Private outdoor space providesan important opportunity for people to enjoy their homes and this should4.6 In considering the design and layout of communal space it is importantthat this space is integrated into the overall design of the developmentand the wider public realm. Communal space should be over-gardening, urban agriculture and opportunities to promote biodiversityand ecology.4.7 In considering the design and layout of child play space it is importantto ensure that this responds to the needs of local children withinAs a requirement, playspace for children under 5 should always be onsite. This space should be well-integrated into development as well as aconsideration in the design of the communal space provision. However,it is important to note that the standard for play provision is in addition toother quantitative standards such as open space provision and communalspace provision.4.8 Variations to the provision of adequate communal amenity space willbe considered where the Council accepts that the provision of high quality, useable and publicly accessible open space within 300 metres of thesite (including as a provision on site) would justify a reduction of communalamenity space. In this instance, the Council will seek contributionstowards the improvements of open space through planning obligations.Key policy linksSP02 Urban living for everyoneDM4 Housing standards and amenity spaceDM24 Place-sensitive designDM25 AmenityKey evidence baseGLA Providing for Children and Young People’s Play and InformalRecreation SPG (2008)GLA Interim London Housing Design Guide (2010)33
