Section 7
7.1 PURPOSE
The intent of Section 7 is to ensure that all signs within the Indigo Ridge Development complement the Development,
provide clear wayfinding, and provide businesses within the Development with the ability to provide information to
customers, employees, residents, and visitors:
a. Well-designed signage helps to enliven retail, restaurant and mixed-use areas by allowing for a reasonable
amount of signage that is in keeping with the context of the Indigo Ridge Development, while limiting visual
clutter.
b. Signs shall be professional in appearance and clear as to the ability to convey its information.
c. Signs shall be designed and installed in a manner appropriate in scale for the public realm, particularly in a
pedestrian oriented environment. These standards shall be flexible to allow and encourage the use of
seasonal banners and wayfinding signs that are distinct to the Indigo Ridge Development.
d. Unless otherwise specified, these Guidelines shall govern the architectural and physical design of all signage
in the Indigo Ridge Development.
7.2 GUIDELINES BY SIGN TYPE
a. Address Signs – Address signs are required for all buildings and shall be in conformance with the applicable
regulations of the City.
b. Mixed-Use and Non-Residential Uses – The following standards apply to the Village and West Districts:
1) The ground floor of the building shall have a maximum combined effective area for all signs requiring
a permit not exceeding Twenty Percent (20%) of the total area of the ground floor façade or Five
Hundred (500) square feet, whichever is less. For multi-tenant buildings, the effective area for all
signs for each tenant shall not exceed Twenty Percent (20%) of the total area for the tenant’s
portion of the façade;
2) Signs may be placed on each exterior façade, subject to the Twenty Percent (20%) limit per façade
required in this Section; and,
3) The total sign area may be divided into any combination of individual signs as allowed in this Section.
c. Upper Story Floors – The following standards apply to all signs on upper floors and apply to all Districts:
1) The area above the ground floor shall have a maximum combined effective area for all signs requiring
a permit not exceeding Ten Percent (10%) of the total area of each façade above the ground floor;
2) Signs may be placed on each exterior façade, subject to the Ten Percent (10%) limit per façade;
3) The total sign area above the ground floor may be divided into any combination of individual signs
as allowed in these Guidelines;
4) If a ground floor use occupies One (1) or more floors above the ground floor, the section of the
façade above the ground floor is eligible for signage not to exceed Ten Percent (10%) of the total
area of the tenant’s portion of the façade above the ground floor; and,
5) Restaurant and retail areas may request a minor modification to allow neon or specially designed
exterior signs provided that the signage is consistent with the intent of these Guidelines.
d. Multifamily Uses – The following regulations apply only to Multifamily Residential buildings in the Village and
West Districts:
1) The maximum combined effective area of all signs requiring a permit may not exceed Five Percent
(5%) of the total area of each façade;
2) The total sign area may be divided into any combination of individual signs as allowed in these
Guidelines;
