Kampf der Shoppingcenter<br />
in ganz<br />
<strong>Österreich</strong> geht weiter.<br />
Re-Development der Garage an der<br />
Bundesstraße steht im Raum und könnte eine<br />
neue attraktive Front für die City schaffen<br />
sowie eine Umschichtung der Verkaufsflächen<br />
in einen neuen Trakt nach sich ziehen. Ein<br />
Auszug des Kinos dorthin und eine Umnutzung<br />
in Parkraum des bestehenden Gebäudes<br />
werden diskutiert. Eine Netto-Erweiterung<br />
der Verkaufsfläche von derzeit 69.000<br />
Quadratmeter ist wegen des Anrainerdrucks<br />
und Befürchtungen von mehr<br />
Verkehrsaufkommen jedoch nicht<br />
wahrscheinlich.<br />
Einzelhandel Graz<br />
Durch den Umbau und die Neueröffnung des<br />
Großkaufhauses Kastner & Öhler in der<br />
Innenstadt haben sich einige Marken aus<br />
dem Premium-Bereich entschlossen, die<br />
Expansion in Graz vorerst auf Eis zu legen.<br />
Die Grazer Innenstadt entwickelt sich<br />
weiterhin positiv, die Nachfrage ist leicht<br />
steigend. Nennenswerte neue Vermietung<br />
gab es jedoch in Graz keine.<br />
Der Kampf um Kunden der Shoppingcenter<br />
geht aber ungebrochen weiter. Laut Aussage<br />
vieler Mieter funktioniert die Erweiterung<br />
vom SC Seiersberg noch immer nicht, die<br />
anderen Shoppingcenter liefern eher eine<br />
durch schnittliche Performance ab, langfristig<br />
wird es auch hier zu einer Marktbereinigung<br />
kommen.<br />
Einzelhandel Salzburg<br />
Die Stadt Salzburg erlebt einen Nach frage boom.<br />
Die Lagen Getreidegasse, Alter Markt und<br />
Kranzlmarkt sind in den letzten Jahren immer<br />
beliebter geworden. Aufgrund der Kleinteiligkeit<br />
ist es aber weiterhin sehr schwierig, hier neue<br />
Shops zu eröffnen, zumal die Mietpreise in<br />
Salzburg auf einem sehr hohen Niveau sind.<br />
Der Europark gehört noch immer zu den<br />
besten Shoppingcentern in <strong>Österreich</strong> und<br />
wird aufgrund fehlender Konkurrenz seine<br />
Stellung noch weiter ausbauen. Das FOC<br />
läuft noch nicht so wie geplant.<br />

RETAIL BUSINESS IN GRAZ<br />
Through the renovation and new opening of the<br />
large retail outlet of Kastner & Öhler in the inner<br />
city, some brands from the premium segment<br />
decided to put the expansion in Graz for now on<br />
the back burner. The development of the inner<br />
city of Graz continues on a positive note. The<br />
demand is slightly increasing. However, there<br />
were no noteworthy new rentals in Graz.<br />
The struggle for customers at the shopping center<br />
continues. According to many tenants, the<br />
expansion of SC Seiersberg does still not work.<br />
The performance of other shopping malls is<br />
rather average and in the long term, a market<br />
consolidation is expected.<br />
RETAIL BUSINESS IN SALZBURG<br />
The city of Salzburg experiences a boom in<br />
demand. The locations Getreidegasse, Alter Markt<br />
and Kranzlmarkt have become more and more<br />
popular over the past years. Based on the<br />
compartmentalized design, it continues to be<br />
difficult to open new shops here, and particularly<br />
because the rent prices are at a very high level.<br />
Europark is still one of the best shopping centers<br />
in Austria and it will continue to expand its<br />
position because of a lack of competition. The<br />
FOC is not running as planned.<br />
RETAIL BUSINESS IN INNSBRUCK<br />
Because of the construction of the retail outlet<br />
Tyrol, there was hardly any new demand in the<br />
inner city of Innsbruck. This is unlikely to<br />
change during the next year. However,<br />
because of the buying power and the tourism,<br />
Innsbruck continues to be one of the most<br />
desirable shopping cities in entire Tyrol.<br />
The DEZ continues to be one of the most<br />
important regional shopping centers outside<br />
