Recently I attended the CoLab conference in Auckland, organised by Prefab New Zealand. The conference discussed various types of and uses for prefabrication of buildings in the New Zealand construction industry. When people think of prefabrication or the word ‘prefab’, many immediately think of those cheap relocatable school buildings that we spent much of our time trying to be educated in. In fact the prefabrication industry in New Zealand has progressed well beyond this, and there is a groundswell of desire to design and build utilising prefabrication methods. So, what is prefabrication? In short it refers to any part of a building that is made away from the final building site. It can also be referred to as prebuilt or offsite construction. In New Zealand prefabrication has occurred from early times when raupo was bundled into wall panels at the edges of wetlands, and when colonial houses were imported into the country, particularly from Australia. A famous example of this is the old Busby Homestead in Waitangi (now known as the Treaty House), which was prefabricated in Sydney and erected in 1833-34 out of the various elements imported. Prefabrication can range from small components within a building (such as roof trusses) to full wall panels, or complete buildings. Materials vary from ‘lightweight’ timber, steel or plastic, but can also be heavier materials, such as concrete. In Christchurch, in particular, we are used to seeing large concrete wall panels, floor systems and even concrete beams arriving to be erected onto building sites.
