Neue Liegenschaftspolitik wirkt sich auf Umsätze aus<br />

Die Verkaufsergebnisse des ersten Halbjahres<br />
stehen zunehmend im Zeichen der neuen<br />
transparenten Liegenschaftspolitik des <strong>Berlin</strong>er<br />
Senats. Die verstärkte Berücksichtigung<br />
sozialer Belange und die Sicherung von Grundstücken<br />
für den Eigenbedarf des Landes hat,<br />
wie erwartet, Auswirkungen auf die Umsätze<br />
des <strong>Liegenschaftsfonds</strong>. So sind für das Jahr<br />
2013 insgesamt 90 Mio. Euro Verkaufsvolumen<br />
geplant. Im ersten Halbjahr 2013 können<br />
50 Mio. Euro Verkaufserlöse bilanziert werden.<br />
Auch die Struktur der Verkäufe veränderte<br />
sich. Im Vordergrund standen Verkäufe<br />
im Wohnbereich und hier vor allem Einfamilienhausgrundstücke<br />
für Eigennutzer so wie<br />
schwerpunktmäßig im Bereich der Gewerbeansiedlung<br />
in den östlichen Bezirken der Stadt.<br />
Mehrere Gewerbeflächen verkaufte der <strong>Liegenschaftsfonds</strong><br />
im ersten Halbjahr 2013 in den<br />
östlichen Bezirken. In Marzahn-Hellersdorf befinden<br />
sich zwei früher als Rieselfeld dienende<br />
Areale, die jahrelang brach lagen. Der vom Bezirk<br />
aufgestellte Bebauungsplan für die Gebiete<br />
sah hier jeweils ein Gewerbegebiet vor, wobei<br />
aufgrund der Verwendung von GRW-Fördermitteln<br />
nur entsprechende Unternehmen auf diesem<br />
Areal angesiedelt werden konnten.<br />
Dabei erwarb ein Hersteller für Ultraschall-<br />
Durchflussmessgeräte die ca. 25.000 m 2 gr o -<br />
ße Fläche Wiesenburger Weg 12. Das ca.<br />
18.500 m 2 große Grundstück Boxberger Straße<br />
nördl. 11 wird zukünftig von einem Hersteller<br />
für Präzisionsmaschinen für die Reparatur<br />
von bestückten Leiterplatten genutzt, während<br />
die Fläche Schkopauer Ring südl. 18, ca.<br />
2.500 m 2 groß, an einen Käufer aus der Stahlund<br />
Leichtmetallbaubranche ging. Dieser baut<br />
seit über 100 Jahren Masten, Türme und Stahlbauten<br />
in <strong>Berlin</strong>.<br />
Auch in der Darßer Straße im Bezirk Lichtenberg<br />
verkaufte der <strong>Liegenschaftsfonds</strong> mehrere<br />
Objekte. Das Grundstück im Bereich Darßer<br />
Straße/Graaler Weg mit ca. 7.000 m 2 Größe<br />
wurde an ein <strong>Berlin</strong>er Bauunternehmen veräußert,<br />
das die Fläche für die Erweiterung seiner<br />
<strong>Berlin</strong>er Niederlassung durch Hallenneubau mit<br />
Werkstatt- und Lagerflächen sowie Verkaufs-,<br />
Verwaltungs- und Sozialräumen nutzen will.<br />
Und ein weiteres, ca. 2.000 m 2 großes Grundstück<br />
wurde ebenfalls durch ein <strong>Berlin</strong>er Unternehmen<br />
erworben, das durch die Errichtung eines<br />
Hallenneubaus mit Büro- und Sozialräumen<br />
seinen Geschäftsbetrieb erweitern möchte.<br />
Ansiedlungshighlight in Mitte<br />
Für das Grundstück Invalidenstraße 5 in<br />
<strong>Berlin</strong>-Mitte konnte ein prominenter Käufer<br />
gewonnen werden. Das weltweit bekannte Architekturbüro<br />
Graft plant auf den 1.380 m 2 ein<br />
Wohn- und Geschäftshaus und wird sich dort<br />
auf den gewerblichen Flächen sowohl mit dem<br />
Hauptsitz der Graft Unternehmensgruppe/Holding<br />
als auch weiteren mit Graft verbundenen<br />
Unternehmen niederlassen.<br />
Sales figures recorded for the first six months<br />
of this year are increasingly reflecting the<br />
new transparent property policy pursued by<br />
the <strong>Berlin</strong> Senate. Taking increased account<br />
of social considerations and securing land for<br />
the federal state’s own requirements have, as<br />
expected, had an impact on the turnover attained<br />
by Liegenschaftsfond. Total sales of 90<br />
million euros have been budgeted for 2013.<br />
Proceeds from sales in the first six months of<br />
2013 came to 50 million. The structure of sales<br />
has changed too. Residential sales were at the<br />
top of the list, and this was primarily land for<br />
owner-occupied detached houses, as well as<br />
predominantly commercial estates in the eastern<br />
districts of the city.<br />
<strong>Liegenschaftsfonds</strong> <strong>Berlin</strong> sold several plots<br />
for commercial sites in the first six months of<br />
2013. There are two sites in Marzahn-Hellersdorf<br />
which were formerly used as a sewage<br />
farm and which have lain to waste for many<br />
years. The development plan for both sites prepared<br />
by the local district council in question<br />
envisaged an industrial estate, whereby only<br />
certain companies would be able to settle on<br />
this site due to the use of GRW* funds.<br />
A manufacturer of ultrasonic flowmeters acquired<br />
the approx. 25,000 m 2 site at Wiesenburger<br />
Weg 12. The approx. 18,500 m 2 site at<br />
Boxberger Straße nördl. 11 will, in future, be<br />
used by a manufacturer of precision equipment<br />
for the repair of printed circuit boards. The<br />
site at Schkopauer Ring südl. 18 (2,500 m 2<br />
approx.) went to a buyer in the steel and light<br />
metal construction industry, who has been<br />
building masts, towers and steel constructions<br />
in <strong>Berlin</strong> for more than 100 years.<br />
<strong>Liegenschaftsfonds</strong> sold several properties in<br />
the Darßer Straße (Lichtenberg district) too.<br />
The 7,000 m 2 approx. plot of land in Darßer<br />
Straße/Graaler Weg was sold to a <strong>Berlin</strong><br />
construction company which will use the site<br />
to build an extension to its <strong>Berlin</strong> branch by<br />
means of a new building with workshop and<br />
warehouse space, as well as sales and administration<br />
rooms and recreation space.<br />
Another site (2,000 m 2 approx.) was also acquired<br />
by a <strong>Berlin</strong> company, which is intending<br />
to expand its operations by constructing a newbuild<br />
to include office and recreation space.<br />
Property highlight in downtown <strong>Berlin</strong><br />
A celebrity purchaser acquired the site at Invalidenstraße<br />
5, <strong>Berlin</strong>-Mitte. The internationally<br />
renowned Graft architects is planning<br />
a residential and commercial building for the<br />
1,380 m 2 site, and will relocate the holding<br />
company of the Graft Group to the commercial<br />
site. Other affiliates of the Group will be based<br />
there too.<br />
