4. Investitionen in ausgewählte<br />
stabile Märkte<br />
Trotz der heftigen Bewegung der Finanzund<br />
Investmentmärkte der vergangenen<br />
Jahre bleiben Investitionen in Büroimmobilien<br />
– insbesondere in den relativ stabilen<br />
Märkten Deutschland, <strong>Österreich</strong> und<br />
Niederlande – äußerst beliebt und sind sogar<br />
leicht im Steigen begriffen.<br />
Die Mietzuwächse bleiben in Europa ungleich<br />
verteilt – während in Südeuropa noch immer<br />
ein leichter Mietenverfall zu verzeichnen ist,<br />
steigen die A-Mieten in den besten Lagen<br />
Mitteleuropas (trotz Verlangsamung der<br />
Mietaktivität an sich) noch immer leicht an.<br />
Die Ursache dafür liegt vor allem darin, dass<br />
es weiterhin zu einer qualitativen Aufwertung<br />
der Innenstädte kommt und die Präferenz<br />
der Nutzer zu Objekten in zentraler Lage<br />
ungebrochen ist.<br />
Dieser Trend ist allerdings nicht universal zu<br />
verstehen: Unternehmen, für die das<br />
Raumangebot wichtiger ist als die<br />
Repräsentationsfunktion (zum Beispiel im<br />
IT- oder Forschungsbereich), übersiedeln in<br />
neue Entwicklungsgebiete mit guter<br />
Verkehrsanbindung außerhalb der<br />
Innerstädtischen Kernzonen.<br />
Der Status Quo<br />
Bezugnehmend auf das Phänomen des<br />
Europa der zwei Geschwindigkeiten –<br />
zumindest was einen bevorstehenden<br />
Wirtschaftsaufschwung nach der Eurokrise<br />
betrifft – kann sich <strong>Österreich</strong>s<br />
Immobilienmarkt in der glücklichen Lage<br />
schätzen, auf der schnelleren Seite zu<br />
sein.<br />
Darauf lässt zumindest die Entwicklung im<br />
Bürosektor schließen. Die Neuproduktion an<br />
Büroflächen ist stabil bei ca. 170.000<br />
Quadratmetern. Die gesamte Vermietungleistung<br />
im Jahr <strong>2013</strong> liegt, ähnlich<br />
wie im Vorjahr, bei ca. 250.000<br />
Quadratmetern, wodurch es nicht zu einer<br />
Steigerung der Leerstandsraten kommt.<br />
Rental growth continues to be distributed<br />
unevenly throughout Europe – while there is<br />
still a small decline in rents in Southern Europe,<br />
the A rents in the best locations in Central<br />
Europe continue to grow slightly (despite a<br />
slackening of rental activity in itself). The<br />
reason for this is primarily that city centres are<br />
still being enhanced to a high quality and the<br />
preference of users for property in a central<br />
location remains unbroken.<br />
However, this trend is not discernible universally:<br />
companies for whom space is more important than<br />
a representational function (for example in the IT or<br />
research fields) are settling in new development<br />
areas with good transport connections outside the<br />
core zones of the city centre.<br />
THE STATUS QUO<br />
In reference to the phenomenon of the Europe<br />
running at two-speeds, at least with regard to<br />
the pending economic upswing after the Eurocrisis,<br />
Austria’s real estate market is luckily in<br />
the position to drive at the faster speed.<br />
This conclusion can be drawn from the<br />
development of the office sector. The new<br />
development of office space is stable at approx.<br />
170,000 square meters. In <strong>2013</strong>, the entire<br />
rental performance is similar to the previous<br />
year, where it covered approx. 250,000 square<br />
meters. It does not cause an increase in<br />
vacancy rates.<br />
The top rents in the inner city area increased by<br />
6.8 % slightly compared to 2012. The average<br />
rents are stable to slightly increasing.<br />
THE TREND<br />
The inner city of Vienna remains among the top<br />
location where top prices of € 26.00 to<br />
€ 28.00 can be achieved. However, this<br />
statement must be qualified. These leases are<br />
individually concluded agreements such as at<br />
Goldene Quartier on Tuchlauben or at the<br />
premium offices on Fleischmarkt. The average<br />
lease prices in the first district are in the range<br />
of € 16.00 to € 20.00 per square meter.<br />
