SETBACK SCHEDULE.3 Open Space: At least 50% <strong>of</strong> the gross site acreage shall be devotedto vegetated open space. The open space may include lawn areas,forest areas, areas with a vegetative cover, and gardens. The addition or expansion shall be subject to theincreased setback requirement except that the Planning Board in a siteplan review may grant approval to permit the setback requirementapplicable to the original structure to apply to the addition on finding thatcompliance with the increased setback requirement would cause unduehardship and that the proposed addition or expansion will not result inany noise, glare, dust, fumes, storm water run<strong>of</strong>f, air or water pollution orsimilar condition having a detrimental effect on adjoining properties. TheBoard may, as a condition <strong>of</strong> such approval, require buffering orscreening sufficient to protect the privacy <strong>of</strong> residents <strong>of</strong> the facility andadjoining properties.
