Abstract<br />
Background<br />
<strong>Ge</strong> <strong>mig</strong> <strong>en</strong> <strong>skärgårdsö</strong> � Vad påverkar <strong>en</strong> skärgårdsfastighets marknadsvärde?<br />
Living in the archipelago is a dream for many people whether it is about having a year-round<br />
living or just a vacation home. A fantastic living <strong>en</strong>vironm<strong>en</strong>t including the clos<strong>en</strong>ess to<br />
nature and the sea attract many people. But of course living in the archipelago is also<br />
associated with certain difficulties, such as access to service and communication.<br />
The interest in the thesis topic began to emerge after many thoughts about how market values<br />
appear on the real estate market and the idea that there must be some kind of real estate that<br />
are harder to value than others started to grow. The choice fell on the real estate situated in the<br />
archipelago and a willingness to analyze and compare Swed<strong>en</strong>'s two largest archipelagos<br />
emerged. What is it that determines the value of a real estate situated in the archipelago? Is it<br />
still its position which is the biggest price influ<strong>en</strong>cing factor as for the real estate situated on<br />
land? How much do other pot<strong>en</strong>tial factors influ<strong>en</strong>ce the price, like the distance to the city<br />
c<strong>en</strong>tre, communication facilities and service offering? How is the real estate valued in each<br />
archipelago? Is the market value affected by the same factors, or are there substantial<br />
differ<strong>en</strong>ces betwe<strong>en</strong> the two archipelagos in terms of valuation and the factors that influ<strong>en</strong>ce<br />
the market value?<br />
Purpose<br />
The purpose of this thesis is to investigate which factors that affect the market value of a real<br />
estate situated in the archipelago. The author also hopes to find interesting similarities and<br />
possible differ<strong>en</strong>ces in Goth<strong>en</strong>burg´s and Stockholm´s archipelagos in terms of price<br />
influ<strong>en</strong>cing factors.<br />
Research method<br />
The author has chos<strong>en</strong> to use both the quantitative and qualitative method to achieve the<br />
purpose of this thesis. The qualitative approach will consist of the collection of empirical data,<br />
which will consist mostly of raw data, through interviews with selected respond<strong>en</strong>ts who have<br />
experi<strong>en</strong>ce in the archipelago and its real estate market. These respond<strong>en</strong>ts will be limited to<br />
authorized appraisers and analysts in Goth<strong>en</strong>burg and Stockholm. Secondary data will be<br />
processed as well in the form of published papers and curr<strong>en</strong>t literature. For the quantitative<br />
approach, the author will put up a number of hedonic pricing models where a number of<br />
variables will affect the market value of a real estate situated in the archipelago. Finally, the<br />
models will be tested on a rec<strong>en</strong>tly sold real estate for each archipelago.<br />
Conclusion<br />
The conclusion of this thesis is that the value of a real estate situated in the archipelago is<br />
affected by many differ<strong>en</strong>t factors dep<strong>en</strong>ding on where it is located. Both the traditional<br />
factors as location, value area and standard points affect the value as the more immeasurable<br />
factors like access to a bridge, sunset and status in the area. It thus requires an appraiser with<br />
local knowledge who can evaluate the more immeasurable factors. Moreover, another<br />
conclusion is that the kind of pricing model which was produced in this thesis may well be<br />
used to develop a b<strong>en</strong>chmark for evaluating a real estate situated in both the archipelago in<br />
Goth<strong>en</strong>burg and in the archipelago in some municipalities in Stockholm.<br />
