predominant in your neighbourhood, or<br />

the area you wish to move to? Prior to any<br />

interviews or listing presentations with three<br />

or four REALTORS ® , it is suggested you<br />

research their credentials online:<br />

How long have they been in business?<br />

How many listings do they have? Whilst<br />

a large number of listings are impressive,<br />

how does the REALTOR ® support all<br />

clients equally and fully?<br />

What are testimonials and referrals saying<br />

on their website?<br />

Is licensing up to date and are they current<br />

in their additional coursework?<br />

Are they focused only in particular suburbs<br />

and neighbourhoods?<br />

Ideally you are looking for REALTORS ®<br />

with experience, a great degree of<br />

professionalism, reliability, knowledge,<br />

marketing expertise and skillsets, including<br />

negotiating skills, which will indicate their<br />

success rate in challenging markets.<br />

Once you have established the basic criteria<br />

of the REALTORS ® you want to interview<br />

and confirmed meetings, here are some of<br />

the questions you could ask in your listing<br />

presentations and interviews for buyer or<br />

seller REALTORS ® .<br />

• Are they full or part-time REALTORS ® ?<br />

• Could they give you clients to contact and<br />

chat about their service, performance and<br />

real estate transaction/s.<br />

• In discussing market value of your property<br />

and given market performance, be aware<br />

of REALTORS ® who may present you<br />

with an inflated valuation just to get your<br />

listing. In other words, you need to feel<br />

comfortable that given market information<br />

and comparisons, the suggested listing<br />

price seems real, plausible and credible to<br />

yourself and your family.<br />

• What experience do they have selling and<br />

marketing your specific type of home and<br />

property?<br />

• What is their marketing and advertising<br />

strategy?<br />

• How available are they to answer your<br />

questions through the listing or buying<br />

process?<br />

• What is their average length of listing<br />

days?<br />

• What is their relationship to other<br />

REALTORS® and strategy style around the<br />

negotiating table?<br />

• Understand their commission structure.<br />

Are REALTORS ® flexible at the<br />

negotiating table in a heated market<br />

to ensure a win-win scenario for the<br />

families they represent?<br />

• How diligent is the REALTOR ® to ensure<br />

the deal becomes firm on time regarding<br />

inspection, subsequent negotiations to<br />

iron out any issues that come up from<br />

the inspection; and support through the<br />

mortgage attaining process?<br />

• Are they available after the closing of<br />

your house or your new purchase in<br />

case any issues may subsequently<br />

arise?<br />

• Could they recommend 3 professional<br />

mortgage brokers, lawyers, inspection<br />

and appraisal professionals, and other<br />

service providers in the real estate<br />

industry for you to choose from?<br />

Ultimately you may go with a referral or<br />

choose a REALTOR ® whose personality is<br />

in sync with your needs, and in how you<br />

relate to each other. You feel understood<br />

and appreciate the services they are<br />

offering you. You are impressed they have<br />

asked all the right questions of you and<br />

fully understand your family’s requirements<br />
