After a week of architectural tours and visit<strong>in</strong>g with design vendors from all over <strong>the</strong> United<br />
States and abroad, I can enthusiastically re<strong>com</strong>mend this event to <strong>the</strong> trade and to enthusiasts. It is<br />
<strong>in</strong>deed a very excit<strong>in</strong>g time <strong>in</strong> architecture and design with <strong>the</strong> <strong>in</strong>fusion of “green” <strong>in</strong>to our daily lexicon.<br />
We all must strive for positive environmental changes <strong>in</strong> both our homes and <strong>the</strong> world at large,<br />

It’s almost too obvious to notice at fi rst, but s<strong>in</strong>ce almost everyth<strong>in</strong>g we do takes place<br />
<strong>in</strong>side some sort of build<strong>in</strong>g; <strong>the</strong> structures <strong>the</strong>mselves can be a major part of <strong>the</strong> energy consumption<br />
problem. This is also why chang<strong>in</strong>g <strong>the</strong> way we create <strong>the</strong>m can be a major part of <strong>the</strong><br />
solution.<br />
With Florida fac<strong>in</strong>g a population <strong>in</strong>fl ux of around 1000 people per day, we have some serious<br />
th<strong>in</strong>k<strong>in</strong>g to do about our use of precious resources. A renewed focus on alternative energy<br />
sources and conservation of power, water, and open land is happen<strong>in</strong>g all across America. Even<br />
here, <strong>in</strong> <strong>the</strong> conservative South, <strong>the</strong> new environmental movement is alive and well.<br />
One of <strong>the</strong> most important characteristics of <strong>the</strong> new environmentalism is that it uses a<br />
pragmatic application of technology with<strong>in</strong> <strong>the</strong> exist<strong>in</strong>g market system to solve <strong>the</strong>se press<strong>in</strong>g<br />
resource problems. The green build<strong>in</strong>g movement is a good example of this new tactic, and could<br />
prove to be one of <strong>the</strong> best ways to solve problems of energy over-consumption and a slow<strong>in</strong>g<br />
post-<strong>in</strong>dustrial economy<br />
At <strong>the</strong> head of <strong>the</strong> green build<strong>in</strong>g movement is <strong>the</strong> US Green Build<strong>in</strong>g Council, which adm<strong>in</strong>isters<br />
<strong>the</strong> Leadership <strong>in</strong> Energy and Environmental Design standard (LEED for short). The LEED<br />
standard evaluates build<strong>in</strong>gs for built-<strong>in</strong> effi ciency features such as w<strong>in</strong>dows and ducts that don’t<br />
leak conditioned air, light<strong>in</strong>g fi xtures designed not to waste power, and fi xtures such as toilets and<br />
faucets that require less water to function properly.<br />
The LEED standards also go a bit outside <strong>the</strong> build<strong>in</strong>g itself, award<strong>in</strong>g po<strong>in</strong>ts for build<strong>in</strong>gs<br />
that seek a more holistic effi ciency. LEED exam<strong>in</strong>es a build<strong>in</strong>g’s connections to public transportation<br />
(which reduces employee energy consumption), and choices made <strong>in</strong> landscap<strong>in</strong>g (prioritiz<strong>in</strong>g<br />
<strong>the</strong> use of non-<strong>in</strong>vasive and drought-tolerant natives). For <strong>com</strong>mercial properties, additional<br />
po<strong>in</strong>ts are awarded to <strong>com</strong>panies that provide services for <strong>the</strong>ir employees such as improved<br />
<strong>in</strong>door air quality and amenities for those who <strong>com</strong>mute by bicycle, like <strong>in</strong>door bike storage and<br />
showers.<br />
The USGBC’s standard is one of only a few nationally recognized ones, but it is far from<br />
alone. With<strong>in</strong> <strong>the</strong> past few years green standards of various str<strong>in</strong>gencies have been developed by<br />
many regions, <strong>in</strong>clud<strong>in</strong>g our own.<br />
The Florida Green Build<strong>in</strong>g Coalition has a standard similar to LEED, but has much less<br />
expensive certifi cation fees. It also has a few aspects tailored to be more specifi c to Florida than<br />
LEED, <strong>in</strong>clud<strong>in</strong>g hurricane safety requirements.<br />
Build<strong>in</strong>g to <strong>the</strong>se standards is typically only 1-5% more expensive than build<strong>in</strong>g to conventional<br />
codes, despite <strong>the</strong> perception that green methods cost signifi cantly more, accord<strong>in</strong>g<br />
to Ellen Reed. Ellen runs <strong>the</strong> local blog, susta<strong>in</strong>abuild.net, and is one of Jacksonville’s lead<strong>in</strong>g<br />
champions of susta<strong>in</strong>able construction. She works for <strong>the</strong> fi rm Break<strong>in</strong>g Ground, which builds<br />
<strong>com</strong>mercial spaces and is <strong>current</strong>ly construct<strong>in</strong>g a green roof on <strong>the</strong>ir offi ce.<br />
One of <strong>the</strong> challenges of promot<strong>in</strong>g green build<strong>in</strong>g is gett<strong>in</strong>g <strong>the</strong> message across to <strong>the</strong><br />
folks that actually wield <strong>the</strong> hammers. David Reed (no relation to Ellen) from JEA’s conservation<br />
department has been reach<strong>in</strong>g out to <strong>the</strong> construction <strong>com</strong>munity <strong>in</strong>tensively over <strong>the</strong> past year,<br />
monitor<strong>in</strong>g <strong>the</strong> progress of various green projects, and teach<strong>in</strong>g courses on <strong>the</strong> different green<br />

What can you do? First of all, learn about how your home and offi ce build<strong>in</strong>gs use energy,<br />
and learn ways to improve <strong>the</strong>ir effi ciency. JEA publishes guides to help you, and will even<br />
conduct free residential energy audits to show you exactly how your home’s effi ciency can be<br />
<strong>in</strong>creased.<br />
If you’re <strong>in</strong> <strong>the</strong> market for a new home or offi ce space, ask for green and check your facts.<br />
It’s best to look for a reputable third-party standard such as LEED or FGBC. For example, <strong>the</strong><br />
<strong>in</strong>credible Stalwart Built homes <strong>in</strong> Florida’s panhandle claim net-zero energy costs, and boast a<br />
LEED Plat<strong>in</strong>um rat<strong>in</strong>g (that’s USGBC’s highest standard—basically you can’t do better than that<br />
unless you live <strong>in</strong> a tent <strong>in</strong> <strong>the</strong> middle of a <strong>com</strong>munity garden). Their website, stalwartbuilt.<strong>com</strong>,<br />
proudly expla<strong>in</strong>s <strong>the</strong>ir impressive green features such as geo<strong>the</strong>rmal heat<strong>in</strong>g and cool<strong>in</strong>g and<br />
truly <strong>in</strong>novative construction methods.<br />
Luckily, here <strong>in</strong> Jacksonville two of <strong>the</strong> best hous<strong>in</strong>g deals around happen to be green ones.<br />
First time homebuyers can take advantage of down payment assistance programs through nonprofi<br />
t developers like Operation New Hope and Riverside Avondale Development Organization.<br />
Both are build<strong>in</strong>g affordable, green-certifi ed houses <strong>in</strong> Spr<strong>in</strong>gfi eld and Riverside, respectively.<br />
