Interessant wird auch, wer sich langfristig
behaupten wird: die Einkaufsstraßen – wie
Mariahilfer Straße, Favoritenstraße oder
Land straßer Haupstraße – oder die neu
errichteten Center. Eines gleich vorweg: Das
SC West bahnhof hat sich nicht spürbar auf
die Mariahilfer Straße ausgewirkt. Ganz im
Gegen teil profitiert der obere Teil der
Mariahilfer Straße vielmehr durch die
Neugestaltung des Westbahnhofs. Die Landstraßer
Haupstraße hat ebenfalls durch die
Fertigstellung des Bahnhofs profitiert. Wie es
auf der Favoritenstraße weitergeht, wird sich
nach Fertigstellung des Hauptbahnhofs
zeigen, der der gesamten Region sicherlich
einen nachhaltigen Aufschwung bescheren
wird.
Einzelhandel Linz
Auf der Toplage Landstraße gab es im
abgelaufenen Jahr wenige bemerkenswerte
Neuvermietungen. Das Neue Musiktheater
und die generalüberholte südliche Landstraße
(Schillerpark, Volksgartenpark) tragen jedoch
seit April 2013 zur Steigerung der Attraktivität
in diesem Teil bei.
Bei den erwarteten Großvermietungen wird
2013 der neue Standort von Vapiano die
größte Aufmerksamkeit auf sich ziehen.
Daneben gibt es auf der Landstraße bzw.
Schmidtorstraße einige Neueröffnungen nach
Renovierung, beispielsweise Swatch. Als
neuer Mieter konnte Bose in Toplage auf der
Schmidtorstraße gewonnen werden und
eröffnet im September. Tally Weijl und der
italienische Schuh- und Taschen experte
d’Ambrosi eröffneten bereits am Taubenmarkt.
Die edle Schuhmanufaktur Reiter hat sich
hingegen von der Spittelwiese zurückgezogen
und konzentriert sich auf Standorte in Wien
und München. Auch Sportalm hat sich vom
Hauptplatz zurück gezogen.
Die Vorherrschaft der Plus City ist im Center-
Segment ungebrochen, wobei große Umwälzungen
bevorstehen. Die neue Schien -
enverbindung entlang der Krems tal-
Bun desstraße soll bis 2015 nach Traun führen
und das Einzugsgebiet massiv erweitern. Ein

Landstraße. The new music theater and the
entirely new designed southern Landstraße
(Schillerpark, Volksgartenpark) have
contributed to the increase in attractiveness
of this part since April 2013.
In 2013, the new location of Vapiano will
attract the greatest attention in expected key
rentals. In addition, there were some new
openings after renovations on Landstraße
and Schmidtorstraße such as Swatch. Bose
could be gained as new tenant in the top
location of Schmidtorstraße and it will open
its doors in September. Tally Weijl moved and
d’Ambrosi, the Italian show and handbag
expert, opened its doors already on
Taubenmarkt. The luxury shoe manufacturer,
Reiter, has left Spittelwiese and focuses on
locations in Vienna and Munich. In addition,
Sportalm left Hauptplatz.
The predominant lead of Plus City continues
to remain in the center segment, whereby
great changes are underway. The new rail
connection along Kremstal-Bundesstraße
should go to Traun by 2015 and it should
extensively expand the commuter belt. A redevelopment
of Garage on Bundesstraße is
an issue and it could create a new attractive
appearance for the city and it could relocate
shopping spaces into a new section.
Relocating cinemas to this area and a reutilization
of the parking space in the existing
building are being discussed. A net expansion
of the shopping area of currently 69,000
