CHARGE UNDER THE<br />

Service charges cover the communal<br />

cost of keeping your neighbourhood<br />

safe and tidy. This can cover the cost<br />

of things like window cleaning,<br />

maintenance of door entry systems<br />

and fire extinguishers, keeping the<br />

grounds tidy or cleaning communal<br />

corridors.<br />

These costs will vary, depending on<br />

where you live, but you will only pay<br />

for the services you receive.<br />

How is my Service<br />

Charge Calculated?<br />

At the beginning of each year we try<br />

to estimate the costs of the services<br />

we aim to provide at your scheme<br />

throughout the coming year. Once<br />

we have identified a cost for this<br />

work the total is divided evenly<br />

between all tenants at that scheme<br />

and the service charge per tenant is<br />

then spread out so that it’s paid over<br />

52 weeks.<br />

Sometimes, at the end of the<br />

year, when we compare our actual<br />

service costs to the amount we<br />

had estimated these amounts don’t<br />

match. If we have over estimated<br />

and charged too much during the<br />

year, we will charge you less the<br />

following year to make up for it. In<br />

just the same way, if we have under<br />

estimated, this will be built into your<br />

service charge for the following year.<br />
