“Overall, the surveyreveals
NewZealanders remain
optimistic about thenew home
with the levelofinquiries
we’re seeing, which are up 300
Therewas alsorenewed
interestinnew construction
which wasreflected in recent
data from Stats NZ with the
had cemented ourdesire to
create theperfect home.
“Interestingly,lockdownmay
only have reinforced people’s
sometimes.
‘‘Obviously, ourtime athome
hasonlyincreased the focus on
whatpeoplewantfromtheir
homeand how importantitis
to themtoactually achieve it.”
Time at home during Covid19 lockdown has shown people what
they want in their home.
Perfect house but wrong location, relocate it
When youare moving ahouse,
whetheritisanew or olderone,
thereare many considerations.
If you’re thinking of
relocating ahouse, here’s what
you need to know about the
process.
Moving an old house
Thecostofbuying an old
house for removalcan range
from afew thousand dollars for
atwo room bach to morethan
$100,000 for alarge home.
Thehousemoving company
will generally be responsible
forthe moving permits, thatis,
the costs of movingthe house
overpublic roads. However, the
homeowner is often
responsiblefor buildingand
resourceconsents. Talk it over
with yourmover.
Thecost of placing the house
on the new site, the
foundations,connections to
services, repairs,alterations
and renovations will be alarge
part of your total budget.
Getting readyfor removal
Talkwith the removal
companyand consider the
following:
What is needed to get the
houseoff theexisting section—
trees and other structures may
have to be removed.
If you haven’t already done
so,have the building
structurally assessed beforeit
is moved to ensure it can be
safely transported.
Anoverdimensionpermit
will be needed to move the
housebyroad. Theseare issued
by the New ZealandTransport
Agency.The permit will
normally be takencare of by the
building removal company, but
makesure this has been done.
For more information, contact
the NewZealandTransport
Agency or visitits website.
Some of the issues associated
with olderhousesthat will
come up when they aretobe
transported include:
The bearers areoften
undersized andinconsistentfor
floor layout, usually because
olderhomes havehad many
alterations doneover the years
without any attentiongivento
the bearers.
Brick claddingswill have to
be removedfor relocationand
new claddingsinstalled;this is
an opportunity to install
insulation.
Foundations don’talways
match up with what’s on the
plan.
Plumbing andwiringwill
oftenrequirereplacement.
Consents required
Whenyou relocate ahouse,
thereare building consents to
apply for includinguplifting
and reestablishing it
elsewhere.
It’s important to talktoyour
buildingconsentauthority
beforeyou start, and ask for
detailsofits application
requirements. It is besttoapply
forthe building and resource
consents at the sametimeso
that building and
environmentalfactors can be
considered together.
If the place of origin and the
newsite areindifferent local
councilareas, youmay need to
apply to more thanone building
consentauthority.Acode
compliance certificate mustbe
issued for each building
consentafterthe building
consentauthority doesthe final
inspectionand is satisfiedwith
thework.
