Explanatory notes on the profit and loss<br />

account<br />

(1) Net rental incomes<br />

The revenue from rents and leases of the properties<br />

shown in the balance sheet in accordance with<br />

IAS 40 amounts to €22,451,000 in the <strong>report</strong>ing<br />

year. An increase of €2,726,000 resulted overall<br />

year-on-year, which arises as the difference from<br />

the property acquisitions of the current year and of<br />

the previous year (€3,178,000 ), from rent losses as<br />

a result of property sales (- €485,000), from other<br />

rent decreases (- €372,000) and from increased<br />

earnings from rent guarantees (€405,000 ).<br />

Charges for incidental costs passed on to tenants<br />

mainly entail heating costs, property levies and<br />

other incidental rental costs which are apportionable<br />

in accordance with the arrangements un<strong>der</strong><br />

leasing contract laws. The corresponding revenues<br />

increased by €546,000 in the <strong>report</strong>ing year. The<br />

increase in the revenues from charges passed on<br />

amounting to €564,000 arises as a balance from<br />

the change in the property portfolio, whereas the<br />

revenues from the passing on of incidental costs<br />

decreased by - €18,000 overall in the case of the<br />

other properties remaining in the portfolio.<br />

The ongoing operating expenses entail inter alia<br />

the expenses for energy, property levies, insurance<br />

premiums, ground rents and land taxes and may<br />

mainly be passed on to the tenants within the frame-<br />

work of arrangements un<strong>der</strong> leasing contract laws.<br />

They increased by €640,000 as a result of the<br />

growth in the property portfolio and amount to<br />

€3,666,000. The expenses for property and building<br />

maintenance amount to €1,264,000 after<br />

€1,109,000 in the previous year.<br />

(2) Administrative expenditure<br />

The item includes the Articles of Association-<br />

attributable costs for the general sharehol<strong>der</strong>s'<br />

meeting, Supervisory Board and statutory auditor<br />

as well as relevant costs of administration. It<br />

decreased year-on-year by a total of €291,000 and<br />

amounts to €751,000. The reduction arises mainly<br />

due to a decrease in the Supervisory Board remuneration,<br />

which is result-dependent to a substantial<br />

amount, and to the costs of the general sharehol<strong>der</strong>s'<br />

meeting.
