TEXAS LAND / Portfolio
The top-of-the-line improvements, including six homes, were designed to enhance the
experience. Secure, electric entrances from Highway 783 and Fielder Road provide easy
access to the high-fenced ranch, which features paved roads throughout. The extensive
public road frontage enhances the property’s investment value even more by providing an
opportunity for sub-division in the future. The land, which includes both native range and
improved coastal Bermuda patches for hay production, has been managed to support a
genetically improved white-tailed herd as well top-notch registered Charolais cattle. The deer herd, which
has produced bucks measuring 160–170, has benefited from a year-round feeding program. Superlative
habitat management has ensured the presence of a host of other native Hill Country species ranging from
turkey and bobcat to the occasional mountain lion. Crystalline water is plentiful in the Kline Branch and
Stevens creeks, which converge near the main house, creating a large dammed lake. (Premier dam builder
Edmond Jenschke has constructed several dams on the property.) The co-joined creeks leave the lake
flowing as one large stream, which is fed by a strong, year-round spring. The creeks flow inside the ranch for
miles providing an exceptional amount of frontage. In addition, there are three Trinity Aquifer water wells and
five Edwards Aquifer water wells situated throughout the ranch. No expense has been spared to create and
maintain this ultimate Hill Country destination.
