HISTORIC RESTORATIONProject Details• Partnered with Owner (<strong>City</strong>Place Partners LLC) to phase <strong>project</strong> and incorporate any and all tenant types as lease agreementswere made. At completion, the building housed a restaurant, retail shops and the Theater/Exhibition Hall.• Extensive preconstruction efforts to insure final product meets or exceeds the expectations <strong>of</strong> the end users.• We were successful in Exterior Restoration <strong>of</strong> building for another life cycle.• Restoration and rehabilitation <strong>of</strong> structure <strong>of</strong> building to incorporate a multipurpose hall, basement level retail shops and aplaza style restaurant with an integrated back-<strong>of</strong>-house.• Upgrading the structure for hurricane force winds.• Completed <strong>project</strong> working closely with a separate contractor whom was completing the entire <strong>City</strong>Place site development<strong>project</strong>.Unique Project Task – Design & Construction• Owner’s goals were identified up front and tracked through completion.• Precise demolition <strong>of</strong> partial existing structure (without damage to structure to remain) to incorporate new adaptive re-usefacilities.• Integrated restaurant ventilation into the building layout without modifying the historic exterior design.• Integrated a restaurant back-<strong>of</strong>-house into the core building layout without interrupting the clean central core <strong>of</strong> the buildingand <strong>City</strong>Place neighborhood.• Incorporated <strong>of</strong> an expansive food prep / service area for the main hall.• Insured good acoustics in the Main Hall/Theater.• Built a large deep basement that abuts the existing structure foundation for the main fountain equipment, including customventilation to protect equipment from the corrosive environment.• Re-enforced failing metal and wood structural ro<strong>of</strong>.• Removed large sections <strong>of</strong> building foundation and re-enforced at basement to open exterior for retail storefront.• Protected/monitored building structure while seismic compaction occurred next to building.• Installed multi-story elevator into existing tower structure without damaging building structure.• Continuous cooperation with the governing authorities to insure accessibility and fire code requirements were met in a existingstructure that is protected.
