Marktsituation <strong>2013</strong><br />
Nach krisenbedingt schwierigen Jahren hat<br />
sich das derzeitige Marktumfeld deutlich<br />
erholt.<br />
Es finden sich – wenn auch auf niedrigerem<br />
Niveau als vor Beginn der Finanzkrise –<br />
wieder Käufer und Verkäufer sowohl für<br />
eigengenutzte Industrieimmobilien als auch im<br />
reinen Investmentbereich.<br />
Der Druck auf den Mietpreis bleibt weiter<br />
bestehen. Vor allem ältere Liegenschaften<br />
(vor 1995 errichtet) können bestenfalls<br />
kostendeckend vermietet werden.<br />
Es werden weiterhin entweder nur Objekte<br />
mit einer vernünftigen Eignung, hoher<br />
Flexibilität, moderner Ausstattung sowie<br />
Standorte in zentraler Verkehrslage oder<br />
opportunistische Gelegenheiten nachgefragt.<br />
Genauso verhält es sich bei kleineren<br />
innerstädtischen Produktions- und Gewerbeflächen.<br />
Hier erwarten wir einen stabilen<br />
Mietenmarkt.<br />
Ein moderner Bauzustand mit einer minimalen<br />
Raumhöhe der angebotenen Hallen von 8 bis 12<br />
Metern für den Logistikbereich und 6 Metern für<br />
eine gewerbliche Produktion, einem geringen<br />
Büroanteil, Rampensystemen und vorgelagerten<br />
ausreichenden Rangier flächen ist Voraus setzung<br />
für eine erfolgreiche Verwertung.<br />
Faktoren sind die Nähe zu den Warenströmen<br />
und Absatzmärkten, die jeweilige branchennotwendige<br />
Infrastruktur wie zum Beispiel<br />
eine 24-Stunden-Andienung für LKWs sowie<br />
ausreichend dimensionierte und freie Zufahrtsmöglichkeiten<br />
von den überregionalen<br />
Verkehrsachsen (EuroCombi).<br />
Für das Development von Industrie- und Lo gistik<br />
flächen ist eine Drittverwendungs mög lich keit<br />
mit den deutlich gestiegenen technischen Anforderungen<br />
der Gebäude gemäß den gültigen<br />
OIB-Richtlinien ent scheidend.<br />
Zertifizierungsmöglichkeiten für Green-<br />
Building-Umwelt- und Blue-Building-Be wirtschaftungskosten<br />
sind Standard.<br />
MARKET SITUATION <strong>2013</strong><br />
After the previous years that were<br />
characterized by the crisis, the current market<br />
environment has recovered significantly.<br />
There are again buyers and sellers - even<br />
though not at levels seen prior to the start of<br />
the financial crisis - for owner-occupied<br />
industrial real estate and for the true<br />
investment segment.<br />
The lease amount continues to be under<br />
pressure. Primarily older properties built prior<br />
to 1995 can at most be leased to cover costs.<br />
There continues to be a demand only for<br />
properties that are reasonably suitable, have a<br />
high flexibility, modern furnishings and are in<br />
a central traffic location or provide<br />
opportunistic opportunities. The same applies<br />
to smaller inner city production and<br />
commercial spaces. We expect the rental<br />
market to remain stable.<br />
A modern condition of a building with a<br />
minimum room height of 8 to 12 meters for<br />
logistics and 6 meters for commercial<br />
production of the offered halls, a small portion<br />
of office space, ramp systems and sufficient<br />
upstream maneuvering area are required for a<br />
successful sale.<br />
Among these factors is the proximity to goods’<br />
flows and sales markets, the industry<br />
necessary infrastructure such as a 24-hour<br />
service for trucks and sufficiently dimensioned<br />
and free access possibilities from crossregional<br />
traffic routes (EuroCombi).<br />
Because of the significantly increased<br />
technical requirements of buildings in<br />
accordance with the applicable OIB guidelines,<br />
a third user option is decisive for the<br />
development of industrial and logistics spaces.<br />
Certification options for green building<br />
environment and blue building management<br />
costs have become standard.<br />
Older properties constructed in 1970 and<br />
partially up to 2000 do no longer comply<br />
