3.1.2 Trends<br />
Freehold – Land adjudication is on going i.e. change from trust land to freehold. The<br />
process is slow due to and of reasons including human resources, conflicts resolution<br />
takes time because of objections and complaints etc.<br />
The government may acquire compulsory land under freehold for public use. In Chogoria<br />
compulsory acquisition on a small scale to create space for offices has been effected.<br />
Compulsory acquisition for Thuchi/Nkubu road was affected in the 1980s.<br />
Land use types – These land use types include urban, rural/urban areas:-<br />
1. Chuka<br />
2. Chogoria<br />
3. Marima<br />
4. Kibugua<br />
5. Kaanwa<br />
Land use types in urban areas include:<br />
- Commercial<br />
- Public utilities<br />
- Education<br />
- Transport<br />
- Recreation<br />
- Agricultural<br />
Land use types in rural areas include:<br />
- Agricultural<br />
- Livestock – pastoralism, apiary<br />
- Industry<br />
- Mining/quarrying/ sand harvesting<br />
3.1.3 Regional and district physical development plans<br />
- There is a regional development plan for eastern province.<br />
- Chuka is under physical Development 1988 which is soon to be revised. Heavily<br />
abused in implementation.<br />
- Chogoria – physical Development plan which had been developed in 1994 was<br />
never implemented but another plan is being prepared.<br />
- Kaanwa – physical Development plan done in 1992 is under proper<br />
implementation.<br />
- Other markets are being run by the council using lay out plans. Marima is<br />
developing on freehold land and is not planned after the town shifted. The same<br />
case applies to Mitheru.<br />
- Lay out plans are also in use in Itugururu, Kibugua, Ikuu and Kathwana<br />
