There are other urban design issues related to regulations <strong>and</strong> the historic character <strong>of</strong> the<br />
street. One design issue that directly impacts both the appearance <strong>and</strong> functionality <strong>of</strong> the street is<br />
the incidence <strong>of</strong> front yard parking allowed at newer developments within the Main Street<br />
commercial district (Figure 17). Front yard parking interferes with pedestrian traffic when cars want<br />
to enter, exit <strong>and</strong> backup over the sidewalk area. The newly adopted zoning regulations disallow<br />
front yard parking, but the Planning Board can allow one row <strong>of</strong> parking at their discretion.<br />
Another issue, somewhat beyond the scope <strong>of</strong> the study but relative to the aesthetics <strong>of</strong> the<br />
corridor, is the lack <strong>of</strong> design guidelines or review <strong>of</strong> newer buildings within the Main Street<br />
commercial district. While Site Plan Review provisions to protect the character <strong>of</strong> the neighborhood<br />
may help prevent inappropriate development, they are not as specific <strong>and</strong> defensible as design<br />
guidelines.<br />
With the potential development <strong>of</strong> the Wadsworth property on the horizon, the need for design<br />
guidelines is even greater. However, the Wadsworth property could fall under planned residential<br />
district design regulations.<br />
