J. FINDINGS AND RECOMMENDATIONS
Based on the findings reported in our market study, we give the proposed project a
Pass rating, as it is our opinion that a market exists for the 132-unit South Albany
Village at the subject site, assuming it is developed as detailed in this report. Changes
in the project’s site, rent, amenities, or opening date may invalidate these findings.
The Project Description of the proposed subject site is detailed on pages IV-1 through
IV-3 of this report.
The project will be competitive within the market area in terms of unit amenities and
unit sizes. The proposed unit sizes appear to be competitive with other units in the
market. Further, the proposed amenity package at the proposed project is
comparable to or more substantial than most comparable properties.
