this Ordinance, nor shall any division of the parcel be made which leavesremaining any lot width or area below the requirements stated in thisOrdinance.205.4 In any district, notwithstanding limitations imposed by other provisions ofthis Ordinance, a lot containing at least 20,000 square feet, or 15,000 squarefeet if connected to the public sewer system, as shown on a plan of asubdivision duly approved and recorded in the Cumberland County Registryof Deeds prior to the date of the adoption of this Ordinance, and irrespectiveof whether said lot was in separate and distinct ownership from adjacent lotson said date, may be built upon subject to the condition that said lot andproposed construction meet with the width, frontage and yard requirementscontained in the Zoning Ordinance of the Town of Cumberland which was ineffect immediately prior to the adoption of this Ordinance.
