APPROACH TO PRECONSTRUCTION SERVICES••••••Utilizing Timberline Estimating, establish a comprehensive pre-construction budget during the: Program Estimate (Based on Functional space Program and Master Suite Plan within 10 daysafter receipt <strong>of</strong> the document). Schematic Estimate (based on Schematic drawings within 14 days <strong>of</strong> receipt <strong>of</strong> documents). 60% Construction Document Estimate (within 21 days <strong>of</strong> receipt <strong>of</strong> Construction Documents). Final GMP Estimate.Throughout all phases Hedrick Brothers Construction will consistently review and analyze cost saving alternatives andsolutions.We utilize current bid pricing in order to compare budgets and negotiate Change Orders on a <strong>project</strong>.We will work with the architect, engineers and other members <strong>of</strong> the design <strong>team</strong> to ensure compatibility <strong>of</strong> the mechanicaland electrical systems to the overall design layout.Review and analyze conceptual estimates and provide the owner with cost variance reports.Point out inconsistencies or problem areas which could impact budget parameters.
