approval of the building official.<br />

To obtain a reinspection, the applicant must request a reinspection and pay the reinspection fee<br />

as set forth in the fee schedule adopted by K.C.C. <strong>Title</strong> 27.<br />

In instances where reinspection fees have been assessed, no additional inspection of the work<br />

will be performed until the required fees have been paid. (Ord. 14914 § 59, 2004: Ord. 14111 § 30, 2001:<br />

<strong>16</strong>.02.460 Certificate of occupancy - Use and occupancy. Section 110.1 of the International<br />

Building Code is not adopted and the following is substituted:<br />

Use and occupancy (IBC 110.1). No building or structure shall be used or occupied, and no<br />

change in the existing occupancy classification of a building or structure or portion thereof shall be made<br />

until the building official has issued a certificate of occupancy or a temporary certificate of occupancy<br />

therefore as provided herein.<br />

Issuance of a certificate of occupancy shall not be construed as an approval of a violation of the<br />

provisions of this code or of other ordinances of the jurisdiction. Certificates presuming to give authority to<br />

violate or cancel the provisions of this code or other ordinances of the jurisdiction shall not be valid. (Ord.<br />

<strong>16</strong>.02.470 Certificate of occupancy - Certificates issued. Section 110.2 of the International<br />

Building Code is not adopted and the following is substituted:<br />

Certificates issued (UBC 110.2). The building official may issue either a certificate of occupancy<br />

or a certificate of shell completion. (Ord. 14914 § 63, 2004: Ord. 14111 § 32, 2001: Ord. 12560 § 30,<br />

1996. Formerly K.C.C. <strong>16</strong>.04.05026).<br />

<strong>16</strong>.02.480 Certificate issued - Certificate of occupancy. Section 110.2 of the International<br />

Building Code supplemented with the following:<br />

Certificate of occupancy (IBC 110.2.1). After final inspection, if no violations of this code or of related<br />

land use and public health ordinances, rules and regulations have been discovered, or if such violations<br />

have been discovered and corrected, the building official shall issue a certificate of occupancy which shall<br />

contain the following:<br />

1. The building permit number.<br />

2. The address of the building.<br />

3. The name and address of the owner.<br />

4. A description of that portion of the building for which the certificate is issued.<br />

5. The name of the building official.<br />

6. A statement that the building may be occupied.<br />

7. The edition of the code under which the permit was issued.<br />

8. The use and occupancy, in accordance with the provisions of chapter 3.<br />

9. The type of construction as defined in chapter 6.<br />

10 The design occupant load.<br />

11. If an automatic sprinkler system is provided, whether the sprinkler system is required.<br />

12. Any special stipulation and conditions of the building permit.<br />

13. An explanation that the responsibility for the building's compliance with the provisions of the<br />

applicable <strong>King</strong> <strong>County</strong> codes and for maintenance of the building rests exclusively with the permit<br />

applicants and their agents and the building's owners. (Ord. 14914 § 65, 2004: Ord. 14111 § 33, 2001:<br />

<strong>16</strong>.02.490 Certificate issued - Certificate of shell completion. Section 110.2 of the<br />

International Building Code is supplemented with the following:<br />

Certificate issued - Certificate of shell completion (IBC 110.2.2). After final inspection of a<br />

building or structure for which the permit was issued for only the building shell, if no violations of this code<br />

or of related land use and public health ordinances, rules and regulations have been discovered, or if such<br />

violations have been discovered and have been corrected, the building official shall issue a certificate of<br />

shell completion which shall contain the following:<br />

1. The building permit number.<br />

2. The address of the building.<br />

3. The name and address of the owner.<br />

4. A description of the building or that portion of the building for which the certificate is issued.<br />

5. The name of the building official.<br />

6. A statement that no portion of the building shall be occupied until tenant improvement permits<br />

are obtained and occupancy is approved.
