You could look at which REALTORS ® are predominant in your neighbourhood, or the area you wish to move to? Prior to any interviews or listing presentations with three or four REALTORS ® , it is suggested you research their credentials online: How long have they been in business? How many listings do they have? Whilst a large number of listings are impressive, how does the REALTOR ® support all clients equally and fully? What are testimonials and referrals saying on their website? Is licensing up to date and are they current in their additional coursework? Are they focused only in particular suburbs and neighbourhoods? Ideally you are looking for REALTORS ® with experience, a great degree of professionalism, reliability, knowledge, marketing expertise and skillsets, including negotiating skills, which will indicate their success rate in challenging markets. Once you have established the basic criteria of the REALTORS ® you want to interview and confirmed meetings, here are some of the questions you could ask in your listing presentations and interviews for buyer or seller REALTORS ® . • Are they full or part-time REALTORS ® ? • Could they give you clients to contact and chat about their service, performance and real estate transaction/s. • In discussing market value of your property and given market performance, be aware of REALTORS ® who may present you with an inflated valuation just to get your listing. In other words, you need to feel comfortable that given market information and comparisons, the suggested listing price seems real, plausible and credible to yourself and your family. • What experience do they have selling and marketing your specific type of home and property? • What is their marketing and advertising strategy? • How available are they to answer your questions through the listing or buying process? • What is their average length of listing days? • What is their relationship to other REALTORS® and strategy style around the negotiating table? • Understand their commission structure. Are REALTORS ® flexible at the negotiating table in a heated market to ensure a win-win scenario for the families they represent? • How diligent is the REALTOR ® to ensure the deal becomes firm on time regarding inspection, subsequent negotiations to iron out any issues that come up from the inspection; and support through the mortgage attaining process? • Are they available after the closing of your house or your new purchase in case any issues may subsequently arise? • Could they recommend 3 professional mortgage brokers, lawyers, inspection and appraisal professionals, and other service providers in the real estate industry for you to choose from? Ultimately you may go with a referral or choose a REALTOR ® whose personality is in sync with your needs, and in how you relate to each other. You feel understood and appreciate the services they are offering you.
