Introduction<br />
Vorwort<br />
<strong>2013</strong> ist ein unglaublich spannendes Jahr. Die<br />
Immobilientrends auf dem europäischen<br />
Kontinent bewegen sich in ganz<br />
unterschiedliche Richtungen und seit Beginn<br />
unserer Aufzeichnungen gab es noch nie eine<br />
größere Divergenz zwischen den<br />
verschiedenen Ländern. <strong>2013</strong> ist ebenso wie<br />
das Jahr zuvor durch eine anhaltende<br />
Unsicherheit am gewerblichen<br />
Immobilienmarkt und eine weiter steigende<br />
Nachfrage nach Privatimmobilien geprägt.<br />
Kapitalmittel sind auch weiterhin ausgiebig<br />
vorhanden. Nur werden die Preise für ganz<br />
bestimmte Immobilien mittlerweile extrem in<br />
die Höhe getrieben, während schlecht<br />
vermietete Gewerbeobjekte so gut wie<br />
unverkäuflich sind. Ungebremst stark war die<br />
Nachfrage nach Retailflächen sowohl bei<br />
Mietern als auch bei Investoren. Aufgrund der<br />
zurückgehenden Neuentwicklungen im<br />
Bürobereich gab es entsprechend auch<br />
weniger Investmenttransaktionen in diesem<br />
Segment.<br />
Introduction<br />
<strong>2013</strong> is an incredibly exciting year. On the<br />
European continent, real estate trends move<br />
in totally different directions and since the<br />
beginning of our record-keeping, there has<br />
never been a greater divergence among the<br />
various countries. Just like the previous year,<br />
<strong>2013</strong> has been characterized by an on-going<br />
uncertainty on the commercial real estate<br />
market and a continuing increasing demand<br />
for residential real estate. There continues to<br />
be sufficient capital available. However, in the<br />
meantime the prices for specific real estate<br />
assets are forced extremely higher while<br />
commercial real estate with low rents is<br />
virtually unsellable. The demand for retail<br />
spaces continues to be strong among tenants<br />
and investors. Based on the declining new<br />
developments in office spaces, the investment<br />
transactions were accordingly fewer in this<br />
segment.<br />

Wirtschaftsentwicklung<br />
Die österreichische Wirtschaft (das<br />
Bruttoinlandsprodukt) wuchs 2012 real um<br />
0,8 % im Vergleich zum Vorjahr. Während<br />
sich die Konjunktur außerhalb von Europa<br />
erholt, erlebt der Euro-Raum nach 2009<br />
erneut eine Rezession.<br />
Zusätzlich dämpfen verschiedene<br />
internationale Faktoren aktuell das Wachstum<br />
in Europa, wie Einschränkungen bei der<br />
öffentlichen Nachfrage und reduzierter<br />
Welthandel durch Ausgabenbremsen in den<br />
USA sowie geringeres Wirtschaftswachstum<br />
in Asien.<br />
In diesem Umfeld wird das exportorientierte<br />
<strong>Österreich</strong> <strong>2013</strong> nur ein moderates BIP-<br />
Wachstum in Höhe von 0,4 % erzielen.<br />
Aufgrund dieses schwachen internationalen<br />
Umfelds steigen die Bruttoanlageinvestitionen<br />
sowohl im Bau- als auch im<br />
Ausrüstungsbereich und die Exporte nur<br />
leicht an. Geringer Zuwachs bei den<br />
Realeinkommen und Sparanstrengungen der<br />
privaten Haushalte belasten die<br />
Konsumnachfrage. Die Arbeitslosenquote<br />
steigt weiter leicht auf 5,0 % an. Das Nachge-<br />

The Austrian economy (GDP) increased by<br />
0.8 % in 2012 compared to the previous<br />
year.<br />
While the economy has recovered outside<br />
Europe the Euro zone has seen a second<br />
recession after 2009. A reduction in public<br />
spending and international trade due to<br />
spending-cuts in the U.S. and an only<br />
moderate economic growth in Asia has led to<br />
a slow-down in the European recovery.<br />
In this environment the export-biased<br />
Austria will only achieve a moderate GDP<br />
increase of 0.4 % for <strong>2013</strong>.<br />
Gross capital investments in the construction<br />
industry as well as in technical equipment<br />
will only increase slightly because of<br />
weaknesses in the international economy.<br />
Consumer demand is affected by small<br />
gains in real income and a higher rate in<br />
private savings. The unemployment rate<br />
will rise to 5.0 %. A lack of demand for raw<br />
materials will stabilize the inflation at 2.2 %<br />
in <strong>2013</strong> and will continue to fall to 2.0 % in<br />
2014.<br />

Rückgang auf 2,0 % führen.<br />
Für den Dreimonats-EURIBOR prognostizieren<br />
Bankexperten aufgrund des Rekordtiefs des<br />
Leitzinses ein Verharren auf 0,25 % bis<br />
Jahresende <strong>2013</strong>.<br />
Der Abwärtstrend der Kapitalmarktrenditen<br />
(Sekundärmarktrendite des Bundes) ist<br />
gestoppt. Prognosen gehen von einem<br />
moderaten Anstieg bis Jahresende <strong>2013</strong> auf<br />
1,90 % und 2014 auf 1,95 % aus.<br />
Due to the all-time low central rate bank<br />
experts predict the 3-months-EURIBOR to<br />
remain at 0.25 % by the end of <strong>2013</strong>. The<br />
downswing of the interest rate (i.e. the<br />
federal secondary monetary rate) has been<br />
stopped. Forecasts see a slight increase by<br />
the end of <strong>2013</strong> to 1.9 % and to 1.95 % in<br />
2014. Analysts, following the currently fixed<br />
central rate at 0.50 % by the ECB and the<br />
0 % policy by the FED, predict the exchange<br />
rate of the Euro to the Dollar to level off at<br />
1:1.24 by the end of the year.<br />
Es wird erwartet, dass sich der Euro gegenüber<br />
dem US-Dollar bis Jahresende auf das Verhältnis<br />
EUR : USD 1 : 1,24 einpendeln wird. Diese<br />
Erwartung gründet sich auf der Nullzinspolitik<br />
der FED und dem Belassen des Leitzinses auf<br />
0,50 % von der EZB.<br />

Retail<br />
<strong>Österreich</strong> als stabiler<br />
Markt: Nachfrage nach<br />
hochwertigen Flächen in<br />
Toplagen bleibt stark.<br />
Der Einzelhandel hat 2012 durch den stabilen<br />
privaten Konsum ein nominelles Plus von 1,1 %<br />
erzielt, was einem realen Minus von 1 %<br />
entspricht. Positiv ist anzumerken, dass die Zahl<br />
der Beschäftigten im Einzelhandel gestiegen ist.<br />
Das Weihnachtsgeschäft 2012 hat das<br />
Rekordniveau von 2011 nicht erreicht und lag um<br />
3 % unter diesem Spitzenwert. Hierzu ist zu<br />
bemerken, dass 2011 das Weihnachtsgeschäft<br />
um drei Tage länger war.<br />
Die Pleiten von Niedermeyer und Daily werden<br />
sich sicherlich in den Zahlen <strong>2013</strong> widerspiegeln.<br />
Es hat hier eine Marktbereinigung ge geben, im<br />
Rahmen derer nicht mehr zeit ge mäße<br />
Handelsformen vom Markt verschwunden sind.<br />
Grundsätzlich sind die Aussichten für den<br />
Einzelhandel in Europa wieder leicht positiv. Das<br />
Jahr <strong>2013</strong> stellt sich stabil dar, der Retailmarkt<br />
in <strong>Österreich</strong> kann sein hohes Niveau halten und<br />
die meisten Filialen der Fotokette Niedermeyer<br />
sind bereits wieder verkauft. Die Nach ver wertung<br />
der Daily-Flächen ist noch offen. Es ist zu<br />
erwarten, dass es hier zu einem nach haltigen<br />
Leerstand in schlechten Lagen kommen wird.<br />
In 2012, the retail sector has achieved a<br />
nominal of plus 1.1 % thanks to the steady<br />
private consumption. This plus equals an<br />
actual drop of 1 %. On a positive note, it<br />
should be mentioned that the employment in<br />
the retail segment has risen. The Christmas<br />
business in 2012 did not reach the record<br />
level of 2011 and was 3 % below this peak<br />
level. However, it should be noted that the<br />
2011 Christmas business was three days<br />
longer.<br />
The bankruptcies of Niedermeyer and Daily<br />
will surely be reflected in the figures for<br />
<strong>2013</strong>. The market has adjusted itself and<br />
formats that are no longer timely have<br />
disappeared from the marketplace.<br />
In general, the outlook for retail in Europe is<br />
again slightly positive. <strong>2013</strong> is a strong year.<br />
The Austrian retail market can retain its high<br />
level and most of the shops of photo<br />
Niedermeyer have already been sold. The<br />
resale of the Daily spaces is still pending.<br />
A lasting vacancy in poor locations is<br />
expected in this case.<br />
Nachfrage<br />
stark in Bestlagen Wiens<br />
Trotz des wirtschaftlich schwierigen Umfelds in<br />
Europa muss <strong>Österreich</strong> als einer der stabilsten<br />
Märkte in der EU gesehen werden. Die Nachfrage<br />
nach hochwertigen Flächen in den Toplagen ist<br />
ungebrochen stark. Das be trifft vor allem<br />
Flächen im Goldenen U sowie dem Goldenen<br />
Quartier und der Mariahilfer Straße. Außerhalb<br />
Wiens ist Salzburg sehr gefragt, was sicherlich<br />
auf die hohe Kaufkraft sowie den extrem starken<br />
Tourismus zurückzuführen ist. Generell ist zu<br />
bemerken, dass – speziell in Wien – der<br />
wachsende Tourismus noch immer einer der<br />
wichtigsten Wirtschaftsmotoren ist.<br />
Nachfrage in<br />
Shoppingcentern stabil<br />
Die Nachfrage in Shoppingcentern ist<br />
ungebrochen stark, jedoch macht sich bereits<br />
ein negativer Effekt der Überproduktion an<br />

Despite the difficult economic environment in<br />
Europe, Austria must be seen as one of the<br />
most solid markets within the European<br />
Union. The demand for top quality space in<br />
top locations is relentlessly strong. This<br />
affects mainly spaces in the Golden U and the<br />
Golden Quartier as well as Mariahilfer<br />
Straße. Outside of Vienna, Salzburg is in high<br />
demand, which surely is owed to the high<br />
buying power and extremely strong tourism.<br />
In general, it should be mentioned that -<br />
specifically in Vienna - the growing tourism<br />
is still one of the most important drivers of<br />
economic growth.<br />
SOLID DEMAND IN SHOPPING MALLS<br />
The demand in shopping malls remains<br />
strong. However, a negative effect from the<br />
over-development of space in Austria<br />

Flächen in <strong>Österreich</strong> bemerkbar. Die Kunden<br />
gehen immer selektiver einkaufen: So wird das<br />
G3 von einigen Mietern als Wochen end zentrum<br />
bezeichnet und die Erweiterung des<br />
Donauzentrums ist noch immer nicht so in das<br />
bestehende Center integriert wie geplant.<br />
Generell geht der Trend aber in die Richtung,<br />
dass etablierte Center wie SCS, Plus City und<br />
Europark die Vormachtstellung halten oder<br />
sogar noch weiter ausbauen werden.<br />

Allgemein ist das Angebot in Wien durch die<br />
Mietrechtssituation nicht so breit gefächert<br />
wie in anderen europäischen Metropolen,<br />
jedoch ist durch die Initiative einiger<br />
Hauseigentümer der Markt wesentlich mehr in<br />
Bewegung als in den letzten Jahren. So gibt<br />
es Un ter nehmen, die sich darauf spezialisiert<br />
haben, ein Objekt mit Altmietern zu entwickeln,<br />
was dann auch automatisch ein größeres<br />
Angebot ergibt.<br />
RETAIL BUSINESS IN VIENNA<br />
SMALL SUPPLY IN TOP LOCATIONS<br />
In general, the supply in Vienna is not as broad<br />
compared to other European cities. This is<br />
mainly caused by the situation of the Landlord-<br />
Tenant Act. However, the market has shown a<br />
significantly greater activity than in previous<br />
years due to the initiative of some building<br />
owners. There are companies specialized in<br />
developing a property together with the<br />
existing tenants which in turn increases the<br />
supply automatically.<br />

Kärntner StraSSe<br />
Die großen Eröffnungen auf der Kärntner<br />
Straße sind 2012 ausgeblieben, einzig Hugo<br />
Boss hat sich einen neuen Flagshipstore<br />
gegenüber dem P&C Weltstadthaus gesichert,<br />
welcher vor Kurzem eröffnet wurde. An sonsten<br />
hat es nur einige Mieterwechsel im Souvenir-<br />
Bereich gegeben. Es bleibt abzu warten, ob die<br />
großflächigen Mieter wie beispielsweise<br />
KÄRNTNER STRASSE<br />
In 2012, the large openings at Kärntner<br />
Straße did not happen as expected. Only<br />
Hugo Boss has secured itself a new flagship<br />
store opposite of the P&C Weltstadthaus,<br />
which was recently opened. Otherwise,<br />
there were few tenant changes in the<br />
souvenir segment. It remains to be seen<br />
whether large space tenants such as Forever<br />

Forever 21 oder Esprit die Shops nachhaltig<br />
gewinnbringend führen können.<br />
Graben / Kohlmarkt<br />
Am Graben und Kohlmarkt gab es ebenfalls<br />
kaum namhafte Vermietungen, nur Chanel<br />
hat sich entschlossen, einen Flagshipstore an<br />
einem der besten Plätze Wiens anzumieten,<br />
und zwar an der Ecke<br />
Graben / Naglergasse / Bognergasse. Wann<br />
dieser eröffnet wird, steht noch nicht fest,<br />
das bestehende Geschäftslokal soll aber<br />
weiter betrieben werden. Louis Vuitton hat<br />
den Shop am Kohlmarkt intern an Dior<br />
weitergegeben.<br />
Weitere Entwicklungen<br />
in der Wiener City<br />
Das Goldene Quartier als Erweiterung des<br />
Kohlmarkts gehört sicherlich zu den<br />
wichtigsten innerstätischen Entwicklungen in<br />
Mitteleuropa. Mittlerweile ist das Quartier<br />
schon fast komplett vermietet. Zu den<br />
wichtigsten Mietern gehören Louis Vuitton,<br />
Prada, Armani, Brioni, Mulberry Etro,<br />
Valentino und andere.<br />
Diese Entwicklung wird sich auch positiv auf<br />
die unmittelbare Umgebung auswirken. Wien<br />
wurde als Luxusstandort von vielen Unternehmen<br />
aus diesem Segment erst aufgrund<br />
der guten Umsätze entdeckt.<br />
Mariahilfer StraSSe<br />
Auf der Mariahilfer Straße gab es in der<br />
letzten Zeit kaum größere Mieterwechsel.<br />
Deichmann hat das ehemalige Geschäftslokal<br />
der Firma Mexx übernommen und bereits<br />
eröffnet. Bershka wird in den ehemaligen<br />
Stiefelkönig gegenüber des Forever 21<br />
ziehen. Der Shop soll noch dieses Jahr<br />
eröffnet werden. Die Nachfrage ist zwar<br />
ungebrochen stark, jedoch sind die<br />
Ablösevorstellungen der Mieter und die<br />
neuen Mietvorstellungen der Vermieter oft<br />
nicht mehr marktkonform.<br />

GRABEN/KOHLMARKT<br />
There were barely any renowned rentals on<br />
Graben and Kohlmarkt. Only Chanel has<br />
decided to rent a flagship store in one of the<br />
best locations of Vienna, namely at the corner<br />
Graben / Neglergasse / Bognergasse. It is yet<br />
unknown when the store opens but the<br />
existing store should continue to operate.<br />
Louis Vuitton has internally transferred the<br />
store at Kohlmarkt to Dior.<br />
ADDITIONAL DEVELOPMENTS IN THE<br />
CITY OF VIENNA<br />
The Golden Quartier as an expansion of<br />
Kohlmarkt is certainly one of the most<br />
important inner city developments in Central<br />
Europe. In the meantime, the Quartier is<br />
nearly completely rented. Louis Vuitton,<br />
Prada, Armani, Brioni, Mulberry Etro,<br />
Valentino and others are among the most<br />
important tenants.<br />
This development will affect the direct<br />
surroundings positively. Many companies<br />
from this segment have discovered Vienna as<br />
luxury location because of good sales<br />
revenue.<br />
MARIAHILFER STRASSE<br />
There were barely any larger tenant changes<br />
at Mariahilfer Straße. Deichmann has taken<br />
over the former store of Mexx and has already<br />
opened its doors. Bershka will move into the<br />

Dass sich die Fußgängerzone nachhaltig<br />
positiv auswirken wird, ist aus unserer Sicht<br />
klar. Fraglich ist jedoch, ob die derzeitige<br />
Umsetzung den gewünschten Effekt erzielt,<br />
die Verweildauer zu verlängern und das<br />
Einkaufserlebnis zu vertiefen. Leider musste<br />
man auch hier den Weg der kleinen Schritte,<br />
welcher in <strong>Österreich</strong>s Politik üblich<br />
geworden ist, gehen. Es bleibt zu hoffen,<br />
dass das Konzept Fußgängerzone nach der<br />
Probephase angepasst wird und doch noch<br />
ein großer Erfolg wird, so wie Anfang der<br />
70er die Kärntner Straße.<br />
FavoritenstraSSe / Meidlinger<br />
HauptstraSSe, B- und C-Lagen<br />
Die Favoritenstraße und die Meidlinger<br />
Hauptstraße haben sich in den letzten Jahren<br />
kaum verändert, die Entwicklung und die<br />
Nachfrage sind stabil. Beide Straßen stehen<br />
zwar auf den Expansionslisten der in ternationalen<br />
Unternehmen, jedoch müssen die<br />
Mieten und Ablösen darstellbar sein.<br />
B-und C-Lagen werden kaum noch nach ge fragt.<br />
Einzig die Billigketten und die Nah versorger<br />
zeigen noch Interesse an solchen Lagen.<br />
Kampf um Kunden bei neuen<br />
Shoppingcentern<br />
Nach wie vor herrscht ein Kampf um die<br />
Gunst der Kunden in den Shoppingcentern in<br />
Wien und im Umland!<br />
Durch die Eröffnung des G3 in Gerasdorf und<br />
von „Wien Mitte The Mall“ ist der Wettbewerb<br />
in die nächste Runde gegangen. Beim<br />
Shoppingcenter „Wien Mitte The Mall“ stehen<br />
noch immer Flächen zur Verwertung frei.<br />
Langfristig wird sich das Shoppingcenter<br />
durchsetzen, das den besten Mietermix hat<br />
und eine dementsprechende kritische Größe<br />
aufweist. Unangefochten an der Spitze liegt<br />
in der Gunst der Kunden die SCS, welche<br />
durch die laufende Renovierung und die<br />
Eröffnung von Primark noch attraktiver gestaltet<br />
wurde.<br />

FAVORITENSTRASSE /<br />
MEIDLINGER HAUPTSTRASSE,<br />
B- AND C-LOCATIONS<br />
Favoritenstraße and Meidlinger Hauptstraße<br />
have barely changed over the past years. The<br />
development and demand is robust. Both<br />
streets are included on the expansion lists of<br />
international companies. However, the rental<br />
payments and transfer fees for furnishings<br />
and fixtures must be reasonable.<br />
There is barely any demand for B and C<br />
locations. Only discounters and neighborhood<br />
stores are interested in these locations.<br />
THE FIGHT FOR CUSTOMERS OF NEW<br />
SHOPPING CENTERS<br />
There is still a struggle for the favor of<br />
customers in shopping centers in Vienna and<br />
the surrounding areas.<br />
Competition has reached the next level through<br />
the opening of G3 in Gerasdorf and “Wien Mitte<br />
The Mall”. The shopping center “Wien Mitte The<br />
Mall” has still available space. In the long term,<br />
the shopping center with the best tenant mix<br />
and an appropriate critical size will prevail.<br />
SCS has the undisputed lead in the favor of<br />
customers. It has become more attractive<br />
through the on-going renovation and the<br />
opening of Primark.<br />
It will be interesting to see which will prevail<br />
in the long term: the shopping streets such as<br />
Mariahilfer Straße, Favoritenstraße or<br />
Landstraßer Hauptstraße or the newly<br />

Interessant wird auch, wer sich langfristig<br />
behaupten wird: die Einkaufsstraßen – wie<br />
Mariahilfer Straße, Favoritenstraße oder<br />
Land straßer Haupstraße – oder die neu<br />
errichteten Center. Eines gleich vorweg: Das<br />
SC West bahnhof hat sich nicht spürbar auf<br />
die Mariahilfer Straße ausgewirkt. Ganz im<br />
Gegen teil profitiert der obere Teil der<br />
Mariahilfer Straße vielmehr durch die<br />
Neugestaltung des Westbahnhofs. Die Landstraßer<br />
Haupstraße hat ebenfalls durch die<br />
Fertigstellung des Bahnhofs profitiert. Wie es<br />
auf der Favoritenstraße weitergeht, wird sich<br />
nach Fertigstellung des Hauptbahnhofs<br />
zeigen, der der gesamten Region sicherlich<br />
einen nachhaltigen Aufschwung bescheren<br />
wird.<br />
Einzelhandel Linz<br />
Auf der Toplage Landstraße gab es im<br />
abgelaufenen Jahr wenige bemerkenswerte<br />
Neuvermietungen. Das Neue Musiktheater<br />
und die generalüberholte südliche Landstraße<br />
(Schillerpark, Volksgartenpark) tragen jedoch<br />
seit April <strong>2013</strong> zur Steigerung der Attraktivität<br />
in diesem Teil bei.<br />
Bei den erwarteten Großvermietungen wird<br />
<strong>2013</strong> der neue Standort von Vapiano die<br />
größte Aufmerksamkeit auf sich ziehen.<br />
Daneben gibt es auf der Landstraße bzw.<br />
Schmidtorstraße einige Neueröffnungen nach<br />
Renovierung, beispielsweise Swatch. Als<br />
neuer Mieter konnte Bose in Toplage auf der<br />
Schmidtorstraße gewonnen werden und<br />
eröffnet im September. Tally Weijl und der<br />
italienische Schuh- und Taschen experte<br />
d’Ambrosi eröffneten bereits am Taubenmarkt.<br />
Die edle Schuhmanufaktur Reiter hat sich<br />
hingegen von der Spittelwiese zurückgezogen<br />
und konzentriert sich auf Standorte in Wien<br />
und München. Auch Sportalm hat sich vom<br />
Hauptplatz zurück gezogen.<br />
Die Vorherrschaft der Plus City ist im Center-<br />
Segment ungebrochen, wobei große Umwälzungen<br />
bevorstehen. Die neue Schien -<br />
enverbindung entlang der Krems tal-<br />
Bun desstraße soll bis 2015 nach Traun führen<br />
und das Einzugsgebiet massiv erweitern. Ein<br />

contributed to the increase in attractiveness<br />
of this part since April <strong>2013</strong>.<br />
In <strong>2013</strong>, the new location of Vapiano will<br />
attract the greatest attention in expected key<br />
rentals. In addition, there were some new<br />
openings after renovations on Landstraße<br />
and Schmidtorstraße such as Swatch. Bose<br />
could be gained as new tenant in the top<br />
location of Schmidtorstraße and it will open<br />
its doors in September. Tally Weijl moved and<br />
d’Ambrosi, the Italian show and handbag<br />
expert, opened its doors already on<br />
Taubenmarkt. The luxury shoe manufacturer,<br />
Reiter, has left Spittelwiese and focuses on<br />
locations in Vienna and Munich. In addition,<br />
Sportalm left Hauptplatz.<br />
The predominant lead of Plus City continues<br />
to remain in the center segment, whereby<br />
great changes are underway. The new rail<br />
connection along Kremstal-Bundesstraße<br />
should go to Traun by 2015 and it should<br />
extensively expand the commuter belt. A redevelopment<br />
of Garage on Bundesstraße is<br />
an issue and it could create a new attractive<br />
appearance for the city and it could relocate<br />
shopping spaces into a new section.<br />
Relocating cinemas to this area and a reutilization<br />
of the parking space in the existing<br />
building are being discussed. A net expansion<br />

<strong>Österreich</strong> geht weiter.<br />
Re-Development der Garage an der<br />
Bundesstraße steht im Raum und könnte eine<br />
neue attraktive Front für die City schaffen<br />
sowie eine Umschichtung der Verkaufsflächen<br />
in einen neuen Trakt nach sich ziehen. Ein<br />
Auszug des Kinos dorthin und eine Umnutzung<br />
in Parkraum des bestehenden Gebäudes<br />
werden diskutiert. Eine Netto-Erweiterung<br />
der Verkaufsfläche von derzeit 69.000<br />
Quadratmeter ist wegen des Anrainerdrucks<br />
und Befürchtungen von mehr<br />
Verkehrsaufkommen jedoch nicht<br />
wahrscheinlich.<br />
Einzelhandel Graz<br />
Durch den Umbau und die Neueröffnung des<br />
Großkaufhauses Kastner & Öhler in der<br />
Innenstadt haben sich einige Marken aus<br />
dem Premium-Bereich entschlossen, die<br />
Expansion in Graz vorerst auf Eis zu legen.<br />
Die Grazer Innenstadt entwickelt sich<br />
weiterhin positiv, die Nachfrage ist leicht<br />
steigend. Nennenswerte neue Vermietung<br />
gab es jedoch in Graz keine.<br />
Der Kampf um Kunden der Shoppingcenter<br />
geht aber ungebrochen weiter. Laut Aussage<br />
vieler Mieter funktioniert die Erweiterung<br />
vom SC Seiersberg noch immer nicht, die<br />
anderen Shoppingcenter liefern eher eine<br />
durch schnittliche Performance ab, langfristig<br />
wird es auch hier zu einer Marktbereinigung<br />
kommen.<br />
Einzelhandel Salzburg<br />
Die Stadt Salzburg erlebt einen Nach frage boom.<br />
Die Lagen Getreidegasse, Alter Markt und<br />
Kranzlmarkt sind in den letzten Jahren immer<br />
beliebter geworden. Aufgrund der Kleinteiligkeit<br />
ist es aber weiterhin sehr schwierig, hier neue<br />
Shops zu eröffnen, zumal die Mietpreise in<br />
Salzburg auf einem sehr hohen Niveau sind.<br />
Der Europark gehört noch immer zu den<br />
besten Shoppingcentern in <strong>Österreich</strong> und<br />
wird aufgrund fehlender Konkurrenz seine<br />
Stellung noch weiter ausbauen. Das FOC<br />
läuft noch nicht so wie geplant.<br />

RETAIL BUSINESS IN GRAZ<br />
Through the renovation and new opening of the<br />
large retail outlet of Kastner & Öhler in the inner<br />

decided to put the expansion in Graz for now on<br />
the back burner. The development of the inner<br />
city of Graz continues on a positive note. The<br />
demand is slightly increasing. However, there<br />
were no noteworthy new rentals in Graz.<br />
The struggle for customers at the shopping center<br />
continues. According to many tenants, the<br />
expansion of SC Seiersberg does still not work.<br />
The performance of other shopping malls is<br />
rather average and in the long term, a market<br />
consolidation is expected.<br />
RETAIL BUSINESS IN SALZBURG<br />
The city of Salzburg experiences a boom in<br />
demand. The locations Getreidegasse, Alter Markt<br />
and Kranzlmarkt have become more and more<br />
popular over the past years. Based on the<br />
compartmentalized design, it continues to be<br />
difficult to open new shops here, and particularly<br />
because the rent prices are at a very high level.<br />
Europark is still one of the best shopping centers<br />
in Austria and it will continue to expand its<br />
position because of a lack of competition. The<br />
FOC is not running as planned.<br />
RETAIL BUSINESS IN INNSBRUCK<br />
Because of the construction of the retail outlet<br />
Tyrol, there was hardly any new demand in the<br />
inner city of Innsbruck. This is unlikely to<br />
change during the next year. However,<br />
because of the buying power and the tourism,<br />
Innsbruck continues to be one of the most<br />
desirable shopping cities in entire Tyrol.<br />

Einzelhandel Innsbruck<br />
Durch die Errichtung des Kaufhauses Tyrol<br />
gibt es kaum mehr neue Nachfragen in der<br />
Innenstadt Innsbruck. Das wird sich im<br />
nächsten Jahr auch kaum ändern. Innsbruck<br />
ist auf grund der Kaufkraft und des Tourismus<br />
aber weiterhin die begehrteste Einkaufsstadt<br />
im gesamten Tiroler Land.<br />

Die Trendwende<br />
Nachdem die Eurozone die Rezension<br />
schließlich hinter sich lässt und seit April<br />
eine Verbesserung der wirtschaftlichen<br />
Stimmung festzustellen ist, stehen wir nun an<br />
der Schwelle zu einem Aufschwung im<br />
Bürobereich in Europa. Wir sind jedoch noch<br />
nicht völlig „über den Berg“, und politische<br />
Turbulenzen der letzten Zeit in Südeuropa<br />
sind eine Erinnerung daran, dass die Krise<br />
wieder aufflammen könnte.<br />
Eine Erholung der zwei<br />
Geschwindigkeiten<br />
Mietzuwächse bleiben in Europa ungleich<br />
verteilt und reflektieren damit das Phänomen<br />
der zwei Geschwindigkeiten, das den<br />
derzeitigen Wirtschaftsaufschwung<br />
charakterisiert. Im ersten Halbjahr stiegen<br />
A-Mieten in einigen der großen sechs<br />
Städte Deutschlands, trotz einer<br />
Verlangsamung in der Mietaktivität.<br />
Steigerungen wurden auch in Wien und<br />
Amsterdam verzeichnet. Im Kontrast dazu<br />
konzentrierten sich die Rückgänge in Teilen<br />
Südeuropas, obwohl das Tempo des<br />
Mietenverfalls abgenommen hat.<br />
Auf Stadtebene zeigen die Daten, dass die<br />
Mieten für CBD Büroflächen sich generell<br />
am stabilsten erwiesen haben. Das liegt<br />
teilweise am niedrigeren Angebot und –<br />
üblicherweise – an der Präferenz der Nutzer<br />
für zentral gelegene Objekte mit guter<br />
Ausstattung.<br />
Das ist allerdings kein universeller Trend. In<br />
Städten wie zum Beispiel Madrid führt das<br />
Kostenbewusstsein der Nutzer dazu, dass<br />
diese sich nach günstigeren Möglichkeiten<br />
abseits der City umsehen. Die Richtung der<br />
Bewegungen kann gleichermaßen von<br />
strukturellen Veränderungen innerhalb des<br />
Büromarktes beeinflusst werden: In<br />
Stockholm beispielsweise übersiedeln<br />
einige Unternehmen (z.B. Vattenfall und<br />
Nordea) vom CBD in neue<br />
Entwicklungsgebiete mit guter Anbindung<br />
außerhalb der Kernzonen.<br />
The Tipping point<br />
With the Eurozone finally exiting recession<br />
and continuing improvement in economic<br />
sentiment in the EU since April, we are close<br />
to the tipping point of recovery in the office<br />
sector in Europe. We’re not quite on the other<br />
side though as there are still existing risks.<br />
Recent political turmoil in southern Europe is<br />
a reminder that the crisis could reignite.<br />
A two-speed recovery<br />
Rental growth remains uneven across<br />
Europe, reflecting the two-speed nature of<br />
current economic recovery. In H1, prime<br />
rents increased in some of the big-6 German<br />
cities despite a slowdown in leasing activity.<br />
Increases were also registered in Vienna,<br />
Amsterdam. By contrast, falls remained<br />
mostly concentrated in parts of southern<br />
Europe, although the pace of rental decline<br />
has eased.<br />
At the individual city level, data shows that<br />
rents for CBD office space have generally<br />
proved most resilient. This is partly because<br />
of the lower supply and, typically, occupiers’<br />
preference for centrally located building with<br />
good amenities.<br />
This is not a universal trend though. In some<br />
cities such as Madrid, cost sensitiveness is<br />
leading groups of occupiers to explore<br />
cheaper options outside the CBD instead.<br />
The direction of moves can be equally<br />
influenced by structural changes within the<br />
office market: in Stockholm for example<br />
some companies (e.g. Vattenfall and Nordea)<br />
are relocating from the CBD to new<br />
development areas with good accessibility<br />
further out.<br />
<strong>International</strong> Trends<br />
Some changes are currently taking place on<br />
the international office markets, which will<br />
also shape the Austrian market in the long<br />
term and pose new challenges for the office<br />
rental business.<br />

In den internationalen Büromärkten vollziehen<br />
sich derzeit einige Veränderungen, die in<br />
Zukunft auch den österreichischen Markt<br />
langfristig prägen und neue Anforderungen an<br />
das Bürovermietungsgeschäft mit sich bringen<br />
werden.<br />
1. Flexiblere Mietverträge<br />
Der Trend geht tendenziell zu flexibleren<br />
Mietverträgen und kürzeren Vertragslaufzeiten.<br />
Eine der Ursachen dafür liegt im<br />
technologischen Wandel, der neue, flexiblere<br />
Arbeitswelten erfordert. Zusätzlich hat sich<br />
die Verhandlungsposition der Vermieter vor<br />
dem Hintergrund steigender Leerstände<br />
zugunsten der Mieter verschoben, wobei die<br />
Unternehmen nicht in erster Linie auf kürzere<br />
Vertragslaufzeiten pochen, sondern vor allem<br />
auf eine flexiblere Vertragsgestaltung (zum<br />
Beispiel Sonderkündigungsrechte für<br />
Teilflächen oder anpassungsfähigere<br />
Betriebskosten) verlangen.<br />
2. Nachhaltigkeit<br />
Der Nachhaltigkeitsaspekt und Zertifizierungen<br />
gewinnen in den internationalen Büromärkten<br />
weiter an Bedeutung. Federführend sind hier<br />
– vor allem im Großvermietungsbereich – die<br />
Büronutzer, die bereits vielfach in ihren<br />
Unternehmensgrundsätzen die Ökobilanz<br />
verankert haben.<br />
3. Aktives Asset Management<br />
und Serviceorientierung<br />
Insbesondere bei der Suche nach Büroflächen<br />
in Prime Locations setzen Unternehmen<br />
verstärkt auf umfassende Beratungsmandate,<br />
die eine Immobilien- bzw. Standortstrategie<br />
mit den Unternehmenszielen in Einklang<br />
bringt. Während dies vor ein paar Jahren<br />
ausschließlich ein Thema für große,<br />
international tätige Konzerne war, nehmen<br />
inzwischen immer häufiger auch heimische<br />
Unternehmen derartige Services in Anspruch.<br />

The trend is moving towards more flexible<br />
rental contracts and shorter contractual terms.<br />
One of the reasons for this is technological<br />
change, which demands new and more flexible<br />
working environments. In addition, the<br />
negotiation position of lessors can shifted to<br />
benefit tenants against the background of<br />
increasing vacancies. However, companies do<br />
not insist in the first instance on shorter<br />
contractual terms, but rather try to ensure a<br />
more flexible contract design (for example,<br />
special rights to terminate partial areas or more<br />
adaptable operating costs).<br />
2. Sustainability<br />
The sustainability aspect and certifications are<br />
continuing to grow in significance in the<br />
international office markets. The drivers of this<br />
development – especially in the field of large-scale<br />
rentals – are primarily the office users, many of<br />
whom already have the ecological balance<br />
anchored in their fundamental company principles.<br />
3. Active asset management and<br />
service orientation<br />
Especially when searching for office space in<br />
prime locations, companies are placing greater<br />
emphasis on comprehensive consultation<br />
mandates that can harmonise a property or<br />
location strategy with the goals of the company.<br />
While in the past this was an issue only for<br />
large, globally active concerns, domestic<br />
companies are now availing increasingly of<br />
such services.<br />
4. Investments in selected stable<br />
markets<br />
Despite the severe movement in the financial<br />
and investment markets in recent years,<br />
investment in office real estate – especially in<br />
the relatively stable markets in Germany,<br />
Austria and the Netherlands – remains very<br />
popular and is even increasing slightly.<br />

4. Investitionen in ausgewählte<br />
stabile Märkte<br />
Trotz der heftigen Bewegung der Finanzund<br />
Investmentmärkte der vergangenen<br />
Jahre bleiben Investitionen in Büroimmobilien<br />
– insbesondere in den relativ stabilen<br />
Märkten Deutschland, <strong>Österreich</strong> und<br />
Niederlande – äußerst beliebt und sind sogar<br />
leicht im Steigen begriffen.<br />
Die Mietzuwächse bleiben in Europa ungleich<br />
verteilt – während in Südeuropa noch immer<br />
ein leichter Mietenverfall zu verzeichnen ist,<br />
steigen die A-Mieten in den besten Lagen<br />
Mitteleuropas (trotz Verlangsamung der<br />
Mietaktivität an sich) noch immer leicht an.<br />
Die Ursache dafür liegt vor allem darin, dass<br />
es weiterhin zu einer qualitativen Aufwertung<br />
der Innenstädte kommt und die Präferenz<br />
der Nutzer zu Objekten in zentraler Lage<br />
ungebrochen ist.<br />
Dieser Trend ist allerdings nicht universal zu<br />
verstehen: Unternehmen, für die das<br />
Raumangebot wichtiger ist als die<br />
Repräsentationsfunktion (zum Beispiel im<br />
IT- oder Forschungsbereich), übersiedeln in<br />
neue Entwicklungsgebiete mit guter<br />
Verkehrsanbindung außerhalb der<br />
Innerstädtischen Kernzonen.<br />
Der Status Quo<br />
Bezugnehmend auf das Phänomen des<br />
Europa der zwei Geschwindigkeiten –<br />
zumindest was einen bevorstehenden<br />
Wirtschaftsaufschwung nach der Eurokrise<br />
betrifft – kann sich <strong>Österreich</strong>s<br />
Immobilienmarkt in der glücklichen Lage<br />
schätzen, auf der schnelleren Seite zu<br />
sein.<br />
Darauf lässt zumindest die Entwicklung im<br />
Bürosektor schließen. Die Neuproduktion an<br />
Büroflächen ist stabil bei ca. 170.000<br />
Quadratmetern. Die gesamte Vermietungleistung<br />
im Jahr <strong>2013</strong> liegt, ähnlich<br />
wie im Vorjahr, bei ca. 250.000<br />
Quadratmetern, wodurch es nicht zu einer<br />
Steigerung der Leerstandsraten kommt.<br />
Rental growth continues to be distributed<br />
unevenly throughout Europe – while there is<br />
still a small decline in rents in Southern Europe,<br />
the A rents in the best locations in Central<br />
Europe continue to grow slightly (despite a<br />
slackening of rental activity in itself). The<br />
reason for this is primarily that city centres are<br />
still being enhanced to a high quality and the<br />
preference of users for property in a central<br />
location remains unbroken.<br />
However, this trend is not discernible universally:<br />
companies for whom space is more important than<br />
a representational function (for example in the IT or<br />
research fields) are settling in new development<br />
areas with good transport connections outside the<br />
core zones of the city centre.<br />
THE STATUS QUO<br />
In reference to the phenomenon of the Europe<br />
running at two-speeds, at least with regard to<br />
the pending economic upswing after the Eurocrisis,<br />
Austria’s real estate market is luckily in<br />
the position to drive at the faster speed.<br />
This conclusion can be drawn from the<br />
development of the office sector. The new<br />
development of office space is stable at approx.<br />
170,000 square meters. In <strong>2013</strong>, the entire<br />
rental performance is similar to the previous<br />
year, where it covered approx. 250,000 square<br />
meters. It does not cause an increase in<br />
vacancy rates.<br />
The top rents in the inner city area increased by<br />
6.8 % slightly compared to 2012. The average<br />
rents are stable to slightly increasing.<br />
THE TREND<br />
The inner city of Vienna remains among the top<br />
location where top prices of € 26.00 to<br />
€ 28.00 can be achieved. However, this<br />
statement must be qualified. These leases are<br />
individually concluded agreements such as at<br />
Goldene Quartier on Tuchlauben or at the<br />
premium offices on Fleischmarkt. The average<br />
lease prices in the first district are in the range<br />
of € 16.00 to € 20.00 per square meter.<br />

Die Spitzenmieten im innerstädtischen<br />
Bereich konnten im Vergleich zu 2012 eine<br />
leichte Steigerung verzeichnen und zwar um<br />
6,8 %. Die Durchschnittsmieten sind ebenfalls<br />
stabil bis leicht steigend.<br />
Der Trend<br />
Die Wiener Innenstadt zählt nach wie vor zu jenen<br />
Top-Lagen, in denen Spitzenpreise von € 26,- bis<br />
€ 28,- erzielt werden können. Einschränkend<br />
muss hier allerdings angemerkt werden, dass es<br />
sich dabei um einzelne Vertragsabschlüsse<br />
handelt, wie etwa im Goldenen Quartier am<br />
Tuchlauben oder bei den Premium Offices am<br />
Fleischmarkt. Die durchschnittlichen Mietpreise<br />
im ersten Bezirk bewegen sich in einem Bereich<br />
von € 16,- bis € 20,- pro Quadratmeter.<br />
Mittlerweile hat sich der Trend etabliert,<br />
repräsentative Bürohäuser in guten Lagen<br />
anderweitig zu verwerten: Sie werden in Hotels,<br />
Universitäten und Luxuswohnungen<br />
umgewandelt. War etwa das Palais Wenkheim am<br />
Beginn der Praterstraße zuvor der Sitz der<br />
Finanzmarktaufsicht, wird es nun das neue<br />
Universitätsgebäude der Webster Universität. Die<br />
ehemalige Länderbankzentrale am Hof wird als<br />
neues Park Hyatt die Liste der 5-Sterne-Hotels in<br />
Wien erweitern.<br />
In the meantime, the trend to repurpose<br />
representative office buildings in good locations<br />
has been established: They become hotels,<br />
universities and luxury apartments. For<br />
example, the Palais Wenkheim at the beginning<br />
of Praterstraße has been the prior location of<br />
the Financial Market Authority. Now, it is the<br />
new building of Webster University. The former<br />
head office of Länderbank am Hof will expand<br />
the list of Vienna’s five star hotels as new Park<br />
Hyatt.<br />
As particularly successful project, the<br />
repurposed Nestlé head office in Wien-<br />
Margareten should be mentioned. Between the<br />
West train station and the new Vienna Central<br />
train station, the flagship of Falkensteiner<br />
Hotels was established in Vienna. It opened its<br />
doors in autumn of <strong>2013</strong>.<br />

Umwidmung der Nestlé Zentrale in Wien-<br />

> Asset-Bereinigung von Hotelbetreibern<br />
Große Hotelketten haben ihre Desinvestitions<br />
programme weiter forciert und<br />
Hotel immobilien, die im Eigentum waren,<br />
verkauft und mittels Managementverträgen<br />
zurück gemietet. Vorreiter in diesem Bereich<br />
sind auch dieses Jahr wieder Accor-Hotels<br />
und die Intercontinental Gruppe, die für<br />
diverse größere Transaktionen<br />
verantwortlich zeichnen. Das Ziel dieser<br />
Hotelketten ist es, sämtliche Objekte<br />
ausschließlich über Man agementverträge zu<br />
betreiben.<br />
> Konsolidierung am Hotelmarkt<br />
Durch diverse Übernahmen kleinerer wie<br />
auch Rekapitalisierung größerer Betriebe<br />
(geplantes Re-IPO Hilton Hotels) gehören<br />
etliche Equity-Fonds, die sich während oder<br />
vor der Krise an größeren Hotelketten<br />
beteiligt haben, mittlerweile zu den größten<br />
Hotelbetreibern weltweit.<br />

Expansion vorantreiben. Stärken dieser<br />
Unternehmen sind vor allem ihr<br />

pioneers in this area. They were responsible<br />
for various larger transactions. To operate the<br />
all hotels properties exclusively through<br />
management agreements is the goal of the<br />
hotel chains.<br />

Through various takeovers of smaller operation<br />
and the recapitalization of larger operations<br />
(planned re-IPO Hilton Hotel), quite some equity<br />
funds, which have participated in larger hotel<br />
chains during and before the crisis, are now<br />
among the largest hotel operators worldwide.<br />

Teil des Marktberichtes nur auf Wiener<br />

Das Angebot an guten Wohnungen in guten<br />
bis sehr guten Lagen wird knapp, daher ist<br />
weiterhin mit einem Preisanstieg zu rechnen.<br />
PRICES CONTINUE TO RISE IN GOOD<br />
AND TOP LOCATIONS<br />
This part of the market report refers only to<br />
Vienna real estate because the residential<br />
real estate department (apartments and<br />
houses) of <strong>Colliers</strong> <strong>International</strong> is only<br />
active on the Vienna market (including the<br />
surrounding areas).<br />
The supply of good apartments in good to<br />
excellent locations is small. Therefore, prices<br />
will continue to increase.<br />
Ein weiterer Preisanstieg<br />
ist zu erwarten.<br />
Im Bereich der hochwertigen Wohnimmobilien<br />
(ab einem Quadratmeterpreis von € 6.000.-)<br />
ist Wien nach wie vor ein beliebter Standort.<br />
Der Verkauf von Wohnimmobilien im Top-<br />
Segment hat bereits Quadratmeterpreise von<br />
über € 20.000,– erreicht und zeigt, dass<br />
Immobilien in dieser preislichen Größenordnung<br />
vom Markt angenommen werden.<br />
Sowohl nationale als auch internationale<br />
Käufer schätzen diese besonderen und<br />
einzigartigen Wohnimmobilien und das Verhältnis<br />
zwischen nationalen und inter na tionalen<br />
Verkaufsabschlüssen ist ausgewogen.<br />
Nach wie vor ist die Lage neben der Ge samtausführung<br />
der Immobilie das wesent lichste<br />
Kriterium für die Akzeptanz dieser Preise und<br />
für den erfolgreichen Verkauf.<br />
Festzustellen ist, dass die Nachfrage nach Altbauten<br />
stärker ist als nach Neubauten. Das Chara<br />
kteristikum, der Charme und die Wert be ständigkeit<br />
dieser alten Häuser sind be son ders für<br />
den exklusiven Wohnungsmarkt von Bedeutung.<br />
Im mittleren Segment sind Wohnungen in der<br />
Größenordnung von 40 bis 80 Quadratmeter<br />
am begehrtesten. Zum einen werden diese<br />
Immobilien als überschaubare und noch<br />
leistbare Investition angesehen, zum anderen<br />
sind diese Größen zur Miete sehr beliebt und<br />
stark nachgefragt.<br />

at € 6,000.00 per square meter).<br />
The sale of residential real estate in the top<br />
segment has already achieved prices of<br />
more than € 20,000.00 per square meter<br />
and shows that real estate are taken from<br />
the market at these price ranges.<br />
Both national and international buyers value<br />
these special and unique residential<br />
properties and the ratio between national<br />
and international closings is about equal.<br />
In addition to the overall design of the<br />
property, location is the single most<br />
significant criterion for accepting such<br />
prices and for a successful sale.<br />
It is shown that the demand for existing<br />
buildings is stronger than for new<br />
construction. The character, charm and<br />
stability in value of these old buildings are of<br />
particular importance for the exclusive<br />
residential real estate market.<br />
In the mid-price segment, condominiums the<br />
size of 40 to 80 square meters are most<br />
popular. On the one hand, these properties<br />
are seen as a still manageable and affordable<br />

Als Top-Lagen, in der die höchsten Verkaufspreise<br />
erzielt werden, sind die Bezirke 1,<br />
18 und 19 zu bezeichnen, wenngleich auch<br />
hier zwischen einzelnen Straßenzügen und<br />
Gegenden zu unterscheiden ist – Preisdifferenzen<br />
von bis zu 50 % innerhalb der<br />
Bezirke sind durchaus möglich. Als sehr gute<br />
Lagen gelten die innerstädtischen Bezirke 2<br />
bis 9. Auch hier sind die Preise – je nach Nähe<br />
zur Innenstadt – unterschiedlich. Ab weichungen<br />
von bis zu 30 % sind realistisch (zum<br />
Gürtel hin sind die Preise abnehmend).<br />

achieved. However, it must be differentiated<br />
between individual streets and areas. Price<br />

too, prices are different depending on the<br />
proximity to the inner city. Price differences<br />

Mieten stabil<br />
Auf dem Mietsektor hat sich die Nachfrage<br />
wieder verstärkt. Zwar ist im Bereich des<br />
hochpreisigen Segments immer noch die<br />
Budget-Reduktion von internationalen Konzernen<br />
und Botschaften zu bemerken, wodurch<br />
Wohnungen mit einer Gesamtmiete von<br />
über € 3.000,- längere Leerstandszeiten verzeichnen.<br />
Die Hauptnachfrage bezieht sich auf<br />
Wohnungen in Größen von entweder 50 bis<br />
80 Quadratmetern (Single-Wohnungen bis zu<br />
€ 1.500,-) oder ab 140 Quadratmeter (bis zu<br />
einer maximalen Gesamtmiete von € 2.500,-).<br />
Wichtig sind für beide Zielgruppen eine gute<br />
Verkehrsanbindung und Infrastruktur und in<br />
erster Linie die Lage.<br />
Zusammenfassend sehen wir den gesamten<br />
Wohnungsbereich stabil und stark nachgefragt,<br />
wobei die Preise und Mieten in besten Lagen<br />
weiterhin steigen.<br />
Einfamilienhäuser und Villen<br />
Die Nachfrage nach Häusern und Villen<br />
– sowohl was Kauf, als auch Miete betrifft –<br />
ist in den Bezirken 19, 18 und 13 am stärksten.<br />
Hauptzielgruppe der Villen sind Familien mit<br />
Kindern. Sie schätzen einerseits die<br />
zahlreichen Grünflächen in der Umgebung,<br />
andererseits wird großer Wert auf<br />
hochqualitative Kindergärten und Schulen<br />
gelegt. Für diese Vorteile ist diese Zielgruppe<br />
bereit Spitzenpreise ab € 3,5 Millionen für<br />
Bestlagen zu zahlen.<br />
Häuser zur Miete dienen oftmals als<br />
Zwischenlösung: etwa bis das neue Eigenheim<br />
geschaffen ist, oder auch als kurzfristige<br />
Option für Konzerne und Botschaften, die<br />
Mitarbeiter – mitsamt Familien – für einige<br />
Jahre in Wien stationieren.<br />

The demand has again increased on the<br />
rental sector. In the area of the high-price<br />
segment, budget reductions from<br />
international corporations and embassies<br />
are still noted. For this reason, apartments<br />
with a total rent of over € 3,000.00 are<br />
longer vacant.<br />
The main demand refers to apartments 50 to<br />
80 square meters in size (single apartments<br />
of up to € 1,500.00) or over 140 square<br />
meters (up to a maximum total rent of<br />
€ 2,500.00). For both target groups, a good<br />
transport connection, and infrastructure and<br />
first and foremost locations are important.<br />
In summary, we believe the entire residential<br />
real estate market is robust and in strong<br />
demand. Prices in top locations will continue<br />
to rise.<br />
Single-family homes and Villas<br />
The demand for single-family homes and villas<br />
– concerning purchase as well as rent –<br />
is strongest in the districts 19, 18 and 13. Main<br />
target group of the villas are families with<br />
children. They appreciate lots of green areas<br />
on the one hand and set great value upon<br />
schools and kindergartens on the other. For<br />
these assets the target group is willing to pay<br />
top prices starting from € 3.5 millions for top<br />
locations.<br />
Rented houses are often used as interim<br />
arrangement: until the own home is finished<br />
or as short-term solution for companies and<br />
embassies when stationing employees – and<br />
their families – for some years in Vienna.<br />

Zinshäuser in Wien<br />
Apartment Buildings in Vienna<br />
Geprägt durch das über 100 Jahre alte<br />
österreichische Mietrecht (MRG), welches<br />
zum damaligen Zeitpunkt wirtschaftlich und<br />
sozial politisch wegweisend war, ist der Zinshausmarkt<br />
bis in die jüngste Zeit ein rein<br />
nationaler Markt für Anleger gewesen. Erst<br />
mit den Anfängen der Wirtschaftskrise wurde<br />
diese Immobiliensparte langsam auch von<br />
ausländischen Investoren entdeckt, wenngleich<br />
nach wie vor österreichische Privatpersonen<br />
und Unternehmungen für ca. 95 %<br />
des Transaktionsvolumens verantwortlich<br />
zeich nen.<br />
Basierend auf der Definition des Wiener<br />
Zinshauses – „Wohn- und Geschäftshäuser,<br />
welche zwischen 1848 und 1920 in geschlossener<br />
Bauweise errichtet wurden“ –<br />
und durch stark gestiegene Wohnungspreise<br />
im Eigentumssegment – werden immer mehr<br />
Althäuser in Wohnungseigentum umgewandelt.<br />
Sowohl durch diesen Trend als auch durch<br />
Abbruch geht jedes Jahr ca. 1 % des Wiener<br />
Gesamtbestandes verloren, sodass es derzeit<br />
nur mehr ca. 14.900 klassische Gründerzeit-<br />
Zinshäuser in Wien gibt. Klassischerweise ist<br />
bei einer Marktsituation, bei der es einen<br />
extremen Nachfrageüberhang gibt, die Ware<br />
aber nicht reproduzierbar ist, sondern<br />
geringer wird, mit weiteren Preissteigerungen<br />
zu rechnen.<br />
Aufgrund des Mietrechtsgesetzes ist jedoch die<br />
Miet zinsgestaltung gesetzlich streng reglementiert.<br />
Die Mietpreise können sich daher nicht<br />
analog zu den Eigentumspreisen entwickeln und<br />
die Renditen werden weiter sinken.<br />
Andererseits haben die letzten Jahre gezeigt,<br />
dass diese reglementierten Mieten nicht<br />
marktkonform sind und somit teilweise große<br />
stille Reserven vorhanden sind, weshalb<br />
Investoren verstärkt unter dem Aspekt der<br />
Vermögens- und Wert erhaltung investieren.<br />
Im Jahr 2012 lag das Transaktionsvolumen bei<br />
ca. 1 Milliarde Euro (ausschließlich Asset Deals,<br />
da Share Deals statistisch schwer erfasst<br />
werden können). Basierend auf den bisherigen<br />
Daten wird das Volumen <strong>2013</strong> gleich bleiben,<br />
wenn gleich die Anzahl der Verkäufe (bedingt<br />
durch ein verringertes Angebot) rückläufig ist.<br />
The Austrian Landlord-Tenant Act (MRG) is<br />
over 100 years old. At the time, it was<br />
groundbreaking in terms of economics and<br />
social politics. It still shapes the market for<br />
rental dwellings to this day, which has been<br />
a true national market for investors. Only<br />
with the beginning of the economic crisis,<br />
this real estate segment was discovered<br />
slowly by foreign investors even if private<br />
Austrian citizens and companies continue to<br />
be still responsible for approx. 95 % of the<br />
transaction volume.<br />
The Vienna rental dwelling is defined as<br />
“residential and commercial building<br />
constructed as one closed unit between the<br />
years 1848 and 1920”. Through the strong<br />
increase in apartment prices in the<br />
condominium segment more and more<br />
existing buildings are converted to<br />
condominiums. This trend and demolition are<br />
responsible for the annual loss of approx. 1 %<br />
of the Vienna inventory of rental dwellings.<br />
Currently, there are only a little over about<br />
14,900 traditional Gründerzeit rental dwellings<br />
left in Vienna. In a market situation with<br />
excess demand, the product can traditionally<br />
not be reproduced. Instead, the supply drops<br />
and therefore, further price increases are<br />
preprogrammed.<br />
Based on the above-referenced landlordtenant<br />
act, it must be taken into account that<br />
the rent amount is strictly regulated by law.<br />
Therefore, rental prices cannot develop<br />
analogous to owned property prices and the<br />
yields will continue to drop.<br />
Over the past years, it has been shown that<br />
these regulated rent amounts are non-marketcompliant<br />
and therefore a considerable amount<br />
of hidden assets exists. For this reason,<br />
investors have increasingly invested under the<br />
aspect of asset and value preservation.<br />
In 2012, the transaction volume was approx.<br />
1 billion Euros (only the asset deals because<br />
share deals are statistically difficult to capture).<br />
Based on the data so far, the volume can be<br />
seen as steady in <strong>2013</strong>, even if the number of<br />
purchases is decreasing (because of a drop in<br />
supply).<br />

Die Preisschere öffnet sich<br />
Bedingt durch steigende Preise wird es für<br />
Investoren immer wichtiger, die Mikrolage<br />
innerhalb eines Bezirkes zu bewerten, da die<br />
Preisschere zwischen guten und schlechten<br />
Lagen bzw. guter und schlechter Qualität<br />
immer weiter auseinander geht. Teilweise ist<br />
innerhalb von einzelnen Bezirken ein Preisunterschied<br />
von bis zu 100 % aufgetreten. Dies<br />
hängt jedoch auch mit etwaigen „Zu schlägen“<br />
für sehr gute Geschäftslagen (Fuß gän gerzonen,<br />
Einkaufsstraßen etc.) zu sammen.<br />
Über Jahre hinweg waren Käufer von<br />
Zinshäusern vermögende Privatpersonen, die<br />
keine professionelle Bewirtschaftung durchgeführt<br />
haben. Aufgrund der gestiegenen<br />
Preise wird es jedoch immer wichtiger, das<br />
Asset-Management in die Hände von Experten<br />
zu legen, um das Potenzial, das in allen<br />
Liegenschaften vorhanden ist, zu erkennen<br />
und auszuschöpfen. Dadurch besteht bei<br />
vielen Häusern die Möglichkeit, etwaige<br />
geringe Anfangsrenditen in einem Zeitraum<br />
von 3–5 Jahren um 30–50 % zu erhöhen.<br />
Stille Reserven zu erkennen und zu aktivieren,<br />
ist zum wichtigsten Instrument in der Zinshausveranlagung<br />
geworden, denn nach wie<br />
vor gibt es viele Zinshäuser, die – aus der<br />
Sicht des Eigentümers bzw. Investors – nicht<br />
optimal bewirtschaftet werden.<br />
Für die zweite Jahreshälfte <strong>2013</strong> erwarten wir<br />
weiterhin stabile bis leicht steigende Preise.<br />
Dies ist auch bedingt dadurch, dass<br />
ausländische Investoren vermehrt als Käufer<br />
am Wiener Markt auftreten.<br />
Das Wiener Zinshaus ist nach wie vor eine<br />
solide, wenn auch konservative und somit<br />
sichere Veranlagungsform, die bei vernünftiger<br />
Handhabe ein Potenzial zur Wertsteigerung<br />
aufweist.<br />
THE PRICE GAP INCREASES<br />
As a result of the increasing prices, it will<br />
become even more important for investors to<br />
assess the micro-location within a district<br />
because the price gap between good and<br />
bad locations or good and bad quality<br />
widens. In part, price differences of up to<br />
100 % were seen within individual districts.<br />
However, this is linked to any “surcharges”<br />
for excellent business locations (pedestrian<br />
zones, shopping streets, etc.).<br />
For many years, buyers of rental properties<br />
have been wealthy private persons who did<br />
not use a professional management.<br />
However, through the increase in prices it<br />
becomes more and more important to place<br />
asset management in the hands of experts to<br />
recognize and exhaust the potential inherent<br />
in all properties. This creates for many<br />
buildings the opportunity to increase any<br />
initial yields by 30 % to 50 % over a period<br />
of 3 to 5 years.<br />
To recognize and activate hidden assets has<br />
become one of the most important<br />
instruments in the assessment of rental<br />
properties because there are still too many<br />
rental properties which according to the<br />
owner’s or investor’s opinion are not<br />
perfectly managed.<br />
For the second half of <strong>2013</strong>, we expect price<br />
stability and perhaps a slight price increase.<br />
The reason is that foreign investors appear<br />
increasingly as buyers on the Vienna market.<br />
The Vienna rental property continues to be a<br />
solid but conservative and therefore safe<br />
form of investment, which shows potential to<br />
increase its value if managed properly.<br />

Nach krisenbedingt schwierigen Jahren hat<br />
sich das derzeitige Marktumfeld deutlich<br />
erholt.<br />
Es finden sich – wenn auch auf niedrigerem<br />
Niveau als vor Beginn der Finanzkrise –<br />
wieder Käufer und Verkäufer sowohl für<br />
eigengenutzte Industrieimmobilien als auch im<br />
reinen Investmentbereich.<br />
Der Druck auf den Mietpreis bleibt weiter<br />
bestehen. Vor allem ältere Liegenschaften<br />
(vor 1995 errichtet) können bestenfalls<br />
kostendeckend vermietet werden.<br />
Es werden weiterhin entweder nur Objekte<br />
mit einer vernünftigen Eignung, hoher<br />
Flexibilität, moderner Ausstattung sowie<br />
Standorte in zentraler Verkehrslage oder<br />
opportunistische Gelegenheiten nachgefragt.<br />
Genauso verhält es sich bei kleineren<br />
innerstädtischen Produktions- und Gewerbeflächen.<br />
Hier erwarten wir einen stabilen<br />
Mietenmarkt.<br />
Ein moderner Bauzustand mit einer minimalen<br />
Raumhöhe der angebotenen Hallen von 8 bis 12<br />
Metern für den Logistikbereich und 6 Metern für<br />
eine gewerbliche Produktion, einem geringen<br />
Büroanteil, Rampensystemen und vorgelagerten<br />

MARKET SITUATION <strong>2013</strong><br />
After the previous years that were<br />
characterized by the crisis, the current market<br />
environment has recovered significantly.<br />
There are again buyers and sellers - even<br />
though not at levels seen prior to the start of<br />
the financial crisis - for owner-occupied<br />
industrial real estate and for the true<br />
investment segment.<br />
The lease amount continues to be under<br />
pressure. Primarily older properties built prior<br />
to 1995 can at most be leased to cover costs.<br />
There continues to be a demand only for<br />
properties that are reasonably suitable, have a<br />
high flexibility, modern furnishings and are in<br />
a central traffic location or provide<br />
opportunistic opportunities. The same applies<br />
to smaller inner city production and<br />
commercial spaces. We expect the rental<br />
market to remain stable.<br />
A modern condition of a building with a<br />
minimum room height of 8 to 12 meters for<br />
logistics and 6 meters for commercial<br />
production of the offered halls, a small portion<br />
of office space, ramp systems and sufficient<br />
upstream maneuvering area are required for a<br />
successful sale.<br />
Among these factors is the proximity to goods’<br />
flows and sales markets, the industry<br />
necessary infrastructure such as a 24-hour<br />
service for trucks and sufficiently dimensioned<br />
and free access possibilities from crossregional<br />
traffic routes (EuroCombi).<br />
Because of the significantly increased<br />
technical requirements of buildings in<br />

Der österreichische Investmentmarkt wurde<br />
<strong>2013</strong> von einigen größeren Retailtransaktionen<br />
dominiert (EKZ IKEA Graz, EKZ IKEA Haid)<br />
sowie dem Verkauf des Hotels Intercontinental<br />
und des Austria Trend Hotel Park Royal Palace<br />
und diversen kleineren bis mittleren<br />
Bürotransaktionen. Der Markt hat über 50 %<br />
des Transaktionsvolumens gegenüber 2012<br />
eingebüßt. Dieser Rückgang ist sowohl auf das<br />
mangelnde Angebot an qualitativ hochwertigen<br />
Objekten als auch auf das fehlende Interesse<br />
der Investoren, in risikoreichere Investitionen<br />
zu gehen, zurückzuführen. Das zweite Halbjahr<br />
<strong>2013</strong>, sowie unserer Meinung nach auch 2014<br />
werden hier keine Abhilfe schaffen.<br />
Die seit einiger Zeit herrschende Nervosität<br />
betreffend den amerikanischen Geld druckmaschinen<br />
nimmt auch hier ihren Einfluss und<br />
die Risikobereitschaft der Investoren hält sich in<br />
Grenzen. Das andere Ende des Spektrums sind<br />
Privatinvestoren, die trotz rekordbrechender<br />
Preise in sichere, gut gelegene Zinshäuser und<br />
Privatimmobilien investieren. Ein Beispiel hierfür<br />
ist das erst kürzlich durch <strong>Colliers</strong> <strong>International</strong><br />
vermittelte Objekt in der Nähe Neuer Markt in<br />
der Wiener Innenstadt, bei dem sich ein<br />
ausländischer Privatinvestor ein Domizil in Wien<br />
gekauft und gleichzeitig sein Vermögen in ein<br />
nachhaltig stabiles Investment veranlagt hat.<br />
Auch international gesehen war <strong>2013</strong> geprägt<br />
von einigen größeren Transaktionen vor allem<br />

In <strong>2013</strong>, the Austrian investment market was<br />
dominated by some larger retail transactions<br />
(EKZ IKEA Graz, EKZ IKEA Haid) and the sale<br />
of the Intercontinental Hotel as well as the<br />
Austria Trend Hotel Park Royal Palace and<br />
various smaller to medium office transactions.<br />
The market has lost more than 50 % of<br />
transaction volume compared to 2012. This<br />
drop is likely caused by a lack of supply of high<br />
quality properties and a lack of interest by<br />
investors to invest into transactions carrying<br />
more risk. The second half of <strong>2013</strong> and,<br />
according to our belief, 2014 will not change<br />
this situation.<br />
The nervousness about the American money<br />
printing machinery that has dominated for<br />
quite some time will have its impact here and<br />
will keep the risk tolerance of investors in<br />
check. On the other end of this spectrum, we<br />
have the private investors who invest in secure<br />
rental properties and private real estate in<br />
good locations despite record-breaking prices.<br />
One example for this is the recently sold<br />
property located near Neuer Markt in the inner<br />
city of Vienna and brokered by CI, where a<br />
foreign private investor wanted to purchase a<br />
domicile in Vienna while at the same time<br />
investing his assets in a sustainable and stable<br />
investment vehicle.<br />

ersten Halbjahr <strong>2013</strong> wurden insgesamt knapp<br />
13,1 Mrd. Euro in deutsche Gewerbeimmobilien<br />
investiert.<br />

Bei Projektentwicklungen in Wien ist<br />
insbesondere ein Rückgang bei Büroflächen<br />
aufgrund der geringen Vermietungsleistungen<br />
zu spüren, in ganz <strong>Österreich</strong> ist dies auch bei<br />
der Neuproduktion von Retailflächen der Fall.<br />
Anders als im Büromarkt ist im Retailsektor die<br />
Mietennachfrage zwar gegeben, notwendige<br />
Widmungen werden aber nur sehr restriktiv<br />
vergeben. In Wien haben in den letzten zwei bis<br />
drei Jahren Umwidmungen von Büroobjekten<br />
in anderweitige Nutzungen den Projektentwicklungsmarkt<br />
neben Hotel entwicklungen<br />
und Wohnungsprojekten dominiert.<br />

Vienna, a drop in office spaces is noted due to<br />
