Zoning Bylaws <strong>of</strong> the <strong>Town</strong> <strong>of</strong> <strong>Hull</strong> Page 1-61relating to flood pro<strong>of</strong>ing pursuant to 780 CMR and F.E.M.A. regulations withinthe prescribed height limit are permitted as a matter <strong>of</strong> right.(ii) Pre-existing one or two family houses are permitted to extend the height <strong>of</strong> thehouse within the existing footprint to a maximum <strong>of</strong> thirty five (35) feet, providedany non-conforming setbacks are at lease five (5) feet, the house is at least fifteen(15) feet from the furthest projection <strong>of</strong> the abutting primary structure and theheight increase conforms to all other sections <strong>of</strong> the zoning bylaw.g. Single Family Residences in Business Districts: Alteration, reconstruction, extension orstructural change to a single family residential structure will be permitted in aBusiness District as a matter <strong>of</strong> right provided that such change meets the minimumrequirements for dwellings in a Single Family Residence A District as set forth in“Table 50, SF-A” and Section 31 <strong>of</strong> this Zoning By-law.Section 62-Construction or Operations under a Building Permit62-1. Construction or operations under a building permit shall conform to any subsequent Amendment<strong>of</strong> this bylaw, unless the use or construction is commenced within six months after the issuance<strong>of</strong> the permit and in cases involving construction, unless such construction is continued throughto completion as continuously and expeditiously as is reasonable.Section 63-Grading, Drainage, Erosion and Sediment Control63-1. Purpose-The purpose <strong>of</strong> this section is to prevent or protect against the effects caused byairborne dust and silt/debris-laden run<strong>of</strong>f waters originating from land undergoing constructionand/or development and regrading onto:a. Abutter's property.b. Public streets.c. Public catch basins and drainage systems.63-2. Control plans-Site and construction plans showing compliance with applicable provisions <strong>of</strong> thisSection shall be submitted to the Building Commissioner for approval prior to the start <strong>of</strong> anyconstruction or development activities on the site. These plans shall show:a. Grading, drainage, erosion and sediment control measures.b. Projected effects on property adjoining the site.c. Sequence <strong>of</strong> work represented by these plans.d. Any engineering designs or calculations to support plans.63-3. Proceduresa. Alteration <strong>of</strong> land in existing developed areas shall be conducted in such manner thatchanging patterns <strong>of</strong> natural drainage shall not adversely affect neighboringproperties.b. Development and construction shall be accomplished so as to minimize the potential forerosion, either by wind or water.c. Control measures such as hay bales, weirs, and sediment traps shall be in place prior tocommencement <strong>of</strong> each sequence <strong>of</strong> work.d. Sediment basins, debris basins, traps, desilting or silt traps for removing sediment fromrun<strong>of</strong>f waters shall be installed In conjunction with the initial grading or siteclearance operations.e. All control measures shall be coordinated with the sequence <strong>of</strong> grading, construction, anddevelopment operations.
