PART 2 2.5 SW/10/0438 (Case 01544) SITTINGBOURNE Location: Proposal: 132 Borden Lane, Sittingbourne, Kent, ME9 8HR Retrospective application for a two storey rear extension Applicant/Agent: Mr Peter Hyams, c/o Mr Darren Stoneman, Architecture One LLP, 97B Maidstone Road, Rochester, Kent, ME1 1RL Application Valid: 14 th May 2010 and as amended by drawings received 14 May 2010 8 WEEK TARGET: 9 July 2010 Conditions (1) The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those on the existing building in terms of type, colour and texture. Grounds: In the interest of visual amenity and in pursuance of policies E1 and E19 of the Swale Borough Local Plan 2008. (2) The two first floor side windows to the north east elevation hereby permitted shall be obscure glazed and shall be incapable of opening except for a high level fanlight of at least 1.7m above inside first floor level and shall subsequently be maintained as such in perpetuity. Grounds: To prevent overlooking of adjoining properties and to safeguard the privacy of neighbouring occupiers and in pursuance of policies E1 and E24 of the Swale Borough Local Plan 2008. Reason for Approval Having taken all material considerations into account, it is considered that subject to compliance with the attached conditions, the proposal would be in accordance with the development plan and would not cause unacceptable harm to the amenities of the area. In resolving to grant permission, particular regard has been had to the following policies: E1, E16, E19 and E24 of The Swale Borough Local Plan 2008. Description of Proposal This application seeks planning permission for a stepped two storey rear extension at 132 Borden Lane, Borden, Sittingbourne. Part of the ground floor to the extension is under construction at the moment, hence the retrospective relevance. The ground floor would provide an enlarged living room and kitchen, whilst the first floor would create two enlarged bedrooms and a bathroom.
