REMODELING

Each year, thousands of Canadian homeowners make the

decision to remodel their homes. One of the most common

reasons for a kitchen remodeling project is change.

The average individual is likely to enter their kitchen, at

least, eight times a day. Unfortunately, overtime you may

find that your kitchen no longer looks attractive or brings

you excitement. If this is how you feel about your kitchen,

it may be time for a change. That change can easily be

accomplished with a kitchen remodeling project.

A kitchen remodeling project means different things to

different individuals. There are some homeowners who

only like to change around one or two things, like their

lighting fixtures and floor tiles, but there are others who

want to change everything. If you are really looking to

make your kitchen like a whole new kitchen, you will

probably want to do a large remodeling project. A large

remodeling project not only includes a large amount of

work, but also a fairly large amount of time, but the end

result is almost always more than worth it.

Despite the fact that a kitchen remodeling project is

almost always worth it, you may still find yourself unpleased.

One of the reasons for that is because of what we

tend to view as a remodeling project. We often associate

kitchen remodeling with just kitchen fixtures, like flooring,

lights, countertops, cabinets, and sinks. As much as

you change the fixtures or structures in your kitchen, you

may still be reminded of your old kitchen, especially if you

are using the same kitchen appliances. That is why it may

also be a good idea to include replacing your kitchen appliances

as part of your next kitchen remodeling project.

As previously mentioned, replacing your entire kitchen

appliances may make it seem as if you are really getting

a new kitchen. In addition to the change, you may also

enjoy the new look, especially if your current kitchen

appliances are quite old. Over the past few years, kitchen

appliances have changed quite a bit. Whether you

are looking to purchase a new dishwasher, refrigerator,

toaster, oven, microwave, or blender, you will find that

you, literally, have an unlimited number of appliances

to choose from. Almost all of the previously mentioned

kitchen appliances come in more than one color; therefore,

whatever color or design you are looking for, you

should easily be able to find it.

of the value of their home to assist with any financial need. The money received

from a reverse mortgage is tax-free, there are no health checks to

Hot Condo Topics

Current condo hot topics include

the Condominium Property Amendment

Act and amended Human

Rights legislation regarding age

restricted housing.

Condominium Property Act

amendments have been created

to improve protection for buyers

of newly constructed units (new

units sold directly by developers)

and existing owners/purchasers of

resale units. Some of the amendments

regarding developers include

strengthening the province’s power

to inspect, investigate and enforce

rules respecting sales, expanding

purchase disclosure information

including a final date by which the

unit must be ready for occupancy

and options to cancel a contract if

that date is not met.

Amendments with regard to existing

owners (or purchasers of

existing condominium units) to be

addressed in regulations supporting

this Act include new restrictions regarding

the registration of a caveat

against a unit’s title for a charge ($)

to a unit for monetary sanctions

imposed under a bylaw or other

debts claimed by the corporation

(may only be registered against the

unit title by caveat if the sanctions

for debts are found by a court to be

valid but remain unpaid), capping

expenses with regard to preparation,

registration, enforcement or

discharge of a caveat, limiting the

amount of monetary sanctions that

can be imposed in accordance with

the bylaws, enabling certain types

of votes to be conducted electronically,

prescribing maximum fees

that can be charged for a corporation’s

documents and clarifying

insurance, maintenance and repair

obligations of the corporation and

those of unit owners. These amendments

are also geared towards

raising standards in Alberta’s condominium

management sector by

designating the Real Estate Council

of Alberta (RECA) as the regulator

of condominium managers and enabling

this body to establish licensing

requirements for condominium

managers, including education and

training requirements.

A new tribunal system will be

framed to be an affordable and

efficient forum/decision maker for

certain types of condo disputes

between Boards, owners, occupants

and other interested parties. The tribunal

will operate under rules and

procedures set out in the regulations

to ensure that hearings are fair

and efficient, but will only operate

in a limited geographic area (such

as Edmonton or Calgary) during the

pilot phase. It will be expanded later

to hear a wider range of disputes in

a greater number of locations across

the province. Courts will continue

to hear disputes that fall outside of

the tribunal jurisdiction including

disputes such as unit foreclosure or

modification of the Condominium

Plan.

Changes to Alberta’s Human Rights

legislation prohibits ‘age’ as a form

of discrimination in condos (and

other areas) and other types of

community housing (co-ops and

mobile home sites). Condominiums/

community housing will be allowed

to continue age restrictions from

55 years and above (including the

spouses and significant others under

the age of 55). Condominiums

who have age restrictions under

55 years will be grandfathered for

a period of 15 years. This means

that between now and approximately

2032, condominiums with

age restrictions will have to decide

(and change their bylaws) to either

eliminate the restriction altogether

or set their age restriction at

55 years. There is a national trend

showing that restrictions by age can

affect communities where there is a

critical shortage of housing and this

amendment will help to create a

more level playing field.

Above Ground Pools

Essential Care Tips

Soon spring will be here and it will be time to undergo

the task of opening your above ground swimming pool.

Planning will make your job a whole lot easier. There is

nothing worse than realizing you’re short one bag of

shock when you are in the middle of prepping the pool.

So first, you need to make a list of chemicals that are

needed.

The needs will vary depending upon the type of pool

you own. Therefore, this article will talk about it in

general. You should always refer to your pool and pump

instructions for additional information. Things you

will likely need are liquid or powder shock, bromine,

chlorine powder or tablets, sanitizing cartridge for the

cartridge filters, pH increase or decrease and a test kit

to test the chemical levels.

Do not take off just yet and run to the local pool supply

store for chemicals. Stop and take a few minutes to

check out all of your hoses, skimmer baskets, clamps,

gaskets and o-rings. If any of the parts look like they

might need replaced, take them with you to the pool

supply store. It is a lot easier to match replacement

parts if you have the old part with you.

Now that you have the easy part finished, it is time

to begin the fun. The first thing required taking the

cover off. You will want to enlist help for this, because

you want to avoid getting any top water into the pool

water. In an above ground pool, you should siphon the

water off with a hose.

To get a good siphon started, hook up the hose to the

spigot and put the other end of the hose into the top

water. Turn the hose on for a minute to fill it. Next crimp

the hose a foot or two away from the faucet, and with

your other hand, disconnect the hose from the spigot.

Position the hose at a downspout drain to discharge

then let go of the crimp. The water will reverse and start

to drain.

Once you have the water cleared, use a leaf rake to

remove as many leaves and twigs as possible. Next, remove

your cover weights or springs. At this time a few

people positioned around the pool will help to keep

the cover out of the water. Try to fold your cover like a

blanket keeping the crud in the middle then remove

the cover. You need to scrub the cover thoroughly so it

is dry for summer storage.

Now it is time to attach all the pump hoses. Remember

to lube plugs, fittings, valves, and o-rings with petroleum

jelly. Also, be sure to remove any freeze plugs that

were used to cover the hose openings. You will most

likely need to add water to the pool. It needs to be filled

to the skimmer halfway point.

At this point you should start re-circulating the water

and check for any leaks around the pump and hoses.

Once your pool is leak and drip free, skim off as much

floating debris as you can with your skimmer net. Open

all your valves to flood the hoses and prime the pool

pump. Most manufacturers recommend constant recirculation

of the pool water for at least three days. Any

crud and debris on the sides and bottom of the pool

will need to be scrubbed off. Use the broom attachment

of your pool vacuum for this.

After all debris has been removed and the pool has

been scrubbed, check your filter for cleaning. Some

pumps have removable filters; others are back-flushed,

so clean as directed. Once the filter is cleaned, you can

now super shock the water as per your manufacturer’s

instructions. If you start with green water, you will need

a lot more shock. It may take a few days of recirculation

to clear the water. Once the water has cleared, test your

water or take a sample to your pool supply store and

have it analyzed. Adjust the water as required and keep

the recirculation going. All that is now left to do now is

to wait for the water to warm up so you can start enjoying

your pool.

Here are a few tips on choosing and applying mulch:

• Choose mulch that is long lasting and not easily

washed away.

• Pick mulch that has a loose structure to let water

pass through quickly.

• Apply mulch in late spring. This helps reduce soil

temperature and save water.


• Apply fine mulches one to two inches deep. Coarse

or fluffy mulches should be put on three to four

inches deep.


• Apply mulch evenly and level it with a rake or your

hands.


• Wet thoroughly after applying mulch.

Pull mulch a few inches away from plant stems and tree

trunks.

To further control weeds and keep plants healthy,

there’s a new mulch called Vigoro Mulch with Weed

Stop. It’s the first to contain pre-emergent herbicide,

controlling unwanted weeds for up to four months yet

allowing bulbs, established flowers, shrubs and trees

to thrive. This mulch is certified by the Mulch and Soil

Maintaining The Quality Of

The Floors In Your Room

Floating floor boards are usually used in the

surface mediums; that’s why it is more prone

to liquids and warps. Mopping is never recommended

if you have this kind of flooring.

How to clean your floor properly

Sweep and vacuum the floor regularly and

use a dust mop to get rid of any accumulated

dusts.

Use a damp cloth and a mild cleanser to clean

any stubborn dirt or spills on the floor. Never

use any abrasive scrubber on your floor boards

because it can damage its quality.

As much as possible, never spill any water on

the floor because it will result to any damage.

If ever this accident may happen, immediately

use a sponge or a dry cloth to get rid of the

water.

If ever there are paint, food stains or nail polish

spilled on the floor, use a rubbing alcohol or

a nail polish remover to get rid of the stains.

Wipe out the debris and never scrub the floor.

If wax is spilled on the floor, wait for it to dry up

and cool. Gently scrape the wax away and later

on use a sponge to wipe the area.

If there is a chewing gum stuck on the floor,

you an ice to harden it and scrape it away like

the way you did on the wax. Again, wipe the

area with a sponge to clean it.

Always check the manufacturer on how to

clean the floor boards. Some manufacturers

may want you to use specific brands to help

you maintain the cleanliness of the floors.

Tips for your floor boards

Do not let the floor have long periods of time

directed by sunlight, it can cause discoloration

of the floor or fade its colour. Use protectors

underneath your furniture to prevent any

scratches on the floor.

Place doormats on every door to trap the dirt

immediately and reduce it going to the floor.

If you have petsComputer Technology Articles,

always trim their nails so that they won’t

scratch your floor.

• Fine tune your system. Make sure you optimize the images

you receive from the camera. Set a maintenance plan and fail

safe plans to employ in case your cameras break down.

• Organize an archival system according to your needs. Backing

up and recording your images are implemented here.
