heated
pool and whirlpool, billiard room, art studio, library, beauty salon,
and non-denominational spiritual leader with weekly services.
“When we are young, we don’t think about the future. But as people
age, they start to think about the what-ifs. Those uncertainties
are what people plan for as they get older. At Lifespace, they call this
“having a smart plan in place.”
Jennifer Stevens, Executive Director of Abbey Delray South, explains
it this way. “It’s very important for people to understand what
a Continuing Care Retirement Community is. You can stay in your
independent living home until you need another level of care. This
would include assisted living, memory care, or skilled nursing.”
What is so perfect about these two communities is that they have
varying care levels available, so you never have to leave the Abbeys.
“We encourage people to move in when they’re in their early 70s
because they get to enjoy all the amenities of the community while
planning (and having control) over their future.
Residents get to indulge in community activities (travel) and enjoy
a stress-free lifestyle. But, if they need medical support, skilled
nursing, or memory care, it’s on the premises.”
If you are in their Independent Living facility and you exhaust
your financial resources, through no fault of your own, they will take
care of you for the rest of your life. “You don’t ever have to leave; it’s
like having a long-term care insurance policy,” Stevens adds.
For one woman, Abbey Delray has been the perfect place for her
mother. She is in independent living, but she will move to their assisted
living facility when she is ready.
“Everyone at Abbey Delray is warm, welcoming, positive, and
loves where they live. My mom has been in independent living,
and it’s like a hotel; it’s beautiful. They have lots of activities, and
the staff is wonderful. My mom plays cards; they have arts and
crafts, reading groups, exercise, movies, and lectures. I have peace
of mind knowing that when she’s ready, she can go to their assisted
living facility.”
Abbey Delray South offers spacious one, two, and three-bedroom
apartments or single-family homes. It sits among lush gardens and
a landscaped courtyard just 2.5 miles from the beach. They call it
“carefree resort-style living with lock-and-leave convenience.”
At Abbey Delray, their multimillion-dollar expansion and renovation
includes a Performing Arts Center for banquets and performances
and a state-of-the-art fitness center with Helsinki University
Research fitness equipment, effective for older adults.
They also have a resort-style heated pool, a new lavish spa and
salon, restaurant-style dining with an outdoor terrace, and a serene
outdoor garden. The independent living apartments and villas
have stainless appliances, space for a home office, and a washer
and dryer.
Stevens is so impressed with the facilities at Abbey Delray South
that her family resides there. “My in-laws have lived in Abbey Delray
South for over two years. They love it, and I would not have moved
them there if I did not believe in what we have to offer.”
Abbey Delray has independent living, private and semi-private
apartments, and assisted living and memory care suites. This gives
residents the independence they want with an uplifting quality of
life. It also offers long-term peace of mind for residents and their
families. They get on-site clinics, rehabilitation therapies, and longterm
nursing care access from expert practitioners if necessary.
Visit Abbey Delray and Abbey Delray South. The reasons are as
varied as the shape of the moon. But one thing is for sure, you can
do more, enjoy more, and be more at Abbey Delray and Abbey Delray
South.
These active adult communities embrace possibilities while engaging
residents with the opportunity to socialize, thrive, and live
each day with purpose.
Local Zealot to International Agent at Large
By Lesley Marlo | Photos by tom craig
Well-known in our area as a zealot for all things local,
Lemore Zausner is spreading her wings, zigzagging across
the globe to help her clients buy and sell lakeside villas to
penultimate penthouses, and maybe even a castle or two.
Here in her hometown of Delray Beach, Lemore can often be
spotted cruising around in her golf cart, showing property,
volunteering, shopping local boutiques, and attending community
events. Her passion for the Gold Coast lifestyle is simply
undeniable and completely contagious, as her clients are quick to
find out.
Delray proper and the stretch of coastal communities north and
south are her most traversed territories for both work and play, but
Lemore’s firecracker enthusiasm and dedication to her craft defy
boundaries.
As the world reemerged post-COVID lockdowns, Lemore was
ready for action, not just closing deals in record speed, but also expanding
her reach. By forging relationships with locals and fellow
pros in faraway lands, she has literally unlocked a world of possibilities
for her clients.
On the Move
A peek at her Instagram reveals that this girl gets around. Miami
to Port St. Lucie, Florence to Sardinia, Tel Aviv, Dominican Republic,
Columbia, and San Francisco are a handful of locations in her eyecandy
feed. Each bite-sized post will make you fall in wanderlust,
and it’s no surprise she’s got that knack.
A New York native, Lemore was an award-winning professional
photographer and has a master’s degree in Urban Planning from
NYU. That knowledge, her keen eye, and her New York City hustle
combine well for her clients dreaming of a new place to hang their
swim trunks.
While she’s been intensely busy keeping up with the deluge of aspiring
Florida residents clamoring for a piece of paradise, somehow
Lemore found time to forge a network of connections in time zones
around the world. Sombreros to fedoras, beanies to ball caps, there is
one hat she never takes off – Lemore is ever the real estate devotee.
‘Let’s Make a Move’ is her
tagline, and when it comes to
moves, it seems that Lemore’s
got all the right ones.
COPYRIGHTED
Move oVEr Miami
In the past year alone, she’s been to the Middle East, South America,
Europe, Mexico, the Caribbean, and all over the U.S. Her travels
find her snapping pictures in penthouses atop Israel’s chicest city
to seaside shanties in Sardinia. Even on vacation, she makes it a
point to visit the local real estate offices, a pastime that has opened
doors of opportunity–for herself and her clients–far beyond the
borders of the Sunshine State.
“American clients are looking outside the U.S. more than ever,”
Lemore shares. “Instead of moving or buying a second home in another
state, they’re keeping their primary residence in Florida and
buying vacation homes in other countries.”
She adds, “We have three international airports within an hour’s
drive, so traveling abroad is easier than getting to a lot of places in
America.”
This also attracts clients from other countries who are looking
for a place here in seductive south Florida.
“Co-marketing and co-collaboration efforts can reach a much
broader audience,” says Lemore about working with agents in other
countries.
Miami is well known as a star-studded locale and melting pot of
cultures, but Palm Beach County is skyrocketing in popularity worldwide.
Boca ditched its reputation as the place everyone’s grandparents
live, and Delray Beach is officially on the radar, with international
tennis events, thriving arts and cultural programs, nightlife, dining,
and notoriety as the “Most Fun Small Town in America.”
Market Moves
Those of us who have lived here more than a year witnessed just
how hot Florida’s housing market can get, with soaring listing prices,
bidding wars, and sight-unseen closings. Today, the two questions
on the minds of both buyers and sellers are:
Is the south Florida housing market going to freeze up?
And, are prices going back to “normal”?
According to Lemore, the short answer is, no. “While interest
rates have risen, they are still at historic lows and many entering
the market are cash buyers,” she reminds. “I don’t see prices going
down here, as demand remains high. I see properties on the market
a little longer, but if it’s desirable and priced right, it will fly.”
Today’s market also allows buyers a more reasonable process
and more peace of mind. “A big change for the better,” she says, “is
that buyers are no longer foregoing contingencies in order to be
more competitive.”
People are still moving to Florida in droves – almost 1,000 per
day according to surveys, US Census Bureau Data, and industry
metrics. Whether they come from the northeast, California, or overseas,
everyone needs more than a house. They need information,
references, and endorsements for schools, services, and everything
it takes to truly “live” in south Florida. This is another way Lemore
sets herself apart.
Making the Moves
Buyers benefit from her area insight along with “Lemore’s local
treatment” – concierge services and connections only an insider
like Lemore can offer: referrals and hook ups to perks, including
golf cart rentals, hard-to-get restaurant reservations, and can’tmiss
events. Plus, references for services like housekeeping, landscaping,
interior décor, and even pet sitting help make her clients’
moves seamless and integration as warm and inviting as the climate
that draws them here.
Her finger on the pulse of everything local, including market nuances,
works to the advantage of the sellers as well; after all, it’s
lifestyle people are buying, not just walls and a roof. “I’d never stick
a lockbox on a listing and assume the house will sell itself,” she says.
This latest mission is to extend that local touch, setting her sights
on destinations far beyond Florida.
“Finding your perfect place takes work and insight, but that’s
just the beginning. And when you’re shopping from another state
or country, local connections can make a huge difference in your
quality of life there. That’s what I aim to deliver.”
And that is a nice move!
Chamber of Commerce
Celebrating the City of Delray
and the People Who Make It Great
By Diane Feen | Photos by MasterWing Creative Agency anddiane feen
It was a gathering
of like minds and
contiguous hearts.
The Delray Beach Chamber of Commerce
pulled out all the stops and
created one of the most ambitious
and exciting events this year. Called “We
are Delray,” the evening soiree drew over
250 people and honored those in the community
who contribute to its greatness.
If you think that honoring local businesspeople
would be a high-pitched
snore, you’re wrong. The chamber team
came up with unique ideas for contests,
awards, and fun-filled games that were
just a bit removed from the norm.
Take the Chopper Dropper, for instance.
Guests gravitated to the outdoor terrace
of the Seagate Country Club. With great
anticipation, hundreds of people waited
for a helicopter to drop golf balls on the
course. Guests bought the balls for $20
(they sold 400), and they were dropped
on the course with numbers attached. The
winner was the first ball to land in a hole
(Jesse Sowards).
They also sold beaded necklaces that enabled
people to play “Head or Tails.” Guests
were asked to put their hand on their head
or tail, and a coin was tossed to determine
a winner (after quite a few were tossed).
The winner, Janey Ciampi Bass, took home
a gift basket with goodies and a half-page
ad in Atlantic Ave Magazine.
There were photo ops on an 8-foot banner
with logos of event sponsors. The presenting
sponsor was Posh Properties, and
other sponsors included International
Materials, Revive!, PNF Accountants & Advisors,
CDS Holdings, The Plaza at Delray,
Stuart & Shelby, and more.
Through the haze and motion of all the activity, networking
reared its head with a vengeance. After two years of quiet confinement,
everyone wore their metaphorical party hat.
“I enjoyed meeting, greeting, and catching up with colleagues.
Some I had not seen in quite a while. The layout of the club allowed
attendees to network and connect. The event agenda not only included
the awards for the best of the best in our community, but
the whole evening was buzzing with high energy with fun and interactive
games and activities. It was a wonderful time,” said Shona
Castillo, Caring Kitchen Program Director.
Castillo was right. Rumor has it there was a wine wall and hula
hoop game, but for those who don’t tip the meter much over five
feet, it was an array of seeing old friends and making new ones. It
was a fun night where high heels or a tall stature came in handy.
Mary Giuseffi rolled out her pink carpet to do interviews with
guests for the filming of her show, Suddenly Sensational. The statuesque
fashion (and brand) maven got everyone gushing about Delray
Beach’s camaraderie and its inhabitants’ kinship.
“We are Delray” is the Chamber’s Annual fundraising event, and it
did not disappoint. “’ We are Delray’ had the most sponsors and attendees
of any Delray Beach Chamber of Commerce event in recent
years,” said Sarah Mears, Marketing Director of the Delray Chamber.
There were auction items and trays of goodies that kept coming
doing extraordinary things, the annual Chamber awards were bestowed
upon those deserving of the moniker.
The Delray Beach Chamber of Commerce 2022 Business Achievement
Award Winners were: Conde Center for Chiropractic Neurology
won Business of the Year, Jeffrey Fine of iTHINK Financial was
Business Person of the Year, Habitat for Humanity of SPBC was
Nonprofit of the Year, and the Crystal Palm Award for Community
Service went to Shaun Hall.
But if you ask most people who attended, they would likely agree
that everyone was a hero in their own right. “The Chamber event
was really fun. The food was great, and the club was beautiful. The
best part of the evening was the guests who attended the event.
I felt surrounded by like-minded people who care about Delray
Beach!” said Judy Mollica of Ocean East Properties.
The Delray Beach Chamber has approximately 800 members –
businesses, professionals, and non-profits – that band together for
support and good deeds. The event also heralded their 2023 Premier
Partner, 4ever Young Delray.
“It was so amazing to see the best of our community come together
to celebrate each other’s successes. We are Delray, and we are Better
Together!” said Stephanie Immelman, CEO of the Delray Chamber.
She’s right.
Here Comes the Chief
Delray Beach’s New Chief of Police Russ Mager
If you’re afraid of heights, you might not want to read Chief Russ Mager’s
resume. The 26-year Delray Beach police department veteran has scaled
the depth and width of the department as if he were spiderman.
But unlike a superhero, Chief Mager is very down-to-earth
and relatable. He’s the person officers and others in the Police
department rely on to make sound judgment calls and
keep justice scales on equal footing.
He’s also the person everyone counts on to keep his hands on
the wheel when reality may shift under his feet. After all, Chief
Mager has held almost every position in the Delray Beach Police
Department. He started out in the Community Patrol Division, was
a member of the SWAT Team, a Field Training Officer, TACT Team
Officer, and Auto Theft Detective. He was a founding member of
the Honor Guard Unit and was promoted to Sergeant in 2014.
As a sergeant, his goal was to experience as much diversity in
the role as possible. He was a Field Training Sergeant, Clean &
Safe Unit Sergeant, and the Internal Affairs Sergeant. Mager was
also assigned to the Investigative Division, where he served as
the Crime Scene Sergeant, Property Unit Sergeant, and Crimes
Against Persons Sergeant.
In 2015 he was promoted to Lieutenant in the Community Patrol
Division and then Administrative Lieutenant. He was also a
Special Operations Lieutenant and Captain in the Investigative Division.
In 2020 Mager was promoted to Assistant Chief of Police.
On August 31st of this year, he took the moniker (and responsibility)
of Chief of Police of the Delray Beach Police Department.
To say that Chief Mager is an overachiever is like saying the sun
rises in the East. The Florida native has always been one to work
hard and view learning as something to be imbibed voraciously.
He is a by-product of his upbringing. His father was a judge in the
Palm Beach County Fourth District Court of Appeal and later became
a private mediator. Though his father spent 60 years in the
legal profession (and his brother is a lawyer), the legal profession
did not appeal to Mager.
Instead, he found joy and success in the hospitality industry. He
started as a front desk clerk (in a hotel) making $5.35 an hour nd
was promoted to front desk supervisor. From there, he became a
night manager. It wasn’t long before he was recruited as assistant
general manager of a hotel in California, but after two years, he
transferred to a hotel in Deerfield Beach.
“I loved working with people. I was always a talker. I’m not shy;
I engage in conversation with others. I am also a fixer and like to
help people.”
But after six jobs and eight years in the hotel industry, Mager
was looking for a change. When his roommate suggested he work
as a police officer in Delray Beach, Mager was non-plussed.
“My roommate thought I would do well as a police officer, but I
said no thanks. After a year, I did a ride along and got a front-row
seat to ‘see a day in the life of a police officer.’”
The rest is history – 26 years, to be exact. Mager filled out an
application, was accepted, and was sent to the police academy. A
year later, he became a road patrol officer.
If you believe that destiny plays a strong role in life, you have
to believe that Chief Mager was tailor-made for a career in law
enforcement. Others tend to agree.
“Chief Mager served in the trenches and knows what police
work is all about. He is methodical about the decisions he makes
and does what’s best for the organization and its people. He
knows what needs to be done and how to implement it,” said lieutenant
Vinnie Gray of the DBPD.
Mager is a rare find in the stratosphere that he inhabits because
of his humility and kind demeanor. He is also quick to unearth the
history of his strong work ethic. At age 13, he woke up at 4:30
am, swept clay tennis courts by hand, and re-lined them. He also
worked at a pet store cleaning cages and, in high school, parked
cars at a country club.
His good nature and ability to absorb information like a sponge
have set the stage for success in whatever capacity draws him
near. He credits his good nature to his mother, who “always has a
smile on her face.”
Others see the golden hue that tinges his genial smile as well.
“Chief Mager is a genuine, authentic guy. He speaks to you honestly
and has sincere concern for your opinions on all matters,”
said Captain Anthony Martinez.
Mager may be high up in the ranks of the Delray Police Department,
but his sights are always at ground level. He was recently
the announcer (and cheerleader) for the 10th Annual Guns N’
Hoses softball challenge between the DB police department and
the DB fire rescue.
As for the future of the DBPD, Chief Mager wants to reinforce
the importance of treating people fairly and doing the right thing
in the community.
They will continue youth programs, such as high school baseball
camps and criminal justice classes. “I like being in a position
to effect positive change and Interact with people in the community.
I want to be a great ambassador for law enforcement.”
If you ask Perry DonFrancisco of Delray Citizens for Delray Police,
he’ll tell you that Chief Mager’s mission is a slam dunk. “Chief
Mager is a well-rounded, highly trained police professional. He is
a great communicator and a believer in excellent service and will
work hard to provide a safe community.”
We agree.
Homemade Food Made to Please You
IL CONTADINO RISTORANTE
Michel Menna is a people
pleaser – in a foodie kind of way.
He dotes on his customers with homemade Italian fare at his
intimate restaurant in Pineapple Grove.
The restaurant, Il Contadino is a place where people
come to celebrate holidays, birthdays or just want to luxuriate in
the pampering and power of a homemade Italian meal.
Menna likes when his patrons call ahead to tell him what foods
they prefer. That way he has time to create the perfect version of
their favorite dishes with élan.
102 | DEcember 2022 | www.AtlanticAveMagazine.com
Veal Siciliana
Ken Chiarella came to Il Contadino with his mother Marilyn
(who was celebrating a milestone birthday) and three of his
friends. All are snowbirds and find themselves smitten with the
culinary prowess of Menna.
“Michel puts out food that is second to none. Everything is personalized
and fresh, and the flavors are distinct and amazing. Every
time we come here, he asks us what we want, and then he
prepares it beautifully.”
When Ken’s mom Marilyn asked for lamb chops for her birthday
dinner, Menna didn’t have them. But within an hour they
mysteriously appeared in front of her with all the trimmings. She
beamed with delight as her son looked on with amazement and
accolades fit for a prince.
“I have been to the best restaurants in New York and Italy and
Michel is as good as all of them. I always tell the truth; this place
is amazing.”
Others feel the same way. “Do not walk past this place when you
visit downtown Delray. If you’re a true foodie tell Owner/Chef Michel
you want to try the meatball first and you will be blown away!
Then enjoy dinner and very fine wines! Support your local chef,
there’s no one better!”
Some of the dishes that Ken and his guests (Sam and Judy Maruca)
had are steeped in Italian tradition and prepared artfully and
tastefully. They raved about the artichoke hearts basted in garlic
with a wine sauce, sprinkled with Reggiano cheese. As lovers of
homemade Italian food, the group feasted on Zuppa di Mussels in
a light tomato sauce with clam broth, as well as Cowboy Rib-Eye
Cooking has been a passion of Menna’s since he was a tot. When
his parents were away, he would go into the kitchen and create
gourmet dishes for them. “My parents would come home and say,
‘who catered this meal.’ I could barely reach the stove, but I loved
cooking, it’s always been my creative outlet.”
His guests can tell. “This pasta made me feel like I was in Italy.
We have been here so many times and it’s always wonderful,” said
Maruca. His wife Judy was all smiles as the spaghetti with anchovies,
garlic, olive oil, and breadcrumbs came to the table.
One of Menna’s finest dishes is his tequila tortellini, prepared
tableside in a flame-lit pan that sparks the tequila to adhere to the
creamy light sauce. Add that to the peas, prosciutto, and Reggiano
cheese, and you have a delicious pasta that hails from the greats.
It seems Michel is always on the prowl for new dishes and new
experiences. After all, he has been in the restaurant business for 40
years. Just recently he tasted potato latkes from another restaurant.
Not impressed he quickly got out his frying pan and tried his hand
at this ethnic dish. What he came up with is a potato latke lover’s
dream. Tasty, crispy, and fresh, they seemed to disappear as quick as
they came to the table. He also added sour cream to the center fold.
For Marilyn’s birthday, Menna cooked up a rack of lamb with
roasted garlic and rosemary. It was a dream dish, she said. And she
ought to know. The Boynton Beach resident cooked delicious authentic
Italian meals for her family for years.
For Michel time does not stop. Though the restaurant business
has been hard hit by the pandemic he continues to experiment in
new ways to please guests. “I will be open for breakfast if people
want me to. I make great omelets with fresh vegetables and other
style egg dishes. People just have to call me.”
Menna is also making fresh pizzas with all the trimmings of the
pizza heritage. There is a difference between pizza and homemade
pizza, and Michel wants to show everyone the difference. Also
new at Il Contadino are fresh paninis and wraps with meats, fresh
cheese, lettuce and tomato.
Other outstanding dishes are Pork Osso Bucco that is braised all
day with tomatoes and vegetables as well Mozzarella En Carrozza.
If you are a fish lover, try the whole Branzini, baked with garlic and
wine, delicately cooked.
If you are celebrating a special occasion Menna will prepare
Cowboy Ribeye Steak Pepperonata
homemade dishes for as many people can fit inside this intimate
space. He also has over a thousand different wines from around the
globe waiting to be opened.
The Chiaprella and Maruca clan had a bottle of Napa Valley Eagle
Eye red wine that was divine. Full-bodied and smooth to the palate,
it was an excellent choice. Whatever your wine preference is,
Menna will make it happen.
That might be another reason people love dining there. “Michael
and his staff take the farm to table concept to new heights. I had
Eggplant Napoleon, wow. A fresh and delicious take on eggplant
rollatini. His presentation of veal cutlet with eggplant gave new life
to an old favorite – it was amazing. Topped it off with cannoli and
cappuccino. Best ever. This place is the real deal,” said Doug.
It’s comments like Doug’s that makes Michel smile. It is also what
makes his passion flame – not only table side – but inside his heart.
misc | ask the petxpert
BY Bill Piechocki and Dr. Diane Sudduth, DVM
Is Inflammation the
Cause of an Unhealthy Pet?
Our goal as pet parents is to provide our companion pets with
as happy and healthy lifestyle as possible. This is a major
challenge in that they cannot always convey the conditions
they are having. To make it more difficult, both the pharmaceutically
dominated medical community and big food manufacturers
are not promoting preventive measures but rather symptom mediation.
Arthritis, colitis, hepatitis, pancreatitis and all the “itis” conditions
are inflammatory conditions, not a disease. We listen to the
experts giving us “health” advice and yet our pets are suffering from
these common conditions and leading a shorter life. Inflammation
is actually the body’s response to heal the body. It floods those areas
with the proper cells, nutrition, hormones and other natural
tools of the body in order to create healing, not temporary relief.
Does prescribing anti-inflammatory drugs make sense in stopping
that healing process?
We are advised that our pets can only consume a man-made
“science-based” artificial diet. Let’s look at these types of foods and
understand where and why the problems start.
The majority of commercial and veterinary pet foods start with
corn as a base. First and foremost, carnivores don’t hunt, kill and
consume corn in nature. Often, it is listed in several forms which
makes it the majority ingredient. Today, most corn is genetically
modified (GMO). Is that a safe ingredient? The modification is used
to allow the corn plant to make an insecticidal product from within.
These are poisons that affect the cells of the animals that consume
them. In addition to the GMO plant, the crops are treated with a
plethora of fungicides, pesticides, herbicides and other “cides” that
are designed to kill something. Yes, those are all poisons too.
As if this isn’t bad enough, these crops are sprayed with chemicals
like glyphosate (Roundup and others) that we know also have
high toxicity effects. Once transported to storage facilities, they are
treated with more of “cides” to prevent damage to the integrity of
the crop.
Another form of corn commonly used as an ingredient is corn
gluten meal. That is corn often combined with wheat gluten meal.
We hear a lot about the intolerance of gluten in foods.
Now these same corn products are fed to our food supply sources
such as cattle, dairy, poultry and fish, thus contaminating those
sources that are part of the pet foods. In addition to the these contaminated
but “deemed safe” components, that are subsequently
treated with chemical additives, preservatives, nutrients, flavors
and other synthetics during processing.
You can see that this is a recipe rich in oxidative stress and inflammation
that feeds disease. So where is the science and the
health in the foods with these ingredients? Where is the speciesspecific
natural approach to food for our pets?
Would it be better to eliminate and avoid the foods that cause
these health challenges and instead feed a fresh, real species-specific
rotational diet? It’s time that we look past the slick marketing
of these major industries and educate ourselves to help our pets
live an optimal life.
