Homes, showsNew Zealanders<br />

are stillfocusedonproperty.<br />

Many people(36 per cent)<br />

wereconsidering buildinga<br />

new homeinthe next 12<br />

months because they could not<br />

find whattheywanted in the<br />

existing real estatemarket.<br />

Stonewood Homesexecutive<br />

director Steven Zhusaid over<br />

24 per cent of peoplecould not<br />

find whattheywanted in<br />

existing homes and 22 percent<br />

believed buildingahome<br />

provided morevaluefor<br />

money.<br />

Mr Zhusaid results showed<br />

peoplewererealistic about<br />

whattheywillneedtospend in<br />

ordertoget their‘perfect’<br />

home.<br />

“Some52per centofpeople<br />

areprepared to spend between<br />

$300,000­ $500,000whichwill<br />

enablemostpeople to build a<br />

3­4 bedroom,two bathroom,<br />

openplan living andkitchen<br />

homedesign.<br />

‘‘Theyviewanewbuild as<br />

the best waytoget what they<br />

wantfor the pricetheywantto<br />

pay,and across most ofthe<br />

country thisbudgetwill afford<br />

yousomething nice.”<br />

Despite concernsofa<br />

dramatic drop in house prices,<br />

realestate.co.nzdata showsthe<br />

national average askingprice<br />

for houseswas up by 10.3per<br />

centyearonyearinMay to<br />

$724,058 and seven regions<br />

recorded all­timeaverage<br />

askingprice highs.<br />

Property prices remained<br />

stable in June,withanational<br />

average askingprice of<br />

$7<strong>27</strong>,749 –amarginalincrease<br />

of 0.5 per centcompared to<br />

May <strong>2020</strong> and10.4 percent<br />

higherthaninJune 2019.<br />

Mr Zhu saidpeople across a<br />

varietyoflifestyle stages were<br />

lookingfor value in anew<br />

homebuild, with respondents<br />

includingrenterswanting to<br />

buy their firsthome and21per<br />

centofexistinghomeowners<br />

looking to upsize or downsize<br />

respectively.<br />

“Overall, the surveyreveals<br />

NewZealanders remain<br />

optimistic about thenew home<br />

market and those results fit<br />

with the levelofinquiries<br />

we’re seeing, which are up 300<br />

percentfrom the same time<br />

lastyear,”MrZhu said.<br />

Therewas alsorenewed<br />

interestinnew construction<br />

which wasreflected in recent<br />

data from Stats NZ with the<br />

number of new homes<br />

consented nationwide in May<br />

<strong>2020</strong>increasing 64 per cent<br />

from April, thelargestmonthly<br />

change sinceFebruary1972.<br />

In May<strong>2020</strong>, thenumber of<br />

new homes consented was<br />

3,554, thehighest number since<br />

May 2019 when 3,724 were<br />

consented.<br />

Mr Zhu said researchalso<br />

highlighted what‘homebodies’<br />

Kiwis were and thatCovid­19<br />

had cemented ourdesire to<br />

create theperfect home.<br />

“Interestingly,lockdownmay<br />

only have reinforced people’s<br />

nesting attitudestowards their<br />

homes, with 43 percent<br />

describing their lifestyleas<br />

one wheretheyloved peace<br />

andquiet andstaying at home.<br />

“Only13per cent of people<br />

liked to entertainfriends and<br />

family regularly, with another<br />

13 per cent happytohave<br />

peopleover to their homes<br />

sometimes.<br />

‘‘Obviously, ourtime athome<br />

hasonlyincreased the focus on<br />

whatpeoplewantfromtheir<br />

homeand how importantitis<br />

to themtoactually achieve it.”<br />

Moving an old house<br />

Thehousemoving company<br />

will generally be responsible<br />

forthe moving permits, thatis,<br />

the costs of movingthe house<br />

overpublic roads. However, the<br />

homeowner is often<br />

responsiblefor buildingand<br />

resourceconsents. Talk it over<br />

with yourmover.<br />

Thecost of placing the house<br />

on the new site, the<br />

foundations,connections to<br />

services, repairs,alterations<br />

and renovations will be alarge<br />

part of your total budget.<br />

Getting readyfor removal<br />

Talkwith the removal<br />

companyand consider the<br />

following:<br />

What is needed to get the<br />

houseoff theexisting section—<br />

trees and other structures may<br />

have to be removed.<br />

If you haven’t already done<br />

so,have the building<br />

structurally assessed beforeit<br />

is moved to ensure it can be<br />

safely transported.<br />

­Anoverdimensionpermit<br />

will be needed to move the<br />

housebyroad. Theseare issued<br />

by the New ZealandTransport<br />

Agency.The permit will<br />

normally be takencare of by the<br />

building removal company, but<br />

makesure this has been done.<br />

Some of the issues associated<br />

with olderhousesthat will<br />

come up when they aretobe<br />

transported include:<br />

­The bearers areoften<br />

undersized andinconsistentfor<br />

floor layout, usually because<br />

olderhomes havehad many<br />

alterations doneover the years<br />

without any attentiongivento<br />

the bearers.<br />

­Brick claddingswill have to<br />

be removedfor relocationand<br />

new claddingsinstalled;this is<br />

an opportunity to install<br />

insulation.<br />

­Foundations don’talways<br />

match up with what’s on the<br />

plan.<br />

­Plumbing andwiringwill<br />

oftenrequirereplacement.<br />

Consents required<br />

Whenyou relocate ahouse,<br />

thereare building consents to<br />

apply for includinguplifting<br />

and reestablishing it<br />

elsewhere.<br />

It’s important to talktoyour<br />

buildingconsentauthority<br />

beforeyou start, and ask for<br />

detailsofits application<br />

requirements. It is besttoapply<br />

forthe building and resource<br />

consents at the sametimeso<br />

that building and<br />

environmentalfactors can be<br />

considered together.<br />

If the place of origin and the<br />

newsite areindifferent local<br />

councilareas, youmay need to<br />

apply to more thanone building<br />

consentauthority.Acode<br />

compliance certificate mustbe<br />

issued for each building<br />

consentafterthe building<br />

consentauthority doesthe final<br />

inspectionand is satisfiedwith<br />
