Community enhancements refer not only to buildings, and their<br />

interface to the streets / squares, but to the design, development<br />

and or servicing <strong>of</strong> special landscape features that add value and<br />

meaning to neighbourhoods and communities. These may<br />

Establish a unique character and sense <strong>of</strong> place for<br />

each neighbourhood. Provide unique entrances or<br />

gateways, landscaped transportation corridors,<br />

identifiable streetscapes, distinctive neighbourhood<br />

boundaries and districts, innovative natural and open<br />

spaces, landmarks and / or focal points within a<br />

community. These elements, patterns and connections<br />

will continue to evolve over time as the community<br />

(re)creates its’ own authentic image, character and<br />

sense <strong>of</strong> place.<br />

Ensure that each neighbourhood is designed with a<br />

focal point. A neighbourhood centre, park or school<br />

that <strong>of</strong>fers a range <strong>of</strong> convenience commercial uses,<br />

services and/or amenities can function as a gathering<br />

place for neighbourhood residents. The focal point<br />

should be activity oriented and combine uses and<br />

services that draw people to the area.<br />

Design for an attractive environment. High quality<br />

building design and streetscaping enhance local urban<br />

design. A variety <strong>of</strong> urban spaces, landscaped areas<br />

and architecturally designed features contributes to a<br />

rich human scale living environment. The <strong>Windermere</strong><br />

<strong>ASP</strong> encourages high quality urban design in concert<br />

with Transit Oriented Design, pedestrian environments<br />

and Mixed Use Nodes that support attractive,<br />

innovative building design and street amenities.<br />

Urban design / Crime Prevention Through<br />

Environmental Design (CPTED) features (e.g.<br />

consideration <strong>of</strong> enhanced shelters, strategic lighting,<br />

wayfinding features, viewpoints, universal design<br />

devices).<br />

4.3.2 Sustainable Local Employment Area(s)<br />

Commerce and business provides local employment opportunities<br />

and broadens the base <strong>of</strong> the local economy. Jobs within a<br />

community also contribute to its sustainability and residents’<br />

quality <strong>of</strong> life, while reducing traffic levels and the environmental<br />

costs associated with commuting long distances. The <strong>ASP</strong> has<br />

been designed to support a wide range <strong>of</strong> commercial and retail<br />

businesses, as well as <strong>of</strong>fice, pr<strong>of</strong>essional and other local<br />

employment uses that support the local and surrounding areas.<br />
