Last season 96 sections were built and this season another 154 are either being built or are already titled. Jon expects the subdivision to be completed over the next decade. The completed houses give a great indication of the effort that has gone into landscaping and design. There is a stunning variety of house designs, floor plans and materials on display and great care is taken with landscaping and fencing. Features include comforting earthy tones, minimum standards and required colours for concrete driveways, wooden rather than steel bollards and beautifully maintained grass. Extra cost went into planting mature, established shrubs and trees. Jon says he and his brother Simon travelled extensively throughout New Zealand and overseas to observe designs so they could get the best design outcome at Greenhill Park. Rather than just rely on covenants to ensure quality design, Jon and Tony sit on a design review committee which requires builders to have their designs accepted at three stages: concept, detail and final. Jon says he needs to be able to see a three dimensional view of what every house will and section will look like. “We’re not trying to create palaces but we are trying to create houses that facilitate a better community and that interact better with each other,” says Tony. He says the key to the subdivision’s quality is Jon’s passion and determination to be heavily involved in the design of the landscape and houses. Jon will be out on site three times a day keeping tabs on construction and ensuring builders comply with the design standards. Jon’s commitment to amenity was further demonstrated by his determination to remove 110kV transmission towers from the land – despite a cost of over $15 million.
