A bright<br />

start<br />

This issue of <strong>Marina</strong> <strong>World</strong> delivers some positive reading material for a bright<br />

start to <strong>2023</strong>.<br />

As the elevated interest in boating and boat ownership shows no sign of<br />

flagging, it is prime time for marina development and regeneration. We report on<br />

wide-ranging global projects, including the major investment in Ocean Reef <strong>Marina</strong><br />

in Perth, Western Australia; a new megayacht marina as part of the Calypso Cove<br />

cruise port in the Bahamas; second phase completion of the Port of Novalja marina<br />

in Croatia; marina plans for the first Neom island in Saudi Arabia; regeneration<br />

planning for Des Moines <strong>Marina</strong> in the USA; and waterfront rejuvenation in and<br />

around Jesolo <strong>Marina</strong> in Italy.<br />

Many projects were mooted, progressed and completed in 2022 as postpandemic<br />

momentum built up. Highlights for the year are summarised in our<br />

annual Global Review and include the regeneration of Noss on Dart marina (now<br />

near phase one completion – see p. 23) and Windermere <strong>Marina</strong>, both in the UK;<br />

a rebuild of St Helier <strong>Marina</strong> in Jersey, Channel Islands; modernisation of Cannes<br />

Vieux Port, France; the opening of <strong>Marina</strong> Porto Heli in Greece; completion of<br />

first-phase redevelopment of <strong>Marina</strong> Polesane in Croatia; inauguration of Larnaca<br />

<strong>Marina</strong> in Cyprus; the start of build work on the long-awaited Dana Point marina<br />

in California, USA; plans to develop Porto Habacoa in the Bahamas; further<br />

progress with Amaala in Saudi Arabia; huge expansion plans for Rivergate <strong>Marina</strong><br />

& Shipyard in Brisbane, Australia; and a proposal for Te Rahui, a boat harbour in<br />

Whakatane, New Zealand.<br />

There remains increased focus on environmental issues, sustainability, and<br />

electric boating and electric boatyard equipment. <strong>Marina</strong> <strong>World</strong> was privileged<br />

to have five industry professionals discuss these topics at Tech Talk sessions at<br />

Metstrade 2022 last November and the points raised are shared (pages 55-60).<br />

The major take-away from both sessions was the importance of creating quality<br />

experiences for customers – no ‘green’ initiatives will be successful if socio and<br />

economic aspects are ignored, and no ‘green’ technology adopted if it is not truly<br />

clean and efficiently accessible. As Oscar Siches, our chair for both sessions,<br />

emphasised “we are not marine anymore, we are hospitality.”<br />

Along with the quest to create sustainable and hospitable marina environments,<br />

key overall trends for 2022/23 include greater integration and collaboration –<br />

marina chains and organisations are broadening their reach – and simplified,<br />

time-saving ‘plug and play’ approaches. Challenges include the need to better<br />

liaise with local government and the community so as to aid marina planning and<br />

good relations in general, and action to improve and streamline the supply chain of<br />

materials; a significant problem throughout the leisure marine industry.<br />

PierPump – Trouble-free disposal of waste and bilge water<br />

from boats and yachts.<br />

When installing a wastewater management system harbor<br />

operators have to make several decisions depending on the location,<br />

number of berths and size to find the optimal system.<br />

The Vogelsang PierPump is a customer-oriented high-performance<br />

solution, which is easy to operate and allows bilge water or black<br />

water to be pumped directly into the sewage system. The integrated<br />

rotary lobe pump means that the PierPump is resistant to foreign<br />

matter, so that the vacuum extraction process does not come to stop<br />

if the wastewater contains foreign matter. Wastewater tanks are<br />

vacuum extracted in a very short time, and the voyage can continue.<br />

Funding boost for<br />

Ocean Reef<br />

AUSTRALIA: The McGowan Government has delivered a major funding boost<br />

for the coastal pool at Perth’s Ocean Reef <strong>Marina</strong> waterfront precinct.<br />

The marina’s new project budget of<br />

$223 million will see the coastal pool<br />

become an iconic new destination,<br />

with the pool deck extended and the<br />

addition of an architecturally-designed<br />

hospitality building.<br />

Plans for the coastal pool were<br />

initially introduced to the marina<br />

project as a result of strong community<br />

feedback and it is expected to be a<br />

significant tourism draw for Ocean Reef<br />

and Western Australia.<br />

The announcement coincides with<br />

the release of a unique precinct-scale<br />

waterfront development opportunity<br />

through an Expressions of Interest<br />

process, which will bring the Ocean<br />

Reef town centre to life.<br />

The government, via<br />

DevelopmentWA, is seeking a master<br />

developer to deliver the first stage sites<br />

suited to a range of retail and food and<br />

beverage options, alongside residential<br />

and short-term holiday accommodation<br />

and commercial land.<br />

Once complete, Ocean Reef <strong>Marina</strong><br />

will become an iconic waterfront<br />

precinct providing recreational, tourism,<br />

residential and boating facilities for<br />

local residents and visitors. The new<br />

marina will have up to 550 wet berths<br />

and a drystack for 200 boats, new boat<br />

ramps, more than double the existing<br />

trailer parking and a family beach.<br />

In addition to the marina<br />

development, the state government<br />

is investing a further $106 million to<br />

prepare land for sale to the private<br />

sector for residential development, with<br />

proceeds to offset the cost of the total<br />

project.<br />

Premier Mark McGowan commented:<br />

“The Ocean Reef <strong>Marina</strong> is one of the<br />

most important development projects<br />

in our state, creating more than 8,600<br />

construction jobs, and will ultimately<br />

inject $3 billion into the Western<br />

Australian economy.”<br />

Calypso Cove project agreed<br />

BAHAMAS: A megayacht marina is to form part of the $250 million Calypso<br />

Cove cruise port project at Long Island. The Bahamas Government signed the<br />

development agreement with Azul Destinations last October.<br />

The new cruise port – one of two<br />

under development in the island<br />

group – will be able to handle many<br />

thousands of passengers every day but<br />

also has a strong focus on appealing to<br />

guests wishing to lengthen their stay. A<br />

Inaugural PIANC America<br />

USA: The US Section of the <strong>World</strong> Association for Waterborne Transport<br />

Infrastructure (PIANC) is preparing for the inaugural PIANC America<br />

Conference, which takes place in Fort Lauderdale, Florida from 24th-27th<br />

April.<br />

PIANC USA is sponsoring the<br />

event so as to foster collaboration<br />

between countries in North America,<br />

South America and the Caribbean<br />

in support of a stronger waterborne<br />

transportation system within the<br />

western hemisphere.<br />

200-room hotel, casino, waterpark, 18-<br />

hole golf course and retail outlets are<br />

part of the plan.<br />

Construction should start by the end<br />

of this year or early 2024 and employ<br />

around 300 workers.<br />

The conference, which is expected<br />

to attract around 300 leaders and<br />

innovators, will discuss topics related<br />

to sustaining ports, waterways and<br />

marinas in a changing climate.<br />

Melbourne City<br />

completes large berth<br />

upgrade<br />

AUSTRALIA: The City of Melbourne has completed a $1.97 million upgrade of<br />

Melbourne City <strong>Marina</strong> in Victoria Harbour, enabling it to better welcome larger<br />

vessels.<br />

Lord Mayor Sally Capp explained<br />

the rationale: “Originally built in 2006,<br />

the marina needed to be upgraded to<br />

be able to welcome all of Melbourne’s<br />

boating community and visitors to our<br />

city. We’ve installed new pontoons,<br />

security gates and piles to allow a<br />

greater variety of boats to use our<br />

fantastic facilities. As we enter the<br />

summer months we’re expecting a big<br />

increase in the number of bookings<br />

of Docklands and supporting local<br />

businesses.”<br />

The marina upgrade has retained<br />

the existing four superyacht berths,<br />

with the design preparing for two<br />

additional berths in the future. Vessel<br />

size allowance has been increased,<br />

with two berths rated for 1,350 tonne<br />

vessels and the other two for 600<br />

tonne vessels.<br />

CROATIA: The second phase of pontoon installation has been finalised at the<br />

Port of Novalja on the island of Pag on behalf of the port authority.<br />

Marinetek Adriatic installed 18 Premier A 60m (197ft) long breakwater was<br />

pontoons and three breakwater modules built as the site experiences challenging<br />

to complete the project, which offers 190 weather conditions and relatively high<br />

First NEOM island announced<br />

SAUDI ARABIA: His Royal Highness Crown Prince Mohammed bin Salman, chairman of the NEOM board of directors,<br />

has announced the development of Sindalah, the first luxury island destination in NEOM and one of the most important<br />

projects supporting Saudi Arabia’s national tourism strategy.<br />

A main gateway to the Red Sea<br />

offering bespoke nautical experiences,<br />

Sindalah is expected to start welcoming<br />

guests from early 2024. It is anticipated<br />

that the development will create<br />

3,500 jobs for the tourism sector and<br />

hospitality and leisure services.<br />

Extending over an area of<br />

approximately 84ha (207.6 acres),<br />

Sindalah is one of a group of islands<br />

that will be developed in NEOM, each<br />

according to its unique vision and<br />

design.<br />

His Royal Highness said: “This is<br />

another significant moment for NEOM<br />

and a major step in the kingdom<br />

realising its tourism ambitions under<br />

Vision 2030. Sindalah will be NEOM’s<br />

first luxury island and yacht club<br />

destination in the Red Sea, providing<br />

a scenic gateway to the Red Sea that<br />

Sindalah is planned to reshape the<br />

as well as 413 ultra-premium<br />

hotel rooms, 333 top-end serviced<br />

apartments, a beach club, yacht club,<br />

world-class golf course and 38 different<br />

New docks at Blue Haven<br />

TURKS & CAICOS: <strong>Marina</strong> Technologies Inc (MTI) has replaced the dock system at Blue Haven Resort on Leeward<br />

Channel in Providenciales Island that was destroyed by Hurricane Irma in 2019.<br />

Regeneration planning<br />

for Des Moines<br />

The City of Des Moines in Washington State is working on a multi-year project<br />

to update its waterfront and marina. The end result will be to better showcase<br />

the views and natural beauty of the Puget Sound area and the distant Olympic<br />

Mountains, while providing exceptional community gathering spaces.<br />

The Des Moines community marina<br />

lies on Puget Sound, an inlet of the<br />

Pacific Ocean located along the<br />

northwestern coast of Washington. It is<br />

the second largest estuary in the USA,<br />

after Chesapeake Bay in Maryland<br />

and Virginia, and provides a stunning<br />

backdrop to the marina, which the City<br />

considers its “crown jewel”. It gives the<br />

local, regional and international boating<br />

community the opportunity to enjoy<br />

the city’s unique offerings, while also<br />

delivering the ambience of a functional<br />

waterfront marina with breathtaking<br />

views of Puget Sound to the local<br />

community.<br />

The City is planning steadily-paced<br />

improvements to the marina alongside<br />

a project to connect it with downtown<br />

Des Moines. One idea floated so far is<br />

to create a dramatic series of steps –<br />

the ‘<strong>Marina</strong> Steps’ – connecting the two.<br />

The area would comprise a 45,252ft²<br />

(4,204m²) activity hub connecting to<br />

an improved marina boasting more<br />

moorage and storage, as well as<br />

opportunities for maritime businesses<br />

and retail. The project includes plans to<br />

improve the Beach Park and Overlook<br />

Park areas above the marina, to further<br />

integrate the new development and<br />

create better pedestrian connections.<br />

<strong>Marina</strong> overhaul<br />

The marina, which covers an<br />

approximate area of 29 acres (11.7ha),<br />

currently offers wet and dry moorage<br />

for 840 recreational vessels, making it<br />

one of the largest capacity marinas on<br />

Puget Sound. The only marina located<br />

between Seattle and Tacoma, it sits<br />

adjacent to a 25-acre (10-ha) historic<br />

shoreline city park with a beach, trails<br />

and other facilities. SeaTac Airport<br />

is five miles (8km) away, with metro<br />

options nearby.<br />

The facility was constructed in 1970<br />

with 729 slips, 466 (64%) covered and<br />

263 (36%) uncovered, ranging in size<br />

from 20-62ft (6-19m), with the majority<br />

of slips less than 30ft (9m) long.<br />

Despite adding more slips over the last<br />

50 years, spaces are still at a premium,<br />

with around 200 people on a waiting<br />

list. Facilities include a boatyard, 30<br />

and 50 amp electricity, restrooms with<br />

showers, secure gates with surveillance<br />

cameras and hazardous disposal<br />

facilities.<br />

Recent additions to the marina<br />

include The Quarterdeck, a container<br />

café serving wine, beer and coffee,<br />

which sits near the harbourmaster’s<br />

office at the north end of the marina.<br />

In a first of its kind for the Pacific<br />

Northwest, SR3 – a marine mammal<br />

rescue non-profit – is operating a<br />

marine mammal hospital on a portion<br />

of land at the south end of the marina.<br />

Additionally, the City is expanding<br />

visitor facilities for marina guest<br />

moorage.<br />

At 53 years old, however, many<br />

facilities are at or near the end of their<br />

design life. Since 2021, the City –<br />

which owns and operates the marina<br />

– has been redeveloping it in stages.<br />

Originally built using timber pilings, the<br />

marina has held up well but, due to<br />

the corrosive saltwater environment,<br />

economic conditions, changing public<br />

interest and its age, many marina<br />

facilities and associated infrastructure<br />

within the waterfront are in need of<br />

repair and replacement.<br />

So far, the seawall in front of the<br />

boat yard has been repaired, but other<br />

sections need entire reconstruction,<br />

which was set to begin in August 2021<br />

and complete by July <strong>2023</strong>.<br />

A Comprehensive <strong>Marina</strong> Master<br />

Plan drawn up in 2021 divided projects<br />

across three tiers, according to time<br />

frame. Tier 1 projects aim to complete<br />

within five years and include upgrading<br />

the toilet facilities, power and water<br />

systems, electrical services, replacing<br />

the M and N docks, and planning and<br />

designing an adaptive purpose building<br />

(APB) with drystack boat storage.<br />

Tier 2 projects – to be completed<br />

within ten years – include constructing<br />

the APB building and drystack,<br />

replacing the remaining portion of<br />

the original seawall, replacing or<br />

reconfiguring D, E, F and G docks and<br />

upgrading the fuel tank. Tier 3 projects<br />

are considered longer term and ideally<br />

will be completed within 20 years. They<br />

include replacing H, I, J, K and L docks,<br />

improving all pedestrian connections,<br />

replacing the marina office and<br />

replacing the marina’s boat hoist. The<br />

timing of Tier 2 and Tier 3 projects is<br />

subject to the availability of resources.<br />

To achieve its goal of becoming one<br />

of the premier boating destinations<br />

in Puget Sound, the City will also<br />

redevelop the waterside, upgrading<br />

and expanding facilities with many<br />

more options for day-use and longterm<br />

boaters. It is also looking into the<br />

feasibility of a passenger ferry service<br />

from the marina to Tacoma, Seattle and<br />

other Puget Sound locations.<br />

<strong>Marina</strong> Steps<br />

The City is working with design studio,<br />

Skylab Architecture, to produce a<br />

preliminary design for the <strong>Marina</strong> Steps.<br />

After this, it will select a developer and<br />

work with them to determine the most<br />

efficient construction method. Eric<br />

Lane, economic relief and resource<br />

coordinator for the City, says the council<br />

will have more direction on future<br />

development following its meeting midmonth<br />

(<strong>January</strong>).<br />

As things stand, Skylab’s vision<br />

includes some innovative storm water<br />

features, including water infiltration<br />

planters along the pedestrian walk,<br />

reconnections of natural drainage and<br />

a landscape infiltration treatment on<br />

the corridor between the city and Puget<br />

Sound. “The steps will be bookended<br />

by two sites for future development,”<br />

Skylab says. “The pedestrian steps and<br />

ramps will not only create an enjoyable<br />

promenade but provide access to future<br />

adjacent buildings at each floor level.<br />

The sensitive integration of indoor/<br />

outdoor space will create an accessible<br />

and inclusive environment for tenants<br />

and visitors. A plaza will be developed<br />

at the base of the steps as part of a<br />

future phase, designed to celebrate<br />

the journey from the city centre to<br />

the marina. The plaza will employ the<br />

aesthetic language of the steps and<br />

highlight the terminus of the journey<br />

from downtown. The plaza will provide<br />

recreation and respite for users as well<br />

as providing a compelling backdrop for<br />

community events such as the farmers’<br />

market.”<br />

The company envisions using<br />

“timeless” building materials in a<br />

contemporary fashion, including<br />

concrete, stone, steel and wood to<br />

create a neutral stage on which to<br />

highlight plants and public art.<br />

South of the Steps the City plans<br />

to build a structure to create a more<br />

permanent space for a farmers’ market<br />

and serve as dry storage for boats.<br />

Both the Steps and the buildings<br />

will incorporate many environmental<br />

features, including green storm water<br />

treatment to enhance water quality<br />

entering Puget Sound.<br />

Re-imagining<br />

Noss on Dart<br />

The first phase of a £75 million site regeneration at Premier <strong>Marina</strong>s’ Noss<br />

on Dart marina in Devon, England neared completion as <strong>Marina</strong> <strong>World</strong> closed<br />

for press in December 2022. The project is particularly special for Premier<br />

as, although the group is a seasoned owner operator of some of the UK’s<br />

finest marinas, it has never before been able to start from scratch on a<br />

redevelopment project.<br />

Premier acquired the 37-acre<br />

(15ha) site on the eastern bank of the<br />

River Dart nearly six years ago and<br />

announced its mission to create a<br />

waterside environment in which both<br />

people and wildlife can thrive. It has<br />

always been the company’s goal to<br />

create something really special, with<br />

a bustling community operating in<br />

harmony with the site’s natural beauty.<br />

Phase one has established the core<br />

basics of a fully operational marina,<br />

boatyard, and associated customer<br />

facilities. The infrastructure for the<br />

marina, complete and close to being<br />

fully occupied, comprises 232 fullservice<br />

berths for boats of 9 to 25m<br />

(29ft 6in to 82ft) at a Walcon floating<br />

pontoon system.<br />

Walcon provided a comprehensive<br />

service in the design, construction<br />

and installation of the marina whilst<br />

being sensitive to the local Area<br />

of Outstanding Natural Beauty.<br />

Meanwhile, Premier <strong>Marina</strong>s made<br />

sure that extra consideration was taken<br />

to increase fairway widths between<br />

the pontoons and ensure that all finger<br />

piers were equal to berth length so<br />

customers could easily get on and off<br />

vessels regardless of berthing position.<br />

bridgehead from the marina to the<br />

shore to give easier access to the new<br />

marina facilities building, which houses<br />

the marina reception, luxury shower<br />

facilities, a laundry, the Boathouse Café<br />

and a relaxed berth holder lounge.<br />

The new boatyard and drystack<br />

opened as early as March 2022. The<br />

yard has been continuously busy with<br />

lift and launch, maintenance work and<br />

other projects and is well-equipped<br />

with an M230H Marine Travelift Hydro<br />

M-Drive marine forklift, a Roodberg<br />

trailer and a 75-tonne Wise hoist. The<br />

drystack, which like the multi-storey car<br />

park has been sympathetically tucked<br />

away at the rear of the development<br />

site, offers storage for around 100 small<br />

motorboats and RIBs. The specification<br />

of the building frame was dictated by<br />

Premier’s in-house structural engineer.<br />

There has been strong interest in the<br />

commercial units on site and it is fast<br />

becoming a hub for marine services.<br />

In April 2022, South Devon College<br />

Marine Academy officially opened its<br />

doors to students and will continue to<br />

build its reputation as a maritime centre<br />

of excellence, including supporting<br />

Premier’s own marina apprentices.<br />

The Academy has been ten years in<br />

the planning and became a reality<br />

when Premier acquired the site and<br />

supported its development.<br />

Commitment to providing high quality<br />

service extends to the installation of a<br />

new high-speed Wi-Fi network, which<br />

spans the marina and a self-service<br />

fuel bay. The latter offers unleaded<br />

Premier continues to reduce<br />

or prevent water and air pollution<br />

through good management practice<br />

and design solutions. This is evident<br />

in the installation of extensive solar<br />

power systems, electric vehicle charge<br />

points and the revolutionary bespoke<br />

FiltaBund marine wash-down water<br />

recycling system that prevents run-off<br />

being released into the river.<br />

At present, every berth is supplied<br />

with a 16A or 32A electricity supply.<br />

As most visitors tend to stay at least<br />

one night, this supply is ample to<br />

trickle charge an electric boat slowly<br />

or overnight. Although Premier has yet<br />

to see a demand for fast chargers, it<br />

admits that in terms of preparing for the<br />

future it is somewhat reliant on the local<br />

electricity provider’s infrastructure when<br />

it comes to being able to provide high<br />

wattage chargers for boats.<br />

Phase two of the project is due to<br />

begin this year with the development<br />

of the waterside area – previously<br />

home to the Philips building – the<br />

original shipbuilders on the site. The<br />

development comprises two buildings,<br />

one providing around 40 waterside<br />

residential apartments and the other<br />

housing the hotel and spa, where the<br />

iconic ‘Philips’ gable will be recreated<br />

as a nod to the site’s rich shipbuilding<br />

plays major part in<br />

coastal plans<br />

Along with the entire Jesolo waterfront, Porto Turistico Jesolo <strong>Marina</strong> Resort<br />

near Venice in Italy is undergoing development. Thanks to the plans of its<br />

new controlling shareholder, Stefano Marzotto, a decisive marina upgrade is<br />

underway. Donatella Zucca reports<br />

Known for its 15km (9mi) of beaches<br />

overlooking the Adriatic Sea, as well<br />

as for offering the biggest pedestrian<br />

areas in any European city, Jesolo<br />

and its surroundings include special<br />

protected natural regions between the<br />

open sea, the Venice Lagoon and the<br />

Sile and Piave rivers. Jesolo <strong>Marina</strong> sits<br />

in harmony with woods and countryside<br />

that can be explored on foot or by<br />

bicycle, is close to large sandy shores<br />

and overlooks the River Sile which<br />

seems to merge into the sea and mirror<br />

the lagoon.<br />

Jesolo <strong>Marina</strong> is considered to be<br />

one of the most modern and bestequipped<br />

marinas on the Italian Adriatic<br />

and covers an area of approximately<br />

18ha (44.5 acres). Its customer base<br />

is 90% Italian and it offers 650 berths<br />

of 6 to 30m (20 to 98ft). The basin is<br />

well protected by the ‘Porte Vinciane’;<br />

a fixed-height mobile barrage that<br />

adapts to varying water levels (usually<br />

generated by the tide) whose invention<br />

is attributed to Leonardo da Vinci. All<br />

boaters are issued with an e-card at the<br />

beginning of their stay that operates the<br />

barrage in sequence: after the first door<br />

closes, the second door opens, etc.<br />

The marina is divided into three<br />

internal areas, supported by reception<br />

and service buildings, and a fourth<br />

external section along the left bank of<br />

the River Sile. The inner basins are<br />

dubbed the Grecale (for boats of 12<br />

to 22m/39 to 72ft) located in front of<br />

the reception building and alongside<br />

the green area of the swimming<br />

pool; the Mistral (for boats of 6 to<br />

20m/20 to 66ft), which runs along<br />

the same area and extends up to<br />

the fuel station and the shipbuilding<br />

centre; and the Libeccio (for boats<br />

of 14 to 30m/46 to 98ft), situated<br />

close to the green spaces of the<br />

camping club and overlooking<br />

extensive beaches.<br />

All of the berths are full service<br />

and 630 have their own car parking<br />

space. Six of these have charge<br />

points for electric cars. Twentyfour<br />

hour assistance is offered all year<br />

round and customers can enjoy a wide<br />

range of hospitality services as well as<br />

storage, repairs and maintenance for<br />

vessels up to 100 tonnes. Repair and<br />

maintenance operations take place in<br />

a new generation warehouse and yard<br />

that is well equipped with an 80 tonne<br />

hoist, ten tonne jib cranes and a 40<br />

tonne radio-controlled electric pallet<br />

truck.<br />

Particular attention is paid to the<br />

environment. The marina has joined<br />

the global PlasticLess project, which<br />

works to collect plastic from the water,<br />

and it has two Seabins and LifeGate<br />

devices (fixed and floating). The floating<br />

version can collect around 1.5kg<br />

major tourist attractions in Jesolo and<br />

nearby Venice.<br />

Entrepreneur Stefano Marzotto<br />

believes Jesolo to be a tourist port<br />

worth investing in and was the first<br />

shareholder of Porto Turistico di Jesolo<br />

Srl (Pjt), a limited liability company<br />

established in 1971. Other parties<br />

include Simone Cason’s Osh Srl,<br />

Gianni Menegazzo’s Alicom (owner<br />

of Winner supermarkets) and Michele<br />

Giacometti, the exclusive dealer for<br />

Custom Line in Italy and the north-east<br />

and central-south for Ferretti Pershing,<br />

Itama and Mochi Craft.<br />

Marzotto’s intervention is part of a<br />

high-level tourism plan which, through<br />

the Aquarius family company, is also<br />

revitalising the former Alberoni colony<br />

at the Venice Lido with a 4 or 5 star<br />

hotel, private properties and a private<br />

beach. This investment is valued at<br />

€40-50 million and 38 apartments have<br />

already been built by the Marzotto<br />

Group.<br />

“The Pjt has several properties<br />

destined for important real estate<br />

development, including a shed for<br />

a boat shelter, an office building of<br />

around 1,000m² (10,800ft²) and two<br />

apartments within the district,” explains<br />

Federica Biondi, CEO of Pjt and marina<br />

resort manager. “Moreover, it is also<br />

Focus has also been placed on<br />

marina infrastructure. “With the new<br />

management, which began in 2021,<br />

berth occupation has increased a lot<br />

in comparison with previous years,<br />

reaching 96% during the summer<br />

period,” Biondi confirms. “Over the last<br />

two years, important investments have<br />

been made in about 60 new berths, in<br />

expansion of the storage shed with a<br />

solar power system, in the purchase<br />

of new equipment for the company<br />

management system as well as<br />

enhanced services to further develop<br />

the dock.”<br />

“The activity of the shipyard has been<br />

improved in terms of personnel involved<br />

in maintenance and in the preparation<br />

of areas dedicated to processing, and<br />

with the installation of new purification<br />

plants. Other investments, already<br />

approved, will be made next season.”<br />

The tourist port is a prestigious place<br />

in the context of the overall waterfront<br />

renewal project. Its sheer presence<br />

is of benefit to the redevelopment<br />

plan currently being studied and it will<br />

play a big part in its overall success.<br />

The waterfront is an important<br />

step in the municipality’s Territorial<br />

Development Plan, and has become a<br />

topic of interest for students at Milano<br />

Politecnico (University of Engineering,<br />

Art and Design). Students are involved<br />

in a project to redevelop one specific<br />

stretch, starting with cycle-pedestrian<br />

paths and the beach, and are<br />

experimenting with new urban furniture<br />

designs and multifunctional miniarchitecture.<br />

The local councillors for urban<br />

planning, Giovanni Battista Scaroni,<br />

and for tourism, Flavia Pastò, have said<br />

that input from young people all over<br />

the world is very useful for determining<br />

how best to grow the waterfront and<br />

promote the region. Their involvement<br />

delivers ideas about how to rethink<br />

cities that can be integrated into<br />

processes that are already underway.<br />

Improvements in Rimini are a perfect<br />

example. For Jesolo, development of<br />

the seafront is a central theme and<br />

the starting point for paying attention<br />

to the city. But the city’s future lies in<br />

enhancing all, including its broadest<br />

reaches.<br />

Building post-pandemic momentum<br />

Windermere <strong>Marina</strong> Village is the<br />

largest full-service marina on Lake<br />

Windermere, the biggest lake in<br />

England.<br />

As the world continues to recover from COVID-19, marina developers<br />

completed fewer megaprojects, with marina operators focusing on<br />

strengthening their existing facilities. Nevertheless, notable improvements<br />

were made across the globe and, as ever, the industry has ambitious plans for<br />

the future. Charlotte Niemiec picks out the highlights from 2022.<br />

In northern Europe, Estonia made<br />

plans to build a marina and associated<br />

facilities using the existing deep water<br />

port on the peninsula of Haapsalu, and<br />

in Denmark, Roskilde Havn (Harbour),<br />

which sits around 65km (40mi) west of<br />

Copenhagen, installed a 240m (787ft)<br />

SF <strong>Marina</strong> floating concrete dock,<br />

providing wave dampening protection<br />

and offering mooring for over 40<br />

vessels.<br />

Premier <strong>Marina</strong>s commenced an<br />

ambitious £75 million regeneration of<br />

Noss on Dart <strong>Marina</strong> in the west of<br />

England and now nears completion<br />

of phase one (see p.23). Plans were<br />

also approved for a multi-million<br />

regeneration of Premier <strong>Marina</strong>s’<br />

Gosport <strong>Marina</strong>.<br />

Windermere <strong>Marina</strong><br />

commissioned <strong>Marina</strong> Projects for<br />

a £4 million redevelopment to the<br />

existing 300-berth marina on Lake<br />

Windermere, the largest lake in<br />

England. The new design offers 335<br />

berths at a Walcon Marine floating<br />

pontoon system for vessels up to<br />

15m (49ft). The project is being<br />

delivered across two autumn and<br />

winter phases and is scheduled for<br />

completion in spring <strong>2023</strong>.<br />

<strong>Marina</strong> Málaga SAN, Ocean Capital<br />

Partners and Island Global Yachting<br />

are jointly developing Malága San<br />

Andres <strong>Marina</strong> in Spain.<br />

Caol Regeneration Company (CRC)<br />

signed a £1 million contract with the<br />

Gael Force Group to construct the<br />

third and final phase of its £3.5 million<br />

project in Corpach, a village north of<br />

Fort William in the Scottish Highlands.<br />

Gael Force will deliver a 40-berth<br />

marina with extra space for small<br />

boats, supplying floating breakwaters,<br />

pontoons and an all-ability access<br />

walkway.<br />

Walcon Marine also completed a<br />

comprehensive like-for-like rebuild of St<br />

Helier <strong>Marina</strong> in Jersey, Channel<br />

Islands. The project retains around<br />

250 berths across seven piers for<br />

boats up to 25m (82ft) in length.<br />

In France, a 30-year concession<br />

was signed by Island Global<br />

Yachting (IGY) and French<br />

construction group Fayat with<br />

the City of Cannes, to operate,<br />

enhance and modernise the<br />

727-berth Old Port (Vieux Port) of<br />

Cannes while, in Marseilles, Poralu<br />

Marine made ready to supply and<br />

install floating docks for the 2024<br />

Paris Olympic Games at Roucas-Blanc<br />

<strong>Marina</strong>. It will build 405m (1,330ft) of<br />

floating docks (including 15 footbridges)<br />

and 18m (59ft) of overhanging docks<br />

(attached to the quay).<br />

In Belgium, the City of Antoing is<br />

at planning/study phase for potential<br />

redevelopment of the Péronnes Yacht<br />

Club <strong>Marina</strong> – <strong>Marina</strong> du Grand-Large<br />

– to offer expanded facilities and better<br />

connection with the nearby nature<br />

and sport resort. It is envisaged that<br />

1,270m² (13,700ft²) of pontoon space<br />

will be added at a curved pier and<br />

promenade, along with a reception<br />

building to house the yacht club and<br />

general administration offices.<br />

apace. In Greece, a tender<br />

process was launched for<br />

a megayacht marina in<br />

Corfu. The minimum 35-year<br />

concession covers the right<br />

to build, operate, manage<br />

and maintain a marina<br />

serving around 98 yachts of<br />

up to 140m (460ft) in length.<br />

Elsewhere in the country,<br />

<strong>Marina</strong> Porto Heli, a new<br />

marina located southwest<br />

of Athens in the islands of<br />

the Saronic Gulf, began<br />

welcoming yachts up to<br />

55m (180ft). Built within a<br />

naturally sheltered bay, it has capacity<br />

for 149 vessels.<br />

In Spain, a 50-year concession was<br />

granted to develop and operate Málaga<br />

San Andres <strong>Marina</strong> on the southern<br />

Mediterranean coast. Upon completion<br />

in 2024, the marina will comprise<br />

around 600 berths for vessels of all<br />

sizes up to luxury length of 60m (196ft).<br />

The €60 million project aims to make<br />

the new marina a reference point in the<br />

Mediterranean.<br />

New bespoke superyacht berthing<br />

facilities also neared completion at<br />

<strong>Marina</strong> Bay and Ocean Village in<br />

Gibraltar. The berths are arranged<br />

around the perimeter of the innovative,<br />

award-winning <strong>Marina</strong> Club. The<br />

existing 270-berth marina was<br />

completely redesigned and rebuilt<br />

using a mixture of fixed and floating<br />

Marinetek pontoons. The new berths<br />

were completed by year end and will<br />

be open for business at the start of the<br />

<strong>2023</strong> season.<br />

D-Marin acquired its first marina in<br />

Italy – the 1,200 berth <strong>Marina</strong> Punta<br />

del Faro Resort in the region of Friuli<br />

Venezia – expanding its portfolio to 16<br />

marinas.<br />

In Montenegro, <strong>Marina</strong> Projects<br />

was appointed to manage the<br />

redevelopment of the fuel dock at<br />

Porto Montenegro superyacht marina<br />

in Tivat. The existing fuel berth, which<br />

supplies around 20 million litres (4.4<br />

million gallons) of fuel each year, will<br />

be upgraded. The project has a capital<br />

value of around €4.5 million and the<br />

new facilities are expected to open for<br />

the new season in March <strong>2023</strong>.<br />

A first phase of redevelopment<br />

completed on <strong>Marina</strong> Polesana in Pula,<br />

northern Croatia, which is one of the<br />

largest nautical tourism projects on the<br />

Adriatic, covering over 10ha (25 acres)<br />

of land and water area. Current facilities<br />

include a 262-berth floating marina and<br />

42 dry berths. The second phase plans<br />

for an additional 900 dry berths and<br />

150 wet berths.<br />

Finally, in Cyprus, President Nicos<br />

Anastasiades inaugurated Larnaca<br />

<strong>Marina</strong>. The marina and port project,<br />

with a budget of €1.2 billion, will be the<br />

largest ever infrastructure investment<br />

on the island, aiming to create a 600-<br />

berth marina for vessels up to 115m<br />

(377ft) in length. The first phase<br />

of the project will take around five<br />

years.<br />

Acquisitions dominate in<br />

the Americas<br />

In the USA, Centerbridge Partners,<br />

owner of Suntex <strong>Marina</strong>s,<br />

purchased Westrec <strong>Marina</strong>s for<br />

around $400 million, creating the<br />

second largest marina group in the<br />

country after Safe Harbor <strong>Marina</strong>s.<br />

Long Island, New York; Lynn Creek<br />

Narragansett Bay in Rhode Island<br />

completed a large-scale harbour<br />

expansion project, with an SF<br />

rebuild plans for Dana Point Harbor in<br />

Windward <strong>Marina</strong> Group undertook<br />

a radical lifts and docks renovation<br />

programme at its Jacksonville Beach<br />

<strong>Marina</strong> on the Intracoastal Waterway in<br />

Florida. The marina has over 180 wet<br />

slips and drystack for 300 boats. It was<br />

the first year of operation since Palm<br />

Beach <strong>Marina</strong> – the only public marina<br />

located on the 18-mile (29km) long<br />

barrier island between the Intracoastal<br />

Waterway and the Atlantic Ocean –<br />

reopened to the public in November<br />

2021 after a $40 million rebuild.<br />

The marina now comprises 84 slips<br />

ranging from 60-294ft (18-90m) divided<br />

between three docks.<br />

Construction began at Dana Point<br />

Harbor in Dana Point, California.<br />

Bellingham Marine is rebuilding it in<br />

phases over the next five years, with<br />

an extra two phases in the outer<br />

basin.<br />

Hagadone Marine Group<br />

launched Idaho’s first drystack,<br />

at the north end of Lake Coeur<br />

d’Alene, a natural dam-controlled<br />

lake. The $15 million project is a<br />

60ft (18m) high structure and offers<br />

47,700ft² (4,430m²) of indoor boat<br />

storage on a five-level racking<br />

system. It can rack around 360<br />

single engine boats of 18-30ft (5.5-<br />

9m).<br />

In the Caribbean, plans to develop<br />

Porto Habacoa, a luxury superyachtfocused<br />

marina on the southern tip of<br />

the island of Abaco in the Bahamas,<br />

moved into the final design stage, with<br />

a grand opening anticipated in 2026.<br />

When complete, the marina will offer<br />

136 berths on floating pontoons to<br />

accommodate boats ranging in size<br />

from 45-220m (148-722ft). Each berth<br />

will be configured to handle more<br />

than one boat, allowing the marina to<br />

accommodate either 372 regular-sized<br />

boats or 136 superyachts in total, or a<br />

mixture of the two.<br />

Middle East<br />

Several new marina and ferry<br />

station developments broke<br />

ground in Dubai. Scheduled<br />

for completion by the fourth<br />

quarter of the year, they<br />

include a mix of marina<br />

facilities and ferry terminals<br />

to be developed at Rabdan,<br />

Al Saadiyat Island and Al<br />

Aliah Island. An additional<br />

marina and ferry station project will<br />

be developed at Jebel Dhanna, with<br />

completion anticipated in the third<br />

quarter of <strong>2023</strong>. The facilities will offer<br />

a range of services and capabilities,<br />

including wet and dry berths, wider<br />

slipways capable of simultaneous<br />

vessel launch and retrieval, upgraded<br />

docking facilities and a suite of new<br />

food and beverage and retail spaces.<br />

The new projects are expected<br />

to enhance the emirate’s marine<br />

infrastructure and raise the number of<br />

marina berths by 246.<br />

A new $40 million, 66-berth marina<br />

is also planned for Marfa Al Jubail,<br />

with completion set for mid-<strong>2023</strong>. The<br />

marina is being built as part of the<br />

grand Marine District, which will offer<br />

luxurious residential space, a yacht club<br />

complex, and boardwalk containing<br />

restaurants and outdoor cafés.<br />

To better service superyachts in the<br />

region, Al Seer Marine, MB92 and P&O<br />

<strong>Marina</strong>s agreed to jointly develop the<br />

first dedicated superyacht refit and<br />

repair facility in the UAE. The yard will<br />

be located in Dubai and is scheduled<br />

for completion in 2026. Services will be<br />

available in <strong>2023</strong> to kick off a strategic<br />

plan.<br />

A trio of developers announced<br />

they would develop a resort on the<br />

man-made Al Marjan Island in Ras Al<br />

Khaimah, UAE. The plans include a<br />

hotel, shopping mall, spa and marina.<br />

In Saudi Arabia, plans for the Jeddah<br />

Central Project progressed with a<br />

development contract awarded. The<br />

project spans a land area of 570ha<br />

(1,410 acres) overlooking the Red Sea.<br />

Terms of the contract include demolition<br />

of around 400 existing buildings and the<br />

creation of a world-class marina with<br />

over 2.5km (1.5mi) of fixed and floating<br />

berths.<br />

Amaala, the ultra-luxury development<br />

located along Saudi Arabia’s northwestern<br />

coast, revealed an iconic HKS<br />

design for its Triple Bay Yacht Club.<br />

The building complements a 10ha (25<br />

acre) basin hosting a 120-berth marina<br />

for yachts up to 130m (430ft) in length.<br />

Deepwater superyacht berths, fuel dock<br />

and personalised service ensure Triple<br />

Bay’s future rating as a destination<br />

for visiting superyachts, international<br />

regattas and domestic cruising.<br />

Superyacht facilities gather<br />

pace in Australia<br />

In Queensland, Australia, Southport<br />

Yacht Club installed the country’s<br />

largest superyacht berth (see p.55).<br />

Measuring 163m (535ft) long – berthing<br />

edge of 153m (502ft) – and 4.6m (15ft)<br />

wide, it was engineered and designed<br />

by Superior Jetties to welcome and<br />

accommodate some of the world’s<br />

largest vessels. The facility includes<br />

required. With over 60 superyachts<br />

expected to visit the region for the 2032<br />

Olympics in Brisbane, the demand for<br />

such facilities will continue to grow.<br />

Waterfront developer Pelican Waters<br />

also broke ground on a 126-berth<br />

marina with 160 drystack spaces<br />

on Queensland’s Caloundra Coast.<br />

The developer expected to complete<br />

construction of both the marina and the<br />

boatyard by the end of the year.<br />

In Western Australia, a AU$27 million<br />

proposal is set to transform the historic<br />

Nedlands Bath site on the Swan<br />

River into an iconic tourist attraction.<br />

The proposal includes a two-storey<br />

boutique hotel, function centre,<br />

the marina is complete, it will<br />

have 550 berths, a drystack<br />

for 200 boats, boat ramps and<br />

trailer parking.<br />

Oceanix Busan in the Republic of<br />

Korea is designed as the world’s<br />

first prototype sustainable floating<br />

city.<br />

Brisbane City Council gave<br />

approval for a $200 million expansion<br />

at Rivergate <strong>Marina</strong> & Shipyard,<br />

bringing Brisbane a major step closer<br />

to becoming the premier superyacht<br />

destination in the Asia Pacific region<br />

and giving the country a strategic<br />

location for the refit and maintenance<br />

of military and commercial vessels.<br />

Key elements of the expansion include<br />

a $35 million state-of-the art shiplift,<br />

capable of lifting vessels weighing up<br />

to 3,000 tonnes and of 90m (295ft) in<br />

length, new hardstand space, sheds,<br />

and berthing to service multiple<br />

large vessels at the same time. Upon<br />

completion, the expansion should<br />

generate an estimated 2,000 new<br />

jobs for marine and tourism sectors<br />

and inject close to $1 billion into the<br />

Queensland economy each year.<br />

In Tasmania, work began on a 113-<br />

berth extension at Bellerive Yacht Club<br />

(BYC). The new berth mix allows for<br />

vessels of 10-20m (33-66ft) and the<br />

project also includes a two-sided 36m<br />

(118ft) long fuel dock.<br />

Te Rahui, a proposed boat harbour<br />

at Whakatane on New Zealand’s<br />

North Island, will be the first Maoriowned<br />

marina and is planned in<br />

two phases. Stage one will include<br />

60 berths for commercial vessels,<br />

such as fishing, aquaculture and<br />

commercial charter. Stage two will add<br />

berths for recreational users, a public<br />

boat ramp and further commercial<br />

premises. The marina was expected<br />

to start construction soon after the<br />

middle of the year and take around<br />

two years to complete. Permission was<br />

also granted to develop a project to<br />

build a boat harbour in Keepa Road in<br />

Whakatane. The consent is issued with<br />

a robust package of over 100 consent<br />

conditions. Subject to construction<br />

timelines, the first boats could move in<br />

early in 2025.<br />

It was a significantly quieter year for<br />

Asian developments, but Thailand’s<br />

transport ministry announced it was<br />

considering a new luxury marina in<br />

Bang Saray, near Pattaya in the east of<br />

the country while, in South Korea, UN-<br />

Habitat, Busan Metropolitan City and<br />

blue tech company Oceanix unveiled<br />

the design of the world’s first prototype<br />

sustainable floating city.<br />

Asia Pacific Superyachts (APS) announced the formation of the new APS<br />

Seychelles agency in 2022. General manager, Peter Alvis, talks shop<br />

Q: What brought you to the industry and<br />

specifically the Seychelles?<br />

A: My career over the past 11 years<br />

has been in the luxury hospitality sector<br />

for internationally world-renowned<br />

and Forbes-listed hotels. I was first<br />

introduced to the superyacht industry<br />

when I did the pre-opening of a five star<br />

rated marina hotel in the Seychelles as<br />

their operations manager. We liaised<br />

a lot with the crew and owners of<br />

superyachts to ensure their stay in the<br />

Seychelles was a fond and memorable<br />

experience. We worked closely with the<br />

agents of the superyachts to deliver an<br />

unparalleled level of service. Not long<br />

after, I was approached for my current<br />

role – working alongside directors who<br />

have over 45 years in the shipping,<br />

superyacht and fishing industries<br />

and were the first port agents in the<br />

Seychelles.<br />

Q: What were your tasks when you<br />

started working in the industry?<br />

Describe how your responsibilities have<br />

grown over the past decade and your<br />

position and responsibilities now.<br />

A: When I first took on the role I was<br />

adamant about learning the ropes from<br />

scratch to understand the entire guest<br />

process from arrival to departure. In<br />

this profession, knowledge really is<br />

power so understanding all the laws,<br />

regulations and processes is of vital<br />

importance when undertaking tasks<br />

in the most efficient of fashions. My<br />

dealings with high-end hotel clientele<br />

allowed me to best prepare for the<br />

quick thinking nature of the role as well<br />

as having multiple plans in place should<br />

clients choose to change their minds at<br />

any point during their stay. As I always<br />

say “failing to prepare, is preparing to<br />

fail”, so myself and the team do all the<br />

groundwork in terms of logistics and<br />

execution.<br />

The large array of business activities<br />

in our portfolio has exposed me to<br />

many specialists, such as customs<br />

clearance experts, marina experts,<br />

shipping logistic experts as well as<br />

captains of catamarans, sailing yachts<br />

and superyachts. Having such large<br />

resources at our disposal allows us to<br />

best facilitate all captains, crew and<br />

owners whilst delivering a hospitality<br />

flare in the midst.<br />

Q: What changes in the Seychelles<br />

have had the biggest impact on the<br />

marina scene and visiting yachts?<br />

A: The Seychelles saw a 71.6%<br />

increase in the arrival of yachts in<br />

2021 compared to 2020, when the<br />

island nation was greatly affected by<br />

the COVID-19 pandemic. For the first<br />

and second quarter of 2022, 59 yachts<br />

arrived with a projected 80 by the end<br />

of the year. On average, 20 yachts<br />

each year are superyachts, each with a<br />

unique set of requirements, plans and<br />

itineraries.<br />

Seamless entry, with the typical<br />

arrival process itself taking as little<br />

as half an hour for a vessel to be<br />

cleared in (provided all documents<br />

are in order) and no visas required to<br />

enter the Seychelles showcases our<br />

country’s efforts to welcome all visitors<br />

with open arms. You can then cruise<br />

the full 1,100km [680mi] from Mahé to<br />

the Aldabra Atoll (a UNESCO <strong>World</strong><br />

Heritage Site), whilst popping up in the<br />

other 114 islands without having to go<br />

through another immigration check.<br />

Good moorings and easy sailing<br />

distances between the main islands<br />

selection of islands and secluded<br />

Q: Compare the number of visiting<br />

superyachts in the last 15 years. How<br />

has service to superyachts changed<br />

from earlier years?<br />

A: Customer services have been<br />

greatly enhanced over the years with<br />

businesses realising the importance<br />

of ensuring customer satisfaction. The<br />

increasing presence of provisioning<br />

companies, marine equipment<br />

specialist shops, as well as more<br />

governing bodies and entities, has<br />

ensured consistency in recent years<br />

and has meant that we are slowly<br />

moving away from the “island time<br />

mindset” of a decade or so ago.<br />

With many specialist shops, visiting<br />

yachts have to rely less on the import of<br />

specialist goods and, on the occasion<br />

that they do, there are now services<br />

that ensure prompt collections and<br />

delivery.<br />

Q: How closely do you work with<br />

suppliers and marinas? How do they<br />

help and support visiting vessels during<br />

their arrival, stay and departure?<br />

A: Asia Pacific Superyacht Seychelles<br />

operates under the Hunt Deltel & Co<br />

Ltd Seychelles Business portfolio. Hunt<br />

Deltel & Co is the co-developer and<br />

operator of the Eden Island <strong>Marina</strong> so<br />

we work quite closely with the Eden<br />

team to ensure that vessels calling<br />

under our agency are well looked after<br />

during their stay. Having operated in<br />

the country for the past 82 years, the<br />

company has strong relationships with<br />

a wide range of suppliers locally as<br />

well as internationally. Our procurement<br />

and accounting team work tirelessly<br />

to ensure that all payments are made<br />

in a very prompt fashion allowing for<br />

the further strengthening of those<br />

relationships.<br />

Q: Do you see government regulations<br />

changing soon? Will there be<br />

changes to better welcome yachts<br />

and make access, stay and<br />

departure easier for visitors? How<br />

will these changes help owners,<br />

captains and crew?<br />

A: Slowly but surely, governing<br />

bodies and authorities are working<br />

with us and other stakeholders to<br />

fully understand the requests of our<br />

clients, and we are actively working<br />

to separate this particular sector of<br />

the maritime industry and create<br />

a clear differentiation between this<br />

and any other type of yachting<br />

within the Seychelles or for that<br />

matter the maritime industry. The<br />

arrival process has been simplified,<br />

with plans to go digital similar to<br />

visitors arriving by air.<br />

The government has realised that<br />

there is more potential in this industry<br />

and, as such, is encouraging marina<br />

development. Earlier this year, the<br />

government announced plans for the<br />

construction of a new marina on Praslin<br />

that will solve the lack of berthing that<br />

Seychelles’ second most populated<br />

island currently faces.<br />

At the moment, yachts are given<br />

a three month cruise ship licence for<br />

chartering, with the possibility to extend<br />

for an additional three months. After<br />

that, charter is no longer permitted. We<br />

are working actively with government<br />

authorities to have this restriction<br />

removed, allowing for year-round<br />

charter if required. This was originally<br />

put in place to protect the local market,<br />

but quite simply nothing exists locally in<br />

comparison.<br />

Q: What are your plans for the future?<br />

A: We are working hard with all<br />

governing bodies to attract business by<br />

streamlining all activities as much as<br />

possible. To facilitate the government’s<br />

efforts, our team at APS Seychelles<br />

is drafting out Standard Operating<br />

Procedures to have fully endorsed by<br />

the government to ensure consistency<br />

throughout our field.<br />

We are aiming to deliver a bespoke<br />

service to our clients by providing<br />

the small extra touches. After all, life<br />

is meant to be lived for all the small<br />

moments not just the grand ones.<br />

Currently our market has tended to be<br />

seasonal during the European winter,<br />

but we are one of the few superyacht<br />

destinations that could be and should<br />

be year-long.<br />

A €5 million investment to create full-service berths for vessels of 20m (66ft) and more at ACI Dubrovnik in Croatia has<br />

been the largest infrastructure project undertaken at the marina for 30 years. The development was spurred on by market<br />

demand.<br />

Reconstruction of the power grid<br />

led the investor to install 113 Marex<br />

power pedestals with the latest Harbor<br />

Commander Cloud smart system.<br />

Fully designed and certified by Marex,<br />

the largest manufacturer of energy<br />

pedestals in Croatia, the system<br />

manages water and electricity supply in<br />

the most efficient possible way.<br />

In the Harbor Commander Cloud<br />

system, pedestals are connected to the<br />

Internet and can either be networked<br />

with each other with a wired or wireless<br />

connection or have an individual<br />

internet connection, for example,<br />

via a data SIM card. Connections<br />

are managed remotely using a web<br />

app. The database is stored in the<br />

cloud. The app may be accessed via<br />

smartphone, tablet or computer with<br />

internet access. There are different<br />

admin apps for reception staff and<br />

boaters, and client apps for boaters. A<br />

username and password is required to<br />

log in.<br />

<strong>World</strong> Cup boosts pedestal contracts<br />

As the Rolec workforce includes many avid fans of the world’s<br />

great sporting events, especially the Grand Prix and the <strong>World</strong><br />

Cup, team members were particularly enthusiastic when the<br />

company was contracted in 2022 to supply marina services for<br />

locations servicing these events.<br />

Both the <strong>World</strong> Cup and Grand<br />

Prix were held in the Middle East last<br />

year and the Cup brought a surge of<br />

business for Rolec, with no fewer than<br />

ten specific dockside utility installation<br />

projects undertaken at venues such<br />

as Lusail Yacht Club, A’bra Station<br />

and Doha Sports <strong>Marina</strong>. In early<br />

November, just in time to welcome<br />

<strong>World</strong> Cup visitors, marina services<br />

were also supplied to the prestigious<br />

Rixos Gulf Hotel in Doha (right).<br />

E-dock supports e-boat challenges<br />

The global marine fast charge network Aqua superPower is to be Yacht Club<br />

de Monaco’s (YCM’s) official technical partner for the <strong>2023</strong> Monaco Energy<br />

Challenge. The event, which is in its tenth year, will host three boat classes<br />

(solar, energy and open sea) and take place from 3 rd - 8 th July.<br />

“Monaco has always been a<br />

yachting mecca and pioneer. From<br />

1904, the Principality organised the<br />

first powerboat meetings. Innovation<br />

is synonymous with Monaco,” says<br />

YCM general secretary Bernard<br />

d’Alessandri. “To celebrate ten years of<br />

the Monaco Energy Challenge we want<br />

to demonstrate that the technology<br />

exists and is efficient and effective over<br />

a given distance. What better way to do<br />

this than organise the world’s biggest<br />

meeting of electric vessels with a target<br />

record participation of over 55 boats.”<br />

Aqua superPower will launch the<br />

first e-dock at the event. Comprising<br />

an eco-pontoon built of bamboo and<br />

equipped with AC chargers, it will have<br />

the capacity to recharge over 20 boats<br />

simultaneously with a fast reliable<br />

supply. DC fast charging will be offered<br />

at the permanent fast charge stations in<br />

Port Hercules.<br />

of YCM as part of its commitment to<br />

promote sustainable<br />

Innovation on the dockside<br />

An undeniably fresh one-stop approach to the provision of dockside amenities was introduced in the <strong>Marina</strong> & Yard<br />

Pavilion at Metstrade 2022 by the Croatian team from Docker (below right). A prototype of the patent-pending Docker<br />

M2B stirred great interest due to its multi-functionality and sharp, modern appearance.<br />

Believing that the quality of marina<br />

services provided to boaters is<br />

measured in terms of functionality,<br />

the Docker R&D team set out in 2019<br />

to give boaters a safe, simple but<br />

comprehensive means of connecting<br />

to electricity, water and pump-out.<br />

Metalwork specialist Kontis came on<br />

board as a partner.<br />

Better cable management lies at the<br />

core of the new concept as, instead<br />

of storing electric cables and water<br />

hoses onboard each boat, and having<br />

them trail across the pontoon so as<br />

to connect with services, all essential<br />

cabling is neatly contained within<br />

the Docker infrastructure. Just a few<br />

standard adaptors are needed for every<br />

boat to be able to hook up. Docker’s<br />

innovative built-in system of winders<br />

releases appropriate cables and hoses<br />

to connect to water, electricity and<br />

pump-out as required.<br />

Half-submerged on the side of the<br />

pontoon, Docker units are constructed<br />

of environmentally friendly aluminium<br />

and have recycled teak ‘decking’ on top<br />

to double as a passerelle. The design is<br />

modern, dominated by sharp lines, and<br />

is offered in a wide range of custom<br />

colours.<br />

by vacuum. Each<br />

Docker can store<br />

up to 200 litres of<br />

waste material and<br />

store it in its tank.<br />

This gives the marina<br />

team control over<br />

the disposal of waste<br />

water and its removal<br />

reduces the likelihood<br />

of discharge in open<br />

water.<br />

• Electric power and<br />

water are sent from<br />

existing infrastructure to the relevant<br />

automatic winders and then directly<br />

to each berth. Electricity supply<br />

is sufficient for daily use, battery<br />

charging and, if required in the future,<br />

could be used to charge an electric<br />

boat.<br />

• A built-in smart system monitors<br />

water and electricity consumption,<br />

switches services on and off, takes<br />

online payments and can be used<br />

to deliver information, receive berth<br />

bookings, and more.<br />

• Optional LED indirect lighting on<br />

each Docker delivers low-level night<br />

time illumination to add to ambience<br />

and improve safety.<br />

• Safety bumpers absorb impact at<br />

speeds up to seven knots.<br />

The Docker team is hoping to make<br />

the first installation at a Croatian marina<br />

this year when manufacture will be in<br />

full swing.<br />

METSTRADE 2022<br />

Buzzing on full power<br />

The world’s largest leisure marine equipment trade exhibition once again<br />

sprang to life 15 th -17 th November with the welcome buzz of thousands<br />

of industry professionals gathering from around the globe for meetings,<br />

research, networking and much-missed socialising.<br />

Metstrade 2022 showcased a total<br />

of 1,400 exhibitors from 49 countries<br />

across ten halls at Amsterdam<br />

RAI covering every facet of marine<br />

equipment, systems and materials.<br />

The <strong>Marina</strong> & Yard Pavilion (MYP)<br />

comprised over 50 international<br />

exhibitors. Given ongoing travel<br />

restrictions in some parts of Asia,<br />

the base of companies and products<br />

on display throughout the show was<br />

equitable with the impressively broad<br />

reach of the 2019 event, which hit new<br />

records.<br />

Club, glittering Boat Builder Awards<br />

event and first-for-show Women in<br />

Marine Industry breakfast networking<br />

session were significant highlights,<br />

complemented by the programme of<br />

panel discussions held in the theatre in<br />

Tech Talks, conferences, show<br />

talk and general exhibitor and visitor<br />

feedback pointed to specific key trends<br />

for 2022/23 as the industry rebuilds<br />

after the pandemic. These were<br />

highlighted as: greater integration and<br />

collaboration; sustainability; the offering<br />

of complete ‘plug & play’ systems; and a<br />

focus on shortening supply chains.<br />

theatre, and the award presentations<br />

took their usual star turn at the<br />

Breakfast Briefing before the show<br />

opened on Tuesday 15 th November.<br />

The <strong>Marina</strong> <strong>World</strong> team was pleased<br />

to welcome exhibitors and visitors to<br />

join them on the <strong>Marina</strong> <strong>World</strong> stand<br />

in the MYP for Waterfront Drinks &<br />

Networking on Wednesday 16 th ; a great<br />

opportunity to reunite, exchange news<br />

and socialise.<br />

Metstrade, was delighted with the<br />

event and very proud of the efficient<br />

team that made the all-important 2022<br />

event such a success. “There has<br />

been an incredible amount of work<br />

happening behind the scenes this year.<br />

We wanted to ensure that Metstrade<br />

was completely fit for purpose in<br />

resuming its critical role as the<br />

epicentre for the whole global marine<br />

leisure sector during three very busy<br />

days in Amsterdam,” he said after the<br />

show closed. “The feedback we have<br />

received suggests those efforts have<br />

paid off, with exhibitors and visitors<br />

able to take maximum advantage of<br />

meeting up together again. It was<br />

incredible to witness large numbers<br />

of visitors gathering even before the<br />

show opened each morning and to<br />

hear the buzz of conversations and<br />

business being made around the<br />

many stands and meeting spaces right<br />

across the show.”<br />

Building a<br />

sustainable marina<br />

How can we combine sustainable actions to achieve the desired social,<br />

economic and environmental goals? In this <strong>Marina</strong> <strong>World</strong> session, well-known<br />

hands-on marina consultant, Oscar Siches (OS), discusses this three-pronged<br />

aim with John Hogan (JH), author of ‘Sustainable <strong>Marina</strong> Development’ and<br />

CEO of marina design and build company Superior Jetties, and Steve Sammes<br />

(SS), general manager of Mulpha Sanctuary Cove <strong>Marina</strong>, an award-winning<br />

resort on the ecologically sensitive Australian Gold Coast.<br />

OS: We immediately associate<br />

sustainability with the word “green” but<br />

it means much more – to keep a good<br />

quality of life in all ways. We need to do<br />

things to keep our standard of living.<br />

For example, we need to build things.<br />

The socio and economic aspect is very<br />

important as without money we cannot<br />

work.<br />

I think Australia is the best organised<br />

country in the world for nautical<br />

activities and businesses, which is why<br />

we have two Australians sitting beside<br />

me. Australians have achieved a very<br />

different balance. When a new marina<br />

is necessary, people understand<br />

this and they back it up and make it<br />

happen. John can give examples of this<br />

– he has just built the longest floating<br />

superyacht pier in Australia.<br />

JH: The Gold Coast, where we are<br />

based, has a wealth of boaties and<br />

around 700km of waterfront canals.<br />

People start boating at a very young<br />

age. We consider three aspects –<br />

environment, economics and social<br />

– but to that I add a fourth: destination<br />

protection.<br />

We take great pride in having built<br />

such a long pontoon, and with care, as<br />

our environmentally-friendly concrete<br />

pontoons are filled with expanded<br />

polystyrene. The state government<br />

is changing the rules so that only<br />

expanded polystyrene or air can be<br />

used for floatation and that means<br />

we will build with the least harmful<br />

approach and it will last, maybe, 50<br />

years.<br />

OS: So, what apparently is bad may<br />

have strong social weight. Over to<br />

Steve…<br />

SS: I came onboard at Sanctuary Cove<br />

to awaken a passive business model,<br />

and in 2020 engaged with Superior<br />

to expand the marina by adding 48<br />

undercover slips.<br />

When we look at Sanctuary Cove,<br />

we see a huge event venue for the<br />

Sanctuary Cove Boat Show but also<br />

a huge resort with many assets. We<br />

looked at how we could improve<br />

services and create other potential<br />

income and we introduced Platinum<br />

membership to deliver over and above<br />

normal expectations. We offer a hotel<br />

room service to berths all via QR code<br />

scanning. This drives extra revenue but<br />

adds no extra costs.<br />

We also reached level 3 in the Clean<br />

<strong>Marina</strong>s programme, were certified as<br />

Fish Friendly, and secured the Platinum<br />

5 Gold Anchor rating from the GMI.<br />

OS: Normally we run away from politics<br />

and we are a very easy target for<br />

blame. I think we have to make the<br />

effort to learn government language<br />

and talk. We should be a lot more<br />

active, take them out on the road to<br />

demonstrate how good our work is for<br />

the community because we are not<br />

‘marine’ anymore we are ‘hospitality’.<br />

SS: Yes. Sanctuary Cove opened in<br />

1988 offering a relaxed lifestyle. And<br />

people bought into it. Every year half<br />

the people who visit the Sanctuary<br />

Cove Boat Show are not boaties. The<br />

structure of the whole is not just for<br />

boaters – it’s a promenade for people<br />

who enjoy the sights, sounds and<br />

smells of marinas.<br />

JH: We have a lot more to think about<br />

in terms of design and materials. If we<br />

take the polystyrene out of pontoons,<br />

for example, they no longer float. A<br />

major problem! But polystyrene is<br />

an oil-based product. There’s a big<br />

technical challenge, and we need to be<br />

a part of it.<br />

SS: We are very fortunate on the Gold<br />

Coast as the government embraces<br />

industry and there’s lots of momentum.<br />

They “get” it. And on a broader scale,<br />

the Brisbane 2032 Summer Olympics<br />

are not far away and this will bring so<br />

much.<br />

e-handling and e-boating<br />

Is the switch to electric a good move for all our energy needs? Is it enough to just “look good”? How far forward are<br />

we with technology for electric-driven hoists and other yard machinery? What are the upsides and downsides? <strong>Marina</strong><br />

consultant, Oscar Siches (OS), leads a <strong>Marina</strong> <strong>World</strong> discussion with Alessandro Mason (AM) of leading Italian yard<br />

machinery manufacturer Cimolai Technology and Maryline Marilly (MM) of Aqua superPower, an electric boat charging<br />

provider from the UK.<br />

OS: Beware of the industry bringing in<br />

electric propulsion. Why? We are at the<br />

crest of a wave of necessity and have<br />

a fantastic opportunity to modernise<br />

and make money. But many of us don’t<br />

know enough about it.<br />

Electricity is not the universal solution<br />

for the nautical business. Some is good,<br />

some is not, and we have to educate<br />

ourselves for its use. The clearest<br />

situation would be with a machine<br />

with an electric motor and battery –<br />

but how do we fill the batteries? Dirty<br />

electricity (for example, derived from<br />

coal) means the whole thing is not<br />

clean. We need clear concepts or we<br />

are shifting something that looks good<br />

but is not good. Clean technology is not<br />

always clean. Let’s talk to a machinery<br />

builder…<br />

AM: We have a project underway for<br />

a 1500 tonne fully electric hoist for an<br />

operator in Oregon, USA. It’s tailormade<br />

and fully electric. In the last<br />

ten years we have produced different<br />

full electric machines and this project<br />

represents a further step in this<br />

direction. This fully electric machine<br />

in the USA can achieve 80% charge<br />

in four hours. Then the time this lasts<br />

depends on the weight being lifted and<br />

by the number of cycles that it runs.<br />

MM: The end objective is to<br />

decarbonise – if we produce electricity<br />

via diesel generation it’s no good.<br />

OS: Anyone buying a battery-driven<br />

product will ask what do you do with the<br />

batteries that are no good any more.<br />

Governments will soon rule on proper<br />

battery disposal but, again, we are<br />

trying to save the world on one side<br />

and spoil it on the other.<br />

MM: I agree that electricity is not the<br />

panacea but is a solution. We can learn<br />

from the automotive industry in our<br />

transition from fossil fuel. Our company<br />

invests in the infrastructure and, in<br />

exchange for this, the marina retains us<br />

so that we can recoup our investment.<br />

Like car charging, we need to offer fast<br />

charging (DC charging) and this means<br />

some education regarding existing<br />

standards. Boats need to have batteries<br />

to take this – not the AC lower charge<br />

rates.<br />

OS: Aqua superPower makes beautiful<br />

charging units. What has this to do with<br />

electricity? People get affected by what<br />

they see – if it’s good looking and clean<br />

it has higher value. The technology<br />

is important but we also have to take<br />

care of the personal/community side of<br />

things. A marina is not just a maritime<br />

business but a hospitality venue.<br />

The inconveniences of electric<br />

boating, such as range, will hit us<br />

when we are actually doing it. We have<br />

to look at e-boating as a whole and<br />

then make our choices. The type of<br />

battery, charging unit and motor will be<br />

determined by trends and popularity<br />

and that makes it entertaining for me to<br />

explore what’s behind it all. What would<br />

Cimolai also look at manufacturing as<br />

electric?<br />

AM: We would produce any lifting<br />

equipment at customer request.<br />

OS: Is there a department for this?<br />

AM: Twenty of our 40 engineers work<br />

in R&D and they respond to market<br />

demand. Interest in electric equipment<br />

has been slow to build and there’s<br />

extra time involved, too. We won the<br />

US contract, for example, a couple<br />

of months ago but it will require<br />

approximately one year for designing,<br />

developing and assembling.<br />

OS: Is noise a major consideration?<br />

AM: Quiet operation is one of the<br />

advantages. We can see this in other<br />

markets where there is sensitivity to<br />

silence.<br />

Mick Webber, past owner and CEO<br />

purchased Marine Development<br />

Inc (MDI), a decades-long supplier<br />

of sustainable marina and dock<br />

solutions.<br />

Founded in 1991 by Steve and<br />

Roger Otis, MDI builds and installs<br />

floating docks for commercial<br />

marinas, pump stations, wave<br />

attenuators, fuel docks and ship’s<br />

stores. Many examples of MDI’s<br />

work can be found on American<br />

lakes.<br />

Webber, whose experience in<br />

the marine industry stretches more<br />

than 35 years and includes a deep<br />

understanding of next-generation<br />

docks, will lead his team while thirdand<br />

fourth-generation members of<br />

the Otis family, Jeff and Jeremy Otis,<br />

will remain highly involved in dayto-day<br />

operations. Webber’s plan for<br />

the company is driven by innovation<br />

and developing strong industry<br />

Livart Marine Park has been<br />

certified by Intertek’s QS<br />

Chinese manufacturer Livart Marine has completed a three-year project to<br />

build new offices and production facilities in Heyuan City, Guangdong. CEO,<br />

Leo Woo, said the aim for Livart Marine Park was to create “Asia’s largest and<br />

greenest floating pontoon factory.”<br />

Officially running in early 2022 after<br />

passing government and Environmental<br />

Protection Department inspections, the<br />

factory operates with a computerised<br />

automatic cutting machine that cuts<br />

aluminium at high speed. This is ideal<br />

for the manufacture of aluminium<br />

floating pontoons, access walkways,<br />

gangways, floating platforms, pile<br />

guides and other related marine<br />

products and parts.<br />

The factory has over 15 types<br />

of modern production and testing<br />

equipment, including computerised<br />

CNC engraving machines, automatic<br />

and laser lighting control cutting<br />

machines for long and short materials,<br />

advanced MIG/TIG welding machines,<br />

heavy-duty cranes etc. To date, more<br />

than 2,000 floating pontoon sections<br />

have been supplied to customers, with<br />

an annual output value exceeding<br />

US$70 million. The total production<br />

area covers 15,000m² (161,000ft²),<br />

providing generous space for<br />

processing medium and large sized<br />

aluminium alloy products.<br />

One of Livart’s great strengths is<br />

its patented heavy-duty double-slot<br />

aluminium profile pontoon system,<br />

made using an exclusive mould,<br />

and offering a design live load that<br />

can reach 5KPA/m². This expertise<br />

is combined with design innovation.<br />

Realising that aesthetics are<br />

more important than ever to<br />

marina customers, Livart combines<br />

architectural style into its pontoon<br />

railing designs. The CNC engraving<br />

machines produce high precision<br />

patterns and sizes when processing<br />

aluminium plate, and these carved<br />

patterned plates not only meet<br />

customers’ demands for decoration<br />

but can also highlight or reflect the<br />

characteristics of local buildings.<br />
