Factor in your storage needs<br />

Storage requirements for any home are<br />

dependent on the number of people living<br />

there, their lifestyles and individual personalities.<br />

In the laundry<br />

area, include<br />

a bin laundry<br />

and storage<br />

cupboards.<br />

While some prefer a minimalistic<br />

environment, others may be collectors<br />

with interests and recreational pursuits<br />

presenting the need for space for bikes,<br />

fishing gear, wet suits, surfboards and more.<br />

Outdoors, a boat, caravan or motorhome<br />

may need to be housed. Some sub-divisions<br />

have covenants relating to where these<br />

may be parked so check this out before<br />

selecting a house design for a new build<br />

and choosing how to site the house on your<br />

section, to ensure these can be parked up in<br />

a compliant manner.<br />

Indoors, a home is tidier if possessions<br />

can be stored effectively. Organising the<br />

garage with cupboards and places for bikes,<br />

kayaks and the like, by perhaps hanging<br />

them on a wall or from the ceiling, will<br />

allow more space, as will locating the<br />

lawnmower and gardening tools in an<br />

outdoor shed.<br />

Attic trusses are another economic way<br />

to gain more space in a home. Usually<br />

sited in the roof of the garage, they offer a<br />

place where less used items can be tucked<br />

away. Install an attic ladder and you have a<br />

place for possessions that might be needed<br />

more regularly. The roof shape and pitch<br />

will influence whether trusses can be fitted;<br />

attic trusses may not be possible with a low<br />

pitched roof.<br />

Hall cupboards and storage rooms are<br />

a place for linen, blankets, the vacuum<br />

cleaner and a myriad of other miscellanea.<br />

If the hot water cylinder is sited in the roof<br />

cavity this will also increase the cupboard<br />

space. Alternatively, gas hot water means<br />

there is no cylinder.<br />

Wardrobe sizes vary. When looking at<br />

house designs: consider the size of these;<br />

what furniture will be needed for extra<br />

storage in a room; and whether there will<br />

be sufficient space given the floor area.<br />

In the kitchen, pantries are now desirable<br />

features. Have a mix of cabinetry with<br />

shelves, drawers and cupboards for storing<br />

breakables or items you do not want on<br />

view. Plenty of bench space will allow<br />

regularly used kitchen appliances like the<br />

toaster, electric jug, cake mixer or food<br />

processor to be left by a power point for<br />

quick and easy use. Consider too, an<br />

appliance cupboard, which can assist fast<br />

preparation especially with the first meal of<br />

the day. Where there are corner cupboards,<br />

a Lazy Susan might be fitted for better<br />

access to items stored within.<br />

Economics may determine whether<br />

you have a separate laundry or site this<br />

in the garage. In either case, if space<br />

allows, include a bin for dirty laundry<br />

and cupboards for storing soap powder,<br />

cleaning products, brooms and mops.<br />

Visiting show homes will help you gain<br />

an idea of space, storage options and how<br />

they fit within particular house designs.<br />
