Unfortunately, the predominant orientation on the markets of the former socialist countries has caused a stagnation of technology and product innovation. Today, the unemployment rate in the upper Liptov and in the town of Liptovský Mikuláš, of which I am the mayor, is about 13%. The municipalities of the town and the neighboring villages were united into an association in order to prepare the establishment of an industrial park in our cadastral area. 90% of the land is privately owned and identified. Our town is the seat of the Technical University, the graduates of which may help the fast development of business and investment. Investing in Liptov means to succeed. 56 R E G I O N S O F S L O V A K I A Industrial park Liptov LOCATION The site is situated in southeastern part of Liptovský Mikuláš, on the border between the cadastral areas of Okoličné and Závažná Poruba, with the river Váh, the D1 highway and the northwestern borderline of the cadastral area of Závažná Poruba marking off the site. The remaining greenfield land, where development should take place in the 1st stage, is marked off by the eastern border of the built-up area of Liptovský Mikuláš in the west, by the public road connecting Liptovský Mikuláš and Liptovský Hrádok in the north, the public road to Uhorská Ves and Lipt. Ján in the east and by the river Váh in the south. Advantages: - availability of infrastructure networks, refuse dumps and traffic networks - proximity of main railway corridor <strong>Bratislava</strong> – Košice - interest of foreign investors AREA • the proposed industrial park should have an area of about 140 hectares in the first stage TYPE OF OWNERSHIP • the plots within the zone are mostly privately owned, with a proportion of 75:25, as compared to public ownership. The issue of ownership will be resolved after the final approval of the industrial park study FUNCTIONAL USE • the LIPTOV industrial park should be preferably used for light industries (electrical industry, manufacturing of furniture, shoemaking, trade and services) without negative impacts onto the environment. Several investors already showed interest to start business in the zone and for the part, which is in compliance with the development plan project documentation is already being prepared TECHNICAL INFRASTRUCTURE POWER SUPPLY • available directly within the industrial park; 110 kV lines with possible increase of capacity of the existing substation GAS SUPPLY • a middle-pressure gas line (STL DN-110) crossing directly the area /the existing industrial part/ or leading along the border of the new projected part – possibility of extension to the whole area of the industrial park WATER SUPPLY • available directly within the industrial park (DN 300); a DN 500 sewer is about 0,8 km from the site away and leads to the town wastewater treatment plant. SEWAGE • nearby (about 6 km away), there are two refuse dumps of construction class III, the Veterná Poruba dump for solid household waste and the Žadovica refuse dump. In Partizánska Ľupča, about 20 km away, there is the new regional dump of Liptov. A stationary incinerator is about 5 km away • the building of canalisation system is being considered. TRANSPORT INFRASTRUCTURE ROADS • the industrial park is situated directly between the D1 motorway access road in the direction of Žilina and Poprad and the I/18 public road, which is 500 m from the site away.
